Property Ratings at Burbank Blvd Residences
As a resident, it’s my responsibility to warn potential tenants about the concerns I have with the safety of property. First, this building is in Van Nuys, but listed as Sherman Oaks. As a transplant, I was not aware of this until other residents noted it. We receive several notifications daily about home robberies, mail/car thefts in this area on the Ring app. There was also a large graffiti tag painted in the alley of our parking garage this week. Management quickly removed it but several residents noticed, and a strong indication of gang presence. Upon move-in it was also clear that the units were built with haste, as I had 3 different amenities fall apart with the first few days. The floors were also covered in sharp particles and dirt left my feet completely black on night one I brought up lack of security in the building, entrance & parking garage during my tour. I asked why there was no key required to enter the lobby from the garage, and was told it would be installed this summer, but it was not. Once in building, you have full access to all unit doors. The units arent keyless entry, there is no concierge and inadequate camera placement. Thus, anyone can easily access the building and break in to units with the right tool. The garage is filled w/ luxury cars that are perfectly visible from outside. Once the gate opens, anyone can walk in, and gate also takes a min to close. This kind of negligence makes it a cake walk for car thieves. And as mentioned, a huge gang tag was painted right next to the garage this week. It’s only a matter of time before the wrong people enter this property. Especially because it’s a quiet building with no adequate security Next, I had a large package stolen from the mail room. I asked manager about this, and I was told that it “looked ugly” and that I should not have left it there longer than 24 hrs. She even went as far to say that this was listed in renters agreement, which was flat out untrue. The mailroom also doesn’t have cameras nor a lock on door, anyone can access. When I asked them to review the camera footage, I was told they weren’t going to waste their time because it wasn’t their responsibility. It was clear to me that they removed the package and that our deliveries are not safe if not picked up immediately and subject to being thrown away. As someone who travels frequently, this is extremely concerning. Another resident also told me that his package came up missing too.
