Property Ratings at Burrough's Mill
Have a lot of tenants that use subsidized funds to cover rent who have no stake in keeping the community clean, quiet, or usable. Trash is thrown on the ground and left outside for multiple days so that wild animals come in to feed. Vandalism and misuse of shared space is common and the company that owns the property does little to combat these issues. Not worth the cost.
Do not move here to them you are just a unit not an actual tenant, they will raise you rent however much they want to when you lease is up, cherry hill has NO RENT CAP, this new company is driving all of the people who have been long term tenants away
Teresa is amazing. I would recommend this apartment community to everyone.
It is a little bit expensive for the area, but is one of the few apartments that allows pets and isn't run down and feels safe. Would only recommend to someone with a job that provides the means to afford it. Nothing extraordinary going on that would make you want to pinch pennies to live here, but if you can afford it, it's a good spot.
Service tickets are always responded to promptly and the staff is always friendly & courteous.
I just recommended a friend and it looks like she will be renting in this community. It has amenities I like and the community is well-maintained. I like the diversity of the community.
Would feel it is unfair to recommend the apartment community given the inconsistencies in the amenities that are advertised versus what is currently available.

Pricing is on the high end for the apartments. Amenities are not always usable (pool/gym). Maintenance is great and fast!
The neighbors are getting more and more loud; I don't like not having the option to opt out of Valet Living trash pick-up, which is $25 a month and too expensive. The community is also getting dirtier, ever since Valet trash pick-up allows people to just throw their trash bags on the sidewalks.
Well many of the "amenities" have been basically useless and that's one of the main reasons of moving here and the staff could be a little more curious and friendly
The apartment complex is very beautiful and the maintenance has always been wonderful, responsive and on time. However, the location can be very inconvenient, the police are here almost every few days dealing with domestic disputes, trash service is inconsistent and unfriendly and the neighborhood isn’t very friendly either. Overall, it’s done it’s job as a quiet place to live but overall very disappointed for the price we are paying. We’ll be looking to move after living here 7 months.
The maintenance workers here are amazing. All of them are so kind and work efficiently.

We have had an excellent experience renting at Burrough's Mill. We LOVE the location, the area is beautiful and the people are warm & friendly until you check out. We did not get nor were we offered an exit walk-through. As a matter of fact, I was led to believe that as long as the apartment was broom swept everything was going to be fine. We cleaned and vacuumed the apartment and also paid $150 for their cleaning service (waste of money). About a month after we moved out, we get an $800 bill for new carpeting. We were shocked. WE did not see any reason for them to change the carpeting, it was fine and in perfect condition. WE were appalled that they never contacted us, we would have paid for a carpet cleaning (even though we did not feel it was necessary). WE had to pay (as per the lease agreement additional month's rent (so they made an additional $2500 from us. they made A LOT of extra money from us and just wanted more. The bottom line ALWAYS tell them you want a walk-through. I am certain that if we had a walk-through, we would not have had to pay anything extra and we probably would have even gotten our deposit back. The apartment was spotless. The lack of communication and professionalism is disgusting. Be careful, they are great until you leave.
Dog waste everywhere. Dog waste stations constantly overflowing. Water smells like eggs. They refuse to change the 25+ year old water heater. Landscape is overgrown most of the time since it only seems landscapers come once a month. I’ve been here a year and the firepit has never worked. All rusted over. Most street lights don’t work. Pool was open 2 days this whole summer. They raised my rent 10% after first year. Parking is nonexistent. Dog park is disgusting, Overgrown, and dog waste all over. Forced to pay trash service that doesn’t even take trash every night. But that fee was increased to $30 a month. They are raising prices and nothing to show for it. Disappointed to say the least.
Felt like the old mgt co let the place go and didn't update anything. Seems like the new mgt co is doing a good job of fixing everything up.
Quiet, gated security, excellent work staff, and the grounds are well kept.
It's a nice and safe community. It's just a little overpriced for a complex with no utilities included as well as the service I receive via the office. The amenity fee is a little over priced too for a not very well maintained gym and inconsistent pool staffing.

Burroughs mill is great place to live whether single or a family you'll feel comfortable living here.
I would recommend. I wish the landscape was more tidy and more frequently tended to. I think the landscapers come once a month. Should probably be weekly at this point in the summer.

friendly, quiet and great value for your $, however corporate, not the local office, need to step up and rehab the apartments and grounds, as opposed to putting a "BAND AID" on items. staff is awesome!

Very efficient and super helpful
Well, first thing this Gated Community is not so gated. Because anybody can drive through the gate when someone is coming through. When we moved in our apartment wasn't up to part. The refrigerator was rocking back and forth,the counter top was lifting up,the light fixtures were pulled away from the wall. So I went to office and moved us to another apartment that was a little bit bigger,but the main thing I forgot to say was......No Stainless Steel Appliances,No Hardwood flooring!!! But we are getting charged for a upgraded apartment. We have a trash service that don't take our trash,bur we are getting charged for it. We are paying for all the perks that come with community,but no haven't been up and running for a couple of years. And the kids that live here told that. You never reach them on the phone. The last thing I was say is they raised our rent and charging us late fees in the middle of the Pandemic.
Living here for more than 2 years.my experience has been great.
Good location, safe, mostly quiet (some neighbors and their kids are noisy (Unit 603)), pool, fitness center, pond, and places to walk, close to stores, highways, and restaurants. Some residents have left their trash out all weekend inviting rodents. Otherwise, great place to live.

Maintenance was very responsive, just wish they would have left a card or something or even emailed that the ticket was closed.
When you tour this place, they really push the community and the amenities. However, the amenities are not what they seem. There are grills all over the place, however, most of them do not work, or work very poorly and can take over an hour to warm up a hot dog. Even the main grill (near the big community table behind the clubhouse) is broken and has been for the entire time I have lived here (over a year now). The firepit has also not worked the entire time I have been here. I have asked to use it several times and they always say it will be fixed soon (it never is fixed). They also did not open the pool this year. Myself and several other tenants have asked about it and they always just say "we will let you know when we are ready to open it". The tennis court has been broken for several months and we have informed management over and over but they do not seem to care. The trash service that they claim comes 5 days a week really comes 2 or 3 and when trash sits outside for so long without them picking it up the animals get into it and it is left all over the grounds as no one cleans it up. I have actually cleaned up the debris several times but it just keeps happening. You are required to pay $25 for this trash service and it is not optional. The gates also often malfunction and the cards they give you do not work on all of the gates. They also lied about the clubhouse to us. Teresa told us we can use it whenever we want but that if we want to reserve it we have to pay $100 per hour. In actuality, the clubhouse is only open during business hours (it has not been open at all during the pandemic). The apartments also get a lot of silverfish and centipedes even though we keep it clean and do not clutter it. I have had exterminators come multiple times but it does not really help. Management will promise that everything is being worked on but they do not really address any of the issues. The prices they charge would be reasonable if they actually offered what they claim to offer, but unfortunately they do not and completely disregard any concerns you have. They are really nice when you move in or are touring but only some people in the office are nice after you move in, others are not. All of them disregard any complaints you have.
Parking is a little difficult. Also, no amenities are open but had to pay amenity fee when we moved in.

Good apartment for the money. It is dated but the space is comfortable and the closet space and fireplace are good.
I feel safe in this gated community . People that live here are cordial. . The. apartment homes are spacious. . The maintenance people are polite on time and complete any work in a timely manner. Someone in management is always accessible .
Very nice quiet community. Close to Shopping mall as soon as they open.The complex does need some updating. The grills look horrible and old and dusty. Can't wait for the pool to open up The maintenance crew need to check everyday for garbage on the grounds. The grass is well kept up.These are luxury apartments so everything needs to be luxury. Inside and outside of our homes
I think it's a good value for the price. I think there could be a couple things that could be better. There seems to be a lot of trash around on the property, especially near the fences. It would be nice if that could be cleaned up periodically. There's also a random trash can that has been sitting outside my building for months and no one has bothered to move it. I have thought about taking it to the trash area but I don't want to just throw it away plus I don't really want to have to touch it for an extended period of time to walk all the way to the trash area with it. Also, I have opened some maintenance requests where I never got a response. I understand if the request isn't going to be completed, but I would expect to at least get a response acknowledging the request. Overall, I'm happy here and think that the space is good for the price. I wouldn't say it's one of the best places I've lived but for the price it is a good enough option for me right now. It is pretty peaceful too, which is nice, especially right now.
