They cancelled our 'non-cancellable' booking less than a week before our trip citing 'new management'. It was for an event and so impossible for us to find equivalent accommodation at the same cost. Don't trust that your booking will be honoured.
I read a lot of reviews before moving into the building. I was very skeptical due to some of the bad reviews I read but when I took my tour of the facility I absolutely fell in love with the building. The units are huge and you get your bang for your buck here. The location is fantastic you are minutes from some of the best restaurants, bars and attractions downtown Dallas has to offer. The staff so far has been amazing Mrs. Carla is absolutely the best. She has gone out of her way multiple times to help me out whether I locked myself out of my unit to answering any and every question I have about my bill or just simply taking 5 minutes to see how you are doing if she sees you walking by. All of the staff is pretty awesome here you will never be disappointed. The only thing I have to complain about is the parking situation it's all Valet and its expensive and no quest parking. You kinda get use to it though but besides that trust me this is where you want to live. Especially if you enjoy the Dallas night life.

I moved into the Butler Brothers Building a few weeks ago and have had a great experience so far! The building is rich in history and every apartment that I have been in here has so much character. I travel to Highland Park every day and the location is great — I am able to hop on 75 and be in HP in about 10 minutes. The Farmers Market is right up the street and Main St is a few blocks up with restaurants, grocery and convenience stores, bars and clubs, etc. I felt that BBB offered well built, beautiful units for a very reasonable rate. As for my leasing experience, when I walked into the leasing office and met Miss Carla I knew that I wanted to be a part of this community. She greeted me with remarkable energy and truly listened to what I was looking for in an apartment and found me the perfect space. I grew up with family in the multifamily industry and am well versed in property management. I can honestly say that Miss Carla could be used as a case study when training leasing staff. She knew every detail about the history of this building (which is almost 110 years old!) and was extremely honest about life at BBB. I had toured the property a couple of times, and she was extremely patient with me while I was figuring out my housing arrangements. When I told her I was ready to move in and was hoping I could move in the next day, she made sure that the unit I wanted would be turned and everything was ready to go within 24 hours. I have toured dozens of beautiful apartment buildings and have yet to meet leasing personnel who are so passionate about their tenants and their job. While I am still a newer resident and have not enjoyed all of the amenities, there are so many! I was at Royal Blue up the street buying groceries last week and one of the employees told me that he used to be an apartment locater and was always impressed with how many amenities my building had. One of the unique amenities here are a bunch of glass cubicles to work in. I enjoy having a small confined work to focus and have found these to be useful. There is a conference room and another large meeting room, of course, if you are meeting with a group. Other than that, I have only used the fitness center, but it has enough equipment to get a good workout in. If you are really into fitness and want more than the equipment offered there is a third party gym in the building that you could get a membership at, but the fitness center here works well for the average person trying to workout

UNCONCERNED STAFF APATHY FROM STAFF HIGH staff turnover, I mean HIGH False promises- they promised free WiFi, lies. Tons of airbnb and they treat this place like a cheap motel. Poor to none communication between office staff and residents Management argues with residents if a resident attempts to discuss an issue in the building or in billing. Make false promises- when wanting people to sign a lease and then they ignore what was said... Do not follow their own promises even if it’s written on contract

We are terribly sorry that you had this experience with a member of our staff, and can assure you that this is not a normal occurrence, as we pride ourselves on customer service and satisfaction. As for the other concerns you have addressed, we do not monitor residents who choose to utilize the central location of Butler Brothers Building as an Air BnB location. We can assure you that nothing we say or promise is false hope and will be delivered within the scheduled day.
This is by far the worst place I have ever lived. It’s not a residential building, it’s an Airbnb frat house where large and loud parties are thrown and residents are flung in the middle to deal with it. I have lost countless hours of sleep as people yell and scream obnoxiously down the hallways, blast loud music, and 20 or 30 people will be in an apartment next to you screaming and yelling all night long. This is the trashiest group of people I have ever seen in one building. It will take four hours to dry your clothes with these bizarre appliances, and the whole building smells like gasoline. Your clothes will smell like gasoline. Where I live on the eighth floor, there is an Airbnb apartment on both sides of me and across from me and down the hall. Sometimes people will rent multiple apartments and walk back-and-forth between them partying and screaming loudly down the hallways as they go back and forth. It’s an utter nightmare living here.
My actual unit was great. It is an old cool looking building with a warehouse feel. That is why it is disappointing that this place is run so poorly. The place smells horrible, the doors to get into the building break, there are problems getting packages. The biggest issue is that half of the apartments are being leased to a company that runs a Air BNB business. There are constant parties with nonexistent security. I used the elevator one morning and found a trash can full of vomit. There are a thousand options for apts downtown, and I would advise picking another one.
2 Management companies, 3 leasing staffs, 2 valet companies, 2 cocierge/security changes in less than a year...Maintenance requests as simple as a light bulb change stay open over a month. The building is FULL of more Airbnb than residents. The members at the Evolve Gym (located in the building) crowd up the Valet during rush hours and park for FREE while residents pay $125 per car to have to wait 20 mins for their cars. The building is not secured, doors stay broken and leave easy access for ANYONE to come in. The amenities super cool but are definitely oversold or nonexistent. You pay a lot for LITTLE of what you were promised. The free internet is intermittent at best. Apartments are nice and spacious but the disorganization of Management,Valet, Concierge is VERY frustrating and disconjointed. They promise change but it is yet to be witnessed...just keeps getting worse. Would NOT recommend.

I've been here about 9 months and absolutely love my actual apartment space. However, I have to be honest to say that I am a LOT less excited about the building and my overall experience since moving in. My apartment was not ready at move-in. They switched Mgt a week after I moved in. Things started out rocky but seemed to start getting better (for a moment). Then it seems they became relaxed, comfortable and more and more less concerned. The amenities advertised are super cool but underutilized and incomplete or nonexistent in most cases. The new valet has been a horrible experience. No automated sms system so as you can imagine pure chaos. Lost cars, 20 min waits. The new concierge/security are rude and unprofessional. Every maintenance request I have submitted I have had to go to the office to inquire when it would be done. The promised outside grills we got emails about 2 months ago are still nonexistent. The Airbnb guests trash the place and the cleaning crew is very inconsistent. I've seen the same muck in the elevator for days and it typically smells. The office staff are nice but seem to do little and care little about the building and residents overall wellbeing and experience living here. There's only ONE Maintenance man trying to manage this whole building alone. The BEST part of this building in my opinion is the Butler Brothers Bar that just opened about a month ago. Great people, good food, and convenient! At this point, although I love my space, I'm feeling like I probably won't be renewing.

It has come to our attention that a few of our guests via AirBnB have left an unpleasant experience for our community; and as it is not ideal, we are currently implementing a cleaning review that will ensure all residents will still come home to a clean community. While we are making efforts to improve the living experience of our residents, we do realize that there is a "growing pain" through this transition. As this is causing a few inconveniences, we do assure you that we do hear all concerns and are fully engaging in plans to correct them. The maintenance staff is undermanned, overworked, and under appreciated. The apartments are over priced with promises of amenities that never manifested in 13 months. The leasing office is poorly managed and inexperienced. The concierge and parking staff have been replaced 3x in 13 months. It is poorly managed, unresponsive, and somewhere I was encourage no one to spend their earned dollars.

I moved in to the BBB in December, right when the new management team took over. It was a bit of a rocky transition at first, but I can say with confidence that I love living here! The location is wonderful! Right in the middle of downtown and within walking distance to the Farmer's Market and Deep Ellum. I have a fantastic view of downtown right outside my window too! The amenities are unbeatable- valet parking, an awesome gym with a separate yoga room and cycling room, an art studio, a "jam room" with all instruments and sound proof walls, office space to work from home, and a club house decked out with tons of things to do (pool, shuffle board, karaoke, ski ball, etc.) and a full kitchen, TV and seating area! I have 2 dogs that live with me and they love it too. I can walk them around City Hall and there's plenty of areas for them to use the restroom. Everyone at BBB has a dog it seems like. There's also a brand new restaurant and bar downstairs which is convenient and they deliver to the resident's doors for free like room service. This place truly has it all. 11/10 would definitely recommend.

I can honestly say that this is the best place I’ve ever seen. It had me at valet lol. The tour was amazing. Great amenities. I’m in love with the music and art room. As we went up the elevator I smelled something weird but then I realized it smells like the sealant they use for wood. The apartment was stunning. Exactly what I needed! WiFi...what?? Woo hoo. Thank you Veronica and Joe. You two truly went above and beyond. This is definitely my next home. The only thing I didn’t like was the large picture windows but I can live with that. Customer service was on point!!!

Excellent community with great events monthly. Joe and Veronica are super helpful and the valet parking is awesome. The apartments are spacious and updated with new appliances and are located within a short walk of great restaurants.
