Property Ratings at Byron Lakes Apartments
I've been living here for over a year now. Very poor resident services, crappy appliances and disregard for work at home folks. They messed up our apartment transfer and then gave it away before speaking with us last year, and now we're stuck in this place. It's not entirely their fault we're stuck, but they broke their word with us saying we should have gotten it in writing. Which we should have, but we thought we had a good relationship after 4 years of my girlfriend living here. Avoid unless you've more money than sense.

Will you please contact us at customerservice@edwardrose.com at your earliest convenience? We appreciate this opportunity to connect.
They will not do repairs. My apartment had a leak that that they knew about before renting to me and never fixed after I filed multiple reports. Another leak showed up, it took 2 months to stop it, and they never fixed any of the water damage. Terrible management.

I have waited and lived here for three years before making this review. The apartment is nice, fair priced, and I love the central air and washer and dryer amenities. The pond view is also pretty cool. But the maintenance and management completely ruined the experience for me. No matter the season, you can get used to waking up to leaf blowers at 5 AM. I deal with almost monthly temporary utility shutoffs, including the water that goes from being cloudy white to clear. Constant building maintenance because they decide to use cheap wood that rots and needs replacing. Concrete repair, the list goes on. While I can appreciate the beautiful landscaping and maintained property... it is not worth the constant disruptions, and management dosent seem to care when I brought it to their attention. Bottom line. I DO NOT RECOMMEND LIVING HERE.
I am 67 years old and have moved. 29 times in my life. This is, by far. , the nicest apartment complex I have ever lived in. . The apartments are spacious and quiet uncomfortable. The parking is excellent. Tons of storage area . The view is beautiful. The staff is friendly and helpful. And repairs are done promptly. Very happy here.

Donna, we're so happy to hear how comfortable you are in your home at Byron Lakes! It sounds like you've really found a community that meets your needs. We greatly appreciate this glowing review, and here's to many more wonderful years of apartment-living with us! Thank you.
I have no particular complaints. When I moved in; my oven did not work, shower head was leaking, and washing machine was broken. Maintenance came relatively quickly and fixed these things so no real problem. Shower head replacement is a super basic one that doesn't work well. Still waiting on the window to replaced that has is broken on the inside (but not leaking). They measured for it about 2 months ago.... Think it is overpriced for being in the middle of nowhere and outdated (build in 1995 and kitchen to match) and not really having amenities (there is a pool). I can hear my neighbors but it hasn't been a problem at all, and the walls are better than other apartments I've lived in. My neighbors smoke a lot of weed which is bothersome. And my apartment has that "someone use to smoke in here" smell. Pet note: They advertise pet friendly but in reality only a few buildings allow dogs. If you don't have one moving in they don't advertise this fact so I was denied getting a dog because apparently I am in the wrong building for that. This was upsetting to hear. More buildings allow cats. Overall location is close to highway (so I can get places easily) and close to my work which is a big reason I choose here. The kitchen is in good shape for being old. I like the layout and size. Wish it was updated and didn't smell like smoke. I'm saving a little money being here over the new apartments so I guess it's whatever.

Leah, thank you for the feedback. We're happy to hear maintenance was speedy with their responses to the items in your home and that our location is ideal for your daily commute. We do apologize for the confusion regarding which of our homes are pet friendly, but if you'd like to revisit the topic when it comes time to renew your lease, please let us know so we can go over our availability. As for your window needing attention, we suggest filling out another maintenance request, but if our team doesn't get back to you shortly, please stop by our office so we can chat and see if there's something amiss. Thank you again and please let us know if there's anything else we can do to be of assistance!
This place is so bad it doesn’t deserve any stars. Andrea in the office is the only good thing about this place, she sure knows how to sell it and make you feel welcomed but they do nothing to back it up. Since I’ve lived here in March we’ve had a brand new bike stolen with the office saying they can’t do any thing about it, a leak in the ceiling that had nothing done about it for months that turned to black mold and they did nothing even after we persistently contacted them, until I went in to the office and yelled and the office/maintenance straight up lies to you if you need your car jumped. Even if you have jumper cables to do it and you literally just need to connect the cables for 5 mins to a running car. ‘My car has issues so I can’t do it’. I’ll be gone as soon as my lease is up, this place is trash.

My boyfriend and I have been living here for a few months now, and we've come to find out that the walls are thin, especially for the person above you (if you aren't on the 3rd floor). Maintenance is horrible; they're very rude and uncomfortable to be around/talk to. If you're only here for a short term, this would be fine, but not if you're doing a full 12 month lease. Try to find a better apartment, even if it means something a little more expensive. It'll be well worth it.
we lived here about 15 years ago but were relocated due to work. when we made our way back we had a cat and sadly they didn't allow pets. so over the years we have lived all over in many, many different apartments but nothing felt as right as Byron Lakes. thankfully, a little under 2 years ago they began accepting cats and so we joyfully made our way back! the staff is courteous, the maintenance crew is great and the grounds are so beautiful! we go for walks in every season and there is always something pleasant to see. woods, ponds, birds, deer. it's in a perfect location where you are a 1/2 mile from the highways, both US 131 AND M-6. there are lots of gas stations, restaurants, grocery stores and shops near by. PLUS the mall as well as 2 different movie theaters are only 10 minutes away! we have always felt safe living here, plus the units are so clean and nice. to have FREE heat & a full size washer & dryer is the icing on the cake! check them out, you won't be disappointed!
I have lived here for 1.5 years. AMAZING. Apartment looks over the water with 3 fountains. Maintenance is top notch. I had problems with my Dishwasher they didn't hesitate they just put a new one in same day. They are great on keeping up with the buildings and grounds. Reroofed several buildings this summer and repaved the parking area. Quiet and very safe. No joke best place I have ever lived.
A quiet place in a small community. Close to schools, restaurants and entertainment. Just south of Grand Rapids MI. Well maintained property with outside volleyball area and swimming pool. What I like best is the up keep with snow removal during the winter months. Nice area for walkers. Trails close by.
I have been here almost three years and plan on staying a long time. The staff is what makes this complex awesome. My garbage disposal quit working on a Sunday and I decided to wait until Monday to report it. The office staff said oh no you should have called right away. My thought was the maintenance people get called out often and sometimes with not so important items. They look out for me and I look out for them. My complex is one of the few in our metropolitan area that has full size washers and dryers in all apartments. The rent has included heat, water, trash removal, plus we have a huge well maintained swimming pool. Edward Rose and associates definitely know how to maintain the complex with awesome snow removal starting at 6 a.m. and a lawn service that is next to none. I looked at other apartments in the area and with the cost of the rent it was and still is the most desirable. I hope you pass this rating I have written on to them.
My experience has been excellent. Maintenance is always done in a timely manner. Rent is fair for the location. Office and other staff are always friendly and helpful. Grounds well maintained and nice. It has been a quite place to live. Located close to shopping, eating and the highway. Pool is great. You do have to use their internet/cable provider, which is a bit pricey. Apartments are clean and mostly updated. As far as renting goes, this is a great place.
Great apartment, with great ammentities! We moved into Byron Lakes after we got married and love it! The bedrooms are a great size and the walk in closets provide plenty of storage! We had all new appliances upon move in which was a pleasent surprise! The kitchen and living room are open which give the aparment a bigger feel! The office staff is helpful and maintenece prompt when our closet door broke! I can not say enough good things about it! One downfall I will mention is that there is a lingering smoke smell in our apartment, however it is slowly going away. Plan to stay here for a few years!
