I moved here because of budget constraints in spite of the bad reviews. They have rodent issues, over the week-end, I caught 2 mice using the cheap traps from Walmart. When I put in a service request for mice, they sent someone to spray for roaches. Other service requests simply get ignored, then deleted after a few MONTHS. To make matters worse, now they are not cutting the grass, which is leading to seeing some small snakes when walking in the early morning. Take my advice, unless your other option is being homeless, do not move here.
I moved to this place because of my budget, but the management are poooooor. I have rats and cockroaches in my apartment I sent a request for pest control it’s been a month right now no one showed up at all. My advice to you guys stay away from this property. If you want to live with rats and mice that’s up to you. Everyone here are complaining about the same problem.
I have had packages stolen, plants stolen off my patio. I have had someone attempt to break into my home. There are been multiple murders on property (not kidding!) Avoid this place like the plague.

Don’t move here, I took a chance and have regretted since. I have 7 work orders that have been open since November 10th. Now there are 2 other problems that have serious plumbing and sewage issues. I am really considering breaking my lease early. Not to mention in the last month I have heard gun shots a couple or times. My neighbors that live above me like to blast their music so loud that apartment shakes. Never again!!

Desde que me mude el 23 de Julio no han venido a arreglar y limpiar lo que solicite. 1. Los ventiladores del aire están sucios NUNCA los han limpiado. 2. La puerta de entrada, tiene un roto que por ahí entran los bugs. 3. El inodoro no trabaja apropiadamente. 4. El filtro del aire no han venido a cambiarlo. 4. El apt, tiene un olor a Humedad horrible. 5. La puerta de entrada le está saliendo Moho por la humedad. Y los de la administración no contestan las llamadas y cuando dicen que te van a llamar no lo hacen y no tienen a nadie que hable español.
So i move in on 6/17/22 my original move date was 6/18/22. I moved in one day early because the office informed me my unit was ready. Here are the issue I had after I started moving into the unit. 1. Roaches are horrible 2. Refrigerator had roaches in it 3. Dishwasher was dirty and had roaches in it. 4. Shower wasn’t working correctly 5. A/c vents and filter was dirty and a/c wasn’t cooling properly 6. Bedroom closet light has a wire shortage 7. Toilet keeps running 8. Kitchen cabinets and countertops are not properly mounted and secured. They are not level and they are leaning 9. I have several weak spot in my floor. 10. Gun shooting every other night

Water and electric shuts off and of periodically without notice, constant gun shots, fist fights, car break-ins, trash piled up by dumpster for days, alley cats, bums, pool has been closed for more than 4 years, hard to find parking at night, the office doesn't answer the phone no matter what, go elsewhere.
The apartments have rats Evan if you live up stairs you will have rats, the rats will run from one side of your kitchen to another also the rats be hiding in closets and the building is built in a way if your neighbors have roaches so will you.

I was introduced to the apartment by a friend and had the pleasure of dealing with Duane from the office. He was very professional, personable and patience in all my interaction which was in itself, welcoming. Great Job Duane! Moving in, I identified a few issues and although they weren't dealt with within my timeline, after pointing them out to Iris, the onsite Manager, she personally came to inspect and within a day....problem solved! That's service. Thanks Ms. Iris and the maintenance team who was respectful and did a great job. The spacious apartment is located 10 minutes from the Millenia Mall and 25 minutes from Disney. The rent is a steal PLUS i got the 1st month free (promotion at the time)and in this challenging time, that was a deal I had to capitalize on. Just hope they would make a note of who is entitled to the promotional offer. I initially had concerns about the security of the area given i go in and out at various time but so far i have had no issues or concerns with security. The place is well lit and there are always people on the move also. After all, no where is 100% safe anyway. In addition i was surprised how quiet the place is even with kids around.

Where do we start? Driving up you can tell it's not a great place but we were in need of a lease 7 months or less and were willing to sacrifice location and upgrades. Our situation with the apartment complex currently living in was tough with the Covid-19 and being Cast Members. We were upfront with Kenny, the leasing manager, about our current situation. His words exactly were "I don't care what your current situation is. As long as you income qualify and have money your are good". We took him at his word. He gave us a tour and once in the show unit we even went over all the situation again with just the 3 of us as to chat freely. He even had us fill out some paperwork that he said shouldn't be done until approved along with making copies of our IDs. We paid, with a pet screening fee, $340.00. 2 days later, after 6pm in the evening "Sorry you don't qualify" email. This totally threw us off because it goes against everything Kenny had said. Our access to the online portal was shut off and I wish i had taken a screenshot of it when it said approved, gave the apartment number, and rent information. No communication has been returned from the leasing office. So this review is buyer beware and the reviews are telling for this place.

Great price and apartment is quite spacious for your money. Maintenance is bad, takes a long time to respond (even if it is an emergency). Not the best neighborhood, but manageable. Bus stop nearby, a few stores in walking distance. There is for sure room for improvement.

If I could give this dump less than one star I would. I signed a lease here after just moving to Orlando. I had no idea what I was getting myself in to. If I can save one person the headache of moving here by writing this review it's well worth it. To make a very long story short, the lease they had me sign was not valid. In fact, the lease was written up in both my name and my moms name however my mom never signed the lease so it was not valid. After I moved out and found a new place, I had to then "break my lease." The funny part about that is it was never valid to begin with. While I was moving out of this place and into my new place, still paying rent at the Caden, they went into my apartment (unauthorized) and began throwing away my personal belongings. When I lived there (mid 2019) there was no maintenance, the pool was literally filled with sewage, no washers or dryers, none of the listed amenities on the site existed, and it's in an EXTREMELY UNSAFE AREA. Please please please think twice about moving here. I know the prices are low but they are that way for a reason! The absolutely most disgusting place I have ever lived in. And the people that work there are some of the most incompetent trashy people I've ever been forced to deal with. Ignoring calls, LYING about contracts, ect. Overall an awful place to live.

You cannot find parking Close to your apartment overnight, sometimes you have to park miles away. When I moved in, I found the fridge, cabinets, dishwasher very dirty, before I moved In I asked to see the home they said it’s not available and they showed me the home the moving day after I signed the lease.
Just don’t. Not worth it. Absolutely terrible place to live. Pools aren’t ever in service. Laundry rooms have been “under construction” for over a year. Gym and main office has been under construction for 8+ months making impossible to use a gym I was promise (???). Cabinets have been painted over VERY sloppily. Roaches everywhere. I’m sure asbestos everywhere as well. They managed to put in “smart” thermostats that you have to replace the batteries for weekly. Outlets don’t work. Light switches don’t work, any of them. I just have to laugh at how absolutely atrocious this place is ran. I can’t imagine a worse place to live. Stay far away from here, and this area also is TRASH.
No maintenance is ever done. Was told the leak on my toilet was fixed while I was gone at work. Only to come home to a flooded bathroom. Lived here four months and still don’t have shelves in some of my cabinets and the best part is, I’ve caught three rats to date. Not mice. I have rats in my apartment so do yourself a favor and don’t live here
I went to view a 1/1 unit a few days ago and was in COMPLETE shock as to how SMALL THE UNITS ARE..... {{Like absolutely shocked}} You literally would have to have a empty apartment to have ANY room especially upsetting is the prices they charge for these apartments and you have to make 2x's the rent for them. This was a complete let down
I've been here3 years. Rats, roaches,black mold, terrible part of town, they fix nothing.
Do not move here. They shut off water on tenants almost everyday without notice. As i write there is no water for me to do anything. I have a second job and have to go at a friends house to take a showet before work. I pay my rent on time every month. Dont be fooled by them dont move here you will regret it in less than week.
Visited today to look, area is not good at all. Apartments are nice but the prices are higher than what they advertise. One bedrooms do not come with washer/dryer, apartments are smaller than what they look like in the pictures.
This is by far my worst living experience in Orlando. The place is infested with roaches. The laundry room is disgusting, the machines spit out dirty water. The community has gates but they’ve been broken since 2010, anyone can come in. Gym equipment is not working. Staff never pick up the phone so maintenance issues are left unresolved. Went without hot water for a month and a half. Last but not least , left the property on 10/31/18, it is now 12/12/18 and I have yet to receive my security deposit. Please don’t waste your time or money you’ll regret it.
I found this apartment online and drove to see it. I couldn’t believe in America we allow people to live like this . It’s very sad and looks very scary. I’ve seen other income based homes that are wonderful. This was worse by far :(. 10 min after parking kids came out with a ball and decided to play behind my car hitting my car. I left right away.

First off they do not answer any incoming calls, so you have to go in person just to get information about their apartments.Could nt imagine if thier were an emergency and you were in need to reach the property manger or maintenance crew.I went in to get information about the property and I could hear the phones ringing on low they turn the volume down on the phones and ignore calls..Anyways one of the leasing consultant called me up and I informed hom that I had been callinh all week and he said yea we get really busy up here ..I look around and saw only two ppl waiting to be seen and 3 leasing consultants..It's wasn't busy at all.Then he said he had 169 vms clearly they don't return phone calls.I continue to ask about the property and if I could see a model and he state we don't have one you can check online for pictures .The rent may be cheap the service is really bad.I will not go back
If you like to live in a NASTY place, where's trash every where, drug dealing, crackhead walking every where, green moldy swimming pool, crimes, then this is for you.
Maintenance is the worst they don't show and when they do is months later people always hanging out on stairs and playing music and talking loud no respect and forget about the security you call them to take care of the situation and all they do is hang out there and help make more noise is a terrible place do not move here is a nightmare I wish I never had.

This apartment is not in a safe neighborhood. The office doesn't answer the phone so maitenience needs never get fixed. The roach infestation is so bad there isn't anything you can do about it. Over all I wouldn't ever suggest anyone live here.
This complex is honestly overpriced for the condition that they are in. There is no maintenance done for the exterior of the apartments (webs and old wasps nests are everywhere when you climb the stairs) the carpets need to be taken out, they honestly must have hired any one to instal the tubs because the caulking around it is inconsistent and molded, tub is rusted and toilet needs to be replaced. They have done the very bare minimum to these apartments.
I been here for almost a year , and its a great place to live , if you work at theme parks this place is very helpful to save gas! Nice and quiet I never have a problem here .
I have been liveing here for 9 years and they r on there game you tell them something needs repaired and they r onit gated community clean besides the rent is kinda high for me but i managed to pay it for 9 years i love liveing there but i can us the help
The black mold, hornet nests, and thin walls. There's no place like home. I come home every night from work, with a place to sleep and food in the fridge and that's good enough for me. Free rent for me would be a car. It would be a vacation! I would love it and I really do need it.
