Property Ratings at Cadence at Bluff Park
I regret to say that my experience at Cadence at Bluff Park Townhomes IS STILL extremely disappointing, and I do not believe they are worth anyone's money. Since last November, I have been without a working oven, and it took far too long to finally get a replacement. I am grateful to Jennifer for her efforts in getting maintenance to address the issue, but the overall service has been lacking. I was repeatedly misled by maintenance staff who claimed that new appliances were ordered for me. Instead, I received a beat-up white fridge from another apartment, with the assurance that it was a temporary solution. I now know this was just another lie. Additionally, there is a serious mold and mildew problem in my hot water heater closet. Maintenance came out once to spray and paint over it, but they never followed up, and the situation has only worsened. The mildew is now coming out of the vents in my guest room, which is particularly alarming because my mother has health issues. During her last visit, she experienced a relapse due to the mold exposure, making it impossible for her to stay with me when visiting again. Moreover, my water fee tripled in price once this management company took over. The reply from the “owner” is a lie or all employees aren’t aware. I was informed by the office that the property has one water bill that is split among all tenants, which means I’m effectively paying the water bill for a family of four while living alone. To add to my frustrations, the hot water frequently goes out, and I've encountered several discrepancies with my rent payments. I always pay my rent in full and on time, yet I log into the portal to find mysterious past due balances that seem to appear out of nowhere. Overall, I cannot recommend Cadence at Bluff Park Townhomes. The lack of reliable maintenance, ongoing health hazards, and issues with billing make this place a regrettable choice. Save your money and look elsewhere.
This apartment complex gets this rating from me because the office staff has the worst attitudes ever; starting with the manager! They are all messy, lazy, and incompetent. They will never call you back or return a call, you have to beg them to get anything done, and then they act like we work for them. The maintenance department is a joke, too. I called the emergency line when water was pouring from my ceiling. No one even called me back to check on the severity of the problem. Water poured all night. This place needs many improvements! While they are renovating the units, they should consider an "in-house" renovation.

This apartment complex genuinely has the worst management/employees I have ever seen in my life, thank God we ended up not moving here after we caught onto the red flags. We called the leasing office at least 5-7 times to try to set up a tour, each time I was told they would call us back immediately. They never once called back. After dealing with this over 5 times, I finally got in touch with a woman who set up a tour for noon on Saturday (which was the very next day, not even 24 hours later). We drove 2 hours from where we are moving from to tour this place just for us to arrive at the leasing office at exactly noon for them to tell us that there is no one available to give us a tour and that we couldn’t tour it. We drove 2+ hours and were turned away even with an appointment to tour. This place does not care about its current or future tenants, clearly. Stay far away from this place!
Please move somewhere else. I’ve been here a year now and could not wait to move. I’ve dealt with rude office staff, mold, flooding in my apartment more then 10 times from rain, my ceiling leaking, moldy carpet from rain coming in the wall under my bed by my window, a ton of bugs from outside getting in due to the windows not being sealed properly and the door frames being uneven, the air conditioning system not working properly causing my bill to be over $300 a month. These apartments give you bare minimum for luxury apartment prices. The maintenance staff is over worked and probably under paid for all they have to go through. DO NOT be fooled by the newer apartments they are renovating because it’s very few of them. Since I’ve been here I’ve dealt with three different companies and a name change of the apartment. If I could leave pictures I would.
I will never come here again. They didn’t honor the whole move in special. Say I didn’t pay rent when I did broken stove broken dishwasher and will not replace. Dirty, bugs just all around not good. I do not recommend these apartments at all!!!
I would like to start by saying that I should’ve listened to EVERY BAD REVIEW because they did not lie once. I moved here in September from out of town so I didn’t have time to really come by the complex and look myself. Move in day , my apartment smelled dusty , there was dead roaches on the floor and they had been on the floor so long the color of their wings were stained on the floor. The light in the kitchen was filled with bugs & they didn’t bother cleaning the unit to make it look appealing after they told me it would be move in ready. Without a place to go I moved in. The same day I moved in and was unpacking, my closet rack broke so I put in a maintenance request & they came and placed a piece of ply wood as a shelf in my closet. No matter how much you request pest control , it won’t help with the pest situation here. Every week I’m googling something to help with the pest and keep out unwanted bugs. The pipes in my kitchen are not connected to a drain system so all of the water from my kitchen sink drains to my front porch which sits and causes slugs. Some kind of way my carpet was not put down properly so now I have slugs coming up from my carpet and into my apartment so now that’s another bug issue. I have even went to the extent to tape up every hole/crack I could find to keep bugs out and it’s still not working. I was aware of the trees outside but I wasn’t expecting so many to invite themselves to live in my home. I have put in multiple maintenance requests about these things and they just mark them as done and don’t do anything about them. When I moved in they had a good special going on and that itself should’ve told me it was too good to be true. I call the front office sometimes and I assume they know my number by now because they don’t answer. Oh yeah, the laundry facilities are horrible, there’s maybe 2/4 washers that usually work at both sites and they are always dirty. No one that works at the office lives here so you know that are well aware of these living conditions. BY ALL MEANS STAY AWAY FROM THESE APARTMENTS!!!!!!!!
Waste of time! Turned me away after requiring me to give them my key because they lost a copy of it.
I moved in in August and the air-conditioning and my townhouse I lived in townhouse 828 does not work the people in the Reno office told me to shut the vent downstairs so the air upstairs can work the garbage disposal never worked in my townhouse and when they came and fixed it it didn’t stay fixed for long the apartment was unfinished when we moved in and that’s because they showed us an unfinished townhouse so we had nothing to compare it to until I met the neighbors and I went inside the neighbors house whose were newly renovated which mine was supposed to be to and they had lights in the living room their air conditioner worked they had lights in the bedrooms and when I brought this up to the rent office they asked me what did I write it down and my initial floor plan but If I had no prior knowledge how am I supposed to write it down they just all around bad place to live the people in the office lost my money orders and held me accountable even though they signed off on the ticket I would recommend living here to my enemy.

DO NOT MOVE HERE!! If you find waking up throughout the week without water with no explanation, nobody to call, you will love this place! The office staff will never answer the phone. You can leave messages but you can bet YOU WILL NOT GET A CALL BACK. They will even CLOSE THE OFFICE BEFORE CLOSING TIME if there are too many complaints. You get banned from being able to come to the office. You arent guaranteed parking even though you must have a parking pass. Drugs are sold in the breezeway constantly. Kids are out late at night breaking into cars etc. I've been here 2 years only because it's cheap and allowed me to save money for a house. I CANT WAIT TO MOVE OUT!!!

Just about every bad review is more or less spot on. I have been in my unit for about a year and a half and have experienced some ridiculous things while here so far. Here is a list of just some of the issues we have had: Trashy neighbors smoking outside our door, upstairs neighbor smoking weed every other day and the smell filtering down into our unit, the same neighbor blasting music at random times of day, also the same neighbor's dog being overly loud, other neighbors verbally fighting and/or talking on their phones loudly while right outside our door, fridge ice maker and defrost not working and still not replaced or fixed, slow maintenance responses for major things in general, poor plumbing that needs to be Draino-ed once every two months to even function, no ceiling fan or built-in lights in any of the rooms except the kitchen, bathroom, and laundry room, management implementing rules that were not agreed upon in the lease (specifically parking passes for residents), and rodent problems, just to name a few! Needless to say, I wish I had looked at more alternatives before I moved in here. The price is decent for the actual unit, we have a pretty nice amount of space, the A/C unit has never had problems, and we are on the outskirts of the complex so it's otherwise relatively quiet. I probably would have moved out already, however, if it was not such a convenient location for both of my jobs. Still not sure if it's worth it to stay here another year.

If you have a family do not consider this property! As if living with major moisture issues and black mold isnt enough, the crime! A man shot in his vehicle, constant break ins, packages stolen, property stolen, the mailboxes are opened and odorless so your personal info is just up for grabs, it's a horrible nightmare of a living situation and environment. Do not! I repeat do not consider it! Keep scrolling.
I have been a resident at The Park @ Wakefield for a little over a year now. The staff is very accommodating and kind. When an issue arises, it is handled immediately. The staff goes above and beyond to make you feel that the issue you are experiencing, (be it serious or minor) is important. Upon move in on April 5, 2019 there were many issues with our apartment. The dish washer had dirty water in the bottom and is not draining. we were told that it would be replaced; which still hasn’t took place. The kitchen cabinets were scratched up and dirty. The ice maker isn’t working either. There are obvious plumbing issues..being that sink drains very slowly and the half bathroom sink faucet constantly leaks. The patio has old trash and mold everywhere. Which we were told would be cleaned upon us moving in. It took 5 days for the air conditioning to get fixed and the upstairs is still not getting a good air flow. The plug for the dryer isn’t working for after purchasing the correct prongs for the outlet. We are also missing a bedroom door and a power outlet is not working. All of these items were noted on the inventory check list as well as made known to office managers! & we still have not received our mailbox keys. & let’s not forget the water has been down all day making us unable to use the toilets or sinks. This is has been the worst apartment I have ever dealt with and isn’t worth the price!

When we first moved in there were already problems with the apartment. The closet door was off the hinge, the bedroom door wouldn't close, the hot water heater was leaking, the sink wasn't draining properly, another closet door wouldn't open, and there were roaches. There were also gnats in the apartment . And when we moved in we noticed that our trash can was outside and it was completely disgusting inside . So that had to be cleaned out and put back in the apartment but I'm guessing it was already in the apartment and that's why so many gnats were in there . However After about a month all our maintenance problems got fixed. Yet the roaches had not been taken care of. We ended up getting some traps and we still see some also we got drainage for the sink and fix it ourselves. We pay for pest control but they have not came. They don't respond to emails how they should. And when we first moved in a lot of important information was not given, like the mailbox key the code to the laundry room and they didn't tell us that we needed a laundry card in order to do our laundry and that we had to pay for it initially. It says that the apartment is fully equipped however it did not come with a microwave. There are never any parking spots. So we may have to go to another building to park and walk to the apartment. People let their dogs just walk around. One day I was approached by a pitbull, it was nice though however that should not happen. There are no lights in the bedroom or the living room. It does help to save power but it's kind of inconvenient. The apartment smelled like smoke when we moved in when they are supposed to be no smoking. Also there was a huge roach outside of the complex trying to get in but like I said since Pest Control wasn't there they couldn't take care of that problem nor the one in our apartment. Also the entrance to our apartment has so many spider webs and even like our doorway has spider webs and spiders. last few times I sent an email it said message blocked so I don't know if they blocked me or what but the emails in the past had sent. I really would not recommend this place to anyone. Because I shouldn't have to be scared to walk in my kitchen from a roach as soon as we move into the apartment. Or even to walk out my door afraid that a huge roach will come in. Hopefully the problem will be fixed soon though because this is the beginning of our lease.

DO NOT MOVE HERE. Easily the worst apartment complex in the Birmingham Metro area. I was only there for a year and there was significant structural damage to the foundation underneath the water heater (they never fixed this). When I first moved in, the water heater was sparking when turned on. Thankfully this was caught this before the unit caught fire. Also, I had 4 leaks. One required a 2 square foot hole to be cut in my ceiling above the shower that was left for 6 months. The maintenance refused to come finish the job. Towards the end I was contacting them 3 times a week. The office staff are snide and unwilling to work with anyone and frequently put their pride above the problems of their tennants. At night the noise of cars outside your window is so loud, you'll never get any sleep. Also, people frequently parked in the fire lane the entire night, blocking access to my unit in case of a fire. Again I say DO NOT MOVE HERE. They will show you a completely different unit than you will get. Pay the extra 50 bucks a month and live somewhere decent. Avoid these awful people at all cost.
Let me just say from day one I should have known better to even think about moving into this place. So much confusion in the rental office on the day my husband and I stopped by to tour an apartment. The woman at the desk was kind and got our information and answered all our questions. The problem was all the noise and loud music was a big distraction to us and although we were considering leasing an apartment we quickly changed our mind when a resident came in complaining about numerous problems in her apartment. She had so many issues and the manager as she said was never available, did not care, too many problems that were being ignored. When the girl started talking about her roach problems, we quickly realized this was not the place for us. Leaving the property we saw trash near the pool area, kids smoking AT THE POOL . So happy we found a much better and quieter place to live.

Bottom line . Don’t waste your time and money. They are so unprofessional. My wife called about our air conditioning three times and the manager is always too busy to take my calls now either. We will be out of here As soon as we can . I wouldn’t wish this place on my worst enemy. Won’t even mention the roach and bug problems.
Though the property looks great from the outside, once you sign that lease you will find out that looks can be and are deceiving. About a week after I first moved in I noticed that the townhouse had several cracks around the seams of the appliances, bathroom vanity mirrors and around the sinks that would let bugs and critters in when least expected. Although the unit had been recently "supposedly" prepared, the job was very poorly done. It was as if it was a rush job. After I complained, the staff assured me that the problems would be taken care of but never was. It seems like all the staff and the maintenance crew does is ride around on golf carts and smoke cigarettes, with an occasional gathering in one of the parking lots. You are charged $26/mo for someone to come get your trash, but he will only take 1 bag and it has to fit in the 13 gallon trash can provided, anything else, will have to be taken by you. Even worse, trash crew does not work on weekends. The office staff will sit there and take your complaints, but nobody ever acts on it. There is constantly a problem with the water being turned off and NO WARNING is given. You simply wake up in the morning to take your shower to go to work, get your children ready for school and cook breakfast only to find out that you have NO WATER, nevertheless you are charged $70/mo. added to your rent. Another thing is that if by chance the water is on when you wake up in the morning, when you first turn it on it the sink, IT SMELLS LIKE SEWAGE, so you have to let it run about 5 minutes until the smell subsides. Around the middle of August, all of the townhouses were full because of the "so-called" reasonable pricing. The tenants of the front row found out why the pricing was such. On several units. if not all, the AIR CONDITIONING on the 2nd floor (where the bedrooms are located) DOES NOT WORK. Some units even had to purchase window units in order to keep cool, where there is supposed to be central air/heat. And if the air doesn't work during the summer, there is no doubt the heat will not work either on the 2nd floor. STAY AWAY....................... THE ONLY REASON I GAVE THEM ONE STAR IS BECAUSE SYSTEM WOULD NOT LET ME SUBMIT REVIEW UNLESS I CHECKED SOMETHING!!!!!!!
This use to be a great property until Habitat took over. The plumbing is horrible, new office staff is rude, water always being turned off, management is clueless and always has an excuse.
Be prepared to make endless phone calls because once you sign your lease, nobody but you will be going into your apt to fix anything. As i type this review, day # 3 that the property has no running water. Why? They not answering their phones. When you talk to the office staff, they walk in the office and shut their doors cause they dont want to talk to you period.Its a joke to live here. Dont let the price fool you.
