Property Ratings at Cadence at Crown
The price you pay for apartments is several hundred more than listed on the site. There's several additional fees and over $700 in one-time move in fees. You're a source of revenue for the office and nothing more.
Like many have stated she looks pretty, but she is decaying. The building itself is not old, but due to poor management it looks like it has been around since the 80’s. The carpets are extremely dirty, at times dog poop is left in the hallways, the common areas are average (but you will pay a cam fee of 100 bucks each month). No AC in the gym, no AC in pet spa, and in unit AC breaks down often. There is no such thing as an emergency maintenance contact. If your AC breaks, major appliance malfunctions or there’s a leak…no one will show up for days….and you are paying luxury prices. The garage is dirty, not secure and at times handicapped access does not work. Many of the entrances to the building (particularly bldg 124) are not secure. The doors are always open. Dog poop and other trash surround the building, no one cares. Maintenance request are falsely marked completed. They recently replaced a maintenance man putting the blame on him for false completion record. But nope it’s still happening. Literally tenants should sue in this building for complete neglect of emergency level maintenance request. Thé leasing office does not care at all. We warn anybody we see coming in to tour, stay away! Please don’t waste your time living here. There are so many newer and way better managed buildings in the area. Do NOT lease here!
Do yourself a favor do not live here!!! Horrible management and leasing office staff. When you have any issues they always says we will get back to you but then no follow up. 1) Always try to get money out of you! The charge for parking but half of the time the garage gate is broken so non resident people park here freely. The rent went up insanely when you try to renew your lease. But they offer a much lower rate on their website for new residents. We sent a price negotiation request email and a follow-up email to the management group 60 days ago regarding our upcoming lease expiration. No response! 2) If you request for urgent maintenance, they come 3 or 4 days later...There is no one you can contact except submit a maintenance request on the resident portal and wait and pray someone will come. 3)If you have a noise complaint, don't even bother the leasing office just call the police. There are so many other apartments around this area after we visited the other ones which has much better experience we decided to move out without any hesitation.
Very poor coordination with the leasing office. 1. I scheduled a virtual tour with crew twice and both time they didn't show up. 2. I managed to walk-in and finalize the apartment. The apartment is not ready for the move-in date 3. The leasing specialist change and the requirements are not communicated well. The team calls at 4pm and says you have to do this by 6pm. One of the worse leasing experiences I ever had.
Everything in unit feels cheap and is falling apart from being old and not taken care of. In the 2nd building nothing is maintained- the carpets are stained, garage gate is always broken, there is no preventative maintenance in unit either(have to beg for HVAC filter replacement). Bathroom by the club room/garden is unusable as it is always locked. Maintenance was always slow to answer requests. One time my fire alarm had a low battery that I tried replacing myself but that didn't work, so I put in a maintenance request. It took 2 weeks for them to come fix it, despite it beeping constantly. My closet shelves fell off the walls twice despite having a normal amount of clothes hanging from them and it took over a month to get it fixed. Not only did common areas smell like weed, but it leaked into my apartment also. Concierge is a joke- rarely at the desk & when they are there they have headphones in and never answers the phone. Electronic locks are wacky and don't work half the time. When they tried to raise my rent 10% (MoCo limit was 1.4 bc of covid) I didn't bother fighting with them. I laughed and said no way will I renew my lease. Don't waste your money.
I second previous reviews that the entire building wreaks of marijuana—I feel high just walking down the halls. I have also had a stray shopping cart that floats around the building left in front of my door on multiple occasions. The quality of the units are trash, the appliances are cheap and the cabinets are made of particle board and falling apart. My sink wasn’t even attached to my countertops! Forget about security, the doors are broken and don’t shut properly and the gate to the parking garage is constantly broken and stays open all the time. Most of the businesses have left downtown crown and to be honest it looks like a tacky Disney set of a town. Don’t be fooled this place isn’t worth it! I can’t believe the prices have gone up so much in the two years I’ve lived here while the quality has gone down so drastically!!
The upkeep of this property is TERRIBLE. The residents smoke weed and the entire apartment stinks. The leasing office does absolutely NOTHING. You email and call, and no one responds. Since the management changed in October it has done nothing but go down hill. When I moved out, they wanted to change me $400 for painting and $100 for cleaning. My apartment had no pets and had two decals that easily peeled off that I forgot to go back for. This place is terrible. The garage door never works. Residents take shopping carts from harris teeter and leave them in the hallway. This place is trash.
The apartments themselves are nice and maintenance is timely if you have an issue, but if your apartment faces Ellington Blvd., the noise is out of control. Cars with extremely loud mufflers start at 5am go all day and into the night. The windows are not made to muffle noise at all. When the weather is nice, loud motorcycles up and down the street constantly; and bar patrons stumble into the street at 2am on weekends and seem to continue their partying in the street. Management won’t or can’t do anything, and the police could care less.

I am a current resident at Cadence and can not express how much I love living in the apartment, as well as this area. The apartment homes are gorgeous and the common spaces and plentiful and always up to my standards. Every thing you needs on a daily basis is within walking distance with a great city vibe. Crown overall is very laid back and filled with wonderful people. I highly recommend moving here and becoming a part of this wonderful community.

The complex is beautiful but that is not enough to leave in a place, customer service is nice sometimes and others they just ignore the request. Fire Alarms are constantly on, and if you have babies or pets or are a studying this is not a place to be. They are on at least 5 times a month, and there is always a problem with the fire alarms. You have to pay a fee to get the pool pass for you and for your guest. Overall I'll just say is fair, you can find better places to live.

The best thing that Cadence has going for it is the location. It is located a short walk from plenty of good restaurants, as well as a Harris Teeter and some other shops. The leasing staff is also friendly and the inside of the apartments look nice. The kitchen is quite large and the air conditioning is nice. Unfortunately, most of the positives end there. I have lived here for about 3 months now and with this being my first apartment out of college, I didn't have high expectations. However this failed to meet even my low standards. The rent is way too high, and there are other fees tacked onto it, such as a $25 valet trash fee, $50 parking fee for any car other than your first, and additional fees if you have pets. You can hear everybody walk by in the hallway, and often hear people in between floors and in neighboring rooms. The management does not enforce its own leasing policies, as I have had to deal with a neighbor who smokes quite often (Cadence is a non-smoking complex), and despite bringing it up to the staff multiple times, the issue is still ongoing. If you ever need to get to sleep early, you will probably have a difficult time, as there are often loud parties in the courtyards, complete with music and screaming, and even with no windows open, you can hear it all as if you were there. On weekends, they can last long into the night (2 AM and beyond). There is a gate that separates public parking from resident parking, but you'll be lucky if it opens 2 out of 10 times. There is a pool and gym located in the main building. If you live in the 124 building, you will have to cross the street to get there, but it is not a big deal. The gym is okay, nothing special but it does the trick. There is an additional fitness room attached for aerobics and other things. The game room in the main building has a pool table and shuffleboard. The shuffleboard table often runs out of sand, and additional sand isn't provided. There is a dartboard, but I've never seen the darts for it. The game room in the 124 building has only a pool table, but is more spacious area. There are grilling areas in the courtyards. You are essentially paying for the location, although there are plenty of cheaper alternatives in close proximity. I do not believe you get your money's worth from this apartment. I will almost definitely not be renewing my lease here without a decrease in rent. Pros: location, friendly staff, amenities Cons: too expensive, noisy, unresponsive management

The Cadence at the Crown in Gaithersburg, MD is a great place to live Brand new lovely apartments, with all appliances...even valet trash pickup. Building includes a party room, library with book club, shuffleboard and pool, large community sitting area with tv sets for watching with friends, indoor cooking area for parties, weekly scheduled events. Also has a beautiful outdoor pool with an outdoor barbeque area and tables. Need to go to the Metro and don't own a car, it has a shuttle bus. Staff are very helpful and include a concierge. The Cadence even has a jar of treats for pets and free coffee and cookies for all tenants and guests. Nicest apartment I have lived in which is approximately 1/2 hour from Washington, DC Come and join us. Make new friends. Last but least, it has a garage on the same floor you live on, unheard of any apartment I have ever lived in. If you don't want to participate in any of the above it has a second building across the street, called the "Quiet Building!" What more could a renter ask for. Hope to see you soon!
Have you ever lived in an apartment that has it "all?' Well, I do. Living in the Cadence in the new town of Crown does....a well equipped fitness center, yoga room, library with an established book club, game room with pool, shuffleboard - a room which tenants can use for private parties as it has a bar Additionally, there is also a large open area for tenant's private use with cooking facilities, large TV's, comfortable seating & many monthly events are held here by management for the tenants. A large outdoor swimming pool with colored fountains making a beautiful scene at night is the "icing on the cake!". One of the newest amenities is free garage parking on the same floor one lives on. The leasing staff & concierge are very cooperative, friendly & bend over backwards to make sure you enjoy your new home. Many many new restaurants, a top of the line grocery store & a nationally known bank are within walking distance --- Washington DC is a short drive away, so "paradise" has come to the new small town of Crown. This is the new "it" place to live. PS. For those who enjoy a more austere living experience there is a second building called the "quiet building" across the street.
Great place to live but for a price. Apartment real nice and modern. the neighborhood is safe and close to allot of shop and restaurants.
I moved to Cadence about 3 months ago and am absolutely in Love with this place. I move a lot for work and always find a Bozzuto property to live in. Cadence truly makes life fun, it's situated in the downtown crown town center and everything I want or need is in walking distance. There is a fun, energetic vibe here that makes me want to get out and live life. The amenities are top notch, the fitness center is better equipped than most gyms costing 100's a month. There are always events and the staff is the best one can ask for. If you want to enjoy where you live you must live here
