I have been living in this beautiful place for 2 years and it has been great. I really like the new administration. The maintenance team are great workers. They resolve any eventuality quickly without waiting even a day. The gym, the cafeteria, and everything in the complex is super well maintained, including the apartments. I highly recommend living in this place.

BEWARE: When I moved out of my apartment, I scheduled a walk-through with a facilities supervisor as I was concerned that Cadence/Fogelman would try to inappropriately charge me. I completed the walk through and the supervisor told me everything was okay (no damage). Ten days later, I received a notice saying that I was being charged $40 for drywall damage. When I followed up, the manager said that she believed me when I said that I had been told there was no damages but the staff should never had told me that because they were not able to make those assessments. Instead, I should have been charged $120 for the damages but she was only going to charge $40. After explaining that she was not adhering to the terms of the lease, which require a list of damages to be provided within 3 business days of the property taking repossession of the unit, and reiterating that they were coming back with charges after they told me there were no damages, that I found the situation unacceptable. She told me that she didn’t want me to think they were just adding charges; so, she would send me the move out charge list (that she wasn’t sure I had received) and the damage photos. I told her that was exactly what I thought was happening because damages were being noted after I had been told by the facilities supervisor that there were no damages. They sent over 50 pis of "damages,” most of which I can't even tell are damages. Others are of cracks that look like they are from the building settling or cracks related to poor building craftsmanship. Some pics I can't tell came from my apartment. Please be aware that this is how Cadence/Fogelman does business. If you are a current resident, I STRONGLY advise that you schedule a walk-through at move-out and make sure you document the result. They were going to charge me $40 after telling me there were no damages. If I hadn’t done the walk through, they would have charged me $120 for “damages” that I did not cause.
The mgmt staff is awful! Never respond and if they do are rude and blame everything on ‘corporate’ tying their hands. Absolutely no grounds maintenance, grass hasn’t been cut in weeks and the beds are just washed out mud. Have written and called, been to the office many times and nothing is done, they don’t care. Don’t waste your money here.
They market these apartments as luxury, but they are not once you see the sample apartment you think they are perfect, but when you actually get your apartment, it’s full with imperfections the main office it’s mainly close and they never pick up the phone and the staff is very unprofessional and condescending. I am just waiting for my lease to and so I can move out of this nightmare.
I discovered this property recently on social media on the Instagram App. What encouraged me to come visit the complex in person, were the fast email replies and phone calls from the gentleman in the office, who was very excited about the property, he offered to schedule a tour for me, even though I wasn't going to be leasing until later this year. As he showed me around the property I was impressed with his knowledge about the property, every question I had he answered, and I could feel and hear his excitement about the property. He pointed out the fine details within the apartments themselves. The property has fantastic amenities, separate parks for large and small dogs, brand new buildings, very spacious club house, beautiful pool, 24/7 fitness center and offices spaces that you can rent if you work from home. The apartments themselves are clean, spacious, plenty of natural light, and brand new. I look forward to renting at this property later this year! I encourage anyone who is looking for the best in the Sugar Hill area to check out this property. You really get what you pay for here. Oh, and internet is included with your rent!
