The community of North Sacramento encompasses many smaller neighborhoods, giving it a diverse composition of both renters and amenities. Residents enjoy access to several restaurants and large shopping centers in addition to parks and natural areas, such as Discovery Park and Raging Waters. The banks of the American River provide recreational opportunities, allowing people take boats out on the water, or simply sit along the shores and enjoy the surroundings.
Though largely residential, North Sacramento has popular hotspots like The Promenade, an upscale mall near I-80, and Arden Fair. I lived for four years while working at Sac State—a safe, peaceful place. I used to go out for runs everyweek right from my apartment along the American River Trail all the way to Folsom. The manager Clara is proactive and very helpful. She answers emails and responds to any concerns. The grounds are kept well. The maintenance staff is fantastic. Highly recommend this place.
I’m having difficulty leaving because I love being so close to the American River Bike Trail (a walk across the parking lot to access) and how quiet and serene it is here. Rarely ever an issue, and when there is, it’s resolved immediately. Recently I was locked out of my apartment (before 7am!) and the manager had maintenance over in less than 5 minutes to get me in AND replace the lock!
I enjoyed my time living here. The location is great with an easy commute if you work in Sacramento and a short drive to everything the city has to offer. One of my favorite things is the direct access to the Jedediah Smith Memorial Trial, which means a lot of outdoor activity options when the weather is nice. Melanie the office manager is always friendly and she has a great maintenance team on staff to take care of your repairs. The property is older but that makes it more affordable. They are also working to upgrade the units one by one.
Cadillac Drive Townhomes is the quietest complex we’ve ever lived in and it’s at a great location for accessing the freeway, local restaurants and more. We thoroughly enjoyed our time there for over a year and a half and would highly recommend!

There's so many good things to say about this property, and I've lived here long enough to see the area develop. The property is clean, and it's walking distance to CSUS, a grocery store, really good restaurants, the Cal Expo, etc. There's also gate access to the levy if you like to bike/skate/walk/run. The management is responsive, caring, and feels more like a neighbor than management. The maintenance staff is the same way, always waving hello and going about their business. Repairs were infrequent but were a breeze (i.e. just an email away). To the comment about "brown water", the property fixed the hot water heater with a better unit and that lasted only a few hours, max. There were occasional water shut offs for repairs, but that's to be expected when you want hot water faster. I'd highly recommend living here, both for students looking to live right next to the campus, and for working professionals that want a quiet community to come home to. These are one of roomiest living spaces I've seen in the area. Their motto is "The best kept secret" and I'd have to agree. I'll really miss living in this place, it's been a great 7 years!

My girlfriend and I lived at Cadillac Drive from 03/18 - 06/20 and miss the great community Melanie created. We had to move to San Francisco due to new employment, and Melanie still took the time to mail my girlfriend a letter that she got at our last address. I'm beyond thankful that she took the time to do that almost a year after our relocation. To anyone second-guessing, this is the community you want if you're looking for a safe and respectful place to live: ample parking, 15min walk to SacState, and backyard access to the American River.

The hot water never works, and the water was brown coming from the faucet. Staff is rude and negligent. They will fix problems MUCH later and there is no sense of urgency. No matter how serious the issue is.I feel cheated after staying here. Take your money elsewhere, if I can stop at least one person the trouble that I went through, my job is fulfilled.
I have stayed in this apartment for about 2.5 years. The apartment has got ample storage and they are very cozy. The apartment complex is well maintained with regular landscaping and cleaning. The rent includes water/garbage and trash which is great since you wont get any surprises at the end of the month. Melanie and her team, they are excellent, fair, cooperative and helpful. They are very prompt at addressing any issue you may have in your apartment. The neighborhood is great since Raley's, CVS, Starbucks are within walking distance. The American River Trail is right behind the apartment which is great for jogging/cycling. Downtown is 12 to 15 minutes drive. Would recommend this property.

I just moved here a bit past mid-July and it felt like home here right away. Yes- the homes are a bit older, but the appliances are pretty updated as well as other fixtures. The location is honestly amazing because everything is nearby; it’s so handy to have Raley’s down the street and then Sac State is a quick bike ride. The complex is nice and quiet, with beautiful trees all around. The biggest pro for this complex is the property Manager, Melanie. It is an understatement to say that she truly does care about the residents and our needs, safety, etc. So far, my roommates and I are beyond impressed with the high level of communication from the office, the consideration given to us as new residents, the maintenance of the complex grounds, and our new home. It’s so nice to call this place home and I hope to stick around here for a while! :)

The apartments were ok but overall they look and feel rundown and old. They need to invest in renovations. The manager seemed a bit all over the place. Not sure why but she gave my wife the creeps.

I lived here for around 3 and a half years in a street facing apartment (the entrance was gated though) and it was great. Walking distance to good food and shopping also really close to Sac State. It also has access to the levy which is a great place to exercise or take a back route to places along Howe Ave if you cut to the right. Tons of parking (for you, your roommate, and any and all guests) that I miss because the bay area has such terrible parking. The landlady, Melanie, was always very professional and quick to respond to any problems that arose within the apartment. There is a pool and gym. It always felt really safe and the noisiest it got was on mornings where the lawn was being mowed or the leaves blown. There was also only minimal street noise since it's a bit removed from Fair Oaks/Howe.
I lived at the Cadillac Drive Townhomes for 6 years and could not have picked a better place to live. Unfortunately, I had to move away from Sacramento for work, but was absolutely planning on staying there for as long as possible. You can not have a better location, it is right next to about every amenity you can think of, restaurants (both chain and local spots) grocery stores (especially since Raley's just opened up down the street), hospitals, banks and almost every other service you can think of. While Sacramento State is just down the street, in the time I lived there loud college parties were almost never an issue. My favorite feature of these apartments is that it has direct access to the American River Bike Trail right at mile marker 7, which makes it very convenient to go on a long bike ride or maybe just a nice walk along the river (while the Bike trail did flood during the 2016 rains, we were never in danger). Pro tip: during the State Fair, you can walk down the bike path and get a front row seat to the firework shows! One very helpful service they provide is package pick-up, meaning that if you are not home, packages will be delivered to the main office and you can come by and pick them up as long as they are open. My only negatives are that the buildings are a little old and the apartments can smell a little musty, but nothing that would prevent you from living there. Also, traffic noise can be quite noticeable sometimes, mainly with cars passing by the Fair Oaks Bridge and the nearby train can be heard sometimes, but again not a deal breaker. But the real reason this place was so enjoyable to live is that the staff are extremely helpful, nice and very accommodating, as long as you are a good tenant. Melanie and Carla are very nice, and Carl the maintenance man is always there to help (I swear Carl never takes a day off as you will always see him around the property doing something). Another main positive is that this property is not owned by a huge realty corporation, so the staff aren't beholden to corporate policies and regulations. All in all, I wished I didn't have to leave! TL;DR: Live Here!
I live in a very quit yet resourceful neighborhood. in love how convenient it it to the bus line and to restaurants and grocery stores. I do not have one single complaint and I have lived her for 9 years.
