If I could give this dump 0 stars I would. I have lived here now for almost 2 years.. I foolishly keep hoping that the maintenance issues I have had will be resolved with each additional request to no avail. I have lived the entirety of my time at Cahaba park with grossly negligent landlords/maintenance technicians. Most noteworthy maintenance issues I have lived with are related to ongoing water leaks on the ceilings of both bedrooms as well as a leak in my bathroom caused by a botched maintenance job. My apartment reeks of mold and I have a serious roach problem that is not addressed or reduced by the pest control provided by H2. Black mold has been found in my walls/ceilings (I paid out of pocket for that) and upon presenting this information to management, I was brushed off. I begged for months to have a professional come out to take a look at the water damage who told me to "try to keep it clean". Not to mention the fact that I paid multiple $300-600/month water bills due to the leak that was caused by maintenance in my bathroom. Most recently, I have submitted my 6th maintenance request (these requests were submitted over a period of about 3-4 months) for a hole that is created in the ceiling above my bed anytime it rains. I have had roofers come out to "fix" the issue multiple times from the exterior with no positive results. It continues to leak in the same place and creates a black soggy dry wall segment that ultimately bursts and leaks onto my bed when it rains multiple days in a row. My quality of life in these apartments is horrible. Rent prices continue to increase with no inkling of a promise to ensure that my living conditions are safe for myself and my pets. DO. NOT. LIVE. HERE. I cannot express my misery enough. If you value cleanliness and safe living conditions as well as responsive landlords who care to maintain appropriate living quarters absolutely do NOT waste your hard-earned money. Pay $100/month more to live somewhere that does not have moldy/wet ceilings and roaches living in the walls and sink drains. sincerely, sick of it !

Since Apts.com lets our residents post anonymously, we do not know which apartment you live in at Cahaba Park, nor are we familiar with the consistent issues that have happened with your apartment. Overall, me and my roommate had a mostly positive experience living here. However, there are definite pros and cons: Pros-Having a washer and dryer in the apartment is definitely a plus. Also, the location is really great, as you're close by to shopping and restaurants, and both I65 and 280. The apartments are pretty spacious for what they are. Cons-You're definitely paying for location. Our dissatisfaction with management mostly stems from their uncommunicativeness about maintenance issues. For example, last year our water bill was astronomical and we suspected there was a leak. Only after our downstairs neighbors noticed it did maintenance notice our (repeated) requests for it to be looked at. The leak was "fixed" but only by the maintenance person drilling a huge hole behind the faucet...that is still there. Not having central air conditioning, for what you're paying for, is kind of ridiculous. We also had to put space heaters in every room during the winter months because our "heat" (which was advertised in the listing on multiple sites) was either not working or entirely nonexistent. There is also some sort of animal living in our ceiling which woke us up during the night, and bugs in our kitchen. Why were we paying for pest control then? We filed multiple requests on all of these issues which were never addressed. Maybe the next residents will have better luck. Additionally, we also felt there was some shadiness on the part of management. We were told most of our application fees would be waived if we looked and signed on the same day. We did, but still had to pay all of the fees because we'll only get that money back when we move out, which was never disclosed originally as part of the offer.
Living at Cahaba Park is approximately comparable to living in Slumdog Millionaire. There is black mold covering our bathroom ceiling that management refuses professionally remove. After submitting multiple written maintenance requests, someone came out and sprayed what was essentially Clorox on our ceiling. The ceiling subsequently peeled and patches fall off on a daily basis. We have a tree outside our apartment that regularly drops limbs in a 30 foot radius. My car, as well as both of my roommates' cars, have been hit by falling branches. Management has refused to remove the tree or have it trimmed. Management also refused to send anyone to unlock my apartment when I got locked out. When I called to ask for help, the management member I spoke with was completely indifferent and refused to bring over a key, despite the fact that he had access to it. He stated "that's not my job," and hung up on me. Obviously what I've said is anecdotal, but I think these experiences speak to the status quo at this apartment complex. Management is negligent, rude, and fairly incompetent. The best you'll ever get from them is maybeeeeee a patch fix. If you don't mind maintenance requests taking 6 months, your car getting hit by falling tree branches, questionable heat and a lack of central air, then you may enjoy living at Cahaba Park. Otherwise you should probably look elsewhere.
To whom it may concern - I am a current resident and only recently have had a mold issue resolved. I say recently, it was “taken care of” within the last week. We notified them over three and a half weeks ago of our mold issue and were met with no responses. When we went to take issue with their negligence they threatened us legally over or rent being late. We wanted to reach some sort of middle ground where we felt it fair to not pay a full rent cycle since our apartment was not within lease, more specifically, within acceptable living conditions for almost a month. We were essentially scoffed at, our request denied, and then threatened. We are good tenants here. We have been living here for two years because we love the units. However, the management team here has a high turnover rate and is infamous for neglecting its residents. We are nothing but rent checks to them it seems. They are an unprofessional management team. Again, the units are nice and that is why we stayed as long as we have, but after being treated in such a way, we are definitely leaving and I would never refer this complex to anyone I care about.
