Lived there prior to the tornado on 3/31/23 and let me tell you it was a joke then. Ceilings can’t be above 6.5 ft high. Ceiling fans low enough that for someone under 6 ft have to worry about getting hit by the blades. It’s an old complex with really poor units. Then the way they treated some of my former neighbors/friends upon the tornado was disgusting. Made them lose everything that was left and their animals starve.
I usually don’t even write reviews about places, but this one right here cuts the cake. I was so excited about moving here, because I’ve always wanted to live over here ever since I moved to LR, but I’ve changed my mind. Their leasing staff is so unprofessional and it rubbed me the wrong way, because I’m so interested about moving to this property and it’s like they don’t even want to help. This is my first time ever experiencing something like this, because usually a leasing staff would want to help you choose your next home. I thought the reviews I read about this place were lies, but no! Run! I’ve been calling up here almost everyday and they don’t pick up the phone, when they do it’s a “I’ll give you a call back about touring” and never call back.. how do you expect for anyone to even want to move here when they’re acting like they don’t want you. That is not how you professionally manage a property. They need to get new people or something over in that place. I just got off the phone with another property and their staffing is everything. I was able to set up a tour, they went into details about the place and everything before I came just to give me an idea how it would be over there before touring. That’s how you supposed to handle things. Thanks.

Great at first site. I loved there for almost 3 years and nothing was ever right. Maintenance never came when I put in a work order. Could never get in contact with management. Office hours were only as they saw fit. They always changed how payment were made. One minute it’s a money order, next it’s online on one site, then online for another site, then it was by MoneyGram. Gym was always closed, Pool is always messed up, there is NO tennis’s court because they changed it to a dog park. No area for kids to play. The luxury pool never opened and was never tend to. Prices is not worth the stay. Better buying a house and fixing it up yourself.
We lived at Calais for roughly 2 years. Our unit was dilapidated at best, disgustingly dirty from previous tenants, and constantly falling apart. The maintenance team is severely understaffed; our very old dryer stopped working, and it took an entire month for anything to be done about it—we were air drying clothes for weeks and visiting the laundromat as the complex treated it with no sense of urgency. That was only one of the many maintenance issues that were either slowly or incompletely resolved. Issues with rent payments on their suspicious online portal were frequent and led to many phone calls to management (if we were lucky enough to get someone to answer our calls or emails) and our bank to resolve the issues on Calais Forest’s end (the charges were shown on our bank account, but Calais Forest’s system did not record them). We resigned to paying rent by paper check and getting paper receipts for every payment. The complex itself was unsafe and disruptive; gunshots in the parking lot have woken us up in the middle of the night, people are yelling loudly at all hours, and the police are frequent visitors (I personally never went out to the parking lot by myself; if I were a young woman living alone, I would NOT live here for safety concerns). We felt uncomfortable enough in Calais Forest to pay the fee to end our lease early, and move to a different complex. We also paid their cleaning fee (as we knew there was no point in our deep cleaning the unit; they will charge you no matter what and we understood that), and were told that we had no outstanding charges at the time we turned in our keys. However, the constantly changing management has recently sent a charge to a collection agency without alerting us via phone call or email (though we have been moved out for months at this point). We do not mind paying whatever they say that we owe, but we are frustrated that we were NEVER notified of the charges and given the opportunity to pay beforehand. Other reviewers seemed to have also had this issue with the complex sending surprise charges to collection agencies. The tenants at this complex will receive poor customer service, live in a dangerous environment, and ultimately be overcharged for an overall poor experience. We plan to report Calais Forest to the BBB and any other relevant agency that needs to be aware of the poor service and management. Renter please beware.
Moved my daughter into her apartment over the weekend, the lady at the front desk and maintenance man were super nice and helpful. Apartment was nice and clean. Landscaping was gorgeous. Few issues to call about when office opens Monday but so far so good!! Well done!!
This apartment complex was by far the WORST I have ever stayed in. First when we moved the bathroom smelt horrible like a dead animal. I made many complaints about the situation and they told me I had to move to a different unit instead of seeing what the problem was. I moved to a different unit it was not clean well. I saw 2 rats. There was a shooting twice in a weeks span. It was just by far the WORST complex I have EVER stayed in.
There is cockroaches here and I’m a super clean person. They do not keep up with this place at all. There are rotted balconies. It’s disgusting here. Why I’m looking else where when my lease is up. I would not recommend living here, go some where else. The air units are as old as this building. They say they are spraying your apartments for bugs and they do not at all, but charge you for it each month. This place is a joke and it’s going more downhill. I’ve had big centipedes coming out of my sink. I hate coming home to this place it’s that bad. Do Not waste your money here. And the people up front dont answer your calls and are “always busy” doing something. Horrible. I’d give this place a negative rating if I could.
So let me tell you about this apartment complex. I’ve never had a problem here until recently. I discovered MOLD is my apartment. All of the floor under my bathtub is completely molded. My tile, floor, everything. I decide to check my air vents as well to see if the mold spread. It just so happens it absolutely has molded. What does the office do? Tell me it’s not their job to call someone out to test it for mold. By also following trying to say they haven’t had the vents cleaned in years which is still utterly disgusting. Then just to go on and get mad and HANG UP on me. Not only am I PREGNANT, mold is toxic to ANYONE. Especially since we all share the same air unit. I have officially called the health department, corporate, and who else it concerns. Sad to say but there’s better out there. Fellow neighbors please check your apartments for your health and safety.
I personally would not advise anyone to move here! Your electricity bill is higher than living in a house from poor insulation and windows. The stackables are cheap and you have to run your dryer at least 4 times to dry a load. My dryer was “fixed” several times. There’s no parking ever! My neighbors car was broken into, but there’s supposed to be courtesy police on duty. The new residents coming in are loud and the smell of marijuana fills the parking lots. This place is going downhill and remains high in prices.
If you value your money, amenities, and respect, I would not move here. The apartment itself is not insulated well, single pane windows with moldings falling off the outside, A/C units from the 70's, roaches, and you get smoke/weed smell from neighbors ventilation system. Electricity bills are extremely high. The parking is not safe, my vehicle has been broken into two times. Email notices are sent often to be careful and watch what we leave out in our cars due to the dramatic increase in both car and apartment break-ins. The amenities are not up-kept and the tennis court is used as a dog park. When you move out, they will charge you for completely new carpets claiming there is an odor coming from the carpet. They also make you clean your apartment top to bottom otherwise they charge you at move out by line item. Bottom line, please look into other places before moving in here.

Although I?ve only been living at Calais Forest for a few short months, the quality of the complex and apartments has exceeded my expectations. My apartment was exactly as advertised, and all the utilities and appliances work flawlessly. I did have a minor issue with the dishwasher when I first moved in, but maintenance was quick to come fix the problem once I submitted a work order. Also, the complex is near a really nice little walking/jogging trail that I have enjoyed using.

This is home. The office staff and maintenance personnel are very courteous and ensure that if there ever is a problem, it is taken care of at once. The grounds are beautiful and alive with color during all four seasons. There is a solitude about the place. It is quiet and the grounds are well-maintained. I know for a fact that the Calais Forest team works hard for me to have a great place to live. They are very accommodating and one other great plus, my dog loves it here as well; so pets are welcomed. Calais Forest is conveniently located close to shopping and restaurants. It even has a private wooded walking trail. This is a safe location to live and to call home.

The apartment exterior is well maintained by the staff. The landscape is beautiful. There is consistent lighting, painting, cosmetic improvements to the property. I love our maintenance department! They respond quickly to my needs and go the extra mile when it is inclement weather to help me with my special needs son exit the apartment safely. The only set back is we have limited gym space and the HVAC unit is not ideal. To maintain the heating/cooling of the apartment you will need your ceiling fans, and portable heater to combat the humidity and cool. I would like to see an improvement on the apartment installation and HVAC units. The apartments were built in the 1980''s and this problems causes a high utility bill.
Excellent. The staff are super friendly, grounds are always clean and kept, very pet friendly, even when we had to replace the floors due to damage, they worked with us on it with a smile on their face. Love the amenities. Quiet peaceful community
My living experience so far as been great. I have not had any issues at all. I have had to put in a few maintenance requests but the team has been excellent in resolving the problems.
I've been living here for 4 years and have been very happy. The office and maintenance staff are wonderful. They're very friendly and there when you need them. The only thing I wish was different is that the patio door had a screen door so when the weather is nice you could leave the wood door open. Other than that, it's been pleasant living here. I like that they keep tenants updated on any issues there may be that may be caused by weather; i.e. power outages. I have recommended this complex to others when they ask about living here.
My daughter and I moved here this past summer with my dog. We have really enjoyed living here and highly recommend it! The staff is so friendly and they go out of the way to make your apartment home!

Lived here for 13 months, and I would strongly suggest looking at one of the many other apartment complexes in the area. At the time of move in there was paint spots all of the floor where Calais Forest just painted over floor trimming that had been chewed up by the previous tenants dog rather than just replacing it, which looked very unsightly. The apartment routinely got VERY large bugs and cockroaches (GROSS). I was charged $600 for replacing the apparently brand new carpet due to "Pet Odor and Urine" which quite frankly is ridiculous considering our dog was crated while I was gone and never urinated on the carpet. The "picture evidence" they sent us was extremely blurry and didn't show anything. Judging from other negative reviews it seems like they charge carpet replacement for everyone who indicates that they have a pet after charging at $300 pet fee at move in. The neighbors became progressively worse as time went on, with the smell of marijuana frequently coming through my air vents from some of the neighbors. Additionally, I had my car broken into a couple of times. Probably my biggest complaint, other than the $600 ridiculous carpet replacement charge, is that approaching 60 days from the end of my lease I continually asked the front office for the rates for renewal, and was told that it would come about a month or so before the 60 day mark. Finally I received the letter listing the rates for renewal 4 DAYS before the 60 day mark, giving me only 4 days to decide to stay or go. I quickly decided to leave when I found out my rent would close to double if I choose to sign a 6 month lease after being a tenant for 13 months and would have to also repay the pet fee. This striked me as a very predatory renting tactic as I had almost no time to consider other options. Ultimately, there are MUCH better apartment complexes in Little Rock for the same money that you will get treated much better at.

When I moved in I loved the apartment and the staff but after about 3 months there started being car break in's a lot luckily never to mine but I still never felt safe there. I had a leak in my apartment where when it rained it would flood my living room. I told maintenance about it and they came and pulled up the carpet and put a fan on it to dry it but never fixed the leak. Every time it rained it would flood again to the point where they just put a fan in and left it with the carpet pulled up. It of course caused molding to the point where the last month of my lease I didn't stay in the apartment. If you have to live in Little Rock I recommend finding somewhere else or even commuting from a nearby city.

DO NOT LIVE HERE. I repeat, DO NOT LIVE HERE, if you value your money and where you live. I have had MULTIPLE issues with this apartment. I get to know my neighbors around me and none of them stayed full-term lease. They all couldn't stand it. When I moved in my apartment was a wreck and I had to do a lot of cleaning that I shouldn't have had to do. The carpet at the front door was disgusting. I was told to write down what needed fixed and they fixed 2/3 of the issues. The carpet? No. Somehow what I had written down has been "lost" and I am being charged over $800 after moving out to "replace carpet that was brand new" when that WAS NOT brand new. These people are scam artists and absolutely horrible to work with. The AC unit is incredibly underpowered and no matter what you do you're looking at it being 80 in the summer. Expect your electricity bill to be insanely high. Parking is a major issue. If you value your car, expect there to be multiple dents and scrapes when you move out. I speak from experience. Multiple people I have talked to have had the same issue. I'm disgusted at this place and would recommend anywhere but here. Anywhere. My experience here has been absolutely dreadful. DO NOT trust any of the "positive" reviews because they are written by employees. I know this after speaking to someone who used to work there. I have come back to my apartment to a note on the door (and was put on all doors) stating to be careful and watch what we leave out in our cars due to the dramatic increase in both car and apartment break-ins. There have been multiple robberies at gun point as well. Bottom line, please look into other places before moving in here. Even if other apartments cost more there are countless hidden fees that are tacked on after you move into these apartments. You'll definitely be paying the price of a nicer apartment in the end and stuck in an awful place.

We moved from out of state and i was very happy when it looked exactly like the pictures. it didnt take long for the office to let us down. anytime there was something that stopped working it would take days to be fixed after we being treated rude for even asking. we currently live here and we have a working kitchen sink or dishwasher going on 6 days after calling. good luck

My wife and I have lived here for now our second 12 month leases, and we enjoy the environment, the quality of the apartments, and the friendly, dedicated staff. The office staff, Kavina, Melody, and Deana, are accommodating and willing to go the extra mile to ensure customer satisfaction. The maintenance staff, Lee and T, are extremely responsive and handy for any maintenance repair need. Recommend living here without any reservations!

These apartment homes are perfect for college/graduate students, small families and perfect for people who are new to town and want a pleasant fresh start at an affordable rate. The construction and maintenance are pretty great along with prompt service when having an issue with anything. There is a nice view outside of the beautiful landscaping and the well kept greenery. Although located near the road, it is very quiet with little to no noise disruption. These apartments are equipped with washer/dryer, full kitchen with microwave, stove, fridge and an even bigger bonus, a fire place! I love it! For those who like to swim and workout, there is a fitness area and pool available. The only complaint I would have about these apartments is that the bedrooms are quite small and have French doors with no locks. Almost like closet doors, very unappealing. I also do not like how small the washer and dryer unit are. I can barely do a full load, and have to take my comforter to the cleaners because it will not fit in the small washer provided. You can't bring in a larger one as the space will not permit for anything much bigger. They are also pretty outdated compared to the other appliances.

I've lived here for almost 10 years and it has been wonderful! The management and maintenance teams have gotten better and better over the years. I'm glad I jumped on this place when I did. It's been my sanctuary for nearly a decade.

I recently moved into Calais Forest Apartments on the recommendation of a friend and have been satisfied thus far. Maintenance was attentive, the apartments have alot of space and each apartment comes with a dishwasher and washer/dryer. For the price, it's hard to beat it especially the location in West Little Rock.
