Property Ratings at Calais Midtown
There has been construction on the building and the surrounding streets for the entirety of my lease. There is drag racing that happens on the street directly next to the apartment building. They are planning on starting a remodeling project inside the building soon, and have sent emails out to residents telling them to expect noise. Do not sign a lease here.

Nothing in this place works. The garage gates are always broken, the elevators get stuck once a week and the entire community is unsafe. People's cars get broken into constantly and the homeless just hang around the area with free access to the apartments. Also nothing gets fixed in a timely manner when requested.

The gate problem still persists with no guarantee of a solution. The garage is dark, there are no security cameras or guards, and the gates have been open for almost a year. My car was vandalized twice last December. Management blames vendors, but that excuse seems pretty weak at this point. The only thing management has done is put up a sign that they’re not responsible for damage to our cars. This complex has a lot of positives, but if I were a woman I wouldn’t live here.

Calais Midtown is advertised as having controlled access, elevators, and door to door trash pickup. The rent prices (which typically work out to $200-$300 more than the advertised price due to additional fees tacked on each month) reflect the location and these amenities, but the amenities are not consistent across the 3 buildings. I have lived in Building 3 for about 6 months and have had issues with the safety in the building, a nonfunctional elevator, and paying for trash pickup that does not happen. Calais Midtown does not have controlled access which has led to safety hazards that have not been addressed by the building management, despite being informed of the issues by the residents. The garage doors are frequently broken and left open for days, weeks, or months on end. Resident's cars have been broken into and stolen. There are no locks on the doors into the stairwells or elevator from the second-floor garage, meaning that anyone can walk into the "controlled access building" when the garage door is open or broken. There was a time where someone was living in the stairwell for an extended period of time with residents coming across "a naked man" while trying to leave their apartments or take out their trash. Residents called the Courtesy Officer who lives on site and were brushed off with no action taken. Similarly, no action was taken when management was informed of the person squatting in the building for an extended period of time. THIS IS A MAJOR SAFETY HAZARD!! Residents are not safe here and management has done nothing despite knowing the extent of the problem. In the 6 months I've lived here, the elevator has broken repeatedly and for long periods of time, frequently with no notification from the building management. Recently, the elevator broke more than 8 times in the span of a single week. We received notifications that the elevator had been fixed, only to try to use it 10 minutes later and find it not working. This is a health and safety hazard as it makes the building inaccessible to disabled or elderly residents who already live here. I know of at least one neighbor who cannot leave their apartment when the elevator is down because they cannot use the stairs and needed a family member to take time off of work to bring over their medication and groceries during the elevator outage. When the elevator is not working, the valet trash does not get picked up, despite residents continuing to pay for trash pickup and receiving no refunds

We’ve been living here for about 3 years and we love it. The location is great and right near many great restaurants. The leasing office staff are friendly and are always helpful in addressing our concerns. The true highlight are the maintenance staff. We’ve never had any issues with getting things repaired and the maintenance staff are always timely and have sometimes stayed late just to ensure our concerns were addressed. The staff here does a great job in making you feel like part of the family. Best place we’ve lived in Houston so far.
I only lived there for one year until my lease was up. The office staff isn’t helpful with needs, if you can’t walk stairs do not move in as both elevators for your building will be down at the same time. The only good person they have in the office is Dyllon. Everyone else is rude and never answer emails. When you move out go ahead and accept the fact they will keep your deposit even if you clean the apartment so don’t waste your time cleaning before moving out. Electricity bill doubled when they decided to add smart rent but you didn’t have a choice but to get it. My car was broken into twice and the office staff did nothing to help or acted like they cared at all. It is left to you and good luck because police will never show up.
I have lived here for an entire year and it has been very disappointing. I had high hopes until my wallet went mysteriously missing the day I had maintenance come in for repairs. I asked them to check cameras and they stated how they wouldn't be able to view people going in and out the gate... Not sure how that makes any sense. In such a sketchy part of town with homeless people right outside the door you would think they would have some better security. Second of all, when I first arrived the caged bike rack located in my building had a hole bent out with blood all over it. Assuming a homeless person had done it, I called multiple times for it to get fixed. They took their sweet time but when it was finally fixed our gate had broken. Our gate being open 24/7 led to cars being broken in. The most disappointing part of it all, my two bikes were stolen out of the bike rack which had locks on both of them... I called them to inform them of the incident and I got a "If you want you can make a police report." No Empathy, no assistance. Not a safe area and they do not care about their residents.
I would NEVER recommend this building to anyone when there are so many newer more together places in midtown. If it wasn't for the space you get for midtown and 2 day maintenance guarantee I would give this place a 0. Let's start with how super excited I was to move in! I knew things wouldn't be perfect and the amenities weren't great, but I never expected the horror that was our 10 mths here. Our FIRST NIGHT the entire restroom overflowed and I had to take my clean clothes to try and soak up the water. Staff and a professional plumber came but couldnt fix it. The reason: cement in the drains! What kind of fly by night contractors are they hiring? but that's not all! I found a nasty used bandage in the shower confirming they DO NOT CLEAN UNITS between tenants. A spider bit my sister on the leg while we slept. but I chalked it up to bad luck and moved on. Then the AC broke on 3 occasions causing us to get a hotel one of those nights (to their credit, Calais paid for it). It RAINED IN our apartment on multiple occasions and the issue was never resolved because we were on the 4th floor they had to contract out the repair. THEN Calais decided to repaint the building inside/ out. Well their contractors did not put up "wet paint" signs and i got paint on multiple of my belongs. One morning I opened the door and got paint on my hand and clothes. Where was the email warning me that my door could have wet paint on it at 8am? When I came home I had to FIGHT to get my door open because it had been painted shut. AGAIN, what kind of spotty contractors are they hiring for these big jobs? When I went into the office to complain about my belongings being ruined NO ONE helped me. Everyone apologized and said they'd speak to the manager, but never heard back about it again! After everything I was going to stay because I hate moving, but the final straw was instituting mandatory parking in building 2 at $40 a month - especially since it was one spot per unit and there are 2 adults! When I moved I was handed a $200 final bill for painting. I asked for pictures for damages, and was sent a bill that was reduced by $50 because they "miscalculated" the painting fee. Again, I asked for pictures and NEVER received them to show me what painting was done what was so expensive. I was going to fight it but I just wanted to move on. I hope people head this warning and just save yourself the headache.
1. You pay for parking here. And now they want us to put hang tags on the car saying what spot were assigned to, and they record your license plate for what car should be there. Like, what? 2. There isn't much guest parking. 3. Have a guest? They have to call when they are at the gate and again at elevator, and the call system has trouble with iPhones. 4. 1 attempted break in, 1 robbery (of the computers in the business center lol) this month. Doors to buildings often busted or doorknobs missing. 5. Mgmt passes the buck, says they can't fix anything because of upper mgmt. if so, I'd say don't rent with any venterra property lol. 6. Mgmt forgets to follow up on requests, missing packages, orders, etc pretty often. 7. Newly renovated pool, but very very loud now. Avoid bldg 1 if you like relative quiet. Oh and now we have to carry this tiny little weird pool pass. Idk why because no one will ever check. 8. Pool has been renovated for $$$, but elevator safety? Nah. Super old, I've gotten stuck in the elevator twice this year. 9. Apts with ok finishes, ok size, nothing unusual for area. 10. Dog park in bldg 3. Great if you have pups, although I never see any dogs there.
I've lived here for about 18 months now, and am extremely happy. We just resigned another lease for another year - some of the things that are the strongest points of this complex are the management (which changed about... 17 months ago and is a significant improvement!) and the maintenance team. The front office staff is friendly and helpful, and they are great about helping out with the ridiculous number of packages I get (Amazon Prime is my weakness). Bettie, Destiny and Natalie in particular are fabulous! The part of the Calais that truly convinced us to stay here is actually the maintenance staff. I don't think I have ever had a maintenance request take more than 24 hours, and the two men that do the majority of the service calls are some of the nicest people I've met (Randy and Noe)... and they both have an amazing ability to not make me feel silly when I break stupid things! Their other maintenance staff is also on their game - from the cleaning staff and grounds maintenance staff, to Gaspar, who came in after hours to help me out when I accidentally threw away an important document. I work weird/long hours and I don't have patience for things not working when I get home at the end of the day. I cannot rave enough about how much easier having an experienced, competent maintenance staff makes life in these apartments. The property itself is well maintained and attractive (though, I do miss the old paint scheme!) - I think we get a ton of space for our money, and the location is great. You do get a little street noise in some of the apartments, but I almost never hear my neighbors through the walls (in either of the apartments I've lived in at the Calais). I frequently use their outside grills and gym, and am happy with the general quality of the gym, business center and outside areas. I love the location - I frequently walk to dinner or to some of the bars close by to meet friends. I take the rail to work about 50% of the time, and am very happy with the proximity. I would definitely reccomend this place to friends (and, in fact, have and convinced two people to move here (:)!
My fiance and I have lived at the Calais for 3 years. We chose this property because of its location, affordability for the area, and large square footage (with good finishes) compared with similar properties. The Calais is at the perfect location for those who want easy accessibility to major highways, basic needs, and exceptional night life/restaurants, but still want quiet and privacy. We're perfectly nestled between Montrose, Midtown, and Mid-Main, which means that we can walk to all of them, but don't deal with loud, late weekend crowds. We're a 10 minute walk from the MetroRail (10 min ride to the med center or downtown), and next to the on-ramp for 59-S. Because this property is older, it is more affordable than some of the newer apartment complexes nearby-- nonetheless, when the new management came on board in late 2015, they overhauled the entire property, with renovations to both interior and exterior, so it feels new in many ways. Nonetheless, our rent rates have not increased as a result of the many extensive improvements (new lights, new A/C system, new courtyards w/ TV's and hammocks, a dog park, full re-do of exterior paint). Truly, the new management makes this property worth living at-- shout out to Betty and Nathalie, who seem to know most residents by name, and really seek out opportunities to make this place better. Furthermore, the new maintenance staff is also a major improvement from previous years-- the maintenance folk really go above and beyond to resolve problems same day if possible. An example: this summer, our A/C broke down (because old management had failed to replace the very fragile, outdated unit). Maintenance came same day (and stayed very late!) and gave us 2 giant portable A/C units while the investigated the problem. They immediately ordered a new (and energy-efficient) A/C so we wouldn't have this problem again. During this very hot, very frustrating process, they remained optimistic-- in fact, I don't think I've ever seen any member of the staff without a smile. Overall, we're very happy at the Calais, and have no intention on leaving anytime soon. We highly recommend the Calais to our future neighbors.
This review is for the new management company that recently took over the Calais in 2014/2015. Overall the management staff is great-- they are extremely friendly and always willing to help. The management team is making lots of cosmetic improvements including painting the facade of the building, and new amenities in the courtyards. However, they are spending their time and money in the wrong places-- deferred maintenance keeps this complex filled to the brim with issues. I've lived in the calais for three years. Within the last two months, the number of times the power and water has had to be turned off is astounding. I get it, stuff happens-- sometimes water/power needs to be turned off for a day. However, at the Calais, it seems as if there is an outage of some sort close to every week. If it isn't the power or the water going out, there's a 50/50 chance the elevators aren't working. You get a lot of bang for your buck at the Calais relative to other complexes in the nearby area but the continual drama doesn't make up for that-- even with an extremely friendly staff. Trust me-- what you save in money won't make up for what you experience in continuous stress.
First, elevator constantly out of order but they are building a dog park, what a joke. Maintenance doesn't exist. Appliances are out dated and couldn't buy our own washer/dryer. Hallways kept with out ac. Pool is more like a pond with a fountain. People upstairs heard stomping at all hours of day and night. Security in parking lot also a joke. They spend too much where they don't need it and not enough where they do. General manager is rude and condescending but rest of staff is very friendly. I don't recommend moving here, it's put a lot of stress into our already stressful lives.
We have lived here for 4 years, until late 2015 when the new management came on board, we could not wait to get out. With the new team in place and new ownership, we just signed another lease and are changing units. Since the new team arrived, the communications have improved tremendously. The attitude of taking care of the resident is back as it should be, and residents are treated as valuable assets and not expendable. The new management team is replacing outdated equipment and freshening up common areas, responding to maintenance calls quickly, and just generally more on top of things. While every apartment community is going to have an issue from time to time, I believe from what I have seen in the past four months those issues will be handled quickly and resolved to the satisfaction of all involved and who could ask for anything more? With such a great location, a competent team managing the complex, and beautiful apartments I would recommend this complex to any of my friends.
This is a great apartment for being close to all the fun of midtown, without actually having to hear the bars/crowds all night. The units are fairly spacious with plenty of natural light. The office staff are generally helpful & the maintenance guys are great! The parking is a bit of a concern with underground garages in a flood prone area. Would I tell a friend to rent here? Yes.
Cool neighbors, great location, but lots of deferred maintenance.
