Nestled at the foothills of Blue Ridge Mountains, about halfway between Atlanta and Charlotte along I-85, Greenville offers big-city excitement coupled with small-town simplicity. A burgeoning food scene and exceptional amenities plus a hospitable, close-knit community and easy access to nature account for this juxtaposition.
Greenville is teeming with options for modern adventures. Renting in Greenville affords you the opportunity to bike the expansive Swamp Rabbit Trail, catch a baseball game at Fluor Field, take in stunning views on the Liberty Bridge at Falls Park on the Reedy, watch a play at the Peace Center, meet the animals at Greenville Zoo, and purchase your next gift at Haywood Mall. You can also attend Artisphere, a three-day outdoor event which draws acclaimed international artists to Greenville every year.

Property Ratings at Caledon
This is by far the worst place I’ve lived. It started out perfect!! Then they were bought out and the company just didn’t care about anything anymore. We complained about the mice problem that was extremely constant and we are the cleanest people. You are forced to pay for pest control and yet bugs and mice are constantly coming in? That makes no sense. We brought the problem up and we told them do NOT put harmful traps in our home because we have a cat and they came in when we weren’t even home and set glue traps, closed doors and didn’t even contact me or my wife about anyone coming in or how many traps were set. Also we have had extreme amounts of black mold and it’s all outside the apartment and me and my wife have had ongoing issues because of it. They called it “discoloration” instead of actually calling it what it is. Did they come and see what it is? No. Did they try to resolve the problem? No. We have plenty of proof of mold inside the apartment. Had a mold kit come from Amazon and it was horrendous what grew from that dish. Also there have been extremely amount of weed coming throughout the house, mind you, I believe in freedom to do whatever you please but this was coming into my house so badly that it started smelling on our clothes and I almost got fired from my job. What does caledon do? Tell me to call the cops if I have a problem with it. Isn’t that YOUR job? Then on top of all of the issues that have continued to pile up, there are strangers walking all throughout out the entire complex breaking into cars, apartments, among other things and we let them know, what do they do? “Call the cops” ok we did now what does that do? All they have to do is get security cameras or anything of security things in place but I guess that would involve them to care about their complex and spend money that they already over charge to begin with. This is the worst place, I wouldn’t possibly recommend this place and I’m letting code of Greenville County know about how awful this place is and what they’ve done. DO NOT MOVE INTO THIS PLACE YOU WILL REGRET IT!! I’m not being dramatic or anything. These are ongoing truth and things that are happening with not just my experience but a lot of other people I have had conversations with that live in the complex.
Pros: Centrally located; apartment is spacious and comfortable; I feel safe in my apartment Cons: General property is gross; poorly maintained; non-handicapped cars park in handicapped spots; I don't feel safe on the property; pay $55 to use your washer/dryer; maintenance takes 2 months and 4 trips to the office to get anything done Gross: The pool should be nice, but it's usually filled with bugs, sand, bandaids, chunks of people's weaves, etc. The property promised to powerwash the breezeways in early September, and that hasn't happened yet so there's broken bottles and dried trash liquid staining the wood. Often smells like weed. Poorly maintained: There's nails sticking out of the stairs, the complex's dumpster is always overflowing, and the complex's gym never has any wipes for the equipment Handicapped spots: I have many folks in my family who need that parking spot and there are handicapped people in my building but it's always taken by a car that doesn't have the appropriate stickers. There's no number for towing and management doesn't go around and check. I don't feel safe on the property: (I do feel safe in my apartment and in the gym). There's always people yelling in the parking lot and maybe 1/3 of the time I went to the pool there were guys/old men in their street clothes waiting for me to leave so they could harass me. I want to be able to swim in the pool or go for a run without being worried about being watched or harassed. $55 Monthly Washer/Dryer fee: The stupidest thing I've had to pay for. Management said it's for whenever the washer/dryer people have to come out to fix the appliances, but given that there's 15 buildings and 15ish units per building, I don't really think that the washer/dryers break often enough to warrant that cost from EVERYONE EVERY MONTH. It is nice having the washer/dryer in unit, but paying for it each month just feels like a scam to keep the initial sticker shock of rent down. Maintenance: The main reason I'm bothering to write this review. It took 2 months to get my garbage disposal fixed (which was broken BEFORE I moved in), and it still isn't fixed 2.5 months later. And now the dishwasher is also broken, there's standing water, and the garbage disposal leaks. Every request I have submitted isn't reviewed until I go into complain about it.
I've lived here since 2017, the first 2-3 years were great, then management changed in 2020, then again in 2021. I must say, I read the other reviews before writing this and I must agree with all of them. It is IMPOSSIBLE to get any information from the front office. There are admins at the front, who are the only ones available, but they don't have any information and cant take any action without the manager. The manager, Nikki, is always busy. I cant tell you how many times i've called in with questions and was told Nikki would get in touch with me. Time and time again, I get no response, so I have to call back, email and eventually go into the office because they don't respond to any form of communication. Even then, she'll be in her office 10 feet away, but 'too busy' to even come out and discuss with me. You would think the office manager would make time to work with the tenants, not ignore them.... Management is either inexperienced, poorly trained, or just down right rude and unhelpful. I have had conversation with about 4 other tenants regarding lease renewals, this new management is increasing the monthly rent of most renewals by 15-20%(mine included). Other things that have occurred since new management: not sure if its a tenant thing, but the amount of trash in the parking lots is ridiculous, not sure why maintenance doesn't clean up trash once or twice a week. The new management uses a different portal for rent payment, initially there was a fee to pay by card/bank account (and they also stopped accepting paper checks anymore). After pushback from tenants this was removed. Maintenance requests take twice as long as they did in previous years, the work is terrible and messes are always left in my apartment when the work is done. Previous management used to get the pools cleaned once a year and have the same company maintain the pools. Now I guess either the maintenance crew or nobody maintaining the pools because they are absolutely disgusting this late into the summer: piles of sand on the bottom, dead bugs floating in the water and a film of god knows what on the surface. The pool deck is also filthy, at least spray the deck off with water once a week! All building sidings, walkways and balconies used to be pressure washed once a year in the springtime. This was great because it removed all the dirt that built up, but also removed all the wasp nests that accumulate in these areas. Current management no longer does this.
I was only a resident at this location for under a year... and that was too long. Management was fine for the first few months but since they have switched to the new management.... things are doing downhill fast. They never have answers to questions, maintence takes forever, my ceiling was constantly leaking (was never fixed), cockroaches everywhere, trash overflowing in the dumpster, no sanitation wipes in the fitness area (during a pandemic no less), the front office always has an attitude and never willing assist with issues that residents are having. The only positives of living at this apartment complex was my particular building was quiet and neighbors were friendly. Living in this apartment complex was the WORST headache of my experience in Greenville. I can not stress enough DO NOT live here. There are CHEAPER and NICER options in Greenville than this trash of an apartment complex.
Where do I start. They recently have had a change of management and as a result of that management change I now have to find another apartment selection. I had begun the process of renting an apartment with them and when I came back up to submit my papers they informed me that my apartment had not been reserved and that I basically would have to contact who I provided my money to to get a refund. There was no record of my application at all, The new management did not have the decency to do proper research for a smooth transition. Of course I was frustrated but what was the icing on the cake is when the property manager stated that she would call back with the phone number of the company that I submitted my payment to but she is not obligated to help. As if she was doing me a favor even though this is a result of their unprofessionalism. Extremely nice/nasty of her!
Lived here over 2 years, the complex has gone downhill in the last year. Pros: -Location is great and easy to get to parts of Greenville. -Maintenance was always very professional, quick and helpful. Cons: -gym always smells like cigarettes -constant strong smell of marijuana 24/7 -constant cigarette smoke - very noisy neighbors -loud dumpster (picks up at 5am and constantly woke us up.) -breezeways are absolutely trashed, pieces of food and trash everywhere on stairways. -outdated appliances -constant cars speeding down the parking lot. -dog poop never picked up -air conditioning took forever for the apartment to cool down. -near Pelham road which is very noisy. -wasp nests everywhere Biggest issue was the constant smell of marijuana seeping through the vents from neighbors and management never doing anything about it for over 2 years. I reported the complaints and the problem was never fixed.
The only good thing about this apartment complex is the location. If you can avoid living here i would do so. You can find so many apartments for the same price that are so much nicer. I was told that my apartment was going to look just like the model apartment that they showed me and i was completely wrong. The counter tops were a completely different color, the drawers didn't have handles and the apartment was very dirty looking and the floors were completely uneven. Not to mention the carpet smelled like dog pee. DISGUSTING. After living here for all of 2 days I realized that we have a major palmetto big problem. We were getting about 5-10 palmetto bugs and house centipedes in our apartment each week. We told them that there was an issue and ever the pest control guy said it was not normal and that they were getting in through the doors and that they needed to fix the doors because there was a huge space between the door and the door frame. When we told them of this issue they completely ignored it and said there was nothing wrong. It took 3 months and us sending a video of the space in the door frame and bugs coming through it in order for them to finally come fix it. The apartments are outdated and need some fixing up. The staff at the front desk is only nice when they need something from you. Other than that they have an attitude anytime you need to have something fixed. When moving out it took us 2 months to get our security deposit back because some moron didn't get the right address from me and it took weeks for them to finally correct it and send us a new one. Also the neighbors aren't necessarily the best and expect to be woken up in the middle of the night to a couple outside screaming at each other and the boyfriend storming off in his loud truck. Also the complex is filled with dog poop EVERYWHERE. Don't even try to take your dog to the dog park because you can't even step foot in there without stepping on a piece of poop. Basically avoid this apartment at all costs if you can!
Property Manager at Caledon, Responded To This Review
We are concerned by your observations related to pests and the upkeep of our community, and we regret that your experience with our team hasn't met your expectations. We would like the opportunity to talk about the situations you're describing in greater detail, as they do not appear typical for our team's usual high standards for service to our residents. Will you please contact us directly at communications@pegasusresidential.com? Thank you, and we look forward to hearing from you.
We moved from NY to SC and were looking for a short term rental before we bought our home. I am happy we ending up choosing Caledon. The location was very close to all shopping! The apt was renovated and quiet. Since we were new to Greenville and not familiar with the area, we felt safe in that community. Management even accommodated us with a handicap parking spot as my husband is disabled. Reagan in the front office always replied to our emails promptly and our experience was positive. I would recommend staying there.
Toxic front office. The front office makes the experience and companies insist on hiring the people who are nice to your face until after you sign the lease.

Went to look at a 2 bedroom, they advertise it as spacious, Wrong!!! Bedrooms both very small, bathroom- very very small, kitchen basically none existent. When I asked about the play area for dogs the lady had no idea what I was talking about. That was the main reason I went!!! False advertising! Don’t waste your time!!!
I lived at Caledon Apartments from 2015 to 2017. The complex is currently going through a lot of awesome renovations to facilities and the apartments themselves. My favorite part about Caledon was the location and the price. It's easily the best value in the city. I worked downtown, and it only took me 10-15 minutes to get to work every morning. The management and maintenance teams were incredibly helpful throughout my entire time there. The maintenance team was always quick to respond and always fixed our issue (big or small) within 48 hours. The community is very safe and super pet-friendly. If you have a dog, they will have a blast and make a ton of new friends! Overall, this is a great place to stay, and we will surely miss it!
What a joy it was to live at Caledon Apartments (the former Bell Caledon). I spent a lot of time traveling around Greenville to find the best apartment complex for me, and Bell Caledon checked every single box and then some. There are some shady complexes that might offer rent just a bit cheaper, but none can offer the cleanliness and security of Caledon. The best part of Caledon Apartments was the exceptional service offered by all of the employees. I lived at BC from 2014-2015, and so there has been some staff turnover since, but every last issue was always resolved promptly, professionally and kindly. If it's important to you, you won't find a better complex fitness center in GVL, and I watched regularly from the treadmills as staff carefully maintained the pool every single morning. The laundry area was always reliably functional, clean and quiet. It's hard to find a "bad" location in Greenville, but Caledon is particularly accessible to the highways and Haywood Mall, and it was terrific to have Publix practically walking distance up the road. I loved loved loved every last moment of living at Caledon and couldn't recommend it more highly to anyone trying to make up their mind about where to sign on. You won't regret it!
