Have been dealing with leaks and AC problems for half a year now (started in December 2023). Management has been incapable of fixing the problem and with the summer heat the apartment becomes humid because of the leaks + AC not working properly (right now pushing 13+ degrees higher than what it should be. I have done about 7-8 service requests on issues(1 per month), which seems too many for any apartment complex. I came into this as my first apartment out of college but sadly this has been the worst decision because apart from work and other priorities, an apartment which should not an issue (it must be managements responsibility in taking care of the residents apartments functioning right). I feel ripped off in being sold this apartment that doesn’t seem to stop having problems.

As the one year mark approaches what can I say about Calibre Springs? As someone who hates to drive the location is unmatched. Literally steps away from the prado shopping center where you can find Target,a host of restaurants, and a Lifetime fitness. The apartment itself is very spacious and well maintained. Any issues found the maintenance staff are quick to resolve it. Shout out to Luis! There is always coffee available in the leasing office, but I must mention the real highlight of the community has to be the front office team. They’re always friendly and genuinely enthusiastic about making your experience here a great one. Shout out to Julie and MaryAnn! The community itself is very welcoming and drama free. You’ll see everyone walking around with their dogs and enjoying the day. All in all I’ve had a wonderful experience here. Only issue I’ve experienced here is the occasional issue with the laundry, however it’s always quickly handled. I would highly recommend this community to anyone!

Do not move here, I have been living here for two years and it is an awful experience. The gate is ALWAYS broken, trash is ALWAYS overfilled, my rent has gone up tremendously and currently they have listed the same unit I am in for way less than what I pay. It takes a week minimum for anyone on the maintenance staff to fix any issues. And the management team does nothing to help.
Beware of move out charges. If you're planning to lease here , then please be ready to pay huge move out bills. I lived there for 4 years and changed 2 units. For first move out they charged more than 600$ for 1 bedroom apt and for my recent move out 2 bed rooms, I was charged more than 1000$. They will charge you huge amount for small defects, even if you have mentioned those small defects during your move in. For me few minor spots(most of spots were present when I moved in) in carpet, they've charged almost 800$ to fix.
Not a good apartment to stay. Looks good and nice from the outside but it’s not worth the money you will pay for monthly rent. They do not have integrity.

I have been living in this community from 2015 until now except 1 year in the middle. My experience varies by time and clearly and steadily going down from 5 stars From 2015 to 2018 it was very very good with absolutely 0 complaints and things started going bad from 2019. I m moving out in next couple of months. I m on month on month now. I want to update this review and keep it real time, so that if i write something after I move out it may sound like the review is completely based on moved out experience Good things to note Decent and Calm community. Lot of parking at some part of building but not all. Tennis courts, pools and club house are good. Decent spacious apartment with justified pricing. Very spacious living area better than almost all the apartments in the surrounding. Just under a mile and one light away from 285, convenient no traffic access. Gates are working most of the time. No safety incidents happened Things to Worry Closets, Bath and Kitchen are small. Classic units has age old appliances. Since its old building it does comes with lot of minor issues and you have to call maintenance more than you think. Maintenance is hit or miss. You may get it resolved or sometime you have to wonder when it will be done. In my case the 2nd bath in the unit had muddy water issues and hot cold knob was not working and it took 6 months to completely resolve. Maintenance guys are good the problem is the fact age of the buildings and much of the parts they need are not available and they have to order and wait. This is during pandemic days so you cannot throw them under blame completely. Communications with leasing office are not convenient or responsive at least in my case I felt rude. I felt bad to communicate with staffs than maintenance issues in my home. I had to call multiple times, create tickets online and a couple of strong emails obviously didn't get any response - but sent repair team. Again this was not the case before 2019. Since old buildings utilities may be on higher end. I live in vaulted ceiling unit and that definitely pick my pocket. Another annoying thing is they tend to have lower market rent for new move ins but existing people has to pay a couple of hundred more during renewal for the same unit which is obviously not the case in any apartments at least to my knowledge I will update my experience here post my move out by May. I hope it will not become another bad experience let see.

I have had the worst experience with been given an apt which wasn't upgraded but was told it was and paid the rent for the upgraded apt and the moving out charges are something I haven't ever seen in any other place as I am being charged for apartment smell from cooking. I strongly feel they don't want to return any of the security deposit and hence come up with absurd reasons to fine the tenants.

Calibre Springs was the first apartment I moved to when I moved from New Jersey and the location and complex was the best. The grounds were always clean and neat, the Clubhouse was renovated and it’s BEAUTIFUL, the laundry room clean with almost new washer and dryers you buy a card to use them. Not one problem in my apt, you’ll see the occasional water bug but that’s living in the south, we had bigger problems in NY/NJ. LOL The office staff in 2018-19 was the best. However the rent went up to something I couldn’t afford at that time so I had to move out. The only thing I didn’t like... there wasn’t enough natural light. I had a sunroom which had beautiful light but it didn’t reach all the way in to the living room and dining room, I had 1 window in my bedroom and a balcony sliding doors that sits in front of my bedroom and side of my sunroom so around 2 pm I had to use the lamps. I had the Fillmore style apt with 1040sq foot. It’s really tucked away in the cut which very nice. The trash dumpster was covered with an arbor of green trees.. great look made it neat. The mailboxes was never broken and that was neat too. The breezeways were always clean and the maintenance guy we’re on top of there game. Best location. No problem for me at all.

You have to follow up with the maintenance staff whenever there is an issue with the apartment. The gate is constantly broken and there were two instances where police were called because of someone breaking into apartments. The management is very hard to deal with.
currently looking to rent but still need to be flexible with move in date & I'm a little fussy about requirements. the leasing office has been incredibly helpful working with me to find a unit that will work with my schedule. can't wait to move there. the apartments are the nicest around town and believe me, I've looked everywhere.
Nice quiet gated community with lots of trees. Feels like the country even though I'm 2 mins from a major highway. Love it here.
I've been at Calibre Springs for almost 6 years and except for a couple of changes in staff, everything has been great so far. Quick responses to requests and they care about making the community safe.
This is the worst place to live, the management make a new rule that removes them from blame or cost every time they are questioned about something. They charged me $928. When I move form my last apartment because I didn'tget cleaned up. My mother had died and it was bad.
This apartment is in a great location right at the top of the perimeter. It takes 15-20 minutes to get downtown and 20 minutes to get to Alpharetta. The grounds are well kept and they look really inviting. The staff at the leasing office has always been really helpful. They have started doing great community-wide events like cookouts at the pool and free tennis lessons. Some of the apartments are not upgraded but that makes the rent even more affordable and they are still clean. We have never had any major bug problems like some of the other complexes in the area and any work order we submit is taken care of quickly. We are planning on staying here as long as we can :)
I've spent the past year renting at Calibre Springs apartments. Overall, I've really enjoyed my time within the community. You couldn't find many better places, but you can definitely do a lot worse. The complex as a whole is very quiet. The location is amazing! Being directly behind The Prado shopping center is very very convenient with all of the amenities they offer. The apartments themselves are not too bad either. The upgraded ones are definitely nicer than nonupgraded (as one would expect) but the nonupgraded are just as great too! The rent for the area is very well priced for what you get. I would totally recommend this apartment complex to anyone looking for a great place to call home.
I moved into this property June 2009 and have been very happy here. I had looked at other properties in the area, but this is the only one that felt like home when I looked at what became my current apartment. The management is nice and friendly. They offer breakfast on the run a few times a year. The recently added a hot dog cook out 3 weekends in July, as well as a full pool party in later Summer. The property common areas and very well maintained. The maintenance staff generally gets to your issue within a day depending on the urgency of your repair. Located within walking distance to a shopping plaza as well as MARTA bus stops. Though located in the city of Sandy Springs, it feels like I am in the woods as I look out my windows and see nothing but trees, yet is a very short distance to I285 the major highway around Atlanta.
