In addition to having a strong problem with cockroaches, the facilities are always dirty. The maintenance people after fixing a problem several times in your apartment, they try to charge you. Management people aren’t very professional, they’re good at collecting the rent but not at explaining to you why they won’t give you your deposit back once you leave the apartment at the indicated time and in better conditions than they gave it to you. And even later you have to be dealing with calls from collectors, because you supposedly owed them money. I don't recommend moving here at all.

I can't say much about living here yet because I just moved in. The process was pretty smooth. The management has been pretty friendly throughout the process. I expected my apartment to be carpeted as was stated in a previous e-mail, but it's not so that's why one star is removed. I haven't decided how I feel about it yet. Otherwise, the apartment seemed clean. In addition, the window doesn't quite lock, which seems to me to be a safety issue.

Management is arrogant and do not help. This place is filthy.... the amenities are never open. The parking lot is flooded with bums because the locks are always broke on all of the outside doors. The cops are always here for domestic violence. I heard there was a stabbing in the complex and someone died. I am MOVING.. this place is NOT worth the price at all. Don't be fooled by the pics! The front office was just remodeled that took over three months when they said only one week. When you get through the rest of the building it's still 1970s.
My husband and I lived in California Villages from October 2019-July 2021 (during the Covid lockdowns) and our living experience was very positive. The maintenance staff was quick to repair any issues we had in the apartment, the place is clean and sanitary and it was fairly quiet especially considering how big the complex is. Any other issues we had (which was rare) were always quickly addressed by the office staff. The manager, Maria, was particularly nice and professional. I would definitely recommend this place to anyone we know looking for an apartment.

Water is shut off almost three to four every week. Do not ignore the negative reviews about this property. They are all true and you start experience them when you move in. The apartment is overpriced, they charge you between $50 to $60 as water bill even though your water is mostly shut off
I feel like I'm living in a motel not apartment also after u move in u will end up more then ur rent amount and I have seen a big cockroach in the patio an not comfortable place lot after noise at night we can't sleep

I was a tenant at California Villages within the past year. I absolutely loved it there! Unfortunately, due to personal reasons I had to move. I will say the property was kept clean, any maintenance requests were answered in a timely manner, any concerns I had were promptly addressed. And of course the wonderful use of the recreation room just to name a few! Of course there were slight issues but that is any place you live. No such thing as a perfect environment. If so, tell me where lol. Living where I am now makes me appreciate California Villages that much more! My current lease at another property is up in March and I am already making arraignments to move back to California Villages. Highly recommend and counting the days!!
We have lived here for over a year and were relatively satisfied. Nothing awful, nothing too amazing. However, there have been multiple car break-ins this year WITHIN the gated community, and the apartment only has 12 cameras total in the entire property (only three point into the parking lot). Upon my own car's break in, the staff refused to check the cameras since one wasn't pointed directly at my car, have dodged every one of my questions and have ignored complaints about the community gate being broken. The gate has been broken every day this week now, and I do not feel comfortable. There is no security on-site as this website says, and I have only spotted the "patrol" twice since living here. I would check other communities in Pico Rivera if I were you. We would move if we hadn't just renewed our lease.

You mention multiple break-ins of cars over the past year which I do not believe to be accurate. However even one is too many. One of our community gates has been broken at times, but it is promptly fixed by the gate company. We will check with staff to see if any of our cameras recorded the person who vandalized your car. It is impossible to sleep in this complex. They have these incredibly loud maitenance carts that they start rolling through the hallways sometimes as early as 7am. You can hear it from all the way down the hall and when it gets to you it’s so loud things in the apartment shake. They never warn about construction on other apts so you could spend your whole day listening to drills, hammers, and nail guns. Talked to the office they said pthey couldn’t do anything. Called corporate and they literally laughed at me. I was fooled by the reviews on sites like this but don’t listen to them if you actually plan on sleeping in your incredibly expensive apartment.

A great, quiet place to live. Management has been great and they were taking care of any apartment issues on the spot. Until about 2 months ago. David has not replace some things he promised he would due to me signing another year lease contract. He stated it's cosmetic and has no priority. When you speak to him make sure you have a withness since he forgets what he tells you and blames you for the services you are requesting. He will say it is your fault. He has a non reliable, sarcastic behavior. Very disappointed at his actions and comments. Also since they implemented the pet friendly policy, we have fleas in our apartment and other infestations that have not been taken care of, except for the flea, and still waiting to see if they dissapear. Mosquitoes are all over the place, it has become a health issue for us. Every morning my newborn and us wake up with bites on all extremities. We dont even know exactly what other type of bugs are nesting on the carpets They wont allow you to place a net on the door way to prevent mosquitoes from getting into the apartment since it gives a bad impression. They are more concern with the looks than with the well being of the tenants.
I recently had a Kidney Transplant and stayed at California Villages during my recovery. It was clean, quiet, and an over all good place to recover from surgery. Everyone is very nice and they bend over backwards to help you. I recommend California Villages for anyone.

I had friends living in these apartment about 4 years ago. Since I visit I fell is love with these apartments, there is a shopping center across the street which its perfect cause the WalMart is open 24/7 this is,my ideal place to raise my family. I always recommend these apartments to friends that are looking for a place to move to

If you have pets, this is a great place to live. The apartments are very nice, as well as the staff and they are very pet friendly. If you don't own a vehicle like myself it's not a problem because there are several shopping centers, restaurants, grocery stores, banks and pet store, all in walking distance.

When I was moving out to California, I checked all over southern Cal for apartments. I was looking for something in a safe area, that was affordable, had nice facilities, and no roach infestations. That last one made the search difficult. Of all the apartments I looked at, none impressed me more than California Villages. I rented a 2 bedroom 2 bath for my first year out here, at about $1,610 a month (utilities and all included). Excellent apartment, very roomy, walk-in closet in the master bedroom, really everything you could need. My last year was spent in a 1 bedroom 1 bath, for about $1,190 a month, which was (obviously) more cramped. The kitchen was about the size of a couch, and wasn't very wide. Overall though, if you're alone, or even with one other person, it should work. In my two years, I never heard of any crimes being committed within the facilities. There are cameras in every hall, tall gates behind other gates, and you need at least one key to get into any room. The parking lot is secure, and you should get a spot within walking distance of your apartment (at least I always did). Most of the spots are covered. If you're renting a two bedroom, you get a spot included with the rent, if you don't you have to pay for one. It's around $25 for one spot. If you don't want to pay, you can park on the street, which is usually pretty full, so I'd buy a spot. The noise situation is pretty good. You'll hear it if nearby neighbors slam their doors, stomp/drop things on your ceiling, or are doing any heavy-duty home improvement, but tuning everyone out was never too hard. The office staff is pretty fluid, David was the only guy that was there for my entire stay. He's a good, helpful dude, if you ever need anything, go to him. The maintenance workers are kind and prompt, but most of them don't speak English, so communicating your problems to them can be difficult. I had an issue with my toilet for a year because I couldn't get them to understand what my problem was, but I'm terrible with explanations, so maybe you could have better luck. You probably won't need them very much though, so I wouldn't count that as a major con. The apartments are located well-within walking distance of a King Taco (best tacos I've ever had), a Sizzler, a liquor store, Chase bank, Wing-Stop, Walgreens, LA Fitness, two hotels, Panda Express, and a small shopping center with a meat market and a beauty salon. It's also within short driving distance of Wal-Mart, Lowe's, Daniel's Jewelry, Staples, Gamestop, Flame Broiler, Ross, a nice library, Target, Denny's, Piara Pizza, and El Pollo Loco. There are about five libraries within 15 minutes. There's a (cash-only) restaurant called Pioneer Chicken about 12 minutes away that has the best chicken strips I've ever tasted. Hollywood's about a 45-60 minute drive away. If you're moving to southern California, and you want a safe, affordable place in a very nice area, this is the place.
