Property Ratings at Callaway Apartments
My car has been broken into TWICE in the last month and management refuses to return my calls or put up cameras despite a massive monthly parking fee. Love to pay to have my stuff stolen by a fellow resident. LOOK ELSEWHERE FOR SOMEWHERE TO LIVE.

Alyna and Tyson were both very helpful and made the contract sign a pleasant experience. I can't say much about the apartment yet, having only seen it, but it's small, cozy, and I have a nice view... The location is good and the commute to work is pretty direct. I'm looking forward to living there.

I don’t know. Worst place to live honestly don’t waste your money

So many loud cars and stereos that will wake you up at all hours of the night, and when you call management just tells you they're not in the office at 1am when it happens so there's nothing they can do about it

I've lived here about three months now. My move in was delayed for over a month with very little explanation as to why. A week before I moved in, I went and looked at the apartment. The cooling rack of the fridge was completely encased in ice and partially collapsed. I told management and was assured it would be taken care of. A week later when I moved in, the ice was gone, but a puddle of water stretched across the entire kitchen floor and the cooling rack was still partially collapsed. I delayed my move in by a day and management assured me again that it would be cleaned up and the fridge looked at before moving in the next day. The mess was still there the next day and I ended up cleaning it myself. For the next couple of weeks I kept asking management to look at the fridge because the cooling rack was still collapsed. Every time I got the same response of surprise that nobody had been there and was always assured someone would be there that day. Three months later I've given up and I'm just dealing with it. There are also two outlets in the kitchen that haven't worked since I moved in. The walls have a weird brown goop on them, which apparently means a smoker has lived there. That would explain the awful smell of the apartment when I moved in. It also shows that they don't really deep clean the apartments well between tenants. Police presence is basically constant here. It's not a good area. Not much management can do about that but still worth knowing. Really the only big positive of living here has been the complete lack of bugs. I haven't seen one spider, roach, or any other bug since I moved in. Could be just because it's winter, but it has been nice. Overall, it's an OK place to live if you're on a budget. But just keep in mind, you get what you pay for here.

DO NOT MOVE HERE! I think it's important for you to know before I share my experience that you know that I REALLY wanted to like living here. However, there are too many issues that have made living here stressful, made my husband and I sick, and have made me feel unsafe. I moved in August 2021. I have barely live here 5 months and I'm looking into how to get out of my contract which I've NEVER done before but this place is a nightmare and not worth staying the whole year. When we filled out our move in checklist we noted on it that our garbage disposal wasn't working. I was told my management that they would fill out a maintenance request to get that fixed as soon as possible. Two weeks go by and we never heard anything. I called the office and asked about it and was told that management never filled out a maintenance request. They tell me they will fill one out for me right away. Two more weeks go by and the garbage disposal has completely seized and is now flooding into the dishwasher which then flooded onto the kitchen floor. Luckily I was home and I called the emergency maintenance line. I was told someone would come by to look at it that day. THREE days go by before a worker comes. I couldn't use my kitchen sink and had to carry buckets of water to the bathroom to stop the water from ruining the floor. After a worker came and replaced the disposal. The apartment buildings around the creek are home to about 50 ducks. The smell is TERRIBLE and they are very loud and all hours of the day. The ducks wander on the sidewalks leaving SO MUCH DUCK POOP that there is no way for me to avoid stepping in it just to get to my apartment. Let's talk about safety. The police are here constantly arresting tenants or settling disputes. My first day I moved in two neighbors got into a fight and one tried to run the other one over with their car. There have been arrests for rape and illegal drugs in the 5 months I've lived here. A tenant passed away from overdosing on drugs. A tenant's two different apartments caught on fire. Fights, yelling, and disorderly tenants are everywhere all the time. I have had tenants I don't know pound on my door at inappropriate hours asking if they could use my phone, get some water, if I would watch their kids, or take them to the store or to restaurants when I don't even know them. I have had homeless people approach me in the complex asking for money, rides, and other favors.

Colleen, we care deeply for all residents of our community, and we regret that you've received the opposite impression. We work closely with the Taylorsville Police Department and also have a courtesy patrol for our community. Our dedicated maintenance crew is committed to resolving all reported issues promptly. We apologize for the delay in repairing the leak, and we have appreciated all residents' patience as our team tends to all outstanding requests. We recently hired two new maintenance technicians, so we hope to complete requests more efficiently. The ducks frequent the canal that runs through the valley into the Jordan River. We understand that this can be messy at times, but we do our best to maintain cleanliness throughout the property. We do have units available away from the canal if you are interested in a transfer. If you would like to discuss this option or any concerns in greater detail with our team, please give the office a call at your convenience. We would be happy to assist you.
If you're an introvert looking for a great first apartment this is the property for you. Management and staff were a bit uncoordinated with each other but they communicated effectively with me while helping me move in. They were friendly and easy to talk to while also getting the job done and being professional. They explained the move in process and when the apartment I was originally going to move into was unavailable, I was notified almost right away and they set me up with a different one with the exact same price. The process was straight forward and there were no hidden fees, there were fees obviously but the management did not try to hide them or jump them on me last minute. Some minor issues with the apartment itself, and the units are a bit dated in appearance but the maintenance was friendly and quick to fix any issues. For example, when I first saw the apartment without signing anything yet, there was a hole in the carpet that was fixed right when they said it would be. There are no issues with pests (bugs or mice), and the walls are thick enough that you can only hear people if they're stomping around upstairs or yelling outside your window, and even then most of the noise you hear from your neighbors can be heard through the vents. The community is mostly older or college aged people who keep to themselves (which is great if you want minimal interactions with people you don't know) but are also relaxed and easy going. The units themselves are functional and neutral in appearance, so they are easy to transform into your own home. The apartments are in a good location as well, and are close to I-15 and other central roadways like Redwood rd and Bangerter. I don't think I'll be living in these apartments forever but they have been a fantastic place to get acquainted with apartment living and start my life as an adult.

I absolutely LOVE living here. Everything about the apartment and the complex is so welcoming and wonderful. All the staff here work constantly to make sure your needs are met and make you happy. They got us moved in right when we needed it (which was immediately) and since we have been here life is a breeze. Rent is extremely affordable and the apartment is well maintained and easy to keep clean. Great for anyone who is looking for a place to call home :)

Apartment was completely infested with bed bugs. I had to throw all of my stuff away because of how bad this place was. I beg you please dont live here, management are literally a bunch of con men who have hidden fees out the wazoo. The price appears cheap but isn't due to all the hidden fees. I could literally for months hear exact conversations my neighbors were having (which was all domestic abuse.....that's the type of crowd this place hosts). Please do not give these con men (and women) any more money. They're absolute crooks and should probably be in jail for the type of racket they're running. This is the first online review i've ever written because I don't want any other poor souls to have to deal with these rats preying on scamming working class people.
I would not recommend moving in to this place I did however not move in here...hear me out I was scheduled to move in on Aug 7th of 2016 I planned ahead and was calling every few weeks to make sure I could see my place before I moved in since I was planning on living there i wanted to make sure it was what I had hoped for. One of the girls at the office (I will not name)never called me back ever! I had to make sure my deposits went through she never followed up and the day we were "supposed to move in" she forgot that I was planned to even be there at all. I thought well if she has forgot that someone who's paying for her to have a job in general then why wouldn't she forget other important things such as how much my initial rent was what floor plan I was looking for and what not ect. That same day we were "moving in" I walked up to my apt and the deck was falling apt it was so trashy and the door was super jammed. We walked in the "living room" was so small a standard love seat would take the whole living room up and the windows had dead bugs-bees and beadles in them. The kitchen was ok but tiny and my room was soooo small I swear the one bed one bath floor plan they let you see is bigger than the initial apt you actually get its so small! Oh and the i paid for an in room washer/dryer which they put in the closet literally right in the middle of your "walk n closet". You have to climb around the dryer unit if you need to get in your closet at all its ridiculous. If you are never home have no pets at all and are a loner who just games I think you would like the one bedroom any one else I would recommend the larger one bed room one bath seriously!!! On another note I told them I would not be moving in to this place I wanted my deposit back and they said no! We had one day to find a place to live thanks to these guys I moved to Atherton park apts.....don't get me started on their sister apt we live at now. Atherton told me I could get my $199.00 deposit back from Callaway since it's their sister apt......I have again called them every few weeks and every month but still no one has called me or given me back my OTHER $199.00 deposit from the first apartment. Thanks so much Callaway and Atherton Apts really appreciate it.
Hidden Fees: They charge you water/sewer/trash, but don't tell you until after you're already fairly far into the rental process. This is normally included in rent at reasonable apartment complexes, so when they quote you the rental price, understand that you'll need to add $90 for that, plus $30 or $40 or so in other fees. Deceptive way to quote people a low price, Callaway. Shoddy Quality: New apartment rebuilt right before I moved in, and wall-mounted fixtures (towel rack, TP holder) fall off of the walls because the drywall is cheap and soft and can't hold them. Maintenance came in to fixed it, and it fell back off after he left. Read other reviews for more on quality. Hostile Attitude: Incredibly disrespectful, inconsiderate, and hostile attitude toward tenants, but veiled under friendly initial treatment. They are really nice when you're moving in or passing by, but they turn quickly at the slightest hint of a problem -- whether it's on their end or yours. We were scheduled to move out in the middle of the month, and paid our rent and extra fees in full. We were model tenants, perfect payment record. Yet yesterday morning we got a threatening NOTICE TO PAY RENT OR VACATE stating that we had not paid enough, and owed a $130 late fee. When I demanded to know what payment I had not made, management eventually backed off and told me that they send 90 of these out every month, and that they fully know that it sometimes hits people who are paid in full (because their software does not account for pro-rating or any other reductions). When I suggested they change this, I was informed that, essentially, they don't care because it is useful -- it allows them to have the paperwork already served in case there is a problem in the future (!). For example, if they are scheduled to move out in the middle of the month but don't. When I presented to management the fact that they had, essentially, issued legal eviction threats to me because of their own miscalculation, the person at the Management office gave me a blank stare and informed me that this is just how they do things, and that they deal with a lot of people complaining about this. They were not apologetic, but held to their line that it works well for them in case we don't move out on the scheduled date. They did agree to waive the late fee, since we were not late, so thank you Callaway for that "gift."
The management is friendly enough. They do, however, try to get you sign the lease without reading it all the way through. Electric is the only utility where you only pay for your own usage. Water/Sewer/Trash are paid to the complex and they take the total cost for the whole complex and divide it by the number of residents. That usually comes out to around $50/month. Then they tack on a $30-ish "Facilities maintenance fee." The maintenance quality ranges from pathetic to tolerable. The complex facilities all come with hidden fees. For the laundry facilities you have to pay $5 for a payment card and then load your money onto the card. This $5 charge is non-refundable. As for the functionality of the laundry facilities themselves, I can't say because the first time I walked into one of them it smelled so strongly of urine that I nearly gagged. I never went back. Now for the exercise facilities. Not to bad quality wise, but you'll have to rent a "safety key" from management before you'll be able to use any of the equipment. They really like to nickel and dime you for everything they can. Like the fact that if you only stay for 12 months you have to pay a $150 repainting fee whether you messed up the paint or not. They boast a 'discount' on rent if you pay on time, but this discount is already factored into their listed price. Then if you pay rent even a day late, there is a $150 fee. And if the 31st falls on a Sunday, you better have the rent to them on Friday. The walls are paper-thin and the neighbors are sketchy and inconsiderately loud. Only about 50% of the residents with pets actually pick up after them. If you walk on the grass, watch where you step. To sum up, my wife and I have only been here for 5 months and are trying to decide if all the outrages fees for early termination of the lease are worth it.
Hidden fees, one bedroom is not what they say. My water bill is averaging 80 per month. For 2 ppl that are never home. Cockroaches, bed bugs, drugs, laundry facility always broken, management that is incompetent. This place is aweful. Don't live here. I'm trying to get out of my lease. This place sucks.
First month I was there, there was MICE! They offered to pay for a hotel but when I declined and asked to put it toward my rent since I was not living there for 3 days they said no and tried to lie and say there was nothing there. I'm now moving out they charge so many fees! I pay about 690, late fees take away any discount when they first talk to you I'm now looking at 1000 for a 400 square feet apt. This does not include maintenance doesn't fix things unless you constantly ask and there is at least cops there 2 times a week. Don't make the mistake I made choice to live elsewhere.
The Callaway apartments are not as bad as they seem. The staff is friendly and maintenance is responsive. The neighbors are the issue. Many of them have no regard for how late it is, they will yell and scream at everyone regardless. Happy with my place, not happy with neighbors!
Not good place they don't even earn any stars not Evan 0 stars varry bad place
not a family friendly community. The leading office managers are very shady. Only a good place if you are desperate!!
Maintenance could be a little bit better at what they do & the walls are paper thin. But other then that the price is decent for the area.
Neighbors are fine and area is great the management though can come off very intimidating it's really uncomfortable to talk to them about a complaint and not worry about them getting mad at you
Moved out of this apartment this year, had a one year lease. PLEASE do not make the mistake of signing a lease with these people. Don't be fooled by the nice office you see or show room because the apartments are old. I had water leaking in the closet and part of the kitchen, it took a whole month for maintenance to fix it!! I had to call the office every three days for it to be finally done. When we moved out we had bogus charges for cleaning and painting. I was told I did not give them a 60 day notice. When I handed the notice to them on time!! We paid a security deposit before signing the lease and we were told that this was a lease initiation fee when we moved out. So we did not get the deposit. Please stay away from this horrible apartment, trust me you will find something better. If I could give the apartment no stars I will gladly do it. Don't be a victim of Scamaway!!!
We lived there for a year. We had flooding and roaches. Repairs took ridiculous amounts of time. Neighbors were incredible noisy and rather invasive. Not very well maintained. Not comfortable at all! So glad I didn't have kids while living there!
If you like noisy neighbors who fight all the time, police here all the time, bed bugs that are not properly treated than this is the place for you. The staff is nice BUT nothing at all gets done when you ask you have to ask 3-4 times before talking to the manager. Worst living experience and the worst year here.. I advice you to KEEP LOOKING!
