Tagging everywhere, no one picks up their dogs poop, broken down cars everywhere. Pools are hideous you will definitely not go in.

Thank you for reaching out regarding your concerns. I'm sorry you are having a less than desirable resident experience. We take pride in our community as we know it's also your home. Our maintenance team is dedicated to cleaning up the community, which includes all tagging and picking up anything that our furry four legged residents may leave behind, as fast as possible. We also recognize that parking is a vital resource. To help, we work with a local tow company to alleviate this and remove cars that are violating the lease. As for our pools, we have a vendor that services them twice a week. We will continue to work closely with our vendors and our onsite team to ensure all items are handled appropriately for you and the community. Washing machines always broke down and room smelt like mold 9/10 times you'd go in there. Shower water always smelt like rotten eggs. Put on the move in lease that walls weren't painted when we moved in, they still charged me for painting at move out. Hot tub looked like urine for weeks and no one could be bothered to care. And lastly, my car got vandalized next to the office, asked the office if they had cameras, they told me they don't. Filed a police report. My wife posted about the negative experience online to which management replied that they do infact have cameras. So either they lied to my wife or they lied to me. Either way, shady business practice.
Do not apply to Camarillo Oaks. Camarillo Oaks has unfair business policies that are made to take your money during the application process if you decide to withdraw your application. They ask for $48 in non-refundable application fees for each applicant and $300 for a holding deposit which is supposedly "refundable." However, I was not explicitly told during my tour of Camarillo Oaks with Katie nor in the email acknowledgement for the application that it is only refundable for 24 hours after submission of the application. I was made aware of this policy when I got an email to sign the "Receipt of Application Holding Deposit" SIX days later. After the vague acknowledgement email, they only reached out about me and my roommate's application after the 24 hour clock had passed. On top of that, Katie and Essex had poor communication with us as they only emailed me the acknowledgement email and not my roommate who was also an applicant. This policy is unfair because we did not even know the status of our application before we could reclaim our holding deposit within that 24 hours. Other apartments I applied to asked for less money for the holding deposit and gave at least 72 hours to refund the money. Furthermore, those apartments actually followed up with me within that 72 hour time frame about my application. This is an extremely impractical policy as it does not give you options if you are trying to apply to multiple places. For such a large sum of money ($300), I would have expected an honest and transparent business to mention this policy to us when touring and in the main text of their email acknowledgement of our application, but Katie and Essex purposely avoided mentioning it to take our money. I would have hoped a business providing more affordable housing would not try to deceive people to get their money but that is what Camarillo Oaks has done. They will most likely respond to this review with fake sympathy and hide behind this deceptive policy that they buried in the text somewhere in the application but did not explicitly/verbally tell me and my roommate until it was too late. We gave them a chance to rectify this issue by returning our holding deposit but they have decided not to by giving a generic response that lacked any professionalism and just hid behind this policy. Imagine the lack of care they will have if you actually move in to Camarillo Oaks.
No security so my husbands car got vandalized while parked right next to the office. They charge $65 a month for pet rent but will still take your entire deposit when you move out. I’ve lived at 4 apartments with my dog and have never lost an entire deposit. They also raise rent 10% every year. Incredibly poor management, awful company. Stay away
I feel the staff is nice and helpful. Also it has bsautiful trees and walking paths in the complex. Not all apartments jave beautiful walkways. Apadtments are basic but nice.
Terrible move-out process and very sketchy behavior throughout our stay here. At one point while painting our front door for the second time, they literally left the door open until I returned from work at 8:00pm. Its a good thing the neighbors in my zone were trustworthy because anyone could've walked in and taken something. When confronted, they shook off responsibility and didn't care. Would never recommend this place to anyone.
The management at Camarillo Oaks treated me very poorly on a consistent basis. Maintenance requests took over a month to process and the staff in the office were very rude to us. In advertisements they claim that you have "access to 3 pools" but fail to mention that the middle section of the complex is actually Hacienda de Camarillo. You can't use the amenities in the middle of the complex. They charge you $5 for a laundry card and their washing machines hardly ever work. I counted, 6 out of 13 of the washing machines were broken for over 6 months. Each time I did laundry I would report them to get fixed and nothing would happen. Often they would take off the "Out of Order Sign" to hide the fact they didn't work which forced me to try and dry my clothes 3 more times. My new apartment it only takes one load. The maintenance workers park in the resident parking spots and handicap spots with their golf carts so you have to park at the other side of the complex. When they had termites, they painted over the holes in the wood instead of actually fixing it. They paint over holes in the wood instead of fixing it. I saw a painter spill a bucket of paint, wipe it off with a cloth and drive off. There was mold in the bathroom, living room and bedroom. Not even exaggerating.
The rent on this place goes up $100 every year. They do not fix issues you may have with your apartment but they will bandaid them in hopes you leave them alone. They are not aware of some tenants subleasing and when you leave a complaint because the subleasing tenant is extremely loud, they do nothing. Do not rent from them. You will not be happy with their lack of quality on the premises or their inability to correct or address issues.
This is a great community for those who are single or having a growing small family. The staff are very friendly and helpful. The apartment complex have a lot to offer, 3 pools all heated with spas, 3 tot lots for the little kiddos to play, they allow animals as well. They offer 1 to 3 bedrooms depending on your needs. You are surrounded by beautiful trees which provide shade and within walking distance to stores, parks, and local schools. They have a great gym, landscape is always well maintained and 24 hour security to keep you safe.
The apartments are good but mold everywhere in the bathrooms due to ventilation problems. The staff changes frequently and give attitude. But overall a great place to live for a short time being.
This apartment complex is great for your first time moving out/college students. There are a lot of families for some reason that seem to have children that never stop screaming at all hours of the day; and for some reason the parents don't do anything either...Staff is nice but do not enforce rules at all. A lot of unclasp neighbors. If you need maintenance done, expect to wait 2-3 hours AFTER the time they tell you. If you want to be able to have your windows open and enjoy the sound of nature in silence this is not the place. But other then that, its a pretty complex with a professional staff.
This compound enjoys incredible maintenance from everyone here dedicated to providing service whether it be exceptional gardening, instant response to any problems reported or even a ride to the store since they are headed that way anyway. Should they suspect a disturbance they are at your door to verify your well-being should someone report not seeing you regularly. The good will is so contageous that even neighbors report forgotten headlights and others returned a missing billfold and camera. The accommodations are immaculate and generous with more than adequate closets, etc. Two shopping areas, accessible by a short twp-block walk, provide clothing, groceries, movies, great food, postal services meeting 90% of your daily needs, all manned by the friendliest people to be found anywhere. This has to be one of the happiest places on earth.
