I gave it high remarks 4 years ago when I first moved in. Things have definitely changed since then. The biggest issue they have here is not really handling residents concerns. They was a rodent ( leasing office said it was a Muskrat) running around here. Multiple residents saw it and took photos and videos of it. One resident sent an email with the photos, but there was never any address sent to the resident about the issue, or what was done to resolve it if any. Another resident said they saw it trying to go up the stairs. Another concern is how they handle complaints about residents. The people that live above me on the 3rd floor are extremely inconsiderate. It sounds like I live under a bowling alley or gym. They're constantly running, jumping, banging, and booming all day and into the night. There was a time it sounded like someone was body slammed at 7am on a weekday, but it was only the girl home (they guy had already left for work). I've submitted at least 7 written complaints on them, and called the after hours security number multiple times as instructed by the leasing office, but still no resolve. It seems like the Breeden Company don't care about how the residents feel or resolving their concerns. I work from home, so the only time I get any peace is when they both leave. We pay too much here to be tormented in our own homes. The dog park for the apartments is very small and is a landmine of poop. They don't seem to enforce the pick up after your dog rule or keep your dog on a leash rule here. It's a revolving door of maintenance staff and leasing office staff. The reason I gave it 2 stars is because they're 1 of few places that have trash valet that also offer recycling. Not many places have recycling as an option, or even takes your trash for you nightly. There are a few gems here like Mike in maintenance and Valetta in the leasing office. They both are very good at their jobs and make you feel welcomed. They both really deserve promotions because they're the only ones I feel that really go above and beyond for the residents. This definitely has me thinking about looking/going somewhere that listens and addresses residents concerns.

I’m convinced these reviews are FAKE! They were great getting us into an apartment but i am going on my 3rd month, and they have yet to come by to fix any of the issues that we had marked down on the initial maintenance check form. Have called a numerous amount of times, as well as went to the front office. 2 months ago we were told that they are backed up due to so many new renters. I’m sorry but that is NOT my problem. Our air filter is so full that it is coming through the door. the sink has had a drip, the bathroom door is messed up and if you’re not careful you will be locked in!!! That is a safety concern! The fridge door handle is broken just to name a few things. If you are a renter looking to rent here would like videos of the problems, I’d be more than happy to email you. Oh and the light has been out in the parking lot since i moved here, it is extremely dark at night. If something happened to someone they should definitely be liable. THEY DO NOT CARE ABOUT THEIR TENANTS!!!

I've seen a man swatted by the fbi outside my living room my car has been vandalized twice in 6mos my neighbor 4 times in 2 years high crime good luck
If you plan on moving here please work with Treal and he will save you from a never-ending run around. He truly made this experience better than it began. A lot of reviews were about the leasing office staff and how they can be unresponsive... that is definitely the case. Treal took over for me and I was able to finish the process facilely.
My apartment was broken into. Along with my car. Never got a gym fob. On move in day there were roaches. And management is a joke
My family and I have been living here for 2 years now. It’s a very convenient location it’s right off the highway, 20 min from the beach and town center is 2 min away. I love how the apartments are secluded from everything else although you do hear the cars on the highway but that didn’t bother me. They are well kept and clean. I love the 2 pools, the parks and the entire ambience of the complex. One issue we had last summer is our car got broken into. Also, I wish their appliances were better because we’ve had to replace fridge handles, microwave handles, and other small things replaced more than once. My experience with management has been good. Every time I needed something fixed they responded that same day or the following day. Overall it is a good place to stay.
Do not live here, they walked into my apartment without notifying us with black gloves on. I ran to the door and slammed it and called the cops. I come to find out it was someone who worked here and walked in the "wrong" apartment. I only found that out because my husband went around everywhere to find someone. So scary, I was so shaken up and still am when I hear something at the door. We have gotten our car broken into and our car towed on a Sunday. Also, when we first moved in the one lady said we had a balcony and everything was included in our rent and that was a lie. They are sooo shady here!
Everything here has been well taken care of and the apartments are just so perfectly designed

I have been living here for almost 2 years now. The apartments are well designed and beautiful. They even have built in nooks!! I can’t speak more highly of a place to live. The maintenance crew is small, but on top of everything!! They are always warm and welcome too with a smile and a wave. The office crew is funny, personable, and caring. The only downside is the parking. The complex is behind townhomes and the people of the townhomes do park in the apartment parking spots. However, on that note, if you notify the office and get the plate number the office does tow. The location is minutes from just about anything and everything in Va Beach. And literally 3 lights from the interstate, very convenient!!
No matter how much you clean there are so many spiders around the house. And my sisters car has been broken into 3 separate occasions and stole her cards and belonging. We have contacted and reported it to the management but they have done nothing to help and won’t let us break our lease unless they can get $3500. This is poor management.
Don't be like me and ignore reviews. There is a lot of truth to them. Yes it looks nice and all. But looks can be deceiving. And for this price. You can rent a whole townhouse or house with privacy, hire someone to maintain the yard and join the YMCA ,oh and don't forget take out your own trash so you won't get charged for leaving the can outside the door. And some of the irresponsible pet owners who refuse to clean up their pets poop. My list could go on and on. I just got here and I'm already counting down. If you want a peaceful and enjoyable place to live after a long day. DONT COME HERE. If you do. YOUR'RE GONNA REGRET IT. And no I'm not coming to the office again for you to keep wasting my time like the issues will be resolved.

There is mold here, and in the lease you sign there is a mold addendum, so when mold appears (I assure you it will around every window) it will be your problem and not the apartment's. While this apartment complex has many amenities and looks very nice, the management is terrible. It was not worth living in this nice place and being treated so terribly by the managers and resident relations coordinator. Once you have signed your lease, you no longer matter to the people in the office. I would recommend living anywhere else. Also, I agree with another reviewer, you will be charged for full carpet replacement if you have pets, whether the carpet is damaged or not.
Ive lived here for about 10 months now and I enjoyed it here at first but then i realized that I'm overpaying for this place. my downstairs neighbors have reported me for EVERYTHING they can think of, and the leasing office believe every word they say. I can barely walk across my floor at night without them calling the leasing office. they hear every move i make. they have called the leasing office on me so much that now my boyfriend can't even bring his two year old (during his weekend visitation) over during the day to visit anymore without me getting evicted for it (no joke, i got a 21 day notice for it). as someone said before this place is made so cheap, they stated that they can even hear their upstairs neighbors cell phone ring on vibrate. But the leasing office denies that there is anything wrong on their end. I can't live my life here, i honestly feel like a prisoner in my own home that i am paying too much money for.... Also, there are so many machines that are messed up in the gym that have been that way for several months even though many people have called requesting maintenance, for example 1 out of the 4 treadmills are in working order. and to top it off someone had their garage broken into a few weeks ago, a close neighbor of mine also had his car broken into as well. This neighbor told me that the cops said their had been numerous car break ins just in the last month. I'm getting out of here in about a month or so and i definitely won't look back. i do not recommend this place
I totally disagree with previous review about the management here. Keyana, the office manager, is very proffesional and approaceable. She works hard to keep Cambria a wonderful place to live and is always helpful. Nicoleby her assistant will bend over backwards to get things done and is always kind and courteous. TK and the rest of the maintenance staff take care of any problem expeditely. This place is like an oasis and I highly recommend living here!

Lived here for over two years and since the new leasing manager came the complex has went down hill. New leasing manager is VERY unprofessional and has a very nasty attitude. They overcharge for every little thing and the washer and dryer is very small. In 2014 I would have recommended this complex to anyone but now its terrible. My husbands car got broken into and they did nothing about it. Don't be fooled by the cleanliness of the complex they will charge you for your neighbors cigarette buds that they flick onto the ground. As for the car break ins that occurred all over The Tidewater Region we had the city of Virginia Beach increase their patrols as well as Guardus. We value our resident(s) safety. As far as awards we have continued to be awarded each year. Again we are sorry that your experience may have not ended as you would have liked and we are open to discuss any issues.
The staff is unprofessional and inconsistent. The apartment is not worth the price of rent and most of the appliances are small. There is no 5 day grace period for rent, so if you're a day late there is a 10% late fee. They charge a non-negotiable $1800.00 fee for carpet replacement if you own pets and quote "urine is detected" upon move-out. I can go on, but it would be a waste of time. Save yourself the trouble and look elsewhere.

We are sorry to hear the your experience came to an end not as you would have wished. A 5 day grace period is not offered but that is clearly stated in the lease at the time of move in and we do offer a one time removal of the late fee if paid in full by the 10th of the month. We do not do partial carpet replacements here at Cambria as stated in the lease and the carpet is professionally cleaned and inspected. We do not move people into their new apartment with soiled carpet and this cannot be expected for the person/family who may move in after. I hope this clarifies any lose ends.
We moved in early July and have been very pleased with the living space, location and amenities. There have been a few minor issues but we understand nothing is perfect and things happen. THE AMENITIES ARE GREAT, AND THE OUTDOOR LIVING AREAS! INSIDE THE APPEARANCE IS "LUXURY" HOWEVER THE QUALITY OF THE FLOORING AND CABINETS ARE NOT SO GOOD. A LOT OF THINGS BROKE WHILE LIVING THERE . LIKE THE PVC PIPES KEPT LEAKING/BURSTING IN THE WATER HEATER CLOSET. FOR THE PRICE ITS A LITTLE HIGH BUT OVERALL I DID ENJOY LIVING IN THIS CENTRAL LOCATION !
Cambria at Cornerstone has lots of pros — the location cannot be beat (close proximity to lots of great restaurants and shopping; convenient to the interstate, naval bases, and airport), a responsive and professional staff, the resort features are quite nice (the pool is well-maintained with comfortable furniture and a professional sign in staff who always handles guests well), the aesthetic finishes are very nice (granite, crown moulding)... There is just one problem that hinders my ability to enjoy my home. The developer severely cheaped out on any kind of insulation or sound proofing. I can hear everything. I have literally heard my upstairs neighbor's cell phone alarm on vibrate. I can hear his shower, drawers open, toilet flush, garbage disposal, washer and dryer, vacuum, and ahem, intimate encounters. Not to mention regular steps which sound like stomping, especially on the hardwood sections. As for my downstairs neighbor, I can hear their music. I doubt it is all that loud, honestly, but when it is played at all hours of the day and night, I can hear it quite clearly. Not to mention apartments tend to be home to many young people... Some neighbors across the courtyard enjoy their balcony quite late in the evenings (midnight and later) and I can hear music and laughing, etc. Children often play and scream in the same courtyard or on the entry landings. The highway is nearby so you can hear quite a lot of ambient noise, as well as what I assumed is either the air pump or water pump located somewhere nearby for the complex because I hear an extremely loud engine noise several times per day. Lots of this is just "apartment living" but if a peaceful environment is important to you, as it is to me, consider living in another community where they invested a little more in making individual apartment homes instead of just conjoining rooms.
Beautiful community. The staff is helpful and caring. They make you feel welcome from the 1st day you walk in. A well maintained environment that you're proud to call home and have friends over.
