Overpriced for what you’re getting. Loud neighbors. Dog poop and roaches everywhere. I honestly feel so sorry for the poor soul who rents my apartment out after I leave. My neighbors repeatedly have police at their door for being loud and a woman was even arrested because of her drunken behavior. It’s absolutely insane how much management allows. If you have a service request, make sure you’re prepared to wait. My bathtub has been leaking since I moved in 12 months ago. You get better management and quality elsewhere. I’m sure all the positive reviews are fake. Don’t fall for them and learn from my mistake.

I’ll be waiting for the copy and paste “we’re sorry. Email us at blah blah blah”… HORRIBLE management. It pains me to even call them that. Countless request to talk to my upstairs neighbors about their constant nonstop music, parties, and loud dog, but nothing gets done. As other reviewers have said, NO communication, dog poop everywhere, and roaches are your roommates. It doesn’t matter how much you email or call management, they will not respond. If you go in person to talk to them, you’ll be met with a fake smile and “I’ll get on it right away” and nothing will get done. Counting my days here. 0/10 take your money elsewhere.

I moved here on May 2021 and already want to move out. Radio blasting early in the morning with bass thumping in my bedroom wall, weed smell day and night and also cigarette smell towards the end of the complex and it supposed to be a non smoking complex.Dog poop everywhere. Once my lease is up I am moving out.

Cambria staff are so kind and actually treat you like a human being instead of a dollar sign. They were so patient with us through our financial struggles. The apartment itself was wonderful - clean, adorable, and in a community of good, quiet neighbors. I would live here again in a heartbeat.
I had an issue with my AC. Was able to use the user friendly app to submit a claim. Was called minutes later even though it was well past office hours and had the issue taken care of early the next day! Very happy living here!
The new management company is terrible, they towed my vehicle that’s registered to my apartment and even though it was a miscommunication between them and the previous company the fault still fell on me. I was told the regional manager would be in contact yet I have still heard nothing. They don’t send emails out or respond well to guests. I’ve been here for a year and have put up with a lot, the walls are thin, my neighbors are loud and the pools unkept .... There are so many other apartments that have better amenities and the same pricing. Look elsewhere
I’ve lived here for 2 years now, the complex is beautiful and well kept. However on a scale of 1-5 I give it a two in the caring about their residents. Example one, they never send out emails about important updates such as your water will be turned off from this time to this time on this date or we will be entering your apartment on this date due to this reason. They just deliver papers and put it at your front door. For those residents like me who enter in and out of our garages I seldom receive those updates. Example two, the carport near my apartment is broken and needed to be fixed. It has been broken for a few weeks now. They selected early morning Saturday when the residents around this carport finally get to sleep in and relax. Now that I’ve been woken up I can’t leave because they are blocking my garage. Was early AM Saturday, 7:00 am, really the best time to schedule loud, obnoxious work near residents apartments? Why wasn’t this task accomplished during the week when we’re all up leaving for work?
Pros: -Office staff is great and so is the maintance team -Updated kitchen appliances - Rarely hear neighbors next to us -Good location -Clean, and pool area is nice Cons: - Not enough parking, have had to either park my car on the road or drive around the complex to find a spot. (We have one covered stall but two cars) there is not a designated guest parking so it’s a free for all. Which is frustrating when you’re a paying resident. - Dogs are constantly barking. I know next time to move into a non-dog apartment. - Had to call the cops on my upstairs neighbors several times from what sounded like abuse, front office was very good though the first time it occurred (hated feeling unsafe in a place we are paying a lot of money for) -don’t understand the gated aspect of it when literally anyone could walk through the front ,so the gate is more of a bother when entering the apartment Facts: Washer and dryer, bathroom sink, and shower not updated it looks like it is in the pictures but it is not. Also cabinets are just painted not new, the paint chips off easily.Pool is not heated.

We are always striving to improve life at Cambria and love to receive constructive criticism from our residents and offer them possible solutions or options for issues they are having. I would encourage you to contact the leasing office if you continue to experience issues with noises, including barking dogs and loud neighbors. Although we do allow pets at Cambria, all residents sign a pet addendum that states their pet cannot disrupt other residents and we would like to reach out to the offending owners to brainstorm solutions with them to minimize barking. We also want to enforce our quiet hours after 10 pm. If you suspect abuse is occurring we urge you to contact the Gilbert police department for response immediately. Unfortunately, the scope of our renovation does not include replacing the washer and dryer or refinishing the bathroom counters and showers in all apartments. I apologize if you feel this was misrepresented to you before you moved in. These items are replaced or refinished if they are in poor or nonworking condition as needed and I would be happy to set up a time for our maintenance to take a look at your apartment to see if we can update any of these items for you. We do have two pools at Cambria, and only one is heated. Our front pool by the leasing office is heated in the winter to 76 degrees and the spa is heated year-round. Our second pool, however, is not heated.
I actually ended up not moving in (at the very last minute), having nothing to do with the property. However, I wanted to take the time to write this review in any event, due to my unbelievably good experience with management at Cambria, especially assistant manager, Stephanie. She went above and beyond for months prior to my scheduled move-in, dealing with repeated inquiries (and a couple visits) from me, as well as readily offering concessions as she was able for my move-in. I have not lived in an apartment for about 20 years and was very apprehensive; she was so accommodating & professional, and truly made it as least stressful as possible. I ended up moving into another house with a friend at the last minute, otherwise I would be there. Thanks again to Stephanie and Amy - best experience I had with any apartment staff (and I had dealt with several in my search)! Sarah
I have lived here for about a year now. The staff is wonderful and the complex is very well kept. My only downfall about this complex would be the lack of parking and the fact that the apartment complex has a lot of rolling hills, this causes stagnent water, mud and plenty of mosquitos.
Safe, clean and quiet, Cambria Luxury Apartments is the ideal family residence. They have spacious rooms, beautiful patio and large walk-in closets. One spectacular landscape, Cambria is surrounded with large beautiful trees. They even have car garages attached to the apartments.The staff here is wonderful, very nice and always wanting to help you. Summer is a breeze here with the help of two sparkling pools located in the front and the back of Cambria apartments. Shops near by like local walgreens and smart&final make it convenient to get groceries. And its even near the freeway, the 60 is less than 5 mins away. This is one of the Best places to live.
We picked this place online. We moved from Orlando. The property is just right. The staff is like family. While I was at the doctor my medicine came and the staff put it in my apartment because they knew I needed it. I love where I live. My home, not just apartments.
I have lived on this property for almost 3 years, they are really caring and sweet. I love the management and the amenities, it's peaceful and quiet here as well. Everyone looks out for each other here.
Cambria Apts is an awesome complex w nice amenities. 2 pools w grills, never packed so it was ok to bring my 2yr old and not worry about him getting hurt. And they are re-doing the playground. Weight room with decent equipment. Large balcony and a smaller 1 up front. Nice sized garages. The apt comes with a fireplace, which we don't need here in AZ, but you can turn it on for just the ambiance without the heat. Very cool. 2full bathrooms so your guest don't have to go through your room to use yours. Very quiet here. Stores and Old Town Gilbert are all within 5 min, so whatever you need is close at hand. Its gated and has a water refill station. All in all an 8.5/9 out of 10. Needs more guest parking. The office staff is friendly.
