Property Ratings at Cambridge Downs
They do the minimum of maintenance, the playground has been in a dangerous state for more then a year (they removed the damaged slide and added a small wooden board to prevent kids from falling). The gym is closed nights and weekends. The pool is very often closed for no apparent reason. The staff appear to enjoy being passive aggressive. The apartment itself is very old, the cabinets are not in good shape, the windows aren't well insulated, you can hear everything that is going on outside and you get carpet everywhere except bathroom and kitchen. The office is closed on weekends so good luck if you need anything.
Because the gym closes at 5pm and isn't open on weekends and the pool is open half the time on weekends because the person responsible for unlocking it often doesn't show up. And it closes early when it's open... between 7pm and 8pm. Someone broke the door to be able to swim on this July 4th weekend because the pool was closed for no reason. Now they chained the door and who knows when it will re-open. Also, there's usually a ton of trash around the dumpster. Yesterday you couldn't even walk to the dumpster because the sidewalk was filled with trash bags.
This place used to be nice under old management 2 years ago; the new management has single handedly turned this complex into a ghetto. The office staff only repairs things if they have to-returning calls weeks later, if even. Emergencies such as no air, leaks, etc. will stay for months at times. The lady at the office leaves early if she can get away with it and starts late thinking no one notices. She also starts rumors among the tenants REGULARLY which has cause animosity in the complex-only one example of her unprofessionalism. Due to the management's rumors, we now have a hostile environment. (This is why I normally pay higher for everything rent, clothing, etc., to be in places were these people aren't.) The garbage spills over the trash dump. To keep tenancy high, the management office has moved in all kinds of drug dealers and ghetto families who are bold enough to sell weed openly, throw garbage on the floor, speed through the parking lot, terrorize the kids, etc. The worst part is that it is almost impossible to get help from the corporate office. All the decent tenants are running around looking for other places to live to get away from here.
When I first moved I into the apt. I was excited. The price was good and the location was good. Within the first week I had to have my stove and refrigerator fixed. The office staff sucks.. poor customer service. Everything in the apt is cheap from the shades to the lighting fixtures.the amenities are only open during business hours so you have to miss a day from work to workout.. lol this place is a joke. Not convenient to pay rent,must be done during business hours.the office once again sucks when it come to returning calls. And the thing I hated the most is that it was infested with wild disgusting cats.. I don't know what you can do in a case like that,you can't kill them but I have never lived in an apt where there were cats just everywhere. Overall it served the purpose for my family and i, but this place needs work. Don't move in if your expecting above average expectations. This place could be better if the management company was better.. another thing is 18 months and never once did they pressure wash the steps or breezeway. Never came through with the blower. When u bring company over, it looks like you live in the slums depending on how much trash your neighbor left out.. just an honest review.
I've lived in Cambridge downs for four years. It is extremely neiborhood friendly and clean. The playground for the kids, and pool helps the rating. Shopping stores are convenient outside the neiborhood. Also the best school systems are minutes away.The mall of Georgia is approximately 20 min away. For the rent I feel the apartments are a bit small. It also depends on what you prefer.
When we first moved to the neighborhood it was wonderful. Quiet, no problems, maintenance staff stayed on top of things. Now that they've been bought out by another company you're definitely seeing the difference. Some of the staff members have left and the ones that have come in are not effecient at all. The quality of residents that are approved has definitely changed as well... They're pretty much letting anyone move in with a ton of kids and drama. The property is somewhat still maintained on a regular basis but it's hard to keep courtesy officers out here because of the front office staff.
