Property Ratings at Cambridge Park Villa
Before moving to Cambridge park villa I checked out a ton of other places in the area and from what I had seen before moving in Cambridge is the best. And that opinion stays even after I moved in! For me it was the amenities like the gym and the indoor pool, Maintenance knows what they’re doing and that is hard to find at apartments nowadays, Catherine and Maggie in the office are awesome and quick to help if anything comes up ! Staying here is great and I wouldn’t want to live anywhere else.
Maintenance requests are communicated effectively when they're needed, the office staff is always available for concerns and info, but best of all the pricing here is cheaper than most other apartments closely around Seattle. Highly recommend. Good price, apartments, and location.

Thank you for the time you took to write us this review! We are pleased to hear you enjoyed residing with us!
I didnt think this apartment complex was bad. the price is good for what you get. Pros: close to I5, 20 minutes away from seattle, parking spot provided, pet friendly, nice people, nice maintenance crew, take care of their landscaping, "gated". no thefts, car break-ins, or worry about them Cons: THE MAILMAN IS TERRIBLE. i cant say how many time the usps guy loses the mail, but the people are so nice in the complex we always got it back even when it was delivered elsewhere. i heard gunshots nearby so its not the best area, the gate is there but doesnt close until night so almost anyone can come in. buzzer on doors dont work. NO VISITOR PARKING. garbage piles and smells often outside overall had a good experience but i just wish i was closer to public transportation so i dont have to pay for parking at my work.

Good evening! We appreciate you taking your time to review our property and we respect your thoughts! We have taken into account your constructive criticism and we will proceed with it in mind. There is a bus station steps away from our dog park on Martin Luther King! We are so sorry you were not informed of that! Thank you for residing with us!
Major waste of time. The office staff here lie about the application criteria and the criteria are not fully disclosed before you apply. The application criteria are not what they describe on the website nor what they describe to you in person either. Do not get hooked in and run the risk of losing your 35 dollar application fee and 300 dollars holding deposit. They will also keep all of your personal information. I have asked several times for my file back and why they are keeping my personal information but they do not reply. The premises are disgusting and unkempt. The garbage area is overflowing with garbage. The one-bedroom she showed me smelled of garbage and backed-up sewage. The hallway smelled of garbage and the carpet was old and dirty. All of the appliances, countertops, and carpets in units she showed me were old and worn out.

Good evening! We are so sorry to hear about your experience and this most certainly does not reflect the views of our management company. Before the application process it is standard that we explain all the ins and outs to you. However, should we forget to mention something or maybe if the applicant is receiving an overload of information and something does not stick in their memory, we have forms that are easily accessible for applicants to refer to and to keep. Furthermore, you should not have lost your holding deposit of $300 unless you were approved and changed your mind about moving in. If you were denied that $300 holding fee should have gone back to you. Now, the application fee of $35 per adult is simply what it costs us to run your application. So in order for us to run it, we must pay a third party website, CoreLogic, that amount to retrieve your screening results. Our management company does not receive any amount of this fee whatsoever. Yes, we keep all files. This is standard practice for legality purposes. We can assure you our files are secured and not accessed unless necessary. However, we are happy to provide you a copy! Our premises are beautifully kept, I encourage you to come see for yourself one more time! And updates to appliances and such are made as needed. We appreciate the time it took to write this review and we respect your opinions!
Ensure the property management follows their end of the lease agreement. My security deposit was returned late, and a fee of $150 was wrongfully deducted from it. When initially inquiring via email about the arrival of my deposit, the manager told me it was being processed and I would not be receiving the full amount back. I asked why but she didn't respond. A week later, I receive my deposit and a "Basic Maid Service" charge of $150 was deducted. I contacted the manager who claims that it is a standard procedure/fee for professional cleaning upon move-out--however this seems to have been arbitrarily tacked on to my move-out fees because: 1) NO WHERE in the lease agreement is it stated that this so-called "standard" fee will be charged to the tenant upon move-out (it simply says that the carpets must be professionally cleaned to avoid a fee and the rest of the apartment be cleaned and returned in the condition in which it was received). 2) What could the professional cleaning service possibly clean after I had thoroughly cleaned it? I have two witnesses and photo/video documentation of the apartment's condition when I moved out. The manager again defended that it has to be prepped for the next tenant. Well, again--where in the agreement does it say you will tack on this fee without my knowledge if it truly is a "standard" fee. I would have accepted the fee if they told me the apartment needed to be professionally cleaned, otherwise I wouldn't have wasted any time or money to even bother leaving the apartment as spotless as it could be. What is even more ludicrous, is even after the manager acknowledged the fee wasn't stated in the agreement, that it is simply too late to do anything about it because the cleaners already went in to the unit. I have filed several complaints with several department agencies, because it is too exhausting trying to claim a small amount in court. This isn't right and they know it but they also expect you won't bother to try and fight it because of the process it takes to claim $150 back. I have had no issues with the unit itself or maintenance or even the front office staff--all exceptional, but management did me wrong at the very end.
Property Manager at Cambridge Park Villa, Responded To This Review
Good evening, We empathize with you and your frustration. Paying fees is never fun! However, the lease agreement under the "DEPOSITS" clause, statement A, states: "Resident(s) refundable deposit is for all purposes, including unpaid rent, damages, cleaning, odor removal....and other charges" A professional cleaning vastly differs from a personal cleaning in that a professional company is reputable and reliable- sanitation wise. No matter how clean things may appear in a photo or video, it is the sanitation that matters- especially during this time with COVID. If any apartment complex gave you a unit that the previous tenant promised they personally cleaned, we (nor you) would not have any way of measuring the cleanliness thus not being able to guarantee a sanitized space to the next tenant(s). If you had your own cleaning company and/or license that may have been a different situation. While I was not the manager at the time of your experience, I will speak on behalf of them and say that they misspoke in response to this issue of yours. I say this because it is, indeed, stated in the lease. In my experience, this cleaning charge is standard for every unit, unless they provide a receipt from a professional cleaning company. As I am certain you can understand, it is of upmost importance to all of us that we move into a clean and sanitary space. I appreciate the time it took to write this review and I hope my response finds you well.
I have been a tenant at Cambridge since it opened in 2013. I rarely have had to have any type of interaction with the management staff, however, just recently I have been in constant contact due to a change in my household. The management staff (Maggie and Leah) were super helpful in helping me navigate this change and providing options that could work for me. Ultimately, I am pleased with the response time of the staff here and have enjoyed living at Cambridge for the past 5 years, I appreciate the professionalism and overall kindness the staff show here.

We are pleased to hear you enjoyed your stay with us! It is experiences like this that we strive to provide for each and every tenant! Thank you for your time.
I am so thankful for the staff at Cambridge Park Villa! In particular, Maggie and Leah really shine with their customer service skills. After losing my keys, Maggie graciously stayed late to ensure I had everything I needed to get into my home. The staff here consistently exceeds my expectations! Additionally, they respond to emails very quickly which is always appreciated.

We are so happy to hear this feedback and thank you for residing with us!!!
I lived in Cambridge Park for a year and a half. Important things to note (and I wish I'd known!) is when you move out if you want your full deposit back you have to have the carpets professionally cleaned (you can't even rent a carpet cleaner and do it yourself) so you're essentially paying at least $100 to get $100 back so you don't really get your full deposit back if you live there. Also even though some appliances were a bit dirty when I moved in (and someone had forgotten to plug my range back in) when I reached out to the manager I was told I can clean it myself, when I moved out I was charged because the appliances weren't "rental ready" even though that was the condition when I moved in. The buildings themselves are decent and the size is nice and maintenance was responsive which I appreciated. But your experience will also depend a lot on your neighbors - you can hear everything that's happening around you and despite supposedly being a non-smoking property people frequently smoke in and around the buildings. Half the time both gates were broken, you can't ever have guests park, and there were frequent car break ins or cases of people dumping their trash in my assigned parking spot or the occasional person wandering in from the bus stop and screaming at people. There was a management change while I was there which made a big difference in how quickly things were responded to but overall there are places in the area that are similarly priced for similar experiences.
I have leaving here about 4 months. I like the Cambridge because it is new and nice. I also like the maintenance guy name William, he is really helpful and hard working. But the ladies are working in the office are not. They made me so disappointed so many times...and too many things to write down... I hope the owner of this apartment know that you should work on a training for your staffs and make sure they work on whatever that promise.....
We moved here and signed our papers 4 days ago. Our main reasons for moving here was a bigger space/less price then Belltown, they have on site day care (not yet open) which was a huge plus, and it's close to my husband's job. We have a one bedroom two bath plus den on third floor which is amazing!!! Very sound, nicely laid out, cathedral ceilings in the master bedroom, all around the unit is a five star if not higher. The staff... Maintenance is A++. Super courteous and quick to respond. Beyond amazing at getting things done. Being a new unit never lived in, we have an electrical issue (no power in den and half power in master room) and maintenance has been on top of it. Even helping us move our couch up the crazy steps!!!!! Never seen maintenance this amazing. Melissa in the staff office is super sweet! Very courteous and good to answer questions and help solve problems when she's in. :) The reason for an overall 3-star: We live in G building but have to park in F. While that's not a big deal, it's incredibly difficult with a 9 month old and they recently locked F garage. Well G key only works on G building. So unless we want to be locked out in F (after parking etc) we have to remember to carry around a massive garage door remote, as they won't allow us a key to F building. Very agitating and not at all explained to us until today. Four days later. Also, we have yet to get a second key to our apartment. That was requested two days ago. Meaning if my husband isn't home, well I'm locked out of everything.. With a baby. We also did our "walk through checklist" upon move in, gave it to a girl who works here, even lives here, which mentioned NO power in my sons room, and she of course never gave it to the maintenance guy who would of taken care of this before we physically moved in. This apparently occurs often from what we were told (only with the one girl). Also, we had the "pleasure" of meeting who will be running the daycare (one of the main reasons we moved here)... Complete joke. She thoroughly seemed to have no interest in my son, who she'd be watching. Well I assumed she was distracted. Next encounter with her was to return our walk through sheet to her (the one she never turned in) and we had questions, she was apparently too busy and needed to run to her car or apartment (also in G) and flat out dismissed my husband and I and rudely said "I have to go. Ill be back in five min."... While I can see urgency, regardless she was on a job, should tend to customers and my thought is, if she is so quick to get aggravated with adults, how will she treat small Children in day care who won't listen to her? Yea, if she is the only daycare rep, they lost our business in that aspect unless they hire a true compassionate mature adult to handle kids. Basically these few tiny things could of been dismissed by us but being as we have seen nothing but rudeness from this employee in such short time along with the lack of care it's kind of really made us think twice about contacting staff. Unless it's Melissa, management, or maintenance. If things change I will of course update. Again, the buildings are beautiful, amenities amazing, maintenance is fantastic and Melissa is a five star staff employee. Hopefully no one else runs into the problems and rudeness we experienced.
