When Cordova began around 1830, it was a small farming village on the east side of Memphis. Today, it's still on the east side, but much of the town has been annexed by Memphis. Cordova begins on the east side of Shelby Farms Park and follows I-40 east to about Fisherville. The Wolf River runs along the south side. Shelby Farms Park provides a terrific outdoor space, covering 4,500 acres and including bicycle and horseback riding trails, playgrounds, lakes and the river for fishing, the Shelby Farms Dog Park, and the Go Ape adventure center.
Ideally located, Cordova is fast-growing due to its natural beauty and its proximity to Downtown Memphis. Cordova pairs historic sites such as the Walter Granville Allen House and Sangie Cemetery with modern amenities and convenient shops and restaurants. Popular destinations include the Cordova International Farmer's Market, the Cordova Bowling Center, and the de Cordova Museum.

The whole complex is well maintained and landscaped with mature trees. The apartments are large and well laid out with all major appliances. The staff is amazing and very friendly and maintenance is fast and professional. We have lived here for many years and have no intentions of moving. So come be our neighbors!

Run, don’t walk away! They have no control over bug infestation. Wake up in the mornings and nightstand is covered with ants. Sit down in the living room to have a cup of coffee and minutes later my cup is covered with ants. Spiders aren’t as many as ants, but a constant find. If the prior tenant did any damage to the sheet rock, the repairs look as though Ray Charles did them. Whatever you do look closer to 64 and Houston Lever!

These apartments may look nice on the outside but management is crooked on the inside. They may smile in your face during your time there, but are looking to screw you over in the end. They will make sure you do not receive your security deposit back and charge you extra fees when you move out. I should have taken heed to the negative reviews before moving in to this place. My security deposit was $300. I had brand new carpet with NO stains on top of the carpet, and they replaced a small area of the carpet of only 34 square feet for $360! Plus I had the last utility bills of $20, so I owed $80 with no security deposit back! This is the first time I ever had an issue with an apartment complex like this upon moving out. Plus, when I first moved in during the summer of 2019, I had to suffer in the heat for several days over a month period because the AC unit was not working properly. Please PLEASE do not lease with these apartments unless you want your hard earned money taken away from you!

I’ve been a resident for almost 6 months. I’m a nurse, student and a laid back person. I give people the benefit of the doubt and don’t complain about anything unless it’s absolutely necessary. The apartment itself is nice and I honestly like it. What I DON’T like is the second hand smoke! I inhale second hand smoke almost daily because the people above me are constantly smoking. Just recently went to the office about it and was first asked “Is it weed or tobacco?”. I said I’m sure it is tobacco. I was then told “tobacco is legal...we can’t ask them to smoke outside”. So, the people above me have the right to enjoyment of property, smoke as they please, but I have to inhale it. In the lease agreement there is mention that tenants aren’t supposed to do anything that is a nuisance to other tenants. Is smoking not a nuisance. In addition to that a health hazard?! The BIGGEST issue I had was the lack of concern or empathy by the property manager. I’m not expecting she would move a finger to do anything so I definitely WONT renew a lease. If you have children, asthma, or just don’t like smoke (like myself), if you have a neighbor that smokes you will just have to deal with it per the property manager. I wouldn’t advise anyone to move here and be treated this way unless you obviously smoke.
