Property Ratings at Camelback Cove Apartments
I have lived here for soon nine years. When I moved in, the property was very underperforming. Lack of care, indifferent management, etc. That has all changed within the last two years since the arrival of the new manager. The property fairly shines these days. Yard maintenance is excellent, the laundry rooms have been secured so that they are no longer homeless shelters. The manager walks the property daily. The office ladies, who have been here years, are also one of the bright spots in the place. Helpful, caring, involved, polite. I am very grateful that they are here. My apartment is fairly soundproof and rarely do I hear the neighbors. That being said, the property is relatively quiet both during the day and at night. The remote-control gates, which in the past prior to the new manager, worked only sporadically, now work nearly 24/7, reducing unwanted traffic into the complex. The Maintenance Department Manager takes care of repairs on an excellent triage basis. Serious issues are dealt with immediately, etc. Because of the labor shortage, there has been unfortunate turnover in this department and he is continually having to retrain new staff. This manager, however, is very appreciated by the tenants. The new manager is making noted efforts to turn the property into a community. Community events are held throughout the year, especially now so since the worst of the pandemic has lifted. There are two areas that require improvement, however. One is the pool and the area around the pool which are not as clean as they were in years past. The other is the jacuzzi and the same comments hold true. In the overall scope of things, these are minor items that can easily be addressed. One can definitely see that the property has changed from underperforming to performing well. At the beginning of my tenancy, the complex was fairly transient. Neighbors came and went. Now, I see many, many neighbors who remain here for long periods of time, obviously a sign of their contentment.

I have lived in Camelback Cove Apartments for seven years. Living in this community has been a positive experience. The office staff, from the Property Manager to maintenance, have been fantastic. They all go above and beyond for their residents. I stay here primarily because of them. They are kind and show that they care. The property does need to paint, but I see that they are doing that this year. So happy! My maintenance needs are completed on the same day and or with 48 hours. The guys are friendly, polite, and professional. When I call or stop by the office, I am always greeted by my name and very helpful with my requests. The property overall is always kept clean. I am very comfortable and happy. Thank you for everything and for giving me a great experience while living here.

I have lived here for almost 1 year and am considering on renewing. Rent isn't raised if you renew at 9 month mark. My apartment was in the same building as the laundry utilities. Apartment does not come with microwave. Apartments also do not have ceiling lights in bedrooms or living room so bring lamps. Pros: 1. Amazing maintenance team: any issue that arises is fixed within same day or next day. 2. Safe and considerate neighbors: packages have never been stolen and neighbors are friendly to have small talk with. 3. Garbage disposal and dishwasher (but standard faucets). 4. Spacious closets 5. No pests (cockroaches or ants) 6. Plenty of outlets (but some don't work well as in they are loose). Cons: 1. Wall color and cabinets are outdated: walls are an ugly cream and cabinets are a very very dark wood that makes it hard to see inside them. 2. One of the drawers in my bathroom was screwed shut. 3. Air conditioning and bathroom fan are a little noisy. 4. Apartment has small windows so very little natural light (probably my least favorite thing about cove since apartment color is already dark). I find myself turning on the lights everywhere I go most times of the day. This probably depends on which direction your apartment faces. 5. Few installed ceiling lights so I had to invest in a few lamps and hanging ceiling lights. 6. Doesn't recycle. Overall I would recommend it. It is a great, cheaper price with an amazing location. There is a bus stop a few min walk away and the street car is about a mile away. There are a ton of both chain and locally owned restaurants within a 5 mile radius each way. Also a ton of gyms/fitness studios. Nice, safe surrounding neighborhood if you like to exercise outside.

I wish that I had paid attentions to some of the reviews on this site and some of the reviews on another well known review site before I moved here as there are many reviews about this community on the Internet. Do not move here! They do not fix maintenance issues, if your A/C breaks on a Friday even in the middle of summer do not expect them to fix it until Monday. You will be woken up by 6:30 am landscaping on Mondays.
This is my first apartment on my own, so I might not have the best knowledge, but I really enjoyed living at Camelback Cove. If I didn't have to get a roommate so that I can save money, I would have signed another 12 month lease. I'm actually thinking about getting a 2 bedroom at this same complex. Pros -Quick maintenance service. -AMAZING ladies at the front office. -My apartment was very clean when I moved in and the office was accommodating when I moved in. -Great water pressure and heat (this is a big one for me, I don't like cold weak showers in the winter!) -I live right up in the front so my area and neighbors are nearly silent all day and night. -Recently repaved parking lot, now parking requires a parking hanger/badge. -Never seen a cockroach or had any other bug issues (maybe a cricket or ant every once in a while). -I do not have anyone on either sides of me, only someone above me, so I don't have any issues with noise. -Apartments are quite large. All my friends always compliment the vinyl flooring and the breakfast bar. Also, mine has a large mirror on the back of kitchen cabinets which makes the room feel even bigger! Cons -Water is on Shared Service System, meaning whatever your base rent is, expect to pay $70 each month in additional sewer, trash, and water fees. Even more if you have a 2 bedroom or multiple people on your lease. -A/C units run extremely humid, and mine froze over multiple times. -Doors have large gaps, allowing A/C to leave and lots of dust to come in. I use a towel to block it or you might be able to get sealing strips. -Many of my electrical plugs do not work or only top works. Not too big of a deal for me personally. -The piping is really old, so all of my sinks and facets and toilet smell really strange even after cleaning them. -Gates are stuck open about 40% of the time, but seemed to be getting much better lately. -Laundry is difficult to do and is often broken. Also, I might be really stupid, but you cannot use cold water at the laundry facility, which means your black clothes are going to be destroyed. -The further back you go, the more scary it gets. More families, loud music and sketchy characters near the back.
I have lived here for a couple months. So far the neighbors are nice. The walls do seem thin. I can hear my neighbors movies at night when I'm in my bedroom since our bedrooms are side-by-side. When the neighbor above walks around, I can hear his/her steps, and when the door shuts above it seems as if he's slammed it because my windows below shake. Besides one neighbors movies being heard occasionally, I do not hear them. I have placed maintenance request in and so far they have come through. I frequently pick-up packages at the front desk and the ladies are helpful and nice. They are not as friendly as when I came to view to be a potential renter, I suppose they had their "sales face" on, but when I do seem them about the complex they say "Hi" and are professionally nice. Complex appears safe at night. I have used the Jacuzzi at 2 in the morning and felt totally safe. The community is gated, but the drive-thru front gates, that face 12th street are NEVER closed. Lighting is not the best in the apartment, but that's apartment life I suppose. I could have done worse, I could have got better so I'd say it's average.
Great location central phoenix, gate community, fitness center, pool & spa, close to SR51 and Biltmore area. And the neighbors are quite I enjoy it here.
During my apartment search I visited the property and it seemed very well maintained. Staff was friendly. Unfortunately they didn't have any available apartments around the time I was moving otherwise this would've been my new residence. I did talk to residents and former residents, they really liked living there. Even the Apartment Finder guy liked this place.
Building old and not well insulated electric bill very high and maintenance and front office full of rebuttals when fixing anything and maintenance takes a very very very long time to fix anything and whenever they fix they replace it with old material. Many residents have complained about this property. The front office very friendly but once you sign the lease you will be forgotten about. My family lived here long time and ready to move away far away from this place. PLEASE PLEASE DO NOT MOVE HERE THIS IS A VERY BIG WARNING TO ALL FUTURE SUCKERED RESIDENTS. THIS IS SAVING YOU A LOT OF PAIN AND GRIEF.
