Take a look at the other real reviews and you will see this is one of the most poorly ran apartment complexes in phoenix. Water and AC are shut off every other day so if you like taking a shower better get used to not being able to. On top of that they may just randomly drop a letter saying they are going to cut a hole in your wall...they will cut the hole then leave it for a week. Then they will come back and put a trashbag over the hole then leave it for another week. Then they will come back, fix the the hole, and leave all of the drywall debris in the apartment. WORSE APARTMENT COMPLEX DON"T DO IT.

This apartment complex allows restricted breeds and I was attacked by one of the restricted breeds. The dog bite caused nerve damage and I still have no feeling in the left side of my foot as well as scarring. 911 was called as well as animal control. The apartment complex has done nothing about it and 3 months later I walk by the unit and the dog jumps on the gate and aggressively tries to attack my dogs. The apartment complex does not require rental insurance so when something like this happens you don’t have much support legally because lawyers want to make sure the complex has money for compensation. So if you have children or dogs I would not move here. There are several aggressive dogs that are clearly a restricted breed and if they attack you or your loved ones, sadly you are kinda on your own. If you do move here be ready to always be watching your back for vicious dogs. You’ll see.

Those four and five stars are most likely fake. Water is off without an email. I have numerous email from the last owner. Its under new management and they suck. They entered my apt without an email or phone call. Plumbing fix. I had just cleaned my bathroom two days ago. I came home to a dirty tub and boot marks all over. I told them I wanted to be here because of valuables. This complex has been poorly refurbished on the outside only. Summer approaches and I highly doubt the chiller system wont last through it. Chiller system not an a/c system. Great to come home to a humid hot apt after working all day. The rental price is greatly over priced. Laundry facilities use a phone app. Which they didn't inform us and the cost went up and I have money left on my old card. So WARNING don't rent here. Neighbors are great. I give management -1 ?

Camelback Flats has gone through a lot of positive changes since BH Management inherited this property from Sienna Springs a couple of years ago. In the past there have been some plumbing and landscaping issues, bug problems and unclear leadership; just to name a handful of problems they’ve had to tackle. Camelback Flats is now becoming a stunning community with brand new office space, new and comfortable recreation areas like our gym, pool area and grill—and even a dog park! Every day they are planting new flowers or trees around the property or actively making the complex more appealing. And the changes here are not only aesthetic; they have improved immensely with communication and leadership as well. All residents are provided an optional instant-notification text service when living here. This helps when unexpected changes happen around the property or simply when a community member may have lost something valuable. This is a lovely neighborhood to live in! Camelback Flats offers an incredible rate, loads of activities and comfortable place to reside.

If I could give this negative stars I would as well. Do NOT believe the fake positive reviews. The community is always turning off water and does not give residents hot water MONTHS at times. They do not turn on the AC which they control and say it is not their fault it is Corporate who decides this. You DO NOT HAVE CONTROL OVER YOUR AC! It is over 90 degrees in my apartment and they tell me to buy a fan. Worst management company there is and all they care about is getting their money. Take this as a precaution and rent at your own risk that they will make it seem all nice and show you nice apartments and models but once you move in they are rude and do not want to help you out at all! If you rent here do not say I did not warn you. They blind you with the few nice things they have but when you move in you will be regretting you are locked into a lease with them!

This place sucks. Water shut offs are regular without notice and refusal to turn on chiller system leaves my apartment at over 100 degrees in the winter when its 48 degrees outside. Theres gunshots every night and cops at the community every week.
Could not be happier. In a year of extreme challenges, the staff at Camelback Flats has always been available. This has been a tough year all across the board. They have met the challenges with complete professionalism. The new amenities look great, and once the pandemic slows, I'm sure we will see that firsthand, once we are able to use them.
The property owners have done a fantastic job of upgrading this space. The grounds are always groomed and the units are renovated and clean. A lot of parking and easy access make it easy to live here day to day.
It sucks dont live here. Dont be fooled by the newly renovated pictures. The management and engineering staff is so incompetent they wont be able to upkeep the beautiful new amenities. My unit was not only dirty on move in day during a pandemic, but it had leaks and a list of repairs to be made. Thats how they manage here. Sign if you like living in mildew smelling (chiller) properties!
Property itself is fine; I can deal with leaks. Staff is the disappointment. Im feeling regret as I move in.

The community is great landscaping is nice so is the pool, but the apartments needs alot of work on them, very hard to get ahold of office.
The outdoors is covered in dog poop and dead birds. Cars with broken windows in the lot. My car was broken into within the first month. The water has scheduled turn-off periods about once every three weeks. Electricity occasionally turned off as well (with warning). Small glass shards still on the ground outside from where a previous tenant started throwing furniture through his window nearly six months ago. Food and pasta smeared and baked onto the sidewalk. People swimming in the closed pool with pistols and pills laying out. Meanwhile, my girlfriend got a warning that next time her cigarette butts were improperly disposed of outside, it would lead to eviction. Neither of us smoke, and we called trying to politely get the warning removed from her record so that we could be well-referenced by them when we move on to greener pastures. Their response was for us to find out who was flicking the butts down to the dog-poop-covered terrain below and get photo evidence of them in the act. So please be aware that you are paying rent and then policing the space outside of your door. Good location, potential for a nice place. Management's priorities are on cigarette butts.
The location is great! The apartment is renovated and beautiful on the inside. It is such a quiet area!! Brandon in the leasing office is awesome!!!
This management team was the most disappointing and inconsistent I have ever dealt with. There was little to no communication when needed, no explanations for issues going on and if there were they were after the fact. There was nothing done to compensate residents for inconvenience after inconvenience, managers didn't respond to messages, the phone is rarely answered and I was not sent any notifications as to when or why power was down, a/c was broken or water was off multiple times. My packages got stuck in the lockers multiple times with the office girls having no way to get them out because the manager felt the need to keep the key on him at all times - even when he was not on site. The management team misplaced my paperwork and tried to give me a citation for having my cats even though I had given them my service animal paperwork at least two times. Management also tried to have my car towed for no reason other then it was in the spot for a few days without moving. This was a terrible experience and I would not recommend it to anyone.
Do NOT rent from BH- you pay too much much and they do not live up to what they say they will! Plus, utilities not included? Come on! And valet trash at a rate of $35... and that is hopefully 5 days a week! Normally they dont even show up that frequently!
I would never recommend this place takes forever to get anything repaired saff is not friendly. They don't care about the residents that have lived here for a long time I've been here for over 4 years and I get the feeling they just want me to leave.
The water is constantly shut off for repair (17 times since November). Went 5 days with no hot water and the AC is shut off without warning. They knew about these issues and didn’t disclose it before I signed. They said it will be another year before they have it fixed. Office doesn’t do a good job of following up!
I lived at Camelback Flats(formerly Sienna Springs) on and off for 11 years and it has been a great apartment community to live in.

The staff is very responsive, the property itself is beautiful. My apartment was way nicer than I had thought it would be. Im very happy with my decision to live here. The location is perfect.
Absolutely the worst experience ever in my entire life when it comes to customer service skills from the GM and her assistant.I didn't end up moving there because even after signing the papers and set move in date my future apartment turned out to be unavailable.The way my situation was managed by the stuff was extremely rude and very unpleasant.I would strongly advice everyone to stay away from this place.Take your time finding something better.
They shut off the AC and you can only run the heater during the "winter" months. I am sitting in my 80-degree apartment sweating. There is no hot water and I have submitted 20 requests and they say it works but nothing has changed. Update: 11/1/2019 Downgraded to two stars The property manager states hot water us back due to a repair. Nothing had changed. The fire pit they just built is being used for a cigarette ashtray it's right next to the maintenance work area so they see it. The a.c. is blowing hot again when it's turned on as low as it will go. IF IT RAINS ODDS ARE YOU WILL HAVE WATER COMING THROUGH THE FRONT DOOR. I spent 45 min on keeping my apartment from flooding. They tried to fix the walkways but they still hold water and flow like a river! Sorry for the downgrade in score, but it has to be done to inform the company and inform other who are trying to move here. I have read all the reviews and a lot of these are just upset residents due to neglect of the property manager and masking major issues within the complex UPDATE***** 6 months in now. The pool water is always green and it seems no one up keeps it. I see issues arise every week in the complex. Its A/C, Water, or Water Heater. We didn't have hot water for 4 days. A combine total days without ac in 6 months is 10 days. That was in the dead middle of summer!!!! They cant keep property managers because of the lack of commitment to their job because they know they can't keep a place like this running efficient. I overheard in the office the property manager saying a reason there is mold behind someone's wall is that water from the ac is leaking. That is causing the mold, yet they know about it but seems not to fix the issues. Yes, this place is a great price, a great location, yet these issues come with what you pay for. I have been here for over 4 months and I have nothing but good things to say. The reason I moved here was location and all the access to restaurants, bars, and shopping areas. I moved in and they started remolding the pool area. They just finished and it has really made the complex look a lot better. The maintenance is really fast and timely. The office seems to be knowledgeable and fast for service. With the walk paths around the building and the kids running around it gets kinda loud with the stomping outside your door. This is a great place to live.
Worst apartment complex I've ever lived in. In summer ac will not work about 10-15 times. Even when it does work it won't work that well, and it's not up to you when you get heat or cold coming from the vents. If something in your apartment needs maintenance, get ready to wait over a week like I have been now, with the maintenance workers signing off that the work is complete and yet the issue was not resolved. You can leave them instructions for entering your home and they'll flat out ignore them, even turning off random breakers in your home for no reason. If you ever need to contact the office, good luck with that. No one will answer, nor will they get back to you when you leave a voicemail. Your shared walls with your neighbors will typically be both of your living rooms, so hope they don't have a speaker on it or you will hear their bass. I've honestly never been so unhappy living in a place, to the point where I almost just moved out before my lease ended and was just gonna keep paying the rent so I didn't have to live in such a terrible complex. Also get ready for bugs, terrible laundry facilities that have broken machines and trash that doesn't get taken out, and no dumpsters because they make you pay for valet trash. Well I guess there is technically a dumpster.. Good location though...
The renovations are things like cute lights by the pool, a new grill. The renovations did not have anything to do with the interior of the building as the "chiller" breaks multiple times in the summer. Water will randomly be out and you will get an email an hour later telling you it is out. The staff is very nice but it flips about each time I pay rent. Oh, on that note. It's $21 to pay rent online. The kicker? That is your only option to pay. I've left messages, I've e-mailed, I have tried to negotiate the silly fee's but none gets back to you. They only get back to positive reviews which are from people who probably haven't lived through a summer here. I can't wait for my lease to end. I'm just worried about what they will pull when I move out. "Moving out fee" "Past breathing fee". Who knows. Check your rent stubs. You will pay for all of their taxes to almost die every other week in the summer. My dog can't wait to leave. Last time the AC went out, I almost rented a hotel room. Lastly, the girl moved in next door and she came over to tell me she had bedbugs. Thanks to her, not to BH Management.
I have lived here since late December 2016 and at first, I was not happy with the leasing office here. But now, under BH Management and the new property manager Nick, I am extremely happy and satisfied with the service I have received. Nick always has a few minutes to spare and talk with me. Just today, he answered my questions and addressed my concerns. I really appreciate your help and kindness Nick! Thank you! And also, I must mention that the fact that Nick is working to provide ADA accommodations for me is awesome! Thanks so much! ??
Was relocated due to black mold in my apartment for over 3 months. I get back to my original apartment and its roach infested. Everyone here seems to have the same issue. This place is BY FAR the worst apartment complex in phoenix. Roaches, black mold, broken AC's, toilets that dont flush, tweakers, run down housing, and shite support from staff are just a few of the things you can expect when you move in here. I'm not the only one that has these issues either. After going around talking to multiple different residents I have learned the vast majority of people who live here have the same issues.
Over night without any warnings my car was towed from a future residents parking spot after hours, which is allowed according to my lease. I had to call off from work, and I spent $60 on a taxi to 90th ave and buckeye to pick up my car. The do not care about residents at all it takes them weeks to fix things and had my car towed 45 minutes away knowing I had no way of getting to it. Plus their are impound lots way closer that they could have chose from.
Worst place I've ever rented. They dont care to solve any issues and are always turning off water ac and electric without notice. Dont move here
Where to even start off? The management is extremely rude, the word professional is obviously not in their vocabulary. She ( property manager ) will lie directly to your face like it's normal. MAINTENANCE is a joke. They are some of the worst people that I have ever dealt with, they are not even worth having a logical conversation with. Half way through your lease they will change things and charge you more money for made up items. They allowed painters access to our apartment with no bh management employees insight. Guess what our doors were left open and do not get confused. Iam not saying unlocked , I am saying wide open. I signed a lease with Pb Bell, I would never sign a lease with bh management, just look them up. Any problem that occurs I the apartment is basically your fault based on the words of management. Nothing is ever fixed in a timely manner. As far as the apartments dont be fooled, its lip stick on a pig ladies and gentlemen. Bed begs , roaches by the dozen. You will have water Bill's that are unexplainable, why? You pay for their unknowable Maintenance manager. Cats are all over the property. The sprinklers make it for an interesting walk since they spray the whole pavement. Lets not forget about the washers and dryers that work half of the time. You ask them for the cost of the dryer back (under $ 2.00 by the way) and you get nothing. Things got worst with bh involved. If your looking to be disrespected, sleep with bedbugs and roaches, and wait forever for a simple repair to be made this is the place for you. Ask the tenets before making the mistake we all made by signing a lease. Once again renters beware.
The customer service is great Ms. Irma was so lovely! The property is undergoing a lot of renovation. The only bad thing is the rent changed after my tour.
The service they provide is one of the worst. Not willing to help and improve for themselves, any issue you may incur they will almost tell you its your own fault even with it is not. Incompetent to say the least.
Only good thing about this place is location. Staff in the office is USELESS. Rent somewhere else if you want solutions for any issue you may incur in your apartment even if you’re not at fault. Current staff can’t and are not willing to solve anything. Not a safe place to park your vehicle neither. I had to replace 2 tires in the last 20 days... and prior to that several times as well which I didn’t bring up the issue to management but now after replacing more than 4 tires in the last year (2 tires from April 3rd until now) I’m about tired and done with this place.
Very quite location. Staff is very attentiveto the residents needs. Landscape is kept in tact. Security at all times. Swimming pools, and community gatherings for tenants. Very nice! Lily Venable
This is the best place I've lived. They told me they certify bug free and I moved in and found no bugs at all and have not come across any yet. I had an issue with my refrigerator and it got taken care of right away. All the neighbors are friendly and it's real quite. Best Place ever!!
The apartment has really outdated features but they do have updated units. You can't control the temp, it's either low, medium, or high. The laundry room stays open 24 seven which is a plus however the laundry card dispenser/reloaded needed to use the machines is located in the office which of course is not open 24 seven. This can be a nuisance If you can't get to the office before it closes. The grounds are pretty well kept, and maintenance makes an effort to handle service calls. It's pretty quiet at night, and the area is full of convenient shops, restaurants, and a nice sized library. Decent spot, for a decent price.
Very quite atmosphere. The area has major shopping in all directions, and in walking distance. The staff is loving and courteous. Maintenance is quick to arrive, and always courteous. Very nice to have utilities included in the price of rent, saves lots of money that way. I am pleased with this complex more than other that I have experienced so far in Arizona. Lily V
This is a good apt complex. Things coukd be better. Usually relatively quite and calm in the evenings. Air conditioner will go out and some times for at least a week. The management is very nice and they are willing to help with any issue.
Apartment is a great neighborhood and nice people but the community could be a little more better and the management could help let us know on time or before anything bad happens.
