My experience at Campbell Park Apartments was not only marred by physical infrastructure issues but also by significant health concerns. The presence of mold in the bathroom, poor ventilation, and cracking bathtubs were just the beginning. Shockingly, the water quality issue was even more alarming, as lab tests, along with confirmation from the City of Gresham, revealed the presence of lead in the water supply. This discovery poses a serious health risk to residents, highlighting a fundamental failure in ensuring basic safety standards. Combined with flooded sidewalks, falling gutters, and exorbitant electric bills exceeding $400, it's evident that Campbell Park Apartments falls short in providing a safe and comfortable living environment. Moreover, interactions with the management team were consistently disappointing, marked by rudeness and unprofessionalism. Maintenance requests, including urgent ones related to water quality, were frequently ignored or inadequately addressed. Given these glaring issues, Campbell Park Apartments urgently needs to prioritize the health and safety of its residents by addressing the lead contamination and implementing necessary improvements in maintenance, management, and infrastructure. Until then, I strongly advise against considering it as a viable housing option.

You can never get a hold of office manager/assistance. Walked over today in the morning not there. Walked there again in the afternoon and they wont return for 2 hours. We have switched owners multiples times and are not always notified when this happens. Dog bins in the last 6 months are almost never cleaned out so there is a constant smell (3 different locations that I visually see daily). Same thing with the trash area (Pictures would gross you out). In the 2 years I have lived here we have not had a washer and dyer installed in the laundry area and when presented to the management company have yet to see a follow through.

Beautiful photos but don’t ever judge a book by its cover. Very unorganized. Make sure you keep EVERY receipt when dealing with these people. Probably try recording your conversations with them because no one knows anything ever. Apartments are falling apart. Molded cabinets that they painted over with. If they’re gonna take security deposit, they should at least make repairs properly.

You will walk in and think, on the surface, wow this is a pretty nice looking apartment for being built in the 70s! However, once you're moved in, you will start to notice all the things that are wrong with it. As a previous reviewer stated, water pools from poorly drained lawns in MANY areas of the grounds. Other areas are dried up and dead. We have lived her almost 2 years and the light by the mailboxes has never worked, so it is quite dark at night. The office does not follow through on ANYTHING unless it is a complaint from them to you (for instance, they told us that the dirt patch underneath our front window (next to our chimney and front door and bordered by the sidewalk and our apartment) was "community property" and we had to leave it clear of anything (including our own plants). We have had mice (yes, mice) for well over a year and it has never been taken care of. Because of the age of the building, no matter how many traps we set or holes we find an fill with steel wool, they keep coming back). We've been promised pet control AND traps at least 10 times and we've received neither (all traps were out of our pocket). The sinks link, one stove burner doesn't work, several windows are missing screens and the bathtub liner started peeling within days of us moving in (there is a huge chip in the bath and it was "fixed" by spraying thin liner over it), we have not had a working CO2 detector upstairs for about 6 months because it was at end of life and needed to be replaced and our maintenance guy brought us 2 double A batteries after we told them this (even IF it was the batteries, they take 9V). We have had issues with a neighbor who is not on a lease, violated parole and threatened his wife with a gun, and they have done absolutely nothing to resolve the issue and let him continue to disturb everyone. Not one of these issues has ever been addressed despite multiple calls for each one (especially the mice and the neighbor). The only thing that has ever been fixed was a deadbolt because we literally were locked out of our house (it would not unlock from the outside because it was worn out). DO NOT RENT FROM CAMPBELL PARK -- AVENUE 5!!!

You receive notices constantly and it's all about them nothing for us. You wade through water every time you come and go. You request repairs and nothing happens. The worst place I have ever lived. They lose paperwork have had to provide the same paperwork three times. The third time I made them sign that they received it. I've had management steal my front door mat, cuz they are not allowed. It's just crazy how they treat the tenant. They act like it's a privilege to live their and not that we are paying the owners payments by living there. A mutual respect would be nice.

We only lived here for a year total. About 6 mos in the townhouse style and 6 mos in the lower flat unit. We really enjoyed both places. The noice between apartments was virtually nonexistent! And we loved the grounds. For apartment living, it gets my vote!
