Property Ratings at Campbell Run
Overall a pretty good place for the price. BUT they are older units. Low ceilings and few windows so be sure your ok with that. Some suggestions before you move in: (1) Before you move in ask them to REPLACE the carpets. I didn't and when I moved in discovered they just tried to steam clean what looked like a 100 year old rug. (2) Ask them to repaint with a semi-gloss or matte paint. They use a low quality thick gloss paint when they repaint. Looks terrible. Maintenance....fantastic. These guys are good and fast. Wood burning fireplaces....super bonus ! Yards are kept up nicely ! Now a few beefs... When I moved in I asked if they could replace the junk stove with one of the newer glass tops that the rest of the units had. They refused. I offered to split the cost they refused. Appliances...bottom of the line GE crap. Washers are still the old top loading agitator type that nobody buys any more. You the know the ones that jump out of the closet on spin mode. Those ones. Running the dishwasher sounds like a 747 is taking off in your apartment and most times a good portion of the dishes are still dirty. My dog is so afraid of the dishwasher that I have to put him in the truck when I run it. Stove is the old coil element type. So overall the appliances are junk. The outdoor grill stopped working during the summer. When I inquired about it they said "yeah we know but you can use the ones by the office". The office is not close. Did you really expect someone to walk a steak over to the office, grill it, then walk it home?? I offered to buy a new gas grill if they would supply the propane....no response. Grill still doesnt work. Would I rent here again probably not. The rent is reasonable but for a few hundred more there are newer apartments out there.

We love our home! My fiance and I have been living at Campbell Run Apartments since 2013, we started out in a 1 bedroom apartment (2 dogs at the time) and then transferred to a 2 bedroom (1 dog our other dog passed away). We absolutely love this complex. We picked Campbell Run first off because of how pet friendly they are. It's an extra bonus that the maintenance crew on staff are super nice and always say hello when we are out and about. I really enjoy our neighbors and how kind everyone is. The apartment complex is clean, well organized, communicate is great, and friendly. We are very close to local farmers markets, Burke-Gilman Trail, Haggens (Grocery Store), Bus Transit, Police Station/Community Center, Soccer Fields, and Woodinville Park(which holds concerts!). We have a fireplace and patio. I do wish there was more natural light in our place. But the surroundings really help. Hope you love ducks! They are a great extra at Campbell Run!

I love this complex - the exterior is well-maintained and the landscaping is gorgeous to look at every day as I walk my dog or go get my mail. The interior is homey with white kitchens and granite countertops, soft carpet and stylish wood laminate; the space is bright and the renovations make it feel like I'm living in a newer home. The surrounding community is safe and clean, and in a great location - just off the Burke Gilman Trail and the slough! We've loved our time here! I'd recommend this complex to anyone.

Campbell Run is everything I looked for in an apartment complex: the amenities are fantastic, the location is pretty great, it's pet-friendly(complete with a self-service dog grooming room, which is super convenient), and despite the size of the complex, I consider it to be a relatively peaceful and relaxing place to live.... Highly recommend! :)

I have lived here for a year and Campbell Run is by far one of the best communities I’ve lived in! The grounds are always kept up, the maintenance and office team is amazing and very prompt to reply. We have lived here for just over a year, and didn't hesitate to renew our lease. The complex is beautiful and quite. Our kids love that they have a playground and the park is only a 10 minute walk! There is easy access to the river trail and the town is within walking distance from the complex. The management and maintenance crew are friendly and efficient. This is a great place to call home!

I'm currently living at Campbell Run Apartments, and have been here since February 2019. This place is a great deal for a number of reasons. The location within safe and easy walking distance to the River Trail, Park, and the stores + restaurants of downtown Woodinville makes it one of the few garden style complexes that still offer the benefit of not needing to drive around for everything. The apartment layouts make the most of the space and allowed me to fit all the furniture I moved in with easily, including a huge sectional and full bedroom set with queen mattress. Appliances are nothing fancy but aren't old or run down with nice counters and plenty of storage space. Complex amenities are not over the top, but they have a newly redone Leasing Office Building with a nice rec room, package room, and pretty good gym/pool with hot tub attached. Lake, and outdoor complex amenities actually look very nice in the warmer months and are well maintained. Apartment staff were super helpful upon my move in and first 6 months afterwards, and although staff has changed since that time to only be run of the mill customer service, it was never bad. Maintenance staff is somewhere in the middle for responsiveness and quality of service. My biggest issues with the complex are lack of air conditioning, poor ventilation (when a nearby neighbor smokes pot I can't have the windows open and the heater sometimes gives the room a slight trace scent in the winter), sometimes random sounds of thumping that sounds appliance based (walls are normally decent at keeping other noises out), and a bit of a hidden fee in the high water/sewer/garbage fees which can cost an extra $75 month normally. All in all a great place!

The complex is clean and has an excellent location I don’t have any problems with the parking! It’s surrounded by nature and its a quite place.I’ve living for 3 years and I really like it I highly recommended it.

Campbell Run is one of the best complexes I've lived in. The community is wonderful - very family and pet friendly but NOT loud. A HUGE grassy area with playground for kids. Huge dog park. It backs up to the Burke Gilman trail and EASY walking distance to everything in downtown Woodinville. The management office is always very accessible and friendly - I've never had a single problem. The maintenance guys are wonderful - super quick to fix anything, very trustworthy and friendly to your animals when they come in :)

My wife and I have lived here for five years now. We switched buildings once when we started downsizing and switched from a three to a two bedroom unit, but have stayed in the complex. We seem to have had a new management team every year since we’ve been here but they’ve always been exceptionally friendly and helpful. The maintenance staff is a non stop machine. If you have a problem they are there to help, same day sometimes. Gym, hot tub, two pools, basketball, BBQ grill areas in several locations, the Sammamish River and walking trail; not to mention the wildlife that has become part of life here. Oh, and downtown is two blocks away! Great food, easy access to public transit, wineries, breweries, and more. It’s a great location and has been overall a really great place to live.

I have been living this apartment for up to 2years now. Not only its good location to town center, trail and highway also I would like to complement management service and all the staffs. Whenever I ask for something to fix they come right away in the day and definitely call me asking how it was going. And one day I missed the time to pick my son from the school bus, one of staffs took good care of my son while I was searching for him around school. Thank you so much!

My husband and I have lived at Campbell Run for 3 years. I love how well the keep the grounds up as well as the amenities are a very nice added bonus. It’s very safe and quiet. Close to trails, parks and shopping. Valet trash and parcel lockers make life so much easier!

I really enjoy living here. They’ve been very accommodating and great to work with. Always very prompt with replies and ready to help. One downside is that the windows are old, so there is some mold/moisture. But my apartment is so cozy and perfect for what I need!

The apartments are average. They are dated. Nothing to write home about. The building I lived in was away from the main complex which was nice. Our area was very quiet for the most part but you can easily hear your upstairs neighbors. Pet friendly. (This review was written at the request of the complex, the opinions are my own)

I just love living here. I have been here for about 5 months. It is so quiet and peaceful. They keep the grounds up. I love how close it is to walking trails, park, and downtown Woodinville. I also love the white canines and fireplace looks so nice. Trash vallet is a plus too.

We rented an apartment here for just two months - that was about the max we figured we could tolerate. These apartments are old - at least 30 years old, and are showing their age in spite of repeated coats of paint. But the worst part was that after renting the apartment for just six weeks, we were charged a full $150 for a complete apartment cleaning, and a $40 dry wall repair. This was in spite of the fact that we had no pets, and no young children, and that my wife cleaned the apartment from top to bottom before we left. We didn't hang any pictures on the wall, or use any tape to fix posters etc to the walls. So if you decide to rent an apartment in this dump, be aware that they will screw you on your damage deposit when you move out. Just assume that it's part of your rent payment and you won't be disappointed when you leave that you will get none of it back. There are so many new apartments being built in Woodinville, that you don't have to settle for a dump like this.

If I could give 0 stars I would. We moved in and had fleas! They were so bad within 3 weeks we could literally trap them and see them jumping on us. I've never owned pets and was given absolutely no compensation or accommodation. It was absolutely disgusting. We've had SO many issues I'm only naming the few big ones. During this current holiday season we were given a few days notice *(during thanksgiving weekend) to have everything off our portch, out from under our sinks, in front of the washer dryer, fire place and electrical box by Monday and to keep it that way for at least a week. We didn't have any notice our portch would be taken away and they completely boarded up our porch without any access to our storage unit or notice we would not have access. The porch was back up in two weeks, where the apartment next to us had the same thing happen but for a month and a half. The porch is included in the square footage of the lease and absolutely 0 compensation or consideration was given. We came home one night to chemical smells and their solution was to open up the windows and put on fans when it's 30 degrees outside! We looked up the legal safety for the products used and it stated we should be in respirators if smells are in an enclosed area for health reasons! Glad to know I looked it up other wise I would have been subject to chemicals in my system if I just ignored it. They don't inform their employees of accurate information or give them any authority to do anything besides "we're sorry for any inconvenience" and no compensation or consideration is ever given. They're constantly changing things and trying to charge extra fees. I can't wait until my lease is up! All the current residents are extremely outraged and moving out. I would NEVER recommend this place! I'm not sure if new management or old was worse but both are awful and constantly don't inform you of important information. They consistently lie to you and give inaccurate information. They also consistently are late in posting rent as if they're trying to charge you the extra free.

I rented here for two years and moved out in October 2017. On the day when I paid the final month's rent, I confirmed with the leasing office that they would disconnect electricity for me as they had a property manager PSE account. A $40 PSE bill came in a month later, so I called PSE to disconnect service. To be clear, the bill's start date was after my move-out day. When I called the leasing office and asked them to call PSE to take over the responsibility retroactively, honoring their verbal confirmation. The lady on the phone was rude and simply kept saying, "there is nothing I can do". She hung up the phone when I asked to speak with her supervisor. Future residents, please remember to get any commitment from this leasing office in writing.

I have never seen such a bad management apartment ever. The leasing office guys always want to break into your home without your agreement. There is always a so called notice outside your door saying that someone will need to go into your home to do something. And all of these so called inspection does not provide details and you can not reschedule. This happens very frenquently nearly once everyweek. No matter if u refuse them to go into your home, they will always break in and saying that's their right. Meanwhile there is an HOA fee for all these so called service each month. Hence, if you don't want someone frequently break into your home, stay away from this apartment

I moved across country from Indiana to Washington back in April. I did a TON of research about where to live and who to rent from, and I was lucky enough to stumble upon Campbell Run Apartments in Woodinville! In February, my boyfriend and I toured the area/apartment complex, and we knew we had found our new home! We didn't even want to look any further. Larissa and the team at Campbell Run have been overwhelmingly accommodating with our cross-country move. The communication made the process extremely easy. She went above and beyond to explain everything via email and phone before we lived in Washington. She even took photos of our exact unit so we had a visual of our new home! By the time we arrived after a 3 day road trip, everything was ready for us, and we were able to unpack immediately and effortlessly. Now we've lived here for two months, and we're still excited to drive home everyday! The amenities and location of the apartment are amazing. On my days off, I can go for a run on the trail behind the complex, lift some weights in the gym, then walk downtown for some coffee and food! I couldn't imagine a better spot. Every time we've had a concern, it's been handled quickly and professionally. Both the office team and the maintenance crews have been fantastic. We have rented for years now, and we've never been so happy with our home. It's so cute and the environment on the complex is exactly what we were looking to find moving to the Seattle area. We wanted a small-town community with easy access to all the city has to offer, and Campbell Run in Woodinville has provided us just that! Thank you so much Campbell Run team for going above and beyond to make my boyfriend and I feel comfortable in our move to an unfamiliar place. Being here has made us feel right at home ??

Apartments are a bit average and could use an Energy Star update. Grounds are very nicely kept up and they provide Potty Bags and disposal. Common areas include a pool and patio (close to the main units) as well as a dog run. Secondary buildings are a bit spread out, but back up to large parks. Other tenants are congenial and dog friendly as well.
Short version: this is the second-worst soundproofed apartment I've lived in. Basically, everything about the apartment complex is fine, except there is no actual sound insulation. I know a certain amount of noise is unavoidable in an apartment, but I've lived in much better places than this. I can hear every footstep, every door opened or closed, and every conversation from upstairs. (To say nothing of the outside hallway.) Other than that, the place is fine. They've got the doorway trash pickup, if you care about that. (I don't.) The apartments are wired for fiber optic, if you care about that. (I don't.) They have a pool and a gym, but basically the minimum needed to say they have those amenities. The freeway is nearby, but the apartments are outside of the noisy range. I'm in a remodeled apartment. Basically, the remodel included new carpets, new kitchen, and a new coat of paint. It did not include extra sound insulation.
