Property Ratings at Campus Creek Townhomes
Do not live in Campus creek. They are the most poorly managed apartment complex off campus and try to charge you for everything. My neighbors have dogs who poop in the lawn and they tried to fine me $50 for not picking it up. There are many shootings and people who openly smoke weed. Nothing ever gets fixed, especially wifi. The management are liars and are only looking for money and not accommodating you. I tried asking for a gift card I won and they said it was a e gift card and that they will send it to me, NEVER got it.
The gravest concern arises from a shooting that transpired in the autumn, a distressing event in a setting meant to be a safe haven for students furthering their education. This incident raises significant alarm about the security measures at the complex and instills a sense of dread among the inhabitants. Such serious occurrences demand a well-considered and thorough response from the management team to mitigate safety worries, reassure the community, and implement strategies to avert similar future events. Regrettably, the management's reaction fell far short of expectations. Adding to the sense of insecurity is the frequent late-night street racing, with the din of roaring engines and screeching tires disrupting the peace and quiet essential for rest and study. This issue not only indicates a failure in effective community oversight but also shows a lack of concern for the residents' well-being and academic endeavors. Interactions with the management team over these and other issues have been notably dispiriting. Residents voicing genuine concerns have received responses that range from indifferent to outright derisive. Rather than engaging constructively and taking practical steps to remedy grievances, the management has adopted an attitude of apathy. This stance not only worsens the prevailing problems but also diminishes the trust residents place in those responsible for their safety and comfort. Prospective tenants should carefully ponder these issues before deciding on this complex as their home. It's imperative for students and their families to value safety, attentive management, and a nurturing living environment in their housing decisions. Regarding the complex's management, one can only hope for a profound shift in both perspective and action. Only with genuine commitment to resolving these pressing concerns can there be any chance of turning the complex into a secure, inviting place for students.

If you ever need to deal with management (which you most definitely will), good luck. Takes weeks to get things fixed, no matter how important they are. Took them a month to get a working oven and three weeks to get a working hot water heater. This place is so mismanaged I don’t understand how they are still in business. Extremely annoying. Go anywhere else but here.
Very disorganized about everything. Trying to find out if you have the time to resign or if you can't get in the same apartment. It seems like everyone up in the front office have all different policies about everything. The staff are overall just rude. We had to wait half an hour to go in and was told off about asking why. The maintenance doesn't seem to care about getting jobs done or the fact that some of the apartments are literally falling apart. The buildings are in rough condition, even the new ones they build. They are so focused on building new apartment and making the old ones look nice but aren't doing anything to fix what is wrong. I owed $3.41 because I did my math wrong. I was told that I had three days or they were going to take me to court over three dollars and forty-one cents. When I went up to pay it they said yea it's petty but that's how we are. I very much regret living there
If zero stars were possible I would. The staff are rude, never available for problems and do not care about what is going on. The maintenance hardly ever gets around to taking care of anything like when our stove caught fire or when our floor was rotting away under our feet or when there was a hole in our wall the size of a fise when we moved in. The parking lot is terrible, the potholes are so bad I've had a tire explode and good luck on parking. There aren't enough spots for the apartments and they are also littered with potholes. They keep saying they will fix them but don't. The app they insist on using for payment only works half the time and has, on more than one occasion they have pocketed the payments and tried to go after residence to make them pay it again. Also, if you pay with a check they won't cash the check for months. Don't give yourself the headache and live somewhere else
The apartments are decent. the amentities are what is to be expected from cheap student housing. The worst part was that the complex got new owners and new management. Theyre very disorganized, not always truthful, and arent reliable. I was told i had until October 31st to get a group of 4 together to sign for the same apartment i was already in. I went in on the 28th, they said that they had filled our apartment (with a group of only 2) and that they had no other available units besides a two bedroom that was going to cost more (like that makes much sense). Not to mention anyone who was behind at all for rent was given a 7 days notice or go to court. They issued this notice the week before Christmas break (so basically screwing everyone over on the holidays). I think the renovations are going to be a positive thing since they built the cottages, but some of the improvements are making me question why rent is even going up (they put eaves on the roofs of the older units, eaves that add no space and serve no purpose but curb appeal).
