ROACHES EVERYWHERE. Had to spray home defense before moving anything in and then I was still killing the extras every night. Beware of the lease agreement. They charge you for a full month the last month even though it ends on the 21st and even if you move out early. Wouldn't really recommend nor live here again
Let me start off by saying, I've dealt with roaches my whole life. I can handle a few here and there. The amount of roaches I've seen at Abbey West is absolutely appalling. Within the first week, I saw and killed over 60 roaches mostly located in the kitchen, living area, and my room. I was not going to write a review until I woke up to a large, alive cockroach in my bed. It is important to note that I am a very clean person and I never eat in my room. The exterminator came and a did a pesticide spray around the apartment, but the problem has only gotten worse. I am still waiting to see if the situation improves, and I have been spending lots of my own money on baits, tablets, and sprays. Apart from the bug problem, we've had issues with the fire alarm. The fire alarm went off in the building for around 30 minutes twice in one week. Both times were at 3AM and we all had class the next morning and lost sleep due to this. I called management and let them know what was going on, but I was never reassured that we didn't have a faulty fire alarm. I would like to attach photos but I believe this site does not allow for that.
This complex should understand that it primarily accommodates college students and college students graduate and move out of the area. The complex should be more flexible with those stipulations. The decision of a lease should be made by the financial backer, and not the college student. Also, obtaining maintenance on the apartment is near impossible. The rental office lies about the monthly conservice fees. The property manager is actually very rude. The only thing important is getting a monthly payment for an apartment that is borderline trash.
I love living here! I've been here a little over a year now and haven't had any issues. The staff is friendly and very helpful! Maintenance is super quick to respond to a work order and always friendly. The property is always clean and the amenities are awesome! I love the resident events each month too. They provide a weekly pest control service you can request if needed. I haven't had any bug issues though. Plus, I love that they provide an on-site courtesy officer if ever needed. And the answering service is an added bonus for any issues after hours.

Have had nothing but a positive experience staying here. From what I have heard, there was a change in management before I moved in from the GM of the office retiring. I haven't had an encounter/conversation with the new GM Alana, but I have talked to Cody and Charles monthly about various issues via phone and email and they are always happy to help and prompt with any concerns I have. Earlier this week right when the weather started getting hot, the AC for the entire building 11 went out and I submitted a maintenance request that night around 11 pm. Maintenance usually doesn't come in till 9 or 10 but they came in at 8:30 with the weekend approaching and replaced the entire outside unit and redid all the coils and cleaned the vents inside that day. They were here from 9 am till 630 pm making sure I had air and heat over the weekend. I see multiple reviews stating that maintenance is slow to respond to stuff or they aren't friendly. I find that very hard to believe as whenever I have had a maintenance issue, they are there that day or the next business day fixing the issue first thing in the morning. I have had many small issues with drains not being unclogged upon move in, to bulbs being burnt out in the breezeway and more often than not, they send Tony out and he fixes it and always has a pleasant conversation while doing the work. Other issues I've seen from other tenants reviews are about staff being rude and nasty. I also have never encountered that. If you follow what you signed on your lease and you give respect to the staff, you won't ever have any issues. I've seen a lot of immature entitled kids that think they can do whatever they want. That will not fly in this apartment complex. They expect you to act like adults as almost 99 percent of the tenants are legally adults. I am in the furthest building in the back and I never have issues with noise except the occasional party on Saturdays nights and even that quiets down around midnight. I can't comment on the courtesy officer as I've never seen him or had an encounter with him. Yes the shuttle does go down from time to time (once a month or so) but that's to be expected for maintenance work to be done on it and what not with how much people use it during the week so they don't have to fight downtown traffic going to class in the am and coming home at night. Overall, I've been here 6 months and I have had minor issues that are promptly addressed and enjoy staying here.

I have lived at Abbey West for about 3 yrs now and love it! The location is super convenient and close to all my needs. The shuttle was a selling point for me to get back and forth to my classes. Plus, an Athens Transit bus run to the property so that takes you anywhere else you want or need to go. The grounds are always beautiful and well maintained and the pool is awesome! My maintenance order are always completed quickly and the staff is friendly and helpful! The leasing office accepts packages so it's super convenient to pick them up. I enjoy the resident events each month and the breakfast that is offered Monday, Wednesday, and Friday's each week. Overall, it's been a super awesome experience!

DO NOT LIVE HERE!!!! I had a horrible experience here. The place is pretty and amenities are nice, but the management is a nightmare. They charge you insane amounts for everything! They charged me $900 for having my 2 dogs in my apartment just a few HOURS after my lease was "officially over". Those dogs were approved and paid for ALL YEAR, then just having them in my place (one of my roommates had renewed her lease) the same DAY of move out, they charge me $900!!! Also, after move out, they charged me over $100 for some DUST on my ceiling fan and a few tiny spots on the wall. The "LIGHT cleaning fee" is $57!!! I thoroughly cleaned my room for hours during move out, and they charged me $57 for them to take 20 seconds and a wipe to my fan. I wouldn't live there again if it was the last apartment on Earth. I wish you good luck if you decide to put the nail in your coffin by signing a lease there.
Abbey West takes advantage of students by presenting leases to students for periods when students will not be in residence. Presenting a 10-month lease (the period of a school year) to a student in October or November, long after the beginning of the semester, making sure that the student is paying rent on a unit for the summer when they will not be in residence.

My past two years living at Abbey West could only be highlighted by the low price I paid for rent. Many members of the permanent staff are irresponsible and unprofessional. They were constantly unreasonable in their role in maintaining the requests of their residents. On one occasion I requested that the basketball hoop be raised from roughly 6.5 feet to the regulation height and was simply told they would not adjust it, given no explanation for their inability to provide the types of facilities they advertised for. Their bus system disregards the needs of students for reliable (and at times safe) transportation, oftentimes deviating from the schedule the bus schedule they led their residents to believe they could depend on, and refusing to fix the broken air conditioning in the middle of the summer. Just today I received an email from management regarding animal waste receptacles being used for other purposes; the message sounded like it had come from a military sergeant, promising to be on the look out for those breaking their rules so that they could charge their account without warning. My roommate had all of the personal items from his room thrown away when staff came in and mistook his room for one that was not renewed; it took a lengthy discussion to get them to take responsibility for their neglect, and still refused to compensate him for the inconvenience they caused. After bringing many of these issues to their attention without change, I find it important that they be held accountable and give fair warning to any prospective residents.

Conveniently located in Athens, not too far from the University of Georgia. Only 14 years old, very well maintained and up kept with knowledgeable and friendly staff. Most apartments are furnished with plenty of space to roam around in. Excellent features and amenities, the ideal place for college students to live
