The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. I've lived here for a couple years now, and I truly regret it. On top of other issues including cheap furniture and poor upkeep of the roads, management treats residents unfairly. Those who are here without a guarantor are treated with respect and dignity, and anyone else - especially college students - are treated like bums. I've had multiple issues with them, including being outright stonewalled by the complex manager when requesting a meeting. Save your money, save your time, save your frustration; if you can afford to live anywhere else, DO NOT SIGN A LEASE HERE!
Car break-ins daily, break-in to apartments, poor maintenance, disgusting rooms, mold in showers, stoves and dishwashers doesn't work.
The tenants are held to zero standard, and are consistently obnoxious and noisy. The buildings are poorly built and need repair constantly. The gate is broken every other day, and the "upgraded" WiFi can barely handle FaceTime. They show you a model in the office that looks nothing like the actual living conditions, and the potholes are all over. The constant stress is not worth the cheap price. Wish I could give it a zero.

Honestly what has not gone wrong living here! First i had severe move in issues due to miscommunication members on the campus crossing staff and was told didn't information about how I would be moved in. It resulted in Katie and her tremendously rude and stuck up attitude telling me it was my fault that her members of her staff misinformed me. Was very rude to me then when my mother call lied about what she said to me to cover her. I had to pay a whole extra month but wasn't even moved in. The next issue was that we would put serious maintenance request in like not having a working over which took over 2 weeks to be fixed where Katie very rudely said "there are a lot of people moving in with problems to not just you". Then preceded to delete our other maintenance request without them being fixed. We also had roaches to put the cherry on top. Thought I could survive my last year of college with a low rent and ehh quality apartment buts its literal garbage here. Also that nice show room they tour you is nothing like the real rooms don't be fooled!!!!

My apartment is filled with mold and they won’t even accommodate me nor my roommate to either break our lease or compensate us! Do not waste your time moving here this place is a scam and down right FILTHY! Maintenance don’t do anything and Katie is the WORST!

This apartment complex is infested with Aggressive raccoons. From my understanding it’s the major complaint of residents. They claim they are doing things to control the problem but they are multiplying . My daughter and her roommate were trapped inside the car 2:15 in the morning until help arrived , because the car was surrounded by multiple raccoons and their babies. Plus One was under the car!! Beware can’t wait until their lease is over !!!!!

Katie the general manager has the worst attitude I’ve ever encountered. Why do you work there if you’re so miserable and take it out on your residents. I’ve been here for almost 4 years and the first 2 years consisted of roommates who 1. Threw a knife at my door, 2. Snorting crack off my kitchen table the 3rd one, I had no idea she was even moving in. I had to find out coming back from vacation to a 30 yr old man who opened my door because the locks were changed without my knowledge. That same roommate stole furniture from the apt and moved out without paying rent and left me w a $300 energy bill. I finally had some peace living alone in a 2 bed but all of a sudden was charged 350 for an energy bill when my air wasn’t working properly for 3 months come to find out they changed the entire ac unit to find out the thermostat was broken and my air and heat were running at the same time. They paid one bill. Not the other three that were around 120, I pay 68 currently. Potholes everywhere and the gate NEVER WORKS. you have to go through the exit to get in which shouldn’t even be open if this place is supposed to be secure. I’ve had maintenance workers whistle, stick their tongues out at me and make sexual gestures DURING fixing my ac unit. Most recently I’ve had a roommate who was fine until she decided to sublease her room without my knowledge to a complete stranger. How can this place have roommate matching if you allow complete strangers to move in whenever and wherever they like! This place has created 90% of my problems while being in college. They allow anyone in, almost every person smokes weed throughout the complex, stray cats and raccoons are everywhere. there is always loud trashy music playing until 2am and people fighting outside. Not to mention they do not accommodate your guests there are 2 parking lots for visitors but they are always full. They tow your own visitors when there’s 18 buildings and 2 parking lots!? DO BETTER. My lease is up in 2 months and I’ve never been more excited to move, this has been a complete nightmare. DO NOT LIVE HERE

This is my second year living here and let me tell you. One, nothing ever gets fixed. Work orders will say completed when they never came to the apartment. Balconies roped off because they are starting to collapse. The "big" room they force you to pay an extra $10 is a scam. The room is no bigger than the others. And as a 20 year old female they are forcing a 35 year old man to live with me and my roommates. They don't seem to care about my roommates or my concerns/uncomfortableness about this because of fear of losing their jobs. I guess a 35 year old living in CoEd apartments where a majority of the residents are in their early 20s isn't a red flag to them. I will never recommend anyone living here because they do not care about your comfort/safety.
DO NOT GO HERE! It is horrible! The pretty little pool in all of the pictures is only for looks! The gates are locked all year! The parking lot has HUGE potholes. Your car will be damaged from them. Riverside Towing comes through the parking lot EVERY night and it doesn't matter if you are parked correctly, they WILL tow your car. The will break in it, take off your parking sticker, remove your registration from your car so that you will have to get another copy which takes awhile so they can get an extra $19 per day and if you car is in your parents name...... They won't release it to you! That price would be $232.00 if you are able to get it back the day they pick it up! And guess what....Brightside get a cut of this outrageous charge! If something breaks, too bad it's not getting fix!

Once these people have your signature they are finished with you because you are obligated to pay them. This place is a joke and management are liars. The model looks nothing like what you will get. Something is broken, fix it yourself or it'll never get done. You will destroy your car with all the potholes in the parking lot. Gated community, LOL!!! The gates are open during the day, exit gate is closed at night while the enter gate is open, intelligent right?
The show model is exactly a SHOW!!! My daughter's apartment was a nightmare. I couldn't wait for her lease to end o 07/31/2015. The electric was high because a/c didn't work properly, paint over dirt, the carpet was disgusting and putty was used to fill the holes for curtain rods. I do not recommend the complex. Ask to visit a unit and not a show model!!!!!!
I love living here! The staff is very friendly and the maintenance staff are quick to take care of problems! I have been here since my freshman year and I will be sad to go as I am graduating after this year. I definitely recommend anyone to live here! It's awesome!
At first glance this apartment complex seems great-decently priced, close to campus, and spacious. However, from the moment I moved in in 2010, I knew I had been deceived. Maintenance requests went unnoticed for days and when they were finally handled, the staff was rude. Parking was a joke especially if you paid the money to have a covered space because about a third of the time you couldn't park there because someone else was parked there, and the office staff could care less as long as they were receiving your monthly payment for the space. Lastly, it was apparent that the move-in condition forms you fill out on move-in day are not looked at when it comes time to bill you for the "damages" after moving out since I was charged for a few items that were a problem when I moved in. If your number one concern is price, this place is a decent one to choose, but if you are looking for quality, I advise to keep searching.
