The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. A relatively upscale area, Highlands/Perkins offers a range of mid-rise apartments and single-family homes that showcase the best the Bayou State has to offer. A convenient location just across Interstate 10 from Downtown Baton Rouge means residents will always be close to the action. The neighborhood is also home to Louisiana State University, and there’s a welcome youthful energy courtesy of the campus and its students. There are diverse cuisines to explore including Cajun and Creole foods near the university and just off the interstate. Breweries have sprung up near the river and there are well-maintained parks to explore both near the water and closer to Downtown Baton Rouge.

Property Ratings at Campus Crossings on Highland
I lived here for 3 years and never had any issue with the property or staff. Maintenance was always prompt whenever I needed it. It's also very close to campus (10 min walk) and near a CVS that's open late.
Bad wifi, room was completely dirty, bug issues every week, horrible service, cracks and paint issues all over. Ice doesn’t work

I rent an apartment from these people and decided to go home for one month. The rent is being paid; taken from my account monthly. Even with that, I came back and the locks were changed on the apartment!! I was not sent any correspondence via email or their portal that the locks would be changed or that there was any issues. The answering service said maintenance would call be back in 15 minutes. I waited for over 3 hours and no one called. I called back several times, but no response. Very bad!! The rating of 1 is only because there is no 0.

I was visiting my friend late one night and my car was towed from their lot. My friend does not own a car so the spot my car would have taken up in that lot is inconsequential. This apartment complex uses Riverside towing to tow cars from their lot and does not provide that information openly on their website. Riverside towing is known for being predatory and unfair (do some research). It disgusts me that a complex would support such practices in our community. While I do not live here, I have been privy to the complex's frequent security and management issues. They are a gated complex but their vehicle gates are frequently broken, the gates that mitigate access to the complex’s common areas often do not close, and the incline from highland into their parking lot is very steep and scratches the bottom of my vehicle. In addition to this, they have extremely inconvenient front desk hours. I understand that living close to campus is great for students but be sure to do your research before choosing to live here and ensure that the proximity to campus is worth this complex’s shortcomings and support for crappy local businesses. Suffice to say, I would not recommend this apartment complex to anyone who wants a reasonable and irrefutably safe experience near LSU. Look somewhere else or live a little further from campus.

Awful business practices. They are rigid and uncaring to people looking to paronize. Not with your time or money.

This place isn't the worst place to live, but you can probably do better for cheaper. The first year was fine except they started blocking our ability to use or own router to use their wifi that was consistently down. As a college student, yes I could go to the library or their lab to use a computer, but when I am paying for the wifi to work in my specific apartment, I expect it to. If you can't throw your trash into the compactor when it is full to capacity or it falls out, they will go through your trash looking for evidence of whose it was. Also, for me and my roommate they pressured us into renewing our lease quickly, saying that they were going to have all their spots filled. Come to find out, a little while later, they had plenty of space and were charging $100 less per month than they charged us and ignored our attempts to contact them about this so now we are stuck in a lease paying extra money. Most of the employees are nice, but in my opinion, that is their only redeeming quality.

I have lived here for 4 months so far and I have no complaints! The location is very convenient as a student at LSU. I walk or bike to class everyday and it takes less than 10 minutes. The staff is very nice and always helpful. The public grounds (pool, volleyball court, parking lots, etc.) are well kept and maintained. I highly recommend living here.
Overall, this is a good place to live. It's close to campus as well as many eateries. You're able to walk to class and football games without having to worry about parking. The only con is that the wifi is terrible its sometimes impossible to get homework done. I live in a 2b, 2b and it's extremely cozy. You can definitely decorate or not and it'll still feel like home away from home. The staff is friendly and provides many opportunities to interact with them and other residents. Other than that it's a not a bad place to live.

Hello, thank you for sharing your positive experience! Please don't hesitate to reach out if there's anything additional we can do for you.
Campus Crossing on Highland is a great place for anyone in college to live at. Even though it is not one of the newer places, everything they have to offer is the same or maybe even better than the newer places. The 2 major things that sold me was the gated complex and the location. Plenty of the newer places do not have a gated complex which gives anyone access to entering. In order to get into the gates, you need a clicker or a resident code. The huge advantage of living here is the location. The apartment is so close to campus that you can walk to class. Trying to find a parking spot on campus before class is not easy, but with living here you never have to drive to class. The location is great for game days cause you can just walk to the game! The workers try there best to accommodate the residents. When something breaks, it normally gets fixed quickly. I would recommend anyone living here!
I love it here!!! the location is so convenient and the staff here is so sweet!! I would definitely recommend this place to my friends.
It's really awesome to live here. The staff working here are always working hard to satisfy us. There's restaurants around the property and it's near campus.

Campus crossing on highland is awesome! The people here are very nice. The staff does a great job at keeping the complex clean. They respond right away to your work orders. I love the gym and the tanning bed. And they are always getting us involved and offering prizes to win!
Living here for 2 years has been great for being a sophmore/junior music student attending LSU. It is close to campus and the band hall and the quad is a 10 min walk away. Would not recommend for more than 2 years however. Great for student living but personally, too expensive and cramped for extended living of 3 years.

Hello there, thank you; we appreciate your feedback! Have a fantastic day!
The larger 1 bedroom floor plan was a perfect first home for my husband and I as I finished my last year of school and he travels for work! Being so close to campus is perfect, being fully furnished was important for us as we're moving across the country after I graduate and we didn't want to have to lug furniture with us all the way there, the clubhouse, exercise equipment, computer/printing center, free coffee, and pool are all very well maintained, and staff is incredibly friendly and helpful. Overall, it has been perfect for our needs!

I have lived at Campus Crossings on Highland for the past year and I have had an amazing experience! The staff are very friendly and they make it their point to know you by name which always makes you feel welcomed and at home. The apartments are excellent for college students and graduate students, as it as spacious rooms, that come with individual bathrooms. Personal bathrooms are a plus for students who do not want to share bathrooms with anyone like they had to do in dorm rooms. Every apartment has a washer and dryer connection as well, which is a major convenience. The amenities are very nice, I love the workout center and the computer lab that is open 24 hours. The staff also make it their duty to host great events for people to come to, to relax and have fun and to relive stress from classes. The maintenance staff is also very nice and makes sure that they explain everything that they are doing when they are fixing any issues that may arise. I highly recommend using Campus Crossings on Highland as your living choice!

As a law student coming from across the country, I needed a place that came fully furnished, was close to campus, and pet friendly. This meets all my needs and the staff in the office are great.

Your recommendation means so much to us and we're so happy to have earned it. Thank you again for taking the time to let the world know about your positive experience. Have a great day!
I highly recommend this place especially if you were a freshman student who doesn't like the Student dorms in LSU. Wifi Internet is included, and it's a fast one too. There is a gym place if you wanna work out. There is a PC/Mac place if your laptop broke all of a sudden (and don't forget the printer is free). There is resident events which really helps out. You don't need to worry about your package getting stolen from infront of your front door, when you get a package, it is preserved in the front office and you get an email telling you that you have a package to pick up. Speaking of front office, the staff is friendly. All in all, this apartment complex is amazing and it's staff are one of the best. It is worth the rent.

Hi, we really appreciate your positive review! Thank you so much for your feedback! We hope you have a great day!
I live in a 2 bed 2 bath unit and enjoy living here. There are pros and cons of this complex, some of which are more severe than others. Pros: •The proximity to campus allows me to easily ride my bike to all of my classes in a timely manner •Individual bathrooms and individual leases •Units can come furnished •Important maintenance is done quickly •All of the staff are very nice and know me by name •very affordable rent •parking is always available •gated community Cons: •My unit specifically is close to highland so I hear traffic constantly •Blackout curtains are a must •The kitchen is very small. I didn't expect a huge kitchen in a college apartment, but I only have 3 drawers in the whole kitchen and two usable but small counters •no elevators is sometimes annoying. It's only 3 floors but sometimes it is a hassle to go up with groceries •the internet is a decent speed, but a repeater router is necessary to get any kind of wireless connection. Overall I reccomend giving campus crossings a chance. The staff are friendly, the location is great for students, and the rent is fair.
