Property Ratings at Campus Walk
I would recommend this property to international or out of state residents. This location is perfect for individuals who are students who do not own a vehicle. I would not recommend to family/friends. Pros -Great Location -Laundry on Site -Great Staff -Cable/Internet included -Cheap Utilities -Ceiling fan in Bedroom -Great Maintenance -Graduate Discount Cons - Awful Parking If you get a spot at your apartment, don't ever leave. There are more units than spaces available by the complex. Street parking requires a pass and is usually not available. Likely have to park a few blocks away for this apartment. Visitors only allowed on weekends. -Price per square foot Pay over a dollar for square footage, including awkward layout. The layout makes it feel much less than 600 sqft. -Internet Internet is included, but router is needed and high density of internet traffic causes issues (Observed kbs/s at times). -Cable Cable is included, but only SD. One cable hook up located on a middle wall, but no power outlet on the wall. Had to run extension cords across the hallway. Anything above 55in TV will over hang into the hallway and/or kitchen. -Lighting Provided lights are poor and do not light up the apartment well.Has dated light fixtures. -Walk in Closet Awkward height of shelves doesn't allow for hang up clothes to be placed above anything with significant size. It is poorly painted plywood attached to the wall -Laundry The laundry on site, few units. Expensive for small load sizes ($1.50 each, but may require multiple drying cycles). These units are out of date as well. -Floor Nice laminate flooring, old stained carpets. This is not a true first floor (.5 floor). -Payment No online payment, Security deposit is one month, but too high for square footage and quality given. -Kitchen Outdated appliances, poor counter top area, no microwave, not enough storage, cheap materials used. -Storage There is one closet with a shelf, one cabinet under the sink in the bathroom, the cabinets in the kitchen, and the walk in closet. Bring your own storage. -AC/Heat Very noisy, not well kept before move in (black stuff came out of vents). The company makes conservatively $200,000 a year off this complex that was built in 1962. I feel that the investment is not proportional to the profit being made (lack of quality renovations, out dated appliances, poor floor, etc.) If you live here, you pay for location.
Burnham Rentals is a great rental company. I leased off of them for 3 consecutive years and never had a problem. Any maintenance complaints I had were addressed usually within a few hours of my phone call. The office staff and owners are all very friendly and understanding. This apartment is in a prime location for campus and night life and is the perfect size for a single occupant attending IU or working anywhere downtown.
