I have been living here since 2022 and the new staff have done a fantastic job, the pest control have improved a lot, i don't have any problems anymore, grounds are so clean, the buildings look better and there are no longer people hanging around the stairs. Thank you!!! I love it here

With the new manager, I've come home and found notices from pest control on my kitchen counter. The staff will just enter your apartment whenever without sending you any type of notice. When they do water line maintenance, they shut your water off with no notice. Not before, during or after. People packages get stolen all the time. The office will tell you is install a door camera, then they will charge you for damages to the door.

I love my apartment, the spot is perfect for me. The staff is very helpful and courteous. The location is fantastic. Shopping and public transportation is within walking distance. Give it a try, I'm happy that I did.

After four years, I'm glad to finally be gone. I did enjoy living here the first year because it was affordable and had good amenities but as time went by things just got worse. They no longer have any amenities, about three years ago they filled the pool with dirt and planted trees instead, I'm not sure why but it was dumb. They also have the worst washers and dryers, it's sad you have to pay about $2.00 for the washer and $1.50 for the dryer for your clothes to not be properly washed or dried. This place is full of unprofessionalism. It's a place that has had more property managers than I can count and maintenance has always been rude and never helpful. The buildings are old and so is everything in it; I had to get an energy audit done by the city for them to replace the windows because they wouldn't do it, no matter how much I asked. There are bugs everywhere and mold, like I know we live in a humid state but the way the building was built does not help the situation. I personally wouldn't recommend this place to anyone, I know the price sounds good but you're going to be miserable, trust me.

I went with Campus Walk for the year because I liked the location (right by FSU's campus) and the price. For the price, there are things to like. The staff are kind and responsive. It is generally a safe complex and the apartments are a nice size. There were a few leaks throughout the year as well, but they were dealt with. With that said, I experienced a really bad cockroach infestation from the moment I moved in. I lived in building D and was on the ground floor. Virtually no days went by that I did not experience at least one roach in the apartment. There were several weeks where I would find over 30 every single day. They have gotten into the fridge, in food, in all the cabinets, in boxes, in the bathroom, and on my bed. There is no place safe from them. I would say by the end of the year, I have killed at least 500 cockroaches. That is not mentioning all of the ones I do not see or are unable to kill. While there were attempts to minimize the issue like spraying and pest control, ultimately it was never enough. Management has known about this issue for years and it is clear that a total redo of the building is needed to actually fix the infestation that exists. I hear that the other buildings are not as bad, but still know that if you are renting here to expect roaches. I have never written a review before, but I felt like it would be irresponsible for me to not share my experience for those looking to rent here. Similarly, I think it is grossly irresponsible for these spaces like the apartment I stayed in to continue to be rented out without solving the issue. I literally feared leaving my apartment for extended periods of time because of how bad things might get and roaches do carry diseases. So keep this is mind as you decide on a place to rent.
This place is infested with roaches and has the worse leasing manager janelle. There are drug dealers everywhere it’s dirty and unsafe. No one deserves to live in these conditions. The wall unit air conditioner don’t work worth crap your apartment will never be cool. The walls are concrete block they mold and it resembles a cell block in prison it’s depressing old and filthy. The stairs are in bad conditions you find used condoms all over outside trash everywhere it’s awful. No one deserves to live in those conditions
My experience with Campus Walk has been excellent! The complex is quiet and in a great location near campus. Janelle and other staff members are friendly and genuinely care to build a good relationship with their renters and all of our needs. All of my maintenance issues have been handled promptly within a day or two, if not immediately.

PLEASE DON'T LET ANYONE YOU CARE ABOUT LIVE HERE. 2 words: MOLD & ROACHES. My apartment was infested with 3 different kinds of mold and making me very sick. My furniture, clothes, bed, shoes, & curtains were all ruined. The maintenance kept covering up the mold but it kept coming back over & over because of the old windows they refuse to replace. They did not cover any of the hundreds of dollars of property damage. The first floor is infested w/ roaches & it's so bad that they are now taking over the 2nd and 3rd floors as well. The power is always going out & they shut off the water weekly for long periods. WORST LIVING EXPERIENCE EVER & I'm from the projects, but they were wayyyyy better than this. trust me -__- There are cheaper and much better options in Tallahassee you just have to keep looking. This isn't worth it at all.

Ms. Hernandez, We're sorry about your unfortunate situation, especially your first time living in Florida from up north. Mildew is a normal thing in Florida due to the climate and humidity here, but very preventable if you follow proper procedures, as stated to you more than once and mentioned in the lease you signed. If you don't run your AC and allow air to circulate in the apartment, mildew will form, especially when you are away from the apartment for long periods of time. If you leave the AC off for long periods of time, mildew will unfortunately grow. I am sorry we were unable to replace your personal items. The new pest control company we have is doing a great job, and taking care of things as soon as we are aware and as quickly as we can. Good luck with everything.
The only review here is clearly from the leasing office. This place sucks. The building naturally smells, and is covered in bugs. You need pest control every week if you plan on living here. There is no central ac unit, and the walls resemble a jail cell. If you plan on living here get yourself a P.O Box. I've had 4 packages stolen out of this neighborhood. The front office says its too much of a liability for them to receive them. They prefer to leave it sitting outside the door for a homeless person (You will see them daily) or neighbor to take at there leisure. They have recently updated the laundry room which is nice, but make sure to not go in there at night because homeless people love to chill in there. I just want you to have realistic expectations if you decide to move into this dump. It is close to campus or right on the edge of french town, which ever way you choose to look at it. Many of the drug addicts the wander french town usually find there way into this fabulous neighborhood. They advertise a false rate, and it is naturally dirty in here no matter how hard you try. So do yourself a favor and get something that is actually worth your money.

We also have a new pest control company that started this week, so please let us know if you have been having any pest issues. There are things that can be done if we are aware of it. If you are having issues with packages, please let us know as well so we can try to alleviate that problem as well. Now that you have brought this problem with non-residents being in the laundry room at night, I will contact our security company immediately.

I have live at Campus Walk for almost a year now. Any issue I've had was immediately solved by the nicest property manager you'd ever meet! They always have their leasers best interest at heart! Even though we are near FSU this is a very safe and quiet area to live in.
This is a perfect place to live including being 1 block away from FSU, and very convent to have many restaurants and fast food and even have job opportunities in the same street. The staff are very nice and helpful. and the neighbors very nice as well. Mr.Bo loves to maintain our apartment on point and even help you with anything you need. Honestly we have minor problems but its worth living here. Especially having a family
The units at Campus Walk are actually very spacious for 1/1s. Prior to the tour, I expected a tiny space since the price for rent was far less than what most 1/1s and studios go for. When I toured the complex, I was shocked and immediately signed. Maintenance is quick and understanding. Office employees are ready to work with you as well with anything you need. Laundry facilities in complex that are open 24 hours--at first I thought this would be a drag, but they have about 14 machines to help you get your loads done quickly. Love this place, will definitely renew my lease!
No Student should live like this! The great location is NOT worth IT!
