Constructed around 1830, Indianapolis' Central Canal brings an old-world charm to Downtown Indy. The neighborhood that surrounds this historic waterway is simply referred to as "the Canal." The Canal offers great shops, restaurants, the Downtown Canal Walk, and a lively scene that includes gondolas, pedal boats, and surreys. The neighborhood is close to Butler University, providing a student vibe to the community as well. Other nearby attractions include White River State Park, the Indianapolis Museum of Art, and the Indiana Historical Society.
In the early 1800s, the residents of Indiana -- who up to this point relied on horses to transport goods -- were inspired by the construction of the Erie Canal in New York. When construction started in 1836, the plan was to extend the canal 296 miles. Three years later, the state faced bankruptcy and the project was halted.

Property Ratings at Canal Overlook Apartments
Apartments are in a great location, and the maintenance staff is great. Where the apartment doesn’t meet minimum expectations are with Management. From the lack of consistency when it comes to cleanliness outside the random mopping by the elevators or late night partial vacuuming to incompetent actions on simple tasks such as moving a package to the “package pickup room” where all packages go for residents. This is great for folks who may be unable to visit the office during open hours but still pick up a time sensitive package. Outside of that the day to day is fine…no better or worse, just lowercase fine.
Great location by the canal , close to downtown. Management team dragged it down to 2 Stars here, some of them are very rude and unprofessional. Dishwasher has been broken for 2 years i been here and has not had any help regarding it. If changing address was not a big headache, would have moved out 2nd week of staying here...
Great location, but unfortunately, very poor management. We did not have functioning AC for two summers. Instead of bringing in an expert after 7 failed attempts to repair with various forms of tape and foam piping, they told us that it was working properly because it turned on (it did not, as it was not cooling and it was leaking significant amounts of water). After several attempts to convince management that it was in fact not working, they finally replaced the AC (after 39 days without AC this summer alone). As repayment, they compensated us with the equivalent of about 4.5 days of rent. Needless to say, it has been a very frustrating experience in which our concerns were not taken seriously, and we did not receive adequate compensation for living in an apartment without AC for two summers. I understand that businesses need to make money, but this management company will cut corners at every opportunity at the expense of tenant comfort. Please consider living elsewhere. Working with management here is not worth your time, energy, and stress.
The property director Jana helped us a lot in terms of settle down everything during the first several day we moved in. The accociates in the leasing office are nice as well.
We really enjoy living at COA. It's very nice and the location is perfect for students.
Best ever staff yet Dan and Megan are doing great
I went in for a tour very ready to sign a lease with canal overlook. I was incredibly excited to see what there was to offer. I was very disappointed to find a disheveled leasing agent when I came for my appointment. I thought I would give her the benefit of the doubt since she mentioned she was new. Her cluelessness wasn’t even the problem, it was her inappropriate comments. The most notable her saying “don’t be that girl” to me. It was a real bummer for another adult women to speak to me like that. I immediately left and signed else where.
I am currently a resident in this place, their maintenance is very bad, I hurt my back at the front door of the building in 2018 November because they did not put salt on the pavement. They let me to fill in an incident report and did nothing. In addition to above, I have been bothered by upstairs residents for about 6 month, they were making so much noise in their room specially in the evening around 10:30 pm to 12:00 am (almost everyday), that makes me think my roof is coming down(both living room and dinning room). I complained this to the manager, they gave a courtesy's officer phone to me. I called tonight, well that went south. The second floor hall way always smells strange during the weekend. Recently they want to offer me a "deal" with more expensive rent. I said NO THANKS. I have been living here for about 2 years. DO NOT CHOOSE second floor and third floor plan if you want to move here. With no private washer, dryer and expensive rent, NOT WORTH IT.
My experience at this place started well so I decided to sign another lease here in an apartment that was more expensive, when I transferred apartments the said that I owed money for my other apartment because I moved out too soon... which I did not and also I was paying MORE money at this place. It is not time for me to start moving out of the current place and they are telling me I need to pay $300 more a month after I am moving out because I didn’t tell them that I didn’t want to renew my current lease. This place just really wants your money. There are NO resident events or ways to meet your neighbors. It is not a community you are just seen as a profit to them.
Great location right on the canal in downtown Indianapolis and right by local grocery store. Units have modern upgrades and appliances. Lyinda and the office staff are always very accommodating and very helpful as well.
I have been living at Canal Overlook apartments for several months and could not be happier! The apartments are a little pricey but the apartment complex is very safe and in a great location downtown. The apartment complex is very quiet and the residents are all considerate of one another. The leasing staff are very accommodating and willing to help with any issues you may have. Overall, this is a wonderful place to live if you are looking to live along the Canal.
I've lived in this apartment complex for 2 years now and I can safely say that all people who work here are very helpful. From front house to maintenance staff, they are focused on making sure that you feel at home here. There are two reasons why they did not get 5 stars, and that is having to pay for a communal laundromat on each floor and being restricted to one cable company. Other than that, this place is great and I highly recommend that you at least take a look and see what Canal Overlook has to offer
