Property Ratings at Canal Street Flats
When I first moved into Canal Street Flats, the affordable rent was a major factor in my decision to live here. The recent renovations and increased fees have made the rent skyrocket, leaving me to question whether it would have been better to spend a little more and live in a better building in or near downtown. I have quickly realized that the price is not worth the numerous problems and difficulties that have arisen since the change in management. While the renovated apartments are certainly visually appealing, the building itself is old, and things seem to be constantly breaking down, especially if you don't have a renovated unit. Additionally, the change in management has brought a significant decrease in vehicle security, with multiple break-ins reported in the parking lot. The lax security measures have also allowed individuals to smoke marijuana in the stairways, leaving a potent and unpleasant odor throughout the building, especially for those living near the stairways. This is particularly dangerous for those who have kids or pets in the building, as people leave their ashes and leftover roaches in the stairways. To make matters worse, the rent has gone up significantly due to the renovations, and more fees are now included in the monthly rent. And if you're not a heavy sleeper and manage to get an apartment with a nice view, be prepared to be jolted awake by the incredibly loud train that runs through downtown in the early hours of the morning. Overall, I would not recommend Canal Street Flats to anyone looking for a safe and comfortable living experience. The higher price is not justifying staying here, and it might as well be spent on a better building in downtown or commuting a little farther for the same price. While the new management may be trying their best, they have a long way to go to make this building a livable space for its residents.

We are very excited about all the changes in our community including our newly renovated apartment homes. All homes now include stainless steel appliances, wood floors, modern cabinets updates, and full-size washer and dryer. Part of some of our changes were to limit non-resident access to the community by adding Gatewise to the parking garage along with nightly patrols. Please understand that our preventative measures at the community are not an implied guarantee of security or residents' safety. Since acquiring Canal Street Flats, we have also implemented a smoke-free building policy, so please let us know if you are experiencing an issue and we will address accordingly. I understand you feel our rental rates have gone up; however, we are still one of the most reasonably priced communities in the neighborhood. Let me start off by just saying reviews are so confusing and conflicting sometimes I get canal place a passing score with Flying Colors. Hands down Gold ?? Star !!!! For Melissa and Tiffany there the BOMB. They do an Amazing job of Maintaining 2104 Canal St., Apartments Houston, TX 77003. The maintenance is overbooked buy constantly having to clean up residents disgusting despicable behavior throwing trash wherever and just neglect of the apartments tearing up stuff. But the complex is very nice and spacious other than that mess . Lucy is a hard worker as well . So is always so professional and sweet.I love living hear . Thanks canal place you guys are Awesome
Within the last year this property has become horrible. The hallways are hardly ever cleaned. There is always trash in them or stained. The elevators are always down and also very dirty. It is very rare when we are notified, one elevator had been down for 3 days and we get a text message 3 days later. It is extremely hard to get ahold of someone in the office, very hard. Example new years weekend all 4 elevators were down from Friday-Sunday. I feel horrible for anyone in wheelchairs or any other issues, and we received no communication into the second day. The office staff seems to not care. Cars are always getting broke into. Towing is not enforced so random cars from people around the area park there. Cars are also free to park anywhere since towing is not enforced. I have lived here for 5 years and have never experienced or seen the filth I have within the last year and a half. Before when you would get off the elevators and you could smell the cleanness from where the hallways were cleaned and the elevators were never in this bad shaped. Yes it was not perfect you had your random trash bags in the stair ways and elevators would go down but the communication and them showing concerned was there. I a survey was made believe me the responses would not be good. I truly hope things change, there is residents that have been here for the same time I have and they have the same issues. I know you probably think "well move out" it is not that easy.
Currently there's two cars in the parking garage that were left on bricks, all their tires/wheels stolen. My car was broken into during the freeze. The units are nice but that doesn't make up for anything. The gate hasn't worked since the freeze and it's been 6 months. Call the leasing office and all you get is a "it should be fixed tomorrow". It was supposed to be fixed weeks ago according to them.
I go to school online and also work from home. There is loud music all of the time and I have reported it to management over and over and over. They cannot or will not do anything about it. The Manager suggested I get out and find out where the music was coming from and do something about it. The old Management were not that much better but this Manager is lazy
If you don't mind neighbors who refuse to walk their dog outside or leave trash in common areas, and you don't want to be contacted by management staff, ever, this is a great and affordable complex in a location that can't be beat.

Canal place is a very comfortable place to live in. No one bothers anybody. Location seems to be great. Staff & residents are friendly. There arent any huge problems that cant be fixed here. Been residing here for about two months and so far, no complaints. I like that the leasing office receives our packages on our behalf and that there is a garage security at night. However visitor parking can be scarce. Other than that, Im very happy and comfortable here.
The staff is always so friendly and prompt. I love living at Canal. The pool is beautiful!
As a resident, I am happy with Canal Place's commitment to keeping our community clean. I am disappointed in the way they impose fines on tenants for minor infractions. The security door at P2 is always in disrepair, which leave residents vulnerable to crime, and so are the elevators. I am considering moving next year because of these issues.

I love the community. I can never hear any neighbors and the staff here is amazing. I love Chris at the office and the maintenance staff is also incredible.
In my second year, still very happy overall. Security issues with gates/or unescorted guests. Although Property mgmt does it's job, residents do not, just Saying.
Perfect location for downtown working. Also access to all local interstates with ease. The marijuana smoke is seriously a problem in the hallways. People should be more mindful of the fact that its not only illegal but its a health hazard for others that dont smoke.
Overall I enjoy my apartment at Canal place, I got lucky to live next to respectful & peaceful neighbors, Chris has been helpful and on top of things my whole process of being here, even when things go wrong he goes above and beyond to make them right, I love the layout of my floor plan,l for a one bedroom, landscape could be more well kept having a pool view I would love to see more palm trees, flowers nice clean pool. Of course theres always that group of people who doesnt have respect for keeping the community clean. It would be nice if everyone did their part making sure where we live is taken care of. All in all I enjoy living here for now.
Canal place is nicely maintained and has great commodities. Although the apartments seem to appear decent on the surface, there are some underlying concerns. It would be unreasonable to have high expectations of the way the office is operated. There is a lack and delay in communication. There is a deficiency in empathy for tenants. Management has alleviated most safety concerns, however, has done a poor job of implementing a plan that protects tenants from unreasonable towing.
Been here for two years because of the location is near my mom and grandmother, plus the rent is low for the area. But if it wasn't for that I would have left long ago. NOT CLEAN at all, NEVER can reach the office, & NOISE. I FEEL SORRY FOR THE PPL WHO PAY FULL RENT, THEY'RE BASICALLY LIVING LIKE LOW INCOME. I NEVER CLEAN LIKE MOST LUXURY APARTMENTS. I'VE SEEN POOP (HUMAN & DOG), VOMIT OUT & INSIDE THE ELEVATOR, ON NUMEROUS OCCASIONS. Car break-ins are terrible, cameras are no help and don have security. Management is TERRIBLE. So many things wrong this will be my last least. When i first moved here it was a tad bit better but has since gone down. This complex is ok for a first time renter like a college student or young mother. Other than that BEWARE!!!
I am a current resident. I am a first time renter and so far I am dissatisfied with this apartment complex. The building was poorly built. The walls are paper thin. You can hear everything inside & outside. I can hear people above me, on both the sides of me and when they’re walking past my apartment door. It is very disturbing. No exaggeration it sounds as if they could be in your apartment with you. You can complain about the noise but the problem will not change. Staff do not answer any phone calls. You probably have to call a dozen times to get an answer. The elevators seem to never be clean. On the weekend the parking garages are filthy. My expectations of this place was extremely too high. It looks nice on the inside but you definitely can’t judge a book by its cover. The only perk is the rent! It sucks that I have to wait my entire least to move. The noise is outrageous so for those who have to be up early for work be aware of that. Other than that I will not recommended these apartments to anyone.
I just want to say that I just visited Canal place and I am in love. I just filled out my application and on my way to get my money orders. I had to take the time to write this because I feel very confident with my decision. This is truly a hidden treasure right in downtown! I love the office staff, I felt right at home and they answered all my questions, and I had many lol. I read these reviews and I know I am making the right decision and I’m attending the JJ Watt classic in 2 weeks so I am so excited being so near to Minute Maid, this made my day!

The location is awesome. The garage & elevators are a huge plus...the units themselves need updating. Security would be nice. The office is closed on Saturdays and the office employees tend to miss a lot of phone calls making it difficult for working tenants to get things done.

Canal Place is the perfect location for a young professional and rent isn't as high as some of the other buildings nearby. It's only a few minutes to many awesome bars and some are even walking distance. The maintenance team is pretty good for the most part and the office staff is helpful. It offers a few good amenities like a parking garage, pool, and small workout center. We recently got a new property manager who seems to be getting everything back on track. There has been a few issues with car windows being broken but with no burglarizing of the vehicle (strange). They put more lighting around the building and an officer sometimes patrols the garage. Overall, I have enjoyed living in Canal Place.

I've been staying in canal place for two years. It's been a pleasure i have access to work, to the freeways, and even nice restaurant. It's also in a great location for family and friends to access me, the managers are great especially Alisha.
