There’s an unmistakable charm to Springfield, a city that exudes the allure of a small town while housing nearly 115,000 residents. Blending modern conveniences with a historic atmosphere, the capital city of Illinois — and birthplace of President Abraham Lincoln — is a compelling Midwest metropolis for renters of all types.
Aside from its presidential history, Springfield is full of culinary delights and entertainment destinations. Cozy Dog Drive-In alleges to have made the first corn dog in 1946, and it’s always a popular spot. Enjoy the shops at White Oaks Mall, fun at Knight’s Action Park, and plenty of breweries just north of the city center. There’s a number of parks and excellent educational opportunities, including the University of Illinois Springfield. The city comes together to enjoy annual events like the Illinois State Fair and more.

Property Ratings at Candles
This place gave me probably one of the most dilapidated of their apartments that they could find. They didn't bother to level the floor or replace the carpet upon move-in. They don't tell you about big changes that you need to be aware of well in advance until 24 hours before said change happens. They double billed my utility charges the moth of and the month after my moving out. Their garages need repairs. If you store anything aside from your car in one, it will probably get destroyed by water. I know because 4 very expensive rugs were destroyed this way. If you need to resolve a question about anything, and they don't have an answer right away, they won't call you back. I wasn't going to write this review, but they sent me to collections because of a charge they billed me AFTER they gave me my security deposit back, and like I said, they never called me back when I wanted to discuss this. My toilets were broken for almost 2 weeks until I threatened legal action. HORRIBLE experience!

Deception is the story here- go see the actual apartment not the leasing office I am sad to say this because the leasing agent was so friendly Your leasing office is beautiful. The surrounding is beautiful but the apartments need to be renovated, everything from the carpet, appliances everything so old and outdated As much as they have spent their money to fix the leasing office and all the amenities ....THEY NEED TO SPEND THE MONEY ON THE ACTUAL APARTMENT WHERE their TENANTS WILL BE STAYING Spend Money to fix the place up u might end up increasing the rent a little and everyone is happy ??

We hope you will allow us to show you one of our newly renovated apartments in the future. Our best, Management
Made an appointment to see a 1 bedroom apartment on the 1st floor. Came in, saw a 1 bedroom on the first floor (model) applied for the 1 bedroom on the 1`st floor. I was told that the available unit was in building 3 and it faced the parking lot. I was approved. Was sent addendums to sign. I called to ask what 08W11 meant in the apartment line and was told it was a 3rd floor unit. I'm sorry...I never asked for 3rd floor nor did I ever mention I wanted 3rd. suddenly, no 1st floor 1 beds are available and they took $150 out of my account for a "reservation"...needless to say, they have not returned my call....nor have I received the $150 back for an apartment that I did not want in the first place.

Please do not move here. They do not care about their tenants at all. Washer and dryer were broke for over 5 months. Never wanted to fix anything but always hassled you over rent. Please don’t sign a lease with these people. The apartments look nice but are cheaply made. Half my electric sockets didn’t work for a year and they never came to fix it. Even their maintenance said they only care about money. There is also mice.

We have lived here since 5/5/2020 and are very pleased with the facilities overall. Staff is friendly and helpful and maintenance staff responds in a timely manner. The apartment we are in is an older unit but we like it. Neighbors are friendly overall. Our utilities are reasonable, much lower than the house we sold when we moved here. The fitness center is decent as is the pool. Grounds are well kept.

I have lived at The Candles formerly Chatham Hills for almost 2 years. Any issues I have had, have been addressed promptly. The staff has always answered my questions in a timely fashion. I have never had any issues with the office staff, maintenance or pests. The property was built in the 1970's and for being this hold I feel that the place has been well maintained and looks beautiful. My apartment is gorgeous, I fell in love with in the moment I saw it! I wont be leaving here until I buy my own house. My children love the pool and we go for walks often. They love seeing all the flowers and dogs in the community. 10 out of 10. Would recommend.

I have nothing but good experience with the management and staff. When I had a problem it was resolved quickly and in a timely manor. No problem with bugs or rodents. I have seen a few spiders and ants but that is any where.

The Candles is the WORST apartment complex we have ever lived in!! Many of the staff do not tell you the complete truth about issues that are going on. We paid $613 to move in and our first month was free. We left the apartment clean and no damages were charged to us, so full deposit returned. The deposit return was only $250, I called and asked why I didn't get $613 back? I was told $250 was the deposit, the rest were Move In Fees!!!! Like I said, WORSE Complex!! Save yourself heartache and mark the Candles off your list.

Thank you for the opportunity to serve you better. -Management
I lived at this complex until 2019, and it was a pretty lousy experience from day one. The buildings show and smell their age. The laundry situation is unbelievably bad with only a single washer and dryer per floor between two buildings, and no matter what was tried, there were so many roaches and other bugs. I kept a very tidy apartment, and I would typically have to kill three or four roaches everyday when I returned home from work. Additionally, this complex will charge you exorbitant fees upon move out. I was charged about two times what monthly rent was but was able to talk them down by a couple hundred. Overall, I would not recommend this to anyone. Look for houses for rent in the much better neighborhoods on the west side of Chatham Road.

The landlords were no help after a portion of our building caught fire. The fire was on the opposite corner of the building, and our apartment was untouched by fire or water. The building was only open for us to retrieve our stuff at certain times, and there was little information on what days. They did not respond to our calls nor call us back, so we had to get their attention in person. After we had their attention, we found out that there was asbestos in the building and nobody was allowed to retrieve any of their belongings. They had been renting out these old buildings knowing that they were insulated with this dangerous substance. When we needed to get information for our renter's insurance, the landlords ignored us entirely and didn't have the information from the ones the fire had been started by.

Hi Alexis. We appreciate your feedback, as we take these matters very seriously. Please know we have looked into your concerns and believe you are referring to a remodel from about 4 years ago in which we completed all necessary repairs to meet or exceed industry standards and have had no further concerns of this matter, since. If you have any other questions or concerns with a home with us today, please reach out to management in the leasing office offline. We are here to help and want to provide excellent service to you and our community. Sincerely, Management
I wish I could post the numerous pictures I have of the cockroaches in the apartment. We would wake up to them scurrying around the kitchen every single morning. I also wish I could post the pictures we have of the 10 mice we caught on glue traps in just one week. There were many more mice outside of that week that led to us breaking our lease. After dealing with the deep infestation of the apartment, I just received a call from collections and I’m being charged $1,200 with my $300 security deposit being kept as well so that they could replace everything. I can’t say I blame them, but you would think that as a company they would have the decency to take responsibility for the problem instead of taking advantage of prior tenants. Don’t live here. I don’t care if the rent is cheap. As a human being, you deserve more than to live with rodents and then be charged maximally after you decide to live somewhere else.

Basically everything here is inconvenient. It always smells bad in the hallways, the managers are nice for a couple months then they lose the fake attitudes, the units are nothing like what they show you, and they have roach problems.
Property Manager at Candles, Responded To This Review
Hello. We are sorry this has happened and we thank you for bringing it to our attention. i am living here from 1 year. Rent over here is very high compared to neighboring communities . they increase rent year by year and they dont even respect customer. when we have a problem they dont even respond for that. they dont have an answer for the utility bill given by them. my advice is to find a good apartment in the same neighborhood rather than coming to this place and having problems
If you have plans to stay for longer term, STAY AWAY from this apartment. If you want to renew your lease, they will set high rates for you, where as for new residents it will be cheaper. And don't expect back your security deposit, Just one month before my lease ends, i did shampoo cleaning and when leaving carpet was very clean, still they charged $75 for carpet cleaning. when I asked, they said even though carpet is clean, shampoo cleaning is compulsory. NO WASHER/DRYER inside units, you have to share single WASHER/ DRYER with 8 units. You will endup sharing same WASHER /DRYER with DOGS & CATS (many residents have pets) Apart from monthly rent, they will charge EXTRA $70 for utilities. Just in 1 mile surrounding, very nice & cheaper apartments available like ORCHARDPARK,WESTBROOKS and many.
Overall it was a really nice town home. If you want something affordable, spacious, and in a great area, this is it. The rooms were great size and the town home overall was a great living space. The neighborhood is quiet and the staff was friendly. It is located by many stores, a mall, and many restaurants. I did have a problem with the heating system that I called dozens of times about but would never get completely fixed, it caused my electric bill to skyrocket and they aid they would do nothing about it. Besides that problem, everything was good. The area was clean, they shoveled snow in a timely manner, and the fitness center attached was decent. I would definitely move here again.
I have lived here for two years and have loved it! The place has enough space for my family. It is taken care of and kept up on. The area is quiet and very friendly. I am so glad I found this place when I moved into the area because it is truly the nicest apartment and nicest area around here!
I have been living in chatham hills for about 6 months now and besides my first electric bill I have no real complaints. It's on springfield west side so you have plenty of restaurants and clothing stores that are not too far from your home, white oaks mall is not even 10 minutes away! This is awesome when having to deal with traffic. There is a pool and a fitness center which is free of charge to tenents which saves you from gym memberships. There is a washer and dryer on every floor, so no more trips to the laundromat. You are required to pay electric, water, sewer, trash, and gas, which you might want to keep in mind when deciding to rent or not. My bill averages to about $160 a month which isn't too bad considering I have a three bedroom; two kids and a husband. Renters insurance is also a must have here but its still fairly cheap as well at $23/month. Chatham hills is a very competitive complex so prices do change on a daily basis for available units so if u see one that's in your price range you want to hop on it asap. All in all its a pretty good place to live
I went to look for an apartment and the staff just handed me a key and told be in what direction the apartment was from the office. They didn't even go with me. What I found was the complexes washer and dryer was in the hallway and it smelled of mildew and dampness. When I went into the apartment the smell of cigarette smoke was so strong I couldn't even stay in there long enough to look around. I will not be renting an apartment from Chatham Hills!!
great it really fun but there is a higfh profile dude
