I want to talk about my experience with this apartment and why I will not be renting with them . First let me say I had a tour booked Thursday at 11:30 am which I had setup days ago calls me the day of and tells me that they got three people booked at the same time and I will have to reschedule. I told her I took off work and drove two hours to get there and I can’t reschedule and she asks can I come right now I said no I am at another apartment tour and asked could I come later she says we are all booked up so your just going to have to reschedule after I told her I drove two hours and took off work to come see them and potentially give them money. If you can treat a potential client like that how do you treat your guests ? You could’ve said is it ok to show the apartment to all three people it’s just a tour and I have done tours at other apartments that did group tours . Then I felt like she didn’t care and her comments showed me that and that my time isn’t valued and I don’t need to live at a place that can treat people like that and she really thought I would come back again and come see that place lol why ? Y’all not the only apartments and I don’t give my money and time to anyone or place that doesn’t respect me or my time . I was never given an apology and have never been treated so poorly. I have found another apartment too that day since they canceled and will be leasing with them . I made this comment so that i promise you this after my post yall will monitor whose booking tours and make sure it doesn’t happen again also if you saw that why not have called me days in advance to ask me to reschedule not the day of . Thank you for wasting my time and dismissing me I will never lease here in my life

I've been a resident for two years now. Moved here from NYC by myself so I wanted a community that was safe and accessible to grocery stores, Starbucks, Trader Joe's, yummy dining options and still affordable. Minutes from the 4mile creek greenway trail! There's a French bakery Amelie, Colombian restaurants, an authentic Japanese hidden gem nearby, and lots of dining diversity. There's a new brewery nearby, too. I don't really have to drive uptown to hangout when I meet up with friends and can stay local. My apt is huge for the price and with windows that look out to a beautiful canopy of trees. I'm on the 3rd floor with vaulted ceilings and a fireplace. When my family and friends visit, they love my apt and the peace of the community. I've looked at what current apt prices are because this has been my first and only apt since my move from NYC, so just to stay in-the-know, and my rent is still better than anything else I've seen for the sq footage I receive and the convenience of location and amenities. My neighbors are friendly and quiet. I'm by the dog park so I get to meet neighbors from other buildings, too. I work remote from home and go for midday walks around the community to get some sun. It's always quiet and peaceful. Have to say, I've never seen bugs in my apt. I am on the 3rd floor, so maybe that's a thing. I think I've asked for the exterminator to come like twice in the two years more for the balcony area because I'm right by all the trees and more as a preventative thing. The management company changed before my 2nd year here and there have been really great changes! The buildings were redone and painted, including our balconies/porches.The leasing staff is kind and attentive. Angel remembers me by name when she sees me. Amazon misdelivered a package and Armetria helped me to locate it immediately. The leasing office also puts on some cute and fun events--where you get to meet your neighbors. Maintenance staff changed and the current maintenance team is amazing. The few times I've had to make a maintenance request, my issues are quickly resolved and appliances replaced immediately, if needed. The maintenance staff is kind, respectful and knowledgeable. Lester is great! The gym is amazing and when I was having issues with my wifi router, I was able to go work from the business center boardroom in the clubhouse very conveniently. I've enjoyed and currently enjoy living here and just renewed my lease for a third year.

My experience here at Canopy has been great so far. The location was very important to me when I was searching for a place to live. Canopy is close to a lot of stores and restaurants. I've also loved being so close to the greenway. The staff have been kind and helpful with any requests I've had.
Buildings exterior are neglected. Pine trees with dead branches, very messy and bugs were a problem especially outside. Leasing company doesn't seem to care about the look of the buildings. They need maintenance. Eaves are clogged and water runs over edge. Steps are dangerous
We love our apartment and the community is really friendly and pleasant. Despite this being apartments, the building is quiet and I rarely hear noise from the other apartments. Nice green spaces and plenty of parking.
As a first apartment the experience was amazing, we were able to get moved in and all paperwork complete pretty much on our own time. While living in the community we felt like the staff knew who we were and cared about our time spent there. Whenever we reached out we always got a response in a timely and professional manner.
There are positives and negatives to living in this complex. "Renovated" does not mean fully renovated and the windows desperately need to be replaced (mold in the caulking). Issues with neighbors as well.
The repair was perfect but I requested help two weeks prior to getting assistance and it took two more messages to the management to get it.
I love everything other than consistent appliance issues dryer barley drys on first cycle refrigerator has been leaking since move in and my dish washer is out . The main issue I have is the PEST! I have never had roaches I refuse to live in a infestation!
It is a great location and ofcourse the apartment is certainly above average
I love the location, but dislike how dirty the neighborhood is.
Maintenance was extremely courteous and professional. They took the time to answer each and every question.
We've been here for over 5 years and, except for a break-in several years ago when we lost many of our belongings, it has been a good experience.

It’s 92degrees out and the pool is close!!!! It’s a battle with with the roaches ( water bugs). I know the difference between water bug and roaches!! I clean every day so there’s no need for roaches to be running around. Do your maintenance work for yourself because believe me it wouldn’t get done!!!! Why did I rent this place!!
I would recommend this community because the staff are helpful and positive and it's a relatively quiet community with mostly families
I can only recommend my building and a few surrounding ones. When I first moved here one person on the upper floor had heavy traffic. He would let them come up or go to their car. We often had the smell of marijuana floating through our vents. After a year of it a letter went out to the residents of complaints. That person moved away within the next 3 months.
I sent my boyfriend to check it out for a tour and it started off that way until the last leasing agent started to ask qualifying questions instead of showing the property. we are willing to pay 6 months in advance but NOT here!
Great location and management is extremely nice! However, preventative maintenance should be completed thoroughly before love in.

From our experience with the previous owners of the complex, I would have recommended friends to NOT move to this community. Since Lincoln has taken over the community, their attention to the complex has improved our view of the community very much.
now much better than last owners communication better, friendlier one thing absolutely not happy about is the rug issue that they will not honor the promise to have rugs cleaned once a year. In 15 years have only had two rug cleanings and the rug is so old it is shredding. They will NOT honor the promise to let me have rug cleanings, and/or replace the old worn out carpet. Definitely, NOT Happy about that. I have been a good tenant and deserve this.
Rent high for not maintained apts and common areas. Monthy pet charge is ridiculous after paying non refundable deposit and valet trash should be optional
I have recommended the community several times. Those who chose to go to other properties was because of the absence of sidewalks and walking areas that are not in the traffic patterns.
The grounds are very nice, it's quiet, no loud parties or neighbors and the location is great.
Moving in I loved the amenities. 24/7 gym, and open pool until about 9p. Things have changed so much it had truly left me unhappy with them and that sucks, because it is something we are paying for.
I have lived here for 7 years. It used to be a wonderful place to live. When the new owners/management took over, this place went downhill fast! The maintenance staff doesn’t complete work orders and IF they show up, it’s not in a timely manner (even when it’s an emergency). The office staff is incompetent as well. The turnover rate has been the worst I’ve ever seen in any company. The outdoor pools are always dirty (I’ve seen residents having to clean it themselves... that’s if the pool is even open!!) Last summer (2017) both outdoor pools weren’t open at the same time. The indoor pool has been out of order for almost a year. There are abandoned cars parked everywhere in the parking lots. The landscape looks great at the main entrances, but if you go any further you will see litter everywhere. I do not know how, or if the buildings are up to code, the siding is falling off most buildings, the patios are literally falling apart, of course the gutters are not clean, there is lent buildup in the outdoor dryer vents with lent overflow in the breezeways. There has been at least 2 building fires since I’ve lived here (1 was because of an electrical failure in the roof) and the police are always here because of break ins, property damage, assaults and distribution and use of illegal drugs (all which is public record). The only reason why I still live here is because of the local schools, the general location as a whole and I personally can’t afford to buy a home in this same area. ALL of these issues have been brought to the attention of the office resident manager and nothing is ever accomplished. This is a honest review so apartment shoppers beware.

We hate to hear that you have not had a great experience thus far, but I would love to address your concerns personally, and invite you to schedule a time we could hop on the phone, or have a meeting in our leasing office. We certainly handle resident concerns when they are brought to our attention, and if there are items in need of repair in your apartment home that we can remedy for you, I can schedule an appointment for our service team to stop by. Our office team has been here for well over a year, and work diligently each day with the service team to provide a welcoming, comfortable community. I understand that it is frustrating having one or more of the pools closed at one time, however, last summer, the only time we had one of the outdoor pools closed is when a resident broke glass on the pool deck, and are required to close and drain the entire pool. We all hate when things like this happen, and is the main reason we continue to reiterate the community rules and policies through our Resident E-blasts. One mistake can effect an entire community. We had all of the gutters professionally cleaned last year, as well as having the railings pressure washed. If there is a piece of loose siding that you are aware of, please let us know the specific location. We conduct quarterly inspections of each building/apartment home, and there were no reports of falling siding. Once a month, I personally conduct a review of vehicles that have been parked for an extended period of time, or that have tags that are not up to date. These vehicles are tagged, and subsequently towed if not moved/remedied by the time frame provided on the warning tag. Our most recent vehicle audit was conducted on 05/09/2018. If you ever see a suspicious/inoperable vehicle, you can always send us an email notification, and we will address promptly and discretely. I am uncertain as to where the information you provided regarding the building fires originates from, but the only building fire at Reafield Village, was prior to Fairfield?s ownership, circa 2013. Building/property inspections are conducted annually by the CMFD, and can assure you all of our buildings are up to/above code. I hope these details offer some peace of mind to a few of your concerns. We have many residents give us tremendous amounts of positive feedback after addressing and rectifying their concerns, when they are brought to our attention. Very poor customer service. Complex office does not return calls nor do they meet the expectations of tenants after they have already moved into their apartments. Promises have been made and all of them have fail once tenants have moved in. DO NOT RENT from this apartment complex you will regret it. Old refrigerators, old stoves from early 1980's, tubs/showers needing calking and broken bathroom facets. All that were mentioned were promised to be either fixed or replaced before tenant moved in and nothing was done, no going on 10 months into the lease.
THIS IS LITERALLY THE WORST PLACE TO LIVE. MANAGEMENT IS HORRIBLE, MY CABINETS ARE ALWAYS..... ALWAYS BREAKING. THERES ROACHESSSSSSSSSSSS EVERY WHERE. I mean seriously I pay $25 a month for valet trash and they never picked it up not once. rent is so expensive for absolutely no reason. carpets are extremely cheap. & they still have not come to clean my filter yet.
I am now 46 days into my lease and the management still hasn't addressed all the issues of the apartment. When I moved in: -there was dog hair in the carpet -there was dog hair painted into the window sills -the sliding glass door didn't lock -the patio reeked of dog urine (came to realize the upstairs neighbors dog was peeing through the slats on their patio to mine at least 5 times a day, soaking into the wood) -the patio storage door was separating and destroyed (obviously by a dog) -the toilet wasn't sealed to the floor and rocked back and forth -the toilet seat was coming off -the toilet paper holder is coming out of the wall -almost all of the outlets and light switches have been painted -the entrance light didn't work -there were light bulbs burnt out in the bathroom -the breaker box was painted over and sealed shut -the bathroom sinks aren't sealed and can be lifted off the counter -the dryer makes a horrible metal-on-metal noise after one minute of use -the upstairs neighbors consistently sound like they are hosting a sumo wrestling match. I can hear the children screaming through the ceiling. -The street light outside the building hasn't worked at all since I've been here This management company is incompetent and moving here has been a nightmare. Notice there aren't any RECENT reviews praising this place!

Hello, we first wanted to thank you for your feedback. Your insight helps us enhance our residents' living experiences, and improve the service we provide at Reafield Village Apartments. We sincerely apologize that your new apartment home did not meet your expectations. However, many of the concerns listed in your review were not included as a result of your initial inspection and we are just now learning of these through your review. We appreciate you taking the time to further discuss your concerns with us, and as was mentioned in our last conversation, we are more than happy to address each and every concern. Our records indicate, the items that were mentioned to us as a result of your initial move in inspection have already been addressed and completed with the exception of the decking. The issue with the decking is truly an embarrassing discovery and we immediately addressed it with the offending neighbor once we were made aware. During our discussion, we offered to power-wash the deck for you but upon further investigation by our maintenance supervisor, it was recommended we replace the wood. It is our goal to work with you to ensure that the replacement work is completed as soon and as quickly as possible. We definitely understand your frustration with the parking lot lights that are currently inoperable, we had already submitted a request with Duke Energy previously as these lights are owned and managed under contract by them. They confirmed these light have been repaired, so going forward we will continue to monitor any lights that may become an issue. This place was taken over about 2 years ago by a company called Fairfield. They have ruined the complex. They are raising the rates through the roof in hopes of pushing people out the door so they can remodel and raise the rent even more! The staff is unprofessional and clueless. The maintenance staff is laughable. Nothing works. The grounds are not kept. They charge $30 for valet garbage on top of the rent. Beware of noisy neighbors, children, smokers, animals....

I love living in Reafield Village! The apartments are spacious and well-maintained. The staff is extremely nice and helpful. Maintenance comes quickly, and even if you lock yourself out in the middle of the night they have someone on call who can come help immediately. Nice pool, as well as an indoor lap pool, new gym equipment, and a fenced-in area for the dogs. The area is very nice, and I always feel safe here.

This is a convenient location to the South Park and Ballantyne areas in Charlotte. The apartment itself is decent with washers and dryers in unit. No upgrades, regardless of what is advertised. Make sure you are able to view your actual unit, before being told that you "will definitely get an identical apartment" based upon the model you are being shown. The pool and grounds are always kept clean. The gym area could use some ventilation, but it's filled with new equipment and a heated pool that's open year-round. If you're new to Charlotte and want to have a decent place while still saving money, this is your best bet. Gyms, tanning, shopping, and 3 separate malls are within a 10 minute drive.

Reafield Village has been the best apartment complex that I have lived in (across multiple states). The location is great as it is within 15 minutes from 6 major shopping areas! The apartment complex just received new renovations, such as new exterior paint, GREAT gyms-including a yoga studio-and heated swimming pools, which greatly improve the experience of living there. The staff are incredibly friend and are always willing to assist you with whatever question or need you have and work orders are always answered promptly. The complex is pet friendly and has a great dog park, plus they always have a 'Pet of the Month' that is featured in the main office (along with treats for your canine friend). There are all these features and more and the thing the probably amazes me the most about this complex is how cheap it is for the location and features that are offered here. Living at Reafield Village has been my favorite experience since living in apartments.
Reafield village apts are some of the best priced apts in Charlotte. These were perfect for us bc they are central to ballantyne, South Park, and pineville but have very low pricing. The new renovations that they are doing are beautiful and the new gym is top notch. This place definitely gives us what we pay for! Thank you for finally making a fair apt complex in Charlotte!
This is the nicest place I have ever rented for the price. With such a central location to all the hot spots in Charlotte, reafield is worth your attention. The leasing office has always been quick to respond to my phone calls and maintenance has always fixed problems within 48 hours. I highly recommend this apt complex!
My experience with Raefield Village Apartments have been very pleasant since moving in two weeks ago. The staff and management are very nice and helpful. They really want you to be happy. The apartment is newly renovated with kitchen new alliances, washer and dryer, and new modern cabinetry and flooring. The amenities include 2 medium-sized outdoor swimming pools, one small indoor swimming pool, an aerobics gyms, a cardio/weight gym, tennis courts, and a playground. Great location, close to both South Park and Ballantyne. Additionally, my neighbors seem very friendly so far! The only reason I didn't give five stars is due to the laziness I have seen with repairs and painting. Truly band-aid methods of fixing things. Porches are painted without even wiping things down first. I literally have spider webs and leaves spray painted to my porch and doors.
Raefield Village is a great place to live in Charlotte! Its close to the South Park area and about 20 minutes to downtown Charlotte. The grounds are well-kept and nicely maintained. The apartment is spacious and newly updated with new appliances. There is valet trash, three pools, two gyms, tennis courts, and more. Five stars for this great place to live!
