I have gone to the office many times to ask for things to be fixed in my apartment yes they come by but maintenance people only come look at what's wrong but don't fix anything and always tells me the same thing that they will come by the next day but never do.

If you’re in a bind and need to move this is the place they will throw an apartment together real quick but the moment something breaks be prepared to wait for months to get help. I am on my fourth month with no washer , the office does nothing about it and says they’re busy and behind but they do nothing to compensate for them being able to provide you with things included in the lease. The property management company is no better they do nothing to address the matter just awful so set your expectations low if you want to live here.
While getting maintenence issues resolved is a hit or miss, overall living here has been a positive experience. I am seriously considering renewing my lease one more year.
I have been here for over a year and don't really have any complaints except for the deck which I don't worry about anymore. It is usually very quiet.
No one never communicates with the residence. I have had mold in my house twice and they have not removed me from this apartment and I am on dialysis.

The maintenance sucks, property management changes every 1/3 months. Managers don’t care about your living conditions. I’m still trying to get things fixed that should have been fixed since I moved in on 6/3/23. Gates are always broken trash dumpsters are always full with trash just laying around. People park anywhere even blocking walk ways. People leave garbage outside of their apartments for days sometimes even weeks in my building.

I have not had a pleasant experience here. I have yet to get my toilet fix ad I'm being overcharged for my portion on a water bill due to illegal tenants in neighboring units; each unit around me has 3 or more adults and I'm sure they are not listed on the lease. Moreover, the noise above when someone walks becomes unbearable sometimes; sounds like something eating thru the walls or bouncing a brick on the floor. I'm truly unhappy and have documented these experiences with hopes of an early exit.

I've not had a showerhead since October 23rd and it's November 3rd. I've made several maintenance requests and the complex just moves my requests to the completed column. It's very much not. I've called and emailed and every time management acts as if it's the first time they've heard of it. There is literally a hole in my bathroom wall right now. They've got money to hire 5-6 leasing office people and the occasional community activity but somehow can't hire a maintenance team. And if the property manager responds to this and my shower isn't fixed, I'll be sure to add that to my next review. And there will be a next one I'm sure.

The website and all the photos you see are professional. The complex and apartments look nothing like how they appear online. I was approved for an apartment back in mid July, I paid the administration fee as they gave me 48 hours to do so. The leasing Agent Mayra barely reached out and I had to stay on top of her for the welcome letter a week later. The day of Move in July 21 the apartment was not ready and she was trying to expedite me paying the deposit. When I left to go get the money as they do not take money orders. I did my own walk thru of the apartment. Maintenance was still working on it, there were dust webs with dead daddy long legs and spiders all on the ceiling. Dead bugs in the carpet, so the carpet was not cleaned or replaced after previous tenants. The air condition unit had so much dust, which could only mean it had not been cleaned or service, and who knows how long. The size of the apartment was not what it shows online it was literally super small. Building stairs were nasty, and the landscape was poorly kept. The outside of every building look like it does not get properly cleaned or taken care of by the maintenance. There was a ground man sitting under a tree, and the landscape was horrible. One of the two pools was closed as mentioned in another review. You’re paying for amenities you’re not receiving. There was trash all along the side of the dumpster. I decided to not take the apartment I did not want to feel like I was trapped in a lease staying somewhere I was not comfortable staying. Mayra the leasing agent said I would get my administration fee, returned and is going on two months. I’ve called and contacted the leasing office several times and I still have not received my money. The phones are usually busy. If I do get through the leasing agent is busy I have not received a phone call back from a supervisor or manager as I was told and now it’s been three weeks since I reached out in regards to speaking to someone, I spoke to leave the agent two times and she said that a supervisor will call me and no one has called me. I have emailed her and she still has not responded., however, they are unprofessional. They do nothing in a timely fashion, and they don’t stand by what they say they’re going to do. If you’re looking for a decent apartment affordable, and a nice area with good management and good maintenance this apartment complex is not it.

I literally moved in yesterday and immediately want to leave. Move in day was horrible. The apartment was not ready when we were told to arrive, full of trash and repairmen/cleaners. When they left, there was still grime and grease everywhere, and several repairs that were not done (loose doorknobs, broken kitchen shelves, and more). There were cobwebs and spiders in the corners of several rooms. Right outside the building was loads of dust, trash, empty beer bottles, cigarette butts and packs, and even vomit on the back stairwell. It was clear they don’t clean this far back in the community at all. We let our leasing agent know all of this and that we were not happy, but she simply deflected blame away from Canopy Glen and told us to put in work orders for the dozens of repairs that should have been done before we arrived. They had more than a month to prepare for this move-in, so I have no idea why it was in such terrible condition. If I hadn’t already paid a ton of money and signed the lease, I would move out immediately and never come back.

Took 5 months from my FIRST initial maintenance request to have my running HOT water spout in my shower to be fixed. All those months I was paying $380+ electric bills with Jackson EMC. Immediately once someone eventually came out to my apartment mid April. The change in my electric was astonishing. Astronomical. With all this mentioned during the 5 months, there was no rush on my request, nor any sign of urgency or apology. Cant keep the same people in the leasing office, cant send an email to all residents to let them know the trash disposal ISNT broken..based on what one of the maintenance people told me one morning. No cameras on the premises, cars getting broken into, hit and runs on cars..having to kill the biggest cockroaches I've ever seen every other day even though I pay a so called “pest control” fee every month even though I've NEVER seen someone spraying for bugs at or near the apt buildings.. no signs of change here..and will NOT be renewing my lease.

I visited this complex and was very interested in possibly becoming a resident. I would NEVER RECOMMEND THIS PLACE TO ANYONE...The staff in the office is nice to you until they get what they want and if they don't want you to move in they will state that you do not qualify with your total income which is a bunch of crap. I WILL NOT HAVE ANY OTHER CONTACT WITH THIS OFFICE EVER.

This apartment complex have so much potential but it’s like they’re always focused on the wrong things here to make it better, From The outside of the complex to the inside of the apartments a lot of work needs to be done and I don’t see the effort of them making it happen . The outside is always filthy specially in the breezeway and then the trash area , The inside of the apartments could use some renovation specially with the price is going up . Now on to the staff as well , needs improvement because no one ever answers the phone and the office is always full of them , you call an make a complaint and it’s like they say it will get done just to get you off the phone and then they forget to actually note it smh . The best thing here so far is the holiday community events i loved that because it gives people a chance to meet the staff and the neighbors who attend i definitely hope they don’t change that about the place .

I’ve been living here for just over a year and I can’t wait until my lease is over. From DAY ONE, this place has been infested with roaches and water bugs. They are crawling all over the place. Three months into my stay, someone was shot on the property. Unbelievable!! And I don’t even have any light bulbs in my bedroom! Very cheap build ! Not worth it. The people in the leasing office are horrible as well. Do yourself a favor and find somewhere else to stay

No running water in my apartment since Dec 24th. If you’re reading this they still haven’t fixed it. The solution to fixing it is very simple but they don’t care. Using the restroom, showering, laundry, washing dishes is all impossible and will remain impossible for an unknown amount of time because they simply don’t care at all. Begged them every way imaginable to fix it and they won’t do it. I don’t know what to do. I’m paying for hotels and they haven’t mentioned my rent or reimbursement or can even tell me when they will have it fixed. I can barely even get in contact with them. Anyone in Gwinnett County reading this.. please trust me on this.. don’t chance it.. I’m a two year resident being treated this way.. stay away from anything owned by Priderock Capital Management. This is the worst service I’ve ever experienced in my life.

Great experience moving in here I moved in when it was called Oakbrook I was in P 509 and then they renovated the apartments throughout. The transition to e newly renovated apartment was great.

the management is honestly just a horrible person who is rude to you through the phone and pretends to care when you’re speaking to her in person. she makes you feel uncomfortable to even approach the office or to even make a complaint to ask for help towards a situation. the amenities of the apartment are complete garbage and have been falling apart and i’ve barley been here for my first year. there is an infestation with roaches and the management always claims she’s making an appointment for pest control to pass by, but they never ever passed by the three times i asked for it. i just give up with this complex and will honestly be referring NOBODY here, and i cannot wait to move out, i already have everything packed up and my lease doesn’t end until 3 months, but i definitely WILL NOT be renewing and will never come back, ever.

From the moment we moved in, there have been issues. You’d think the apartment would have been ready when we moved in. Nope. There was a hole in the ceiling that, shower curtain falling out of the wall, missing light bulbs that you cannot buy in store, you can’t even open the windows. There were ROACHES everywhere the day after we moved in, and it took a month to get pest control to spray, yet there are still bugs! We are still missing light bulbs in half the kitchen and dining room, the shower curtain is falling out of the wall and I can’t even close the curtain, there is no drain plug to take a bath, and it’s been two months since requesting maintenance. It took almost a month to fix the hole in the ceiling that was leaking from the AC. We will not be renewing when the lease is up. This is by far the worst experience I have ever had with an apartment. We’ve only been here two months, and moved out of state 10 hours to this. It’s going to be a very long 10 months of this.

This complex literally has roaches everywhere. I moved into my unit last September and been dealing with roaches ever since ! The office does nothing to help. I’ve contacted the property manager and resident services and my emails or calls will go without any response!! I’ve tried to speak to them to resolve the issue but they don’t want to help they just want our money. We were considering staying here again but if you’re unwilling to help then why should we still give you money. It’s honestly gross to pay all this money but have such a huge bug issue! The apartment itself is nice but the roach problem is annoying. Not to mention the gates ALWAYS open! We had a shooting a month ago and they continue to keep the residents gates open! There is no sense of safety. Why give us gate cards and codes but the gate is open 24/7. They’re enacting parking passes ! but for what when you could’ve just closed the gates! Don’t waste your money or you’ll be dealing with roaches , no safety & rude staff your entire stay!

Been here for almost 2 years and I will be moving when my lease ends. The amount of roaches in my newly remolded apartment is unheard of. I believe the water heater, stove , and dishwasher all had roaches inside of them when they gave me this apartment. I hate this place and there was a shoot out last night.

I have been living here for three years. If you submit a maintenance request through the portal, it is often ignored. I have had to take screenshots of my requests because a few days later, my request is gone but no one came by to fix my issue. I’ll send the screen shot to the manager via email and only then is something done about it. The trash situation is always terrible. People will just throw trash all around the trash area to where it is overflowing and you can’t even pull in your car to park in the designated spots. The dog park often has a full poop bin. It’ll be overflowing for weeks and there is no where else to put it except on the ground next to the bin. The pools are also not great and often very cloudy with chemicals. Also, we are paying to live in a gated community. The gates have been broken for 6+ months. People would often try and exit through the entrance gate, but the staff did not do anything to try and punish the people that were breaking the rules and cause the gates to break. Instead, we all have to suffer and no longer have the amenity of a gated community. The staff is rude and does not get back to you. We referred someone to live her back in July. There is supposed to be a $250 referral bonus. I have been trying to get the $250 from them since October. It is now almost February so obviously I am frustrated. I called the office and they assured me that the manager would call me back. She did not. I went up to the leasing office on a Friday at 3:00 but the manager had already left. The assistant manager was extremely rude. She talked down to me and basically said that there was nothing she could do. Cannot wait for our lease to be up. We will not be re-signing.

hello, i have tried multiple times to call/submit tickets in in regards to me not having hot water this has happened multiple times. The last time I went over three days without hot water, every time I have an issue I submit a ticket and it's not reviewed. Today I called early enough to allow them time to get back to me before closing and they still did not reach out. I have even asked per the attached email for them to just tell me what I can do to fix the problem myself. I have tried to call the office and no one answers when I have called private is the only time they will answer but today was not able to get a hold of anyone on the phone so the last email I sent is attached. due to the lack of communication in regards to an issue that is important to me for me to be able to live my life, go to work, go to events, go to church, go out to eat. It is really disappointing to know that they're receiving money for rent and are still not consistent or at least reliable when it comes to issues that our residents are having. it seems to be like this is the only way to get a response, as I see they've responded to several reviews. I don't understand why and I don't believe that there needs to be an excuse for something like a necessity to be covered by maintenance. i've done all I can do on my end, and will probably not re-sign the lease at this community, I have asked them to power wash also the surrounding area due to the roaches the water bugs, and they refuse to even respond or get back to me.I really love the space that I receive because it is an apartment on the bigger side and I love the washer and dryer but I will no longer be considering resigning my lease. The end of it is coming up and I would greatly love to have someone reach out to me in regards to how we can end it sooner because it is that bad thank you have a good night.

I currently live here and I cannot express that my lease cannot be over soon enough. The management here is terrible. There are literally raccoons everywhere. In fact, I believe there is one in my walls and the company refuses to do anything about it. Literally, this is a horrible place to live. Neighbors throw garbage all over the streets and they do not put it in the designated compactor. The gates are always open and cars often ram and destroy the gates.

Just move from France and must say it's quite nice here. Very different but enjoyable. Nice people and made friends with neighbors and is good. Transfer for job and location is close to work and many place to visit and eat. I feel like I'm at a resort, so many good things to do here. So big. My apartament is big, clean and many windows. I like the pets around here, nice to see. I told people at my work about here and they said I pick good place and they hear good things. That's good for me.

I moved in in August and for starters, I didn’t get the apartment I was promised which was supposed to be Hampton I got pirkle. The agent tells me a day before I move in that she switched me to the apartment I am at now like what? Why? Things are going okay until I notice the roaches in my apartment- I understand they can come from all over because we don’t leave food out nor are we disgusting people. There was trash being left by neighbors doors and I had to call/ go up to the leasing office several times to complain about that. Not to mention the place where we go to put our trash has been so nasty and bags are scuttled about to where you can’t even reach the door. That happened twice, to which I sent pictures. My dryer has been broken since November 23rd. It’s December 21st and it’s still broken!! I’ve complained about my neighbors above me - stopping, slamming thing, sounds like running, all hours of the day usually beginning at like 6:30-8:30 in the morning. It’s so annoying. What could you be possibly doing in an 700 sq apartment so much to cause so much noise constantly!!!? The solution offered to me was to move for half the price like why should I be inconvenienced because they are loud and why should I have to pay when my experience has been horrible since the beginning?! I can’t wait to be done with this lease because it has been an unpleasant experience since day 1. I can truly say this is the worst place I’ve ever stayed.

I have lived in apartments for the last 6+ years and I have to say this has to be one of the worst ones I have lived in. Now that is Glen (New Management, they bought the property in March/beginning of April I believe so 8+ months of ownership) its the worst. Pool was closed most of the year, Gym has been closed. I have put request for things broken in my apartment and it almost always takes a long time to get a response back, one time I waited almost 2 months for them to come out and they only came because I kept submitting them requests to. I have had my AC/Heater unit stop working now 3 times in the last 30 days. I have two little kids at home and having your appt. go up all the way to 85 and have to turn on the AC in the fall to counteract the heater not stopping and now the Heater not working at all where it feels like 55 (currently its 45 outside) is unacceptable. I Get it, Things break but the amount of time it took them the first two times which pushed my Electric bill super high is crazy. There are cats EVERYWHERE that will scratch at your door or constantly make noise at night, Roaches everywhere even as your walking to your car that will make it in your apartment due to all the little holes/openings around the apartment, and the lack of Insulation where half my apartment is normal and the other half is freezing is crazy. Long story short, they will keep saying they are trying to make sure things are better but no movement is done. The gate has now been broken for amount a month, even after its “fixed” it’s broken within a week and stays broken for months at a time. Trash piles up all the time, stairs are falling apart in most buildings,and its just a mess. If you tour the apartments, pay attention to the details besides the “nice” amenities they have, that was all cortland (past management) and after glen bought it it’s just all slowly falling apart. I have spoke to management about my concerns and have called and either they don’t pick up their phone no matter how many times I call and when I go over there they don’t care and almost always have an attitude. Overall besides all the issues that have happened which I know sometimes can’t be controlled, the way management responds and the utter rudeness that we receive every time we get a hold of them is so unprofessional and makes our living experience here more of a nightmare. I honestly can't wait for my lease to be over so I can move out and put this in the past.

I'm a long time resident and have always loved the community and living here. A new company bought the complex and it has been rough to really be honest. I was pretty upset because I was settled in and enjoying life here. When the new owners took over there were delays in our services and it was challenging. However, not sure what changed but things are really coming around now. Everyone in the office has been super helpful and I'm starting to see great things happen each week. I had a few outstanding problems before they took over and they've fixed everything nice for me. I can be a little more patient now because I know they are making things great again around here and more importantly, they care. It's a beautiful property with nice amenities. My apartment is cute and my neighbors are nice people. Anyway, just wanted to rant a little and also spread a sense of relief that our awesome community is in good hands. Looking forward!

There are more than enough terrible things I can type in this space, but I’ll keep it brief. Prior management was amazing and I rarely had any issues. Since the change in management, I have seen the worst customer service I have ever seen in my life! Not only that, I have requested several maintenance request that have just gone unresolved. On top of that, I have had an issue of water leakage on 3 separate occasions and I am finally done! I am currently sitting in my living room as water fills my kitchen right now from the ceiling and leaks from my wall and I can do nothing about it until the morning. I am tired of being inconvenienced at this place and will be seeking some kind of release from my lease.

I’ve gone In the office trying to lease an apartment 3 different times and none of the times were helpful. They refused to show me any apartments making personal excuses like “I don’t have my car today so I can’t show them to you” & “it’s late and the other person hasn’t gotten back” when I got there on time to see a unit. They told me one time to come back and make an appointment but I never got a response when I selected that option on their website & I know the staff is supposed to reach out to you. When I went back another day, I was supposed to get emailed a list of units available & they never reached out to me. When I asked questions to get an apartment convenient for me they didn’t try to reason, they just said they didn’t have it and didn’t even try to show me options. It’s like they don’t even want you to live here. I really wanted to lease here but after trying so many times. I can only imagine how hard it will be to live here.

Update: I read the updated reviews and couldn’t agree more. Please stop telling people to give the office a call—no one answers the phone. 1. The 500 building breezeway is still dirty. 2. The stray cats are out of control. They’re breeding. They’re stray. They are probably carrying an insane amount of fleas. Do you guys want me to call Animal Control on my own? Just tell me honestly so that I can stop asking you guys to maintain your own property. 3. You’ve been “transitioning management” for the last two months. We received letters dated that the transition happened on May 9th. What’s still transitioning and what’s just incompetency? You can’t keep blaming Cortland. 4. Why the added fees to our rent? The letter we received as residents said all terms of our lease would stay the same. The added fees are not the same. I plan to get a lawyer involved, and I plan to have my issues fixed in a timely matter. It’s a shame that I renewed before the company changed over; I would’ve been gone. This place is a rotten apple—beautiful and shiny on the outside, but rotten on the inside. DO. NOT. MOVE. HERE. And don’t bother telling me to call to resolve my issues and make my experience better. You guys don’t answer the phone. Telling me to talk makes you look good on the internet, but residents know the truth. I challenge anyone to call during any open hours of the day and see if they actually talk to a person.

I was a happy resident up until the recent change in management. I have a horrible roach problem in my unit. I have asked the leasing office to have pest control return and spray my unit again. However, I am being told that they will place me on the list to have it done in 2 weeks because pest control is done every other week. In the meantime, I have roaches in my shoes, sinks, bathtub, kitchen, and even crawling on my headboard. I am willing to pay, out of pocket, for a pest control company to come in because the issue is so bad, however, I am being told that it has to be approved by management. When I try to call the leasing office to see if the manager is in, no one answers. So, if you plan to move here, think twice.

The staff is rude and inconsiderate. Christina is the absolute rudest person out of all of them. Every time you go into the office they act as if it is a problem and then rush you out of the office as if were bothering them. I thought it was your job to handle residents??? And dont get me started on the service requests that they cancel without your permission and then when you asked them why they did it, they say they dont know. They dont take accountability for anything! I have lived here for 3 years and they just keep getting worse. My advice to you guys is simple, fire christina.

I would like the option to pay with a money order at the leasing office. Also residents who renew should get something new replaced in their apartment. Lastly have the option to either have the apartment washer ans dryer or use your own.

The price of this community is outrageous. The upgrades are nice but not worth the price. The water bills are extremely and unreasonably high for 1 person. The bathroom is too small, there is no screen for the patio, the bedroom is extremely drafty in the winter. The closets have no lighting so it is really hard to see. Theres no garbage disposal in the kitchen. People are always on the grounds knocking on my door soliciting or leaving menus or business cards. I am considerably upset with signing a lease here. The amount Im paying with everything added on I might as well have lived in Buckhead. I have to put in so many maintenance requests within my 4 months of living here. Its a disaster and I cannot wait to move.
