Disappointed that I need to pay a non-refundable fee of $750 if I want to add my wife to the lease agreement. A little context - I was clear from the start that I'm moving alone but my wife and daughter will join me eventually next year. Since it was just me initially, I applied for just myself as a tenant and asked if my family can be added once they move with me. I was told we can do that and so I proceeded the lease agreement (for a 2 bedroom apt). Now I asked them to add my family in the leasing agreement. I was told that I need to pay $750 to update the lease agreement. Asked them why this vital information wasn't mentioned when we discussed about it. And I don't recall reading it in the lease agreement. I'm being referred now to a section in the lease agreement for "Replacements and Subletting" that mentions about that $750 fee. I don't think adding a spouse fall under replacement and subletting. My point is I should have been informed or it should have been clearly stated in the lease agreement. Then I could have added my family from the start.

If what this company is doing isn't illegal, then it should be. You will not pay your utilities if you live here, you will pay for everyone in your building's utilities! This place takes utility bills for the entire building and splits it evenly between tenets. If you're trying to save money by bundling up and not using the heat, but your neighbor isn't, it won't matter. Not only will you still be broke, but you'll be freezing AND broke. If you leave your apartment completely empty for weeks on end, you will STILL be given a $300 utility bill, even though you personally didn't use the utilities! It's like you're back in college splitting payments with your roommates, except your roommates are the other tenets in your building and this company will not tell you about this policy before you move in! This company will also lie to get as much money as possible out of you. Before I moved in, they sent me pictures of my apartment, which was fine. The next day, they sent me an email saying that my apartment wouldn't be ready in time for me to move in, so they sent pictures of a second, different apartment. This second apartment looked different, so I asked if it was a different layout. They said it was, but not to worry because the rent price would be the exact same! Except this new layout was over 100 sq ft smaller (and listed at $200 cheaper online). When asked why this small apartment was the same price of the large apartment, I was told it was because it was 'updated', as in, the kitchen counters were installed this century. I said no, that if they were going to give me the small apartment, they were going to give it to me for the price they listed it on their website, not for the price of the larger apartment. Suddenly, like magic, the first apartment was going to be ready for me on my move in date! Funny how that works. That was 100% just a ploy to trick me into paying more. So yeah, this company will lie to your face, and also force you to pay for your neighbors electric AND water usage (because they pay nothing! This company does not cover trash, water, pest, ANYTHING. You will have to pay for EVERYTHING).

First, let me apologize that you received misinformation. Our utilities are paid for separately from our rent. the Electric is billed individually for individual use by American Electric Power. This is not a shared service. The water is calculated based on water usage, occupancy and calculated by our utility company then billed to each tenant. Costs have significantly risen, but I would love to chat regarding the comparison you are using to determine that you are paying for non-usage. We would like an opportunity to clear any confusion there is on our utilities. We provide you an addendum about this at the beginning of the lease to be as transparent as possible. As far as the change in units, I would have to review, sometimes there is an emergency or a change with the resident moving out that may delay our rental date. Units are based on amenities, view, options and can change the pricing. I apologize that you have had a bad experience with our team.
Make sure to document and photograph EVERY LITTLE THING when you move in. The apartments are old and outdated and they will try and use your money to upkeep them. They charged me $100 for a few tiny scratches that are barely visible on the counter the previous owner left and claimed I “used it as a cutting board”. The counters have clearly not been replaced or reglazed for years. When I called them out the employee ranted about how great and thorough they were at their job, apparently not enough to catch this after the last person moved out. I’ve had many other friends who’ve lived here say the same thing only they have been charged far more than I was. Avoid this place if you can.

First off lets start with the maintenance... terrible service from them not telling you when there going to enter your apartment that YOU pay for and have the right to know when somebody is going to be in your apartment, they arrive randomly when they want, second when you need something repaired don't ever expect then to do it right, I've had multiple times where they will come in to fix things only to leave it worse and disrespect my personal items, like for example when cleaning out the dryer vents they threw my clothes in the sink. or my tub that needed to be recaulked got into my tub with muddy shoes and left it all muddy, or when my cabinet door fell of the bathroom sink they screwed it 3 inches higher then all the other cabinets. also to mentioned my boyfriend and I put in a work order for our tub to get recaulked for the THIRD time and also to have then look at the tiles on the bath tub because they were falling off the wall and because water is flowing behind those tiles mold starts to build up, you'd think they take that serious since its a health concern... noooo they put caulk on the top of the tiles and some how got them to stick for a total of 3 days... absolutely crazy and degrading when you pay for a place to live your expected to be treated Fairley and as a paying customer, they call this apartment complex luxury and its everything but that, avoid at all cost go somewhere else if you have the chance

The apartments themselves are extremely outdated, seemingly not updated since they were built. They do provide you with appliances, but will do anything they can to not spend money on new units. If you enjoy paying 300-400 a month in electric bills during the winter then this is the place for you. Insulation? Non-existent. They will offer plastic to cover everything though, instead of actually fixing the problem. Do you have allergies or asthma? This is the place for you. All the smoke your neighbors blow in their apartment conveniently makes its way into your vents. Do you enjoy paying rent online because that's how the world works now? Better be prepared to pay an extra 50 on top of your rent for a "convenience fee". Do you enjoy having rent increase with them saying "we haven't done this in a long time"? This is the place for you. Just ask around the neighborhood too see how the prices increase. Do you enjoy peace and quiet? Do not live near the river with the newly installed water fountains, where you too can enjoy the constant crashing of water, and an extremely bright light at night to go with it poking through your shades. Do you enjoy having people being able to access your apartment at all times with the warning being "anytime this week we will be entering your apartment for this or another, please have your dogs put away". This is the place for you. Instead of giving an actual day, it could literally be any day of the week. Someone knocks on the door and you don't hear it because you're in a back room of have a headset on, be prepared to walk out your room and see random men in your apartment. Always have your chain on the door or they will enter willy-nilly. If any of this sound appealing to you, welcome home to Canterbury green.

Excellent Location, Floorplan and storage. Maintenance only wants to get their bonus monies for not spending any money on repairs. I think that we are all breathing each other's air. The Hvac is not tight.

I have only been living here for a year now and they make me and my husband pay crazy in rent when this place this not worth the amount they ask for. Kitchen out dated, insulation is almost none to any, they dont replace or fix iteams. The windows in every room needs replaced, the doors need replaced, dish washer sucks even after it has been cleaned leaves food on dishes. Who ever painted sucked at there job you can see where old paint was and where they put the new paint, cabinet doors and shelves need replaced by they dont want to fix or replace anything.

Sign coming onto property says Canterbury Green Luxury Apartments-but the apartments are far from luxury living. Apartment does not contain a microwave, no overhead lighting in the living nor bedroom. When they get the apartment ready to rent between tenants they spray paint the bathroom tub white and within 6 months the paint is starting to peel off turning our feet white in the shower. They also spray paint the kitchen countertop. Pictures online do not represent truly the apartment you rent.

My neighbours are loud and I’m in my 20s so that’s saying something. Theses dudes blast music till 4 am and canterbury does nothing. Rent is overpriced for what you receive. My house has flooded from upstairs neighbors 3 times and they don’t fix the problem. Don’t live here.

I think it’s safe to say from my friends to these comments to me personally 700$ to replace carpet when I actually only lived 2 months their and broke the lease and left The carpet was spotless and steam vac before I left I was on my hands and knees cleaning what was already clean because I didn’t wanna to get screwed over like everyone had told me damages that clearly aren’t there will suddenly be there when you move out and you’ll be looking to pay 1000-2000 between carpet cost 700 a lost key cost 250 if you for some reason plan on moving out plan on paying horrendous fees no matter the standing of your apt when you leave..Oh and of course they’re too busy to be of assistance until you get a lawyer involved

Apartments are old and dirty. Carpet in the bathrooms?? Management doesn't care about its residents whatsoever. We had animals making noises in our walls late April 2019 and they did absolutely nothing despite multiple calls and service requests. Now there are animals back in our walls scratching around and poking their claws through holes and management has yet to do anything about it. Obviously they did nothing in the spring or else this wouldn't be happening again. They have said they're "sending somebody out" but nobody has come to take care of the problem. What's even worse is they have shown ZERO remorse to us about the fact that there is a LIVE ANIMAL scurrying around. Disgusting and ridiculous. Rent is way too expensive for this level of disrespect.

I’ll start with the good: I love my actual apartment space and it has a community feel to it. It also is a good price for what you get. Also, Caleb in leasing is very helpful and friendly. However, I have lived here for 3 days and my AC already doesn’t really work. When I placed a service request the first time, my AC was set to 75 and it was 85 in the apartment. The only vent blowing air was in my kitchen. When the guy came, he changed the filter, said it’s fixed and left. It still wasn’t fixed and was 85 until morning. I placed another service request and two guys came back, while in my hallway “fixing it” they say to each other “people need to stop calling us about air conditioning”. The one guy then told me that “the air units are just like that here and I can’t expect my apartment to ever get cooler than 15 degrees less than the outside temp” and essentially told me to deal with it. My mom is staying with me for the week and i have to pay $3 for her to use the pool with me. I understand if you have a lot of guests you should have to pay for them... but I already pay rent for this place and I shouldn’t have to pay to bring ONE guest around with me. Every time I have called and asked about something, they have been rude. (Except for Caleb in leasing, he is a gem!!!). I love my apartment, but am frustrated for how things are going so far

I know what you’re thinking. This place is huge, the apartments are decent, and they have a great price tag. Don’t let that fool you. I moved in in March and in the last month alone there have been robbery’s at gun point, a woman attacked from behind while walking to her door, fights outside, and at least 7 people arrested by the police working with the FBI for selling drugs. I know it’s probably close to your school, or maybe you like that it’s very close to the busy part of the city but I would stay as far from here as you can. My family and I will be moving as soon as we can.

Me and my husband lived there for 2 years with relatively no problems. We were model residents and never had any issues with them at all and was never late on rent. Then we decided to move out when since we bought a house and we were so excited to be able to leave and get into a place that was our own! That was when the troubles started. We went in to notify the office of out intent to move and the lady we talked to was horrible! She was rude and was arguing with us about everything despite the fact that we were told certain things over the phone. That was the first time we were made to feel like garbage and also the first issue we had. So we moved on and moved out, SPOT CLEANED the entire apartment top to bottom to make sure they didn't have to do anything at all. And then we got the final statement for moving out. Absolute garbage! They charged us 20 dollars because we forgot to clean the medicine cabinet out and their worker had to throw away a few bottles in this tiny cabinet. They charged us over 700 to replace the carpet which did NOT need replaced and was vacuumed and shampooed before we left! Then charged us 250 for a lost key for the door and mail box! Completely horrendous! They do nothing but make you feel like crap for wanting to move out and then charge you for EVERYTHING even if its not needed! DO NOT RENT FROM HERE! Its all great in the beginning but then you get the final statement where your spending almost 1000 on your final bill even with the deposit being taken off of it!

So I moved in a couple weeks ago and never have I experienced maintenance issues and they not be addressed in a timely manner. Especially when your paying top dollar for rent. So I noticed some things and reported them, that have yet to be fully addressed. When I was cleaning prior to unpacking, I opened my cabinet under the kitchen sink to find mildewed carpet. They outsourced some company and the first order they were in the house 2 mins and reported back no issue. I then placed another ticket and stated the carpet NEEDED to be removed. Well they did that and left it disgusting. Then my vertical blinds were installed backwards and broken. They came and fixed the direction and left them broken. My refrigerator didn't even have drawers inside. I have globs of hair on my walls and staircase that they just painted over. Cat hair on the stair rails. Floor boards in all bathrooms are not painted. My closet rod is being held up by that thin strip of metal so any type of weight it just falls. They fixed it and said the weight is causing it, I put two hangers up and it fell right back down so at this point I visited the office since I have yet been able to fully unpack. The leasing agent resubmitted my maintenance tickets which was last Thursday. Nothing has yet to be fixed. Thanks for a job terribly done Canterbury. I have called them twice and no one has responded to my voicemails.

We love living up here in the Canterbury. Our favorite part is when they sell pizza in the clubhouse on Tuesday. It's the little things like that that make you feel at home. Our fur babies absolutely love the dog park!

I have been here well over a year now. The staff is always helpful and willing to assist with any and all questions that I have. The Resident events are amazing. They had a mother's day event awhile back, my mom loved it. The last one they had was just the other day, outdoor concert with this really awesome band, free food. What more could you ask for. I def will stay here until I find my dream home!!!

Canterbury Green isn't what she used to be, and I don't mean that in a good way. CG came recommended by many of the Fort Wayne locals for new arrivals such as myself, yet I spent two weeks via phone and e-mail trying to secure housing at Canterbury Green. The office staff was non-responsive. After I signed an online lease, I tried to reach the office management again with several questions. Still no response from them. Saying goodbye to $50 app fee & $100 admin fee. Here's to hoping I get my $250 security deposit back. Crazy pet fees. Unnecessary key fees. Non-responsive management. Not worth the hassle. I'm settling elsewhere. You are better off elsewhere even if it costs a bit more up front.

Moved in back in June 2017 and within a few months knew I made the right choice. The staff were quick to address any needs that arose in a timely fashion - from maintenance personel like Jordan to the amazing staff in the Resident Services Center - from Joe, Connie, Jeremy, and Nikki. The most important thing that really drew me to this property was the huge Off Leash Dog Park for my fur babies to run and play in with other dogs - a plus is that they have a water fountain to keep your fur babies cool during the humid months. But the amenities don't stop there - this property sports five sparkling pools, golf club/golf course, restaurant/bar, tech center, fitness center, fitness classes, sauna, locker rooms w. showers, and tanning. Each apartment comes with a carport to protect your vehicle in the harsh weather and an additional space for your storage needs. So if you're looking for a place that you can truly call home - than come to Canterbury Green. You will not be disappointed.

Amazing how many of these reviews are obviously from their management. I've lived here for almost 4 years, and it was fine for maybe a couple months. Poorly insulated apartment, new management doesn't care about it's tenants. They won't answer the phone, and won't return voicemails. Prices have shot up in these 4 years, and for no improved service. Apartment is old. Only positive would be the location. Being a college student, right next to IPFW was helpful. It had it's positive moments, but i would not recommend to anyone or move back in unless they show some willingness to address tenants needs

$600 IN HEAT BILLS PER MONTH!!! PROSPECTIVE RENTERS SHOULD BE AWARE OF THE OUTRAGEOUS UTILITIES. MANAGEMENT TEAM DOES NOT RESPOND OR TRY TO RESOLVE ISSUES. THIS NEEDS TO BE MADE PUBLIC KNOWLEDGE. I lived in Canterbury Green Apartments from 2015 until January of 2018. It wasn't until I transferred my current lease from a 2 bedroom 1 bathroom apartment to a townhouse that I started having issues with the unit itself and the management team for the apartments. The town house was one of their three bedroom 2 1/2 bathrooms layouts. As soon as I moved in we noticed there was something wrong with the heating and cooling systems and filed several maintenance requests to have it fixed. I had expected utilities to be a little high since the units are older, but not over 30-50% of my rent. starting in November our bills were as follows 341, 600, and 425. Keep in mind the 425.00 was for January and that wasn't even a full month that we were there. ALSO OUR THERMOSTAT WAS SET AT 65 DEGREES!!! MY THREE KIDS HAD TO WEAR THEIR WINTER COATS INSIDE. I submitted.several service requests and left several unanswered messages. Finally, I took time off of work to hand deliver a written complaint. Eventually, the assistant property manager called me and offered a 300 dollar credit to my rent. Which I laughed at and said was unacceptable. We had been living with kids in extremely uncomfortable temperatures and I had paid over 1400.00 in heat bills over the last three months. Needless to say they never credited the 300.00 and they replaced the furnace in the unit saying they had fixed the problem. My heat bill following the replacement was still over 4 00. The assistant property manager then sent a condescending email patting herself on the back that she got the furnace replaced. It did not fix the problem and it is Canterbury Green's responsibility to provide their residents with proper access to heating the units. A LOT OF RESIDENTS HAVE THIS SAME COMPLAINT AND I BELIEVE THEY ARE MISLEADING PROSPECTIVE RESIDENTS. THEY SHOULD PROVIDE AVERAGE UTILITY COSTS SO PEOPLE CAN MAKE AN INFORMED DECISION. HAD I KNOWN THAT I WOULD BE PAYING 35-40% OF MY RENT IN HEATING BILLS I WOULDN'T HAVE SIGNED A LEASE WITH THEM.

I really enjoy living here. My neighbors are friendly. I've been taking my dog to the dog park her and it's awesome. I cant wait for the pools to open up this summer. The 24 hour fitness center is great as well. I've also taken advantage of the free tanning bed! I have not have to call for any security or maintenance issues but everyone in the office has been super friendly and very helpful. The location is really central for me needing to be close to IPFW. It's close to grocery stores and the mall as well. I love that I can get anywhere really quickly it seems. Love it! No issues!

I will never have a decent thing to say about Canterbury Green. I have resided here for 3 years and all was fine until my current lease. The parking in our area is very slim and you have to purchase a reserved parking spot on top of paying for the car port and JUST to park your vehicle there. The amount we pay just to have cars is overpriced. The apartments are in okay condition, but could be nicer. The staff in the leasing office are unorganized and have no sense of urgency on getting back to its residents with questions and concerns. Don't call, they won't answer and don't bother leaving a voicemail, they won't call you back. Recently, they lost my rent check that I dropped off on the first of the month and were unapologetic for it and just expected me to write a new one or they were going to evict us. Just awful. Once the lease is up we will be leaving this place. I guess if I had a good thing to say about this place is the location.

The apartments are nice enough - but good luck getting maintenance to do anything. One has to submit repeated requests for service before maintenance comes out. What is worse is that they come out to evaluate the problem and do not fix it (that apparently requires a separate trip). When they do fix the problem it is often the cheapest amateur solution possible, which often requires them to return and fix the same problem multiple times.

Maintenance was always good with the apartment but Management and Security will not enforce people that would park their cars and block drive thru areas. Also, expect to have Zero flexibility with their 60 day written policy on moving out. It really is terrible that having to move for work got no consideration from Jeremy and Office Management. Outside of the move out experience it was four walls that were well maintained.

Back in the day, these apartments were the prestige of the town. Everyone wanted to belong to this community. And you could see why. Beautiful setup, river views galore, a golf course located right in the middle. The clubhouse features three separate pools, a weight room, meeting rooms, and billiard room. The floor plans are great, featuring studio apartments to 4 bedroom townhouses, fireplaces, and dens. Now, they still have some of the prestige from individuals with lower incomes, but have greatly gone downhill considering their maintenance. As you walk into the hallways, the carpets are stained, and have not been cleaned properly in years. The railings are loose, and loud when they support you while walking up the stairs. Looking down to the grounds from the third or even second story, you can see parts of the roof that have fallen, and haven't been picked up. The apartment doors are knicked and stretched and stained from previous scuffles. It's hard to close them tight the first time, and the bottom of them let light and air and several smells from other tenants through, not to mention sounds. Our balcony is dilapidated, the braces that hold the sides up are rusted and bent, and the cement floors are crumbling from erosion. I understand they paint over the walls whenever someone leaves the apartment, but no effort is seen to "stay between the lines." When we were looking at this apartment, the person showing it to us was saying they were "going to do a lot" with great emphasis that they would be fixing up the entire place. Come to find out, they are just repainting the outside of our buildings. This place cares about money and curb appeal. They are very good at betraying peoples' first impressions. This, I've found out because they do not clean vents, toilets, garbage disposals, or behind washers and dryers between tenants. In conclusion, this place would be great with proper upkeep. And if I had the extra money to spend, our apartment would be spotless, and I, myself, would take it as an honor to fix it up the way it should be, and clean up the grounds around me, so that everyone would be more relaxed and at ease with the way they treat their tenants... the way it probably was back in the old days where every single person in town wanted to live in this community. My apartment would be one to put on their website as a prime example of the way life could be lived in this should-be paradise.

I've resided at Canterbury Green Apartment Complex for over a decade because it affords me the opportunity to live in aesthetically superior environment at a very affordable cost. It is managed by individuals who truly believe in diversity, inclusion, and resident satisfaction. Canterbury Green has something for everyone. You like golf, they have it. If fitness is your focus try the excellent exercise facility complete with free professional fitness trainers. I've not even mentioned the lavish swimming pools, multiple playgrounds for the little people, movie nights, concerts, food vendors, and the outstanding sense of community that is the byproduct of their commitment to resident satisfaction. Canterbury green is a great place to call home. The new management has remodeled the apartments very well. The apartments have updated appliances and the staff has always been friendly. They put on events and have free activities. I recommend you make canterbury green your next home!

I have lived in this apartment for almost twenty years, so obviously have been happy and comfortable here. Although there have been changes since I moved in to this complex, most of them have been good and the maintenance has always been excellent and also prompt. Canterbury Green is owned by new owners now and so far they are really going out of their way to upgrade and make many improvements. I will give it 5 stars.

My brother, sister, and just moved from Atlanta in June. Although we've only been here about two months it is 100 times better than the apartments we left. When we came to check out the community the staff were very friendly and helpful. The man that helped set us up has lived here for about 5 years and recommends it to everyone. While we were looking he showed us the cheapest apartments without us asking. He even stayed late to finish with all of the paperwork. Included in the rent is access to a gym, 4 swimming pools, a dog park (they allow two pets per household), and many free events theoufht the summer. Also included is any maintenance (big or small) and any pest extermination (they'll come spray your apartment for spiders!!!! Something that would never have been done at our old place). And you get 9 free holes of golf. Another great perk is that they let you paint your walls! And you don't have to worry about any holes in the wall for any pictures because they fill them in for no charge if they're smaller than a dime. Since moving in all of our neighbors have been super friendly. I am extremely satisfied with Canterbury Greens and their staff.

Excellent features! Some of my favorite features are the excellent fitness center, carpot and garage parking availability, and the tennis courts. You also get a free 9-holes of golf a day for free! That's at least $15 a day you would be paying to play somewhere else. In the apartment they have access to high speed internet. They also come with a stackable washer/dryer. They have NUMEROUS floor plans to choose from. The office is open 7 days a week, which is very convenient. Canterburry is located within walking distance of IPFW and Ivy Tech Community College. It is also about ten minutes away from Trine's Physical Therapy campus, as well as about ten minutes from downtown.

Our apartment is spacious, has a great layout, and a perfect location. Maintenance is fast, friendly, and efficient. The clubhouse is cool. The pools are clean and fun. Security is friendly and makes us feel safe. And the neighborhood activities are awesome and makes us feel appreciated.
