Reynolds Corner is a suburban neighborhood consisting of cozy residential areas paired with convenient amenities that are all less than 10 miles west of Downtown Toledo. Property Ratings at Canyon Cove Villas and Townhomes
They just want your money, that’s it! People are living with mice, raccoons in the walls, no ac in the summertime or heat in the winter, and maintenance will see your work order and skip it. The owner has no money to buy parts so if empty units don’t have what you need fixed, you’re out of luck. This came out of the mouths of their maintenance men on 2 separate occasions. They have to keep coming in to rig the cooling/heating system each season so we can be comfortable but it’ll take WEEKS for someone to come fix anything! Putting our rent in escrow was the only reason they came out to fix stuff. We’re getting outta here!
Office will never answer a phone call. Rent is high even though there are no amenities and basically no yard space. They decided to change the flat rate of water bill ($75) to a monthly rate divided up by everyone so now I pay about $140/month for water for only ONE person which is a huge rip off. The walls are thin and you can hear cabinets slam and people yelling. The cabinets are all very old and water damaged and the appliances are also old, especially the fridge and the dishwasher. Terrible living conditions you can definitely find somewhere better for the same price.
Went to talk to people at the leasing office, on three different tries before getting in, and they hide fees everywhere for you to pay. Horrible management and a huge waste of time
Doesnt even let you tour. Tried to tour three separate times with appointments and they do not answer calls or let you tour at all. Red flags.
The issue isn't the unit we live in or the surrounding location. The amenities, the nearby stores and the general area are good, but when it comes down to it, everything goes through the leasing office. Rarely does anyone actually answer the phones when you try to call to speak with an actual individual. I've been in the office and witnessed phones ringing and people not bothering to answer them. Need to speak directly with someone and go to the office? Despite the posted hours they are supposed to be open, you might find that the office agents have decided to pack up and go home early. Not five or ten minutes early, we're talking 30+ minutes early, on a weekday, when someone may have just gotten off work and hurried over to speak to someone before closing. On more than one occasion, they're late coming in to open the office (again, on a weekday), or they simply decide that its just too nice a day and they just don't come in. When you're a tenant who has an issue that needs attention and you make the time to go to the office, during the 'supposed' hours of operation and no one is there, kinda makes you wonder. If they don't care enough to be there for the tenants who already signed a lease and are paying rent, what kind of service are they giving to those who are interested in considering Canyon Cove as a place to stay? It starts at the office.

I’m not the person the reviews things good or bad but let me tell you, if I could leave zero stars I would. This place is so beyond horrible that I feel the need to warm as many people as possible to not move here. I’ve had nothing but problems since I started the leasing process last August. They changed my move in date a week before I was supposed to move and told me my unit wouldn’t be ready. When I finally did get a unit, after having to drive to the office and talk to someone over the leasing staff because they wouldn’t work with me, the AC has never worked. The office NEVER answers the phones or calls you back when you leave a message. So if you need to ask even a simple question you literally have to go to the office to see them in person. Maintenance is a complete joke!! It’s almost a year later and my AC still doesn’t work. I put in a maintenance request in aug of 2022, was never contacted about it, it was never fixed (by CC), I got a phone call in Jan of 2023 asking if that issue was ever fixed. Seriously, for your own sanity don’t move here. I was that person that thought only “angry people” left bad reviews, then I moved in here.

Place is a literal dump… from the constantly overflowing dumpsters to the mice infestation. Getting something fixed around here is like pulling teeth. Apartment they showed me was updated and clean apartment they gave me was nothing like model unit and who ever cleaned it did a horrible job. You could tell they just laid down new carpet because I kept finding nails laying in it for weeks. A/c doesn’t work upstairs at all and doesn’t work downstairs half the time. Save your time and money don’t move here.

Don't move here. Went the whole summer without ac and problem was never fixed now my furnace isn't working so no heat ! Broken promises is all you will hear. They don't fix anything, even maintenance will tell you the apartment management is cheap & will take the cheapest way out when it comes to fixing things. They are over priced & outdated apartments townhomes & condos. Just got an eviction notice last week was sent with court fees & all but rent was paid I get served warnings about rent on my door every month and I always pay my rent. I moved here February of 2022 & I have had issues since the day of & let me just say how i should have walked out the day I got my keys because it's been hell every since literally ! I now read reviews before renting & if I would of read them before I definitely wouldn't be here !

They moved me in with no prior knowledge the AC doesn’t work !! Still haven’t fixed it been here for 4 months now , 2 kitchen drawers and my balcony door was missing at move in time and they said they would have within a week , 4 months in and nothing. It’s over 100 degrees in my apartment, wish I could rate them a 0

I have lived here for 6 years now and still going strong, I DO recommend living here honestly. My only issue is when my kids wanted to go to the playground there was NO slide, NO swings. They looked like they had been broken off.

This place is HORRIBLE. Terrible maintenance, mice invested, over priced. Apartments aren’t move in ready, Central air doesn’t work, outdated, bugs, Horrible, Horrible, Horrible!!!!!

The up keep on the apartments is a joke. With all the time coming in per month, due because of rent, you would think it wouldn't be a problem to make repairs to the exterior of the buildings. So many of these apartment building have a good amount of siding falling off of them. This is pretty pathetic, not to mention hazardous to the kids that play around the buildings. Only about 5 % of the exterior lights come on at night. In fact, a boy was shot and killed in November, the day after the lights on the exterior of the buildings and in the parking lots came on. Such brights lights left no dark spot on the apartment grounds. Alas, this was the first and last time I've ever seen those lights on. It felt like those lights came on as if to say we hold no liability in response to the boy that lost his life; to me that seems petty and too little, too late. After moving into the apartment my wife and I quickly found a new favorite pass time, which is to watch all the dead trees on the grounds sway in the wind. At the moment her and I have a bet to see which dead tree comes down first, there are bonus points if it lands on our apartments. The company makes little to no effort to stop people, that don't live in these apartment, use the dumpsters. It has gotten to the point where when somewhat does live here wants to use the dumpster, it is too full and the trash just simply falls to the ground. I guess it is good for all the wildlife that the lives in the area. The complex does nothing to hold people responsible when it comes to picking their dog' poo. You have to wear a mask into the office, but who cares if you kid gets sick from stepping in dog poo....

DO NOT RENT HERE!!!! Wish I could give this place 0 stars! Horrible management, does not keep track of your information. They messed up my move in rate and date ALONG with messing up my move out date and charged me extra and can’t forget the eviction notice they gave me because of the mistake THEY made. Save yourself and your money rent somewhere better :)

My garage door broke four weeks ago and no one has even been out to look at it. The manager blames the parent company for not approving the work order and if you call Ressco directly to complain, you leave a message and no one returns your call. I really regret the fact that I just renewed my lease early right before this happened.

We looked at villas/townhouses here last Wednesday, applied on Thursday, and it took 4 days for Mariah to process our application. We never received a phone call regarding the status of our application. I had to call once daily to ask about the application, and finally found out that we were denied on day 5. Don't waste your time. This apartment complex, no matter what management possesses it at the time, has always been unprofessional and unhelpful. The two times that we have been in the office, the staff seems completely engulfed in whatever they are doing to the point that they barely acknowledge you when you walk in the door.

This property is the worst in the Toledo area. The living conditions are intolerable and this place should be condemned. Work orders won’t get done, maintenance will tell you it’s not their fault. The office won’t return calls the manager just says sorry their is nothing she can do. The pest control problem and the crime as well as the other things going on here are making this place pretty much inhabitable.

Think twice before moving here! Management changes constantly and they tell you what you want to hear without taking care of the issues (review the comments of other reviews from tenants). I used to enjoy living in the area until the new company (RESSCO) bought the property. Neighbors complained about things not getting fixed (management always said "short handed), grass hardly ever cut (always finding new landscapers..hmm) , plus they increased rent by a ridiculous amount (see comments from reviews). I am glad I left when I had the chance and bought a house. All I can say is, good luck to the people who still live there! I have now waited over 2 months now for my security deposit to be returned and I have now filed with the BBB of Toledo and small claims court on this property. Again. make sure that you read the comments from all current and past residents of the complex! More negative than good for a reason!!

This place is a joke. Maintenance never actually comes even though work orders have been placed for months. They lost our rent payment and we have been battling them even though we have proof they accepted and cashed it. The office staff has been replaced more times than I can count and we haven't even lived here a year.

I have lived here for 2 1/2 years. It was a nice place to live when I first moved in but we are now on our third property management company and it has gone from bad to horrendous. Repair and maintenance requests go ignored for months. I gave neighbors in my building who went through the entire summer without functioning air conditioning. Property management is very good at making promises but that’s as far as it goes.

Lived here for 4 years gradually got worst, I went two years without a.c. I had two window units I bought, and bought a third for my daughter and when I asked the manager Sarah if she would pay for it they said they don't do that. I never put my rent in escrow, because I bought a house and didn't need to so I just let it go

I have lived here for almost 6 months and have had to contact RESCO the property management company monthly threatening to put my rent in escrow because maintenance never comes out to fix anything. My dishwasher, A/c, all the lights in my front room and patio were not working, most of electrical outlets and my rangehood I am still trying to get them to fix my A/c this place is a full time job if anything is broken. Also the grass hasn't been cut in almost a month there are ferrile cats everywhere and not enough dumpsters on the property. If you have another option i would move there. It's not worth the hassle for the lack of care and respect the office has for its residents.

The Who work in office not respecting anything. Why I write this because I have town home and I have issue AC every day gauge promises and didn’t give me anything the. Still the problem 1 month 2 week and did have AC in apartment. Some day I visited the office and tell me you should see the manager but not here, I tell him okay can you call him she tell I don’t have a number . She asked friend can you give the number the manger , she give him the number not the manger and did I answer and take with home voice mail. The work in office did answer the telephone office never. Any body need move the apartment please search another.

Do NOT move here!!!! We lived there for 3 years. When we moved out May 2018, we did a walk thru with the property manager who said it was spotless and asked for a forwarding address to send the security deposit. After a month I called and was told it was kept "for cleaning" but they would talk to upper management to try to get it back. Multiple phone calls and voicemails. No one would return my calls, including Angel the property manager. Good luck getting ahold of anyone in a timely manner. MULTIPLE times we had maintenance issues that took a month or longer to resolve. Our central air went out and our townhouse was 90 degrees on the 2nd floor where the bedrooms are, plus we had animald. We were without central air for over a month. No offers to reimburse or given any options, like providing us with a window unit. We were told if we did purchase a window unit, we would be responsible for all costs. We called and left messages on the maintenance request line in the middle of winter. After 2.5 weeks of no response, I went to the leasing office and was told "we haven't had access to that voicemails in over 2 weeks." Very unprofessional. Multiple times I had notes on my door saying my rent was overdue when it was paid on time or early. When I would go down to talk to someone, I would be told "Yeah, everyone got that notice. Management hasn't entered payments in the computer yet. The computer generated all those for everyone." I could go on, but I think this is enough. The only reason we stayed as long as we did is because we were saving for a house. Best decision ever was leaving...

I am currently living here now and we are considering breaking our lease or taking them to court. My husband and I have 4 kids and have not even been here for a year and so much contastrophe has happened. 1st day moving in the air went out. Which was bad for my movers and everybody. They kept telling me I was on a list to get fixed. Then it got cold then the property manager Angel told me they couldn’t do it in the cold. Then the bathroom ceiling fell in on my husbands head. They didn’t care. Then we got 2 leaks from the rotten toilet that was no good TWICE! Now the downstairs room is mold and leaking... but wait MY FURNACE WENT OUT ALSO. Now my family has been without heat for 3 days completely. That’s child endangerment. They could have put us in a hotel or something. Nothing off rent or anything. These people only care about money not you or your family FACTS! Don’t ask to speak to Mara ask to speak Paul. They won’t let me talk to Paul. He may not even know what’s going on! I’m so disgusted with this place.

Being a military family means we have been moved around a lot, also means we have lived in many different places. 3 years ago, we moved in the condos Spring Hollow rents. I can honestly tell you this is the WORST place my family and I have ever lived in. And it is not because of the condo itself. I did really like the condo we lived in. Despite them being older buildings, everything inside is a good size, from the kitchen to the bedrooms. The problem lies with the people who work in operating Spring Hollow Apts. I’ll start with the office personal, they are friendly until they realize you’ve called to report any issue, then they talk to you like they are absolutely inconvenienced by your call. They aren’t very good at listening to you while you explain the problem and they’re very quick about getting you off the phone. And that is if you can get them to even answer the phone. Many times I have called and no one will pick up the phone. Sometimes I would have to make multiple calls throughout the day just for someone to answer. I do understand at times there is one person in the office, however that phone is always ringing, there needs to be someone to answer phone calls alone. Then there is the maintenance staff, the true problem. Not only do you have to put up with the rudeness of the office staff, then you have to wait on when they decide to come service whatever issue has been reported and they have no clue what they are doing. We were always sent the same two guys and they never could fix the problem the first time. Multiple calls had to be made on several issues. As they are older homes, we do understand that there are bound to be issues, however if they are not going to put in money in renovations so there aren’t so many issues then the staff hired needs to be better at servicing. We probably would have enjoyed living in the condo had it not had so many problems with it. If you want to live in a place where you don’t have to bend over backwards just to get a anything fixed, I recommend taking your money else where.

Moved in at the end of January 18. By the end of February my car, then my apartment (while I was home) was broken into. Management had absolutely no empathy whatsoever. As shaken as I was & considering I live alone, I don’t wanna live here anymore. After an attempt to negotiate with management, I was told under no circumstances would I be let out of my 12 month lease early & if at any time I decide to break it, I would be charged for every remaining month. I feel like a prisoner here. I couldn’t be more unhappy This place is like living in the projects. Trash everywhere because the bin constantly over flows, kids playing in th streets, people randomly screaming & hollering throughout the day & night. I even have reason to believe my neighbors are on drugs, from witnessing a lady sweeping her porch @ 4:45am in complete darkness. Bizarre right! There was a burn mark on my carpet when we did the walk through they told me they’d repair upon moving in. It’s almost July & still nothing. They hired a 3rd party company to come clean my crawl spaces only to find they couldn’t because it was completely flooded. I even have pictures. Spring hollow refuses to do anything about it, assuring me things have dried up. I’m very concerned because I know it can cause mold & I have asthma! None the less save your time & please move somewhere else. ANYWHERE!

We've lived here (reluctantly) for 3 years. Management and maintenance both have been horrible. Management is IMPOSSIBLE to work with on anything. Half the time they do not answer their phone (unless you tell them you're a prospective renter). They don't respond to any kinds of maintenance requests, they send out eviction notices pretty much every month to people who have paid rent (seriously, one time every mailbox on our street had an eviction notice all because their system glitched). Just overall a terrible experience. Now, we are trying to move out and they will not let us! They "auto renew" your rent at higher prices every single year without telling you, or making you sign anything saying that the price of rent has changed. It's not our fault no one wants to live in your terrible properties!!!! Do yourself a favor and stay far, FAR away from this place. It's been a nightmare for us since the day we moved in, and they are keeping that nightmare alive through the whole move-out process as well...

We live in the three bedroom condos. While they are a good size, they need me to be updated. Everything inside is from then they were built. And heaven forbid anything breaks, cause it’ll take the maintenance forever to come. I’ve had a leave for over two weeks now and they have yet to come fix. Guess it doesn’t matter to them that the leak is in the kitchen and it’s a huge inconvenience. Not the first time they’ve taken forever to come fix something. If anything needs to be serviced, you have to go through a log process. Call the office, people in the there will say they’ll send someone right out but maintenance never shows up. So you have to repeat the process several times before someone comes to “look” at it. Then you’ll have to repeat the same process of calling or going into the office until someone comes and actually fixes the current problem. Take your money and go somewhere else. A place where the staff actually cares about the tenants and is a lot nicer to live in.

I love the condos when we first moved in. However they are older apartments so things tend to break here and there. And any time I need a service, the maintenance take forever to come out. I understand that there are 580 apartments they deal with. However, more than 2 maintenance men need to be employed if they are not able to handle simple maintenance calls. The downstairs toilet still hasn’t been properly fixed, so we do not use it. And having two kids, only having one working bathroom is an inconvenience. The dishwasher that is in the apartment broke over a month ago, they still haven’t replaced it. We’ve called more than times than we can count and have been told “they will be out to replace the washer” each and every time. Avoid renting from Springhollow, they only care to collect your rent money each month, they don’t care about the people they actually have living in their apartments.

We moved in last week with the help of Paul. We applied and moved in a few days later and the process was extremely easy. There were a few problems with our townhouse when we moved in but Paul made sure to write them down and told us he would make sure they were taken care of. It's very close to shopping which is the main reason we chose here. We recommend anyone looking for a townhouse to let Paul know.

Do not move in here. We have lived here for almost a year and I regret renewing our lease. We have had things broken since the day we moved in that never got fixed. Things that did get "fixed" broke almost immediately because of shotty workmanship on the part of the maintenance team. The office workers are grossly negligent of their renter's requests, and communication between the departments is terrible. I have on multiple occasions went in to find a head manager, only to find out they were out of the office indefinitely- on a weekday, during normal working hours. I have tried to set up appointments with management, only to never receive a call. If you want your life to be nothing but a headache with a rental that will continue to fail you, choose Spring Hollow. If you want to enjoy personable staff who care about their end of the leasing agreement, choose literally anywhere but here.

DO NOT move here if you value any sort of decent living place. Management doesn't return ANY calls. Maintenance work does not get completed, for instance, the roof had a major leak when we moved in and there was water damage and mold that needed to be cleaned up prior to placing anything upstairs in the bedroom and closet. The leak still isn't completely fixed, and they only used spackle and paint over the water damage, instead of treating the mold. I called and placed a work order for the AC over 3 WEEKS ago! Still not fixed, and the manager still has yet to call me back. This place is beyond ridiculous. I cannot wait to get out of here. Save your money, health, and sanity.

Really nice apartments, the 3br townhouse is a little on the small side, but they use the space well and it's cozy, not cramped, and it's quick to heat up and cool down. Pretty quiet area, although on Friday nights in the fall we can hear the football game from the high school across the road. The area is perfect, we're about a 5 minute drive from anything, and can walk across the street for Kohls, Babies R Us, Old Navy, Penn Station, and a few other shops. The staff is very nice, the maintenance staff is a bit short staffed right now so they're a little slow getting things done, but they do get done. The playground slide is broken, but the swings are fine, and there's plenty of grassy areas for kids to run around and play in. Overall my husband and our roommates (with a 5 year old) have been very happy with the apartment and the area, the only reason we would ever move out would be if we needed more space.
