DO NOT EVEN WASTE YOUR TIME PUTTING AN APPLICATION HERE! New management is horrible. They do not provide accurate information and do not have units available as promised. Been attempting to lease since the 8th of September and it’s been a complete nightmare. No one ever answers the phone and the system is messed up so you can’t leave a message. By the off chance that you do get through, they’ll ask to call you back because there is only one person in office. Needless to say they won’t contact you in a timely manner and you’ll have to reach back out multiple times. I was quoted pricing after new management took over and wasn’t provided the correct information. I’ve attempted to be patient and work with everyone including management to make sure I could move by the 30th with no resolution, even going in person three times. They are not even able to provide me with the timeframe in which the apartment that I put an application for will be ready, after weeks of contact on my part. Just don’t waste your time or money, It’s not worth it.
I haven't had a porch light in 4 years, it took 3 years for the A/C to be repaired correctly, the pool is green and has only been opened maybe one weekend this summer! There is dog waste all over the property that never gets picked up! The outside security lights on building 18 have not been working for almost 4 years! the water gets turned off every couple months and it's usually 3 days at a time! A lot the landscaping is dying. The apartments are roach infested! after many broken promises I have decided to move out. Do yourself a favor and don't live here! I only stayed this long because I was promised repairs and improvements over and over again! I have finally realized that they are empty promises and this place will not improve until it gets a New owner that will actually care!
My experience for 8 months was terrible cockroaches and rats are your first neighbors in this place, the office ladies terrible customer service with them you can't talk and then when you move in they give you the incomplete apartment they don't even bother to clean it I don't know why they have a housekeeping lady for what they charge for rent they would have to be the best and they are the worst. don't move here
Lived at Canyon Grove for 1 year in 7 months, 233sqf. Floor tile was pealing up in living room; paint was pealing in bath tub, filed a maintenance request constantly and never got fixed, door knob was taped together, terrible infestation problems never was fixed. The office ladies were always polite, but nothing ever got fixed.
Considering the area rent is all going to be high so try to look in a different area because you could buy a house for the same price, which I did. Also this is an okay apartment if you don’t need much. Car accidents happen a lot in the parking lot and BMV’s. Make sure when you move in you ask for your damage sheet because I was not given one and when I asked about it they just asked for the issues and not providing paperwork. Then when you move out they stack charges. So just be cautious.
Do not move here. Save yourself before signing, I promise you it will not be worth it. There’s ROACHES every where, they lie about the size and don’t even let you see the apt you’re moving into, things are breaking and falling apart before move in. the staff doesn’t care about their tenants, they’ll do whatever they can to get you to sign then after that they don’t care about you. Worst place. Things are falling apart, move next door or anywhere else but here. You will thank me later and save yourself the hassle to get out of this horrible place. Horrible staff. Horrible management. I’m writing this because if I knew then what I know now, I would have NEVER came here.

I was excited to move into these apartments until I had to share my apartment with roaches! I had to almost beg the office to rectify this issue on several occasions. The bad part about it , I was paying for pest control. The maintenance staff were dishonest about fixing repairs. I had a flooring issue that never got fixed. Run fast from this place.

Very nice and helpful staff team .Its quiet and clean here .Near most places I visit often. Want to give a big thanks to the staff team because with their help i was able to get my first place out here in texas and I must say I'm very pleased here .I love it here at Canyon Grove Apartments. Ms.Nylsa was very helpful and nice welcoming me to my new home .

Moved here Jan 20 2019. I’ve had problems since! Everything from roaches to repairs, leaks EVERYWHERE. Took me calling and speaking to the mangers for months to get a toilet! My very first day I moved in there were dead and live roaches in the lights in the kitchen! A bucket of paint in the living room, I could go on. Do not move here you’ve been warned!!!!
Look elsewhere! Seriously, work extra hours or second job to afford to live somewhere else. Staff is horrible, bugs and roaches everywhere, water leaks, mold, health hazard! Charge for everything!
I’ve lived here for 3 years and this last year has been hell. New owners ruined this place. Took 3 months of me calling, emailing and speaking in person for them to fix 1 simple maintenance issue. They fired all of the old maintenance people and the residents are who suffered month after month! The dumpsters are always overflowing. People sit outside on stairs yelling and cussing as if they don’t have a balcony to sit on. Kids running up and down stairs and in the parking lot! There’s about 5 people living in a small 1 bedroom apartment and every time they open their door the smell of weed pours out, not to mention there are 2 young children in that home. People leave trash in front of their doors for days. Wish I would’ve known they were getting new owners before renewing my lease last year, I’ve been counting down till I can move out ever since caf management took over!
Tried moving here to "save money" but was EXTREMELY disappointed instead! I applied to these apts, got everything done to be able to move in and come move in date that THEY gave me, my apt wasn't ready. Apt was dirty (trash everywhere, walls visibly dirty, hole in patio closet, stains on carpet) and only AFTER signing the lease they informed me the day of that they still needed to change the carpet. They were very rude about everything considering it was all their fault and said there was nothing they could do. Needless to say, I wasn't able to move in because of their poor time management and lack of being prepared, but if that was just a taste of what I was going to get into then I'm glad I dodged that bullet. Any other apartments in the area are a lot nicer (both the apts themselves as well as the management) and cheaper. Take my advice and just look somewhere else before you lose deposits and fees like I did!
I move in to canyon grove on 01/23. I have had problems since then. First, my move in date was pushed back the day before my move. So I had to change my movers, my lights, cable, everything. I was not able to see ref apartment before moving in because of “repairs” I only saw the model. The day I did move in there were still working on the apartment. Upon arrival I saw two roaches and manager told me they had just sprayed so that’s why they were out. My first night in the apartment was HELL. Roaches were everywhere, in everywhere cabinet, on ever wall, in every room. They were pouring the ceiling! Needless to say ever since then I have not been at the apartment. Management has said they will fix it and to give them time but roaches are crawling on my furniture! In my boxes! In my wash and dryer and on me and my child’s bed! Not only that my mail was stolen by the previous tenant. I am livid that this has been my experience as it is a cute little apartment. But i can not live with roaches. I refuse. I have since asked to be released from my lease and have been told that I can not be since they are doing what they are supposed to do. Which is ridiculous. I can not even go to the apartment due to the infestation. I am upset and I feel bullied into staying in a apartment that is a health and safety hazard.
The staff is really nice, ms margarita will always take care of you.
Don’t Waste Your Time!!!!!! Horrible Management! Horrible Maintenance!!! Never know how much your rent is! They just sold the apartments and the problems got worse. Unexpected water bills that’s more than $100. You don’t get your referral money. Just please don’t waste your time. Moving ASAP!!!!!!!

Horrible management, horrible maintenance, horrible smelly apartments. They do not keep up anything but the pool. Some tenants complain about mice in their apartments. Many have called the city. These apartments are not worth the trouble. Go else where.
I lived here for a little under two years and the apartments are nice. The staff is great. The manager Margarita is very friendly, helpful and always works with you. The maintenance staff is quick and does a great job! Every time I had an issue they were out to fix it quickly. If you are a college student going to UTA this is also not a bad place as it’s only about 10 minute drive ( or less). All in all I would recommend these apartments.

Hi, we're so glad that we were able to go above and beyond your expectations!
Let start with the good. The rent was relatively decent and the complex its self was well kept. But that is as far as it goes. 1. Leasing Staff - They do not communicate with the tenants or other employees. Dont return phone calls. Do not listen when explicitly told there are problems with the apartment. 2. Move In Day - 1 week prior to our move in day I viewed the unit we would be leasing. I had some very large concerns. First in the master bedroom the window HAD A BULLET WHOLE IN IT!! you could clearly see where the wall had been patched but the window had not been replaced. Second The kitchen was a mess.. The base boards were covered with cardboard.. The cabinets we stained and warped from water damage. The dishwasher was leaking. the light switches in the secondary bed room didn't work and the Master bathroom lights were backwards. (Turn light down the lights come on). These things were brought up to them a week in advance. The move in day I went to check the apartment. NOTHING HAD BEEN FIXED. I went to the office very upset and explained my frustrations. The Leasing manager, and leasing agent, and 2 maintenance employees followed me to the apartment. They saw first hand how terrible the apartment was and immediately started blaming each other. (They were speaking Spanish, I dont speak Spanish but my friend who was with me does) Yelling and pointing fingers at each other for a good 10 minutes before the leasing manager said they would get it taken care of ASAP. The window took 2 weeks to get fixed. They plugged the whole with putty until the new window came in. Baseboards were fixed in a few days. The lights were never fixed. 3. License plates - While living there my roommate, and 6 other neighbors licenses plates were stolen. 4. Move out - Like every apartment they charge for every little thing. I expect this. What I didn't expect was to be told of the $1000 given to them for various deposits and Fees that only $450 was going to used towards move out balance. I am currently disputing things with corporate now. 5. Renewing the Lease - My original rate was $850. To renew the lease they wanted over $1000. Just not worth the Money. My Advice, Skip over Canyon Grove.
