Property Ratings at Canyon Lake Apartments
A safe space in a bustling city The staff are great, the grpunds are kept up. Appliances work, nice view, safe area. Finding a place that allows me to keep my fur kids with me was a saving grace. The manager was amazing in talking me through my pre moving anxiety. She had the inside info on local fun and culture.

I like it here. I just signed my renewal for another year. Im only on apartments.com to check out the market. Not only do I love the location. I feel like my needs are met here. Seems like there’s been a staff change in the office, they have been nothing but great. Along with maintenance. The management company has made a few program changes, which is annoying but hey, I can live with that.

It's such a great feeling to know that we left you with such a remarkable impression of Canyon Lake Apartments. We're overjoyed to see your rating and truly thank you for sharing!
I moved to canyon lake apartments because I wanted to live on the west side and the rent for a two bedroom was reasonable. I only lived there for about 8 months but through out that time, it was not great. Packages I had delivered to my door ended up getting stolen, my expensive articles of clothing from the community laundry room were stolen from the wash machine, kids were constantly running wild through the halls and leaving garbage and rocks scattered daily and the halls always smelled of pot. I brought the theft concerns up to my landlord and she did make mention that there were vandalizm problems and that she would take care of the problem. As things continued to get stolen and the problems did not get fixed, I wanted to break my lease but could not afford it. Renee was very kind and was always available and I know there was only so much she could do, but I didn’t not want to live here anymore. I vacated the residence 2 months prior to the end of my lease and still paid the rent. With theft and kids out of control, I needed someplace more quiet and safe to live. Besides those issues, I also had a consistent ant problem in my bathroom that could never be fixed and the laundry room ate my quarters often but a lot of the simple things can be blamed on a building that is 50 years old.

Hello, it's upsetting to hear that you did not receive the top-notch service we strive to provide. We will continue to work on the issues that are within our control so that we can provide a place that residents can be happy to call home.
I would strongly urge you not to live here! Upon moving out we found black mold all along the exterior wall and there was leaking at the foundation that has not been fixed to date. We had to move our furniture at least 4 ft from the wall to keep our furniture from damaging with no fixes in site - per management the higher ups didn’t want to pay the $13k to fix it!! If you want something done you have to do it yourself because maintenance doesn’t have time! We lived in our apartment for a long time out of compliance however if you can afford somewhere maybe smaller but nicer I would rent with someone else! We have been waiting well over the 2 week timeframe in which the state sets out to return your security deposit with nothing but excuses as to why it hasn’t been completed!!! Beware!!!

Your issues have already been addressed and your continued reviews of our property have been noted. Thank you.
Our apartment we lived in was next to the laundry room . It was ok just think there needs to be curfew for laundry 11-4 am doing laundry is nuts. Simple place. Good storage. Kitchen small . Maintenance was good . People were nice . I had no big issues that couldn't be taken care .

Hi, thank you for your kind review; we are happy to pass along your comments to the team here at Canyon Lake Apartments! We are always more than happy to assist you if anything else comes up. Take care!
I live in a 2-bedroom. It is basic, but clean, nice appliances. My building feels very safe and private (I do not live in the main building). I have had no problems with bed bugs or mice, as others on this site have listed. Almost no storage space, but good location. Maintenance is pretty responsive; when my heat was broken they responded within 24 hours and fixed it immediately. If you live here, be prepared to have to use a laundromat. They charge $2.00 per load of laundry and $2.00 to dry, and the appliances DO NOT WORK. To dry your clothes, you need to do loads 2 times. The washing machines and dryers are very outdated and extremely cheap. If I am going to pay $4-6 to wash my clothes, I expect the machines to be of decent quality. The front office staff is nice but they are boxed into some policies "passed down from corporate" that I feel are very rigid and fairly stupid. Anyone who stays for more than 10 days needs to pay $50 for a background check. When my mother visited for 12 days? Background check. My long distance boyfriend who only comes every other weekend? Background check. When my rent was late because I changed banks, they charged me a $50 late fee. When I received the notice, I ran the rent check over within 5 minutes, but they refused to waive the fee. In other words, rent prices are reasonable but they are not understanding and will not miss an opportunity to squeeze extra money from you. That said, I read some of the other reviews and I disagree with some of them. This area feels very safe. The parking lot is sometimes a little full, but there is always street parking for free. It is family friendly.

Hi there, thank you for taking the time to let us know about your recent experience. We are disappointed to hear that you are not satisfied with everything at Canyon Lake, but are encouraged by the things that are going well. Please talk to the office regarding guests. I think there may be a miscommunication on our requirements for adding residents to the lease. We are so glad that you feel safe and happy there for the most part and will do our very best to earn those last two stars. Thank you again for taking the time to let us know how we can improve. We hope you will reach out to Renee or Tiara so we can remedy what we can. Take care.
In 50 words Horrible parking Mice in Walls Terrible Management
I highly recommend not living at Canyon Lake Apartments. The landlord (Terry) is rude to the tenants and uses profanity. These apartments are far from "crime free" I know numerous people who have had their appartment broken into a number of times. People walk down the halls rattling door handles to see if they were left unlocked. When you tell management about this issue, or any issue really, they do NOTHING about it. Its advertised that this place has security cameras, but they only face the leasing office, and the pool.. none in the hallways. Also, the hallways always smell terrible, and are dingy. The buildings are built terribly, there are weak spots on the floors, and the walls are paper thin. Also, are not military friendly either. I wish I could give zero stars, but the lowest rating is one star.
