Property Ratings at Canyon Oaks
If I can deter anyone from signing a lease at this apartment complex with my review I will be happy. Save yourself the headache and find another place to live, it is not worth saving yourself a little money each month. I paid out my final account balance after I moved out in May of 2020. I was home at my permanent residence last month and realized they had sent a debt collection agency to contact me about my "unpaid final month's rent". I, fortunately, have a bank that gives me access to cashed checks that I could send as proof to the office that I did not owe them any money. The check was SIGNED by the office on the back and they were sending a debt collector to my house 9 months later! After contacting them initally, I now can they barely get anyone to answer the phone and keep telling me that they will "give me a call" once everything is sorted out and never actually do. I keep being told that the only person who can sort this out is the "manager" that that has been out of the office for over a month now. This is not the only issue I had with this apartment. The carpet was so moldy, I'd vacuum an entire canister of black mold a few times a week. My dog and I both had to start taking allergy medications just to put our allergies at bay. There were nails that stuck through the carpet in all of the thresholds that I would step on regularly. My AC caught on fire once, with black smoke pouring out of the vents. When I called the front office and finally got someone to answer, they seemed extremely unperturbed by the fact that a small fire had just occurred in my apartment and the only reason it didn't spread was because I was home to put it out. They then contacted "maintainence" who didn't come to look at it for another day and then said the AC company would have to come out and fix it. I had to sit for 4 days in AZ heat (105-110F) without AC on the top floor of the apartment. I have countless issues with this apartment complex. Please don't live here, you will pay good money to live in unsafe and unsanitary conditions, just for them to claim you still owe them money when you most certainly do not. I wished I had just paid for a nicer place and saved myself the trouble.

It's heartbreaking to receive such review and low rating. Our team does strive to provide the best living experience and we're sad to see we missed the mark with you. We apologize for the miscommunication regarding the move-out charges but we're happy that was taken care of. In regards to the AC incident, our maintenance team does work hard to handle all issues in-house if possible, but sometimes they do need to reach out to vendors for help if needed. Again we do apologize and do wish you the best in your new home.
The manager here Jessica makes living here extremely unpleasant. She harasses me and the other residents and makes up reasons to add $25 fines onto people's rent for the month. She will definately do it to you too if you live here! The rent is not set because they added a new water policy so no one knows what their rent is anymore and the office miscalculated my water fees and then harrased me about it. The other office staff are following Jessica's lead and mistreating the resident now too. Property is constantly stolen out of cars, the laundry room, and apartments are broken into and all Jessica seams to concentrate on is how she can come up with $25 fines for the people who aren't committing the crimes that live here. Before you decide to move here know the manager Jessica and her other unprofessional office staff will go out of their way to make sure it will be a very unpleasant and costly experience for you! I recommend looking somewhere else as long as she is the manager here!

I ACTUALLY RENTED THIS APARTMENT SIGHT UNSEEN FROM CHICAGO ,THE OFFICE WOMAN KATHRYN C. WAS THE BEST GOT ME ALL SETTLED WITH HOW TO APPLY AND PAPERWORK. I ARRIVED AND TOOK A LOOK IT FITS JUST MY NEEDS AND WANTS ,2ND FLOOR TWO BALCONYS ,STORAGE,FULL KITCHEN , AND EATING AREA. IT ALSO HAS CENTRAL AIR AND HEAT WHICH I REGULATE,THANKS FOR THAT. This apt complex is extremely pet friendly. Everyone comes out and walks their dogs and everyone knows everyone. It is very quiet with beautiful landscaping. The residents are very nice and social.
I visited the property of Canyon Oaks roughly last Thanksgiving looking to spend a little extra to get a little extra. When I stepped into the office and parsed the grounds I wasn't disappointed. The grounds were perfectly groomed. The third floor views were breath taking. I moved in a week later, and since that time I have been ecstatic about doing so. Every member of the staff moves quickly and proffessionally. Besides the older residents who will talk you ear of when you get a delicious free cup of coffee in the clubhouse, call this heaven, move here, stay here.
At first I was satisfied with this apartment after my move in, and then there was a cockroach about 2 inches long on the wall above my pass through who I chased and eventually beat to death because the Ortho spray didn't kill it. I thought it was a renegade as I didn't see another one until around the middle of April. Then I saw one (same size) on the bedroom wall near the top left of my closet, and another one on the top right of my closet door wall a day later. Then about 4 days later I started killing them with Raid Ant & Roach killer, which worked on contact. As the summer rolled along I have had sprayings every week and with no effect. I saw openings in the bottom of the door which I asked to be looked at. After 3 try's it was finally fixed. It took a month to get that accomplished. As of August 17th I have had 51 cockroaches which I have taken pictures of. No help from the health department when I asked the management to dissolve my lease which was denied. I registered a complaint because I have type 2 diabetes from agent orange in Vietnam and have to continually kill cockroaches which can't be good for my health. It was impossible to have a car clean past the first day with speed demons creating dust along with blowers blowing up leaves which get left on my car. The pool is dirty with grass or big leaves falling in it. The gates are supposed to be shut but everybody seems to prop it open with rocks. So much for safety. The kitchen cabinets are ancient and eaten or broken by something. The car port doesn't cover the cars completely and no gutters. Several of the sockets don't grab the plugs, they just fall out. The sun comes up through my bedroom window, and I asked management if I could put some insulation to block the heat. She said sure as long as it's white. The windows are single pain, no heat deflection. My air conditioner was rattleing and it was discovered it was leaking on the floor. He fixed that and replaced the thermostat when he noticed it wouldn't shut off. I asked for a different maintenance man to replace that thermostat because it was not shutting off either. He said the thermostat was wired backwards by the previous maintenance tech and he went on the roof to make another adjustment to only give 1 degree from the temp setting to rise from 79 to 80. I now only have A/C running for 7 minutes out of 50. I can't wait till my lease is up.
