Property Ratings at Canyon Park
Maintenance and management are easy to contact. Responses or solutions are immediate or next day. However, mice is an issue and I lived on the second floor. The only real solution I was provided with were mouse traps. I think they expect us to be okay with pests since living near a canyon, still unacceptable. Gym is lackluster, guest parking is very limited, and can be more frequent with maintaining the appearance (window washing, landscaping).
This apartment is hungry for money. They deducted 800$ on application. I immediately withdrew my application within 48hr because they were pretty strict on no guest parking, which is ridiculous. It has been almost 3 weeks since they took my application deposit of 800$ and have not returned it to me back. I have to beg them to literally give me my own money back. Once you are out of the picture they do not respond to your emails or calls. The worst management I have seen. 800$ is a big amount they also don't refund the 40$ application fees despite not even allowing the applicant to talk about the unit and amenities prior to deducting all of these fees.

Good floorplan, previously there used to be noise because of the construction, now that got resolved, but we used to get an advance notification if there is something major. Good Management people especially Leilani & Patty. Easy to reach maintenance and come on time or even can be reached just by talks as they would be roaming. They don't charge anything unnecessary like breaking the lease, one month advance, I think its good. sometimes we don't want to pay the whole or till the time that getting rented again.
I have lived comfortably here for almost five years.It's my favorite apartment In general, it's a great place for nearby students/researchers in UTC area. Pros. 1. relatively cost-effective. 2. close to UCSD/Scripps/Salk/SBP. 3. Good community environment and great canyon view. 4. Two stories for 2B1.5B floor plan, no interference with residents downnstairs. 5. Lots of outdoor space ( vs typical UCT apartments are crowed.). 6. The leasing office is responsible. Cons. 1. public parking is very limited, not good for a friend visit. 2. Gym facilities are not well equiped.
