Property Ratings at Canyon Reserve at the Ranch
Road noise from 120th or Federal is constant. I was unable to leave a window open or enjoy the patio. They charge $250 on top of rent for a verity of community fees. It took 30 days to repair broken toilet. Avoid this place.

0/10 Do Not Recommend Living Here. I lived at Canyon Reserve for about a year and a half and during that time experienced a carbon monoxide leak from a furnace that both Xcel and the Fire Department said was "extremely old and has been on it's last leg for awhile", had MULTIPLE leaks from the upstairs apartment that resulted in quickly growing mold from when maintenance patched up walls that were still wet, and "fixes" that resulted in more leaks (not to mention multiple small broken appliances: microwave handle broke off, dishwasher came unscrewed from the wall, towel rack fell off the wall, etc) There was a major lack of communication from maintenance and front office, emergency maintenance didn't answer in times of need and there was barely any empathy when I asked them to make these problems right. They let me move units once free of charge (after begging them to get me out of a mold-infested apartment), which of course I appreciated, and then finally let me break my lease free of charge after the carbon monoxide exposure and many emails back and forth. After I moved out, I was then mistakenly sent a $2,500 invoice from Greystar corporate for rent (that was already paid) and a move-out fee (that I had in writing would be waived). They made that right, but it was just another headache and more signs of negligence. I don't fault the individuals who work there. They were always kind, and I understand that people have their orders. But I did not feel safe living here. For the amount of money they're charging... go spend that on a much nicer, newer apartment that you'll feel safe and taken care of in (with updated appliances).

Staff is tremendous. They communicate well, honor commitments, and are timely with maintenance requests. All of these are made more impressive given all of the additional difficulties due to COVID. The apartments themselves are roomy and private. We enjoy having our own entrance, easy parking, and private balcony.
Service requests are timely and staff are organized and friendly
The grounds were not that well maintained and we moved into a unit with multiple, obvious maintenance requests like a broken door knob, broken towel rack, and missing toilet paper roll holder (which we replaced ourselves. The units were also small with very small kitchen and counter space. We loved the storage, fireplace, and patio but overall the place was too small for us and not in the location we wanted to be. It was also extremely hard for delivery food people to find us and our address was not easily found on maps. This was extremely frustrating for us and delivery people.
My only hesitation in recommending it to someone is the lack of respect folks have for picking up after their pets. Many residents do not pick up after their dogs and it is bad.
If the locations is good for them, I would recommend. It's a bit far from the highway for most commutes.
I would because of the cost, but for those looking for more amenities, I would tell them to go elsewhere.
My friend has lived there for more than a few years and recently just got his own apartment with his girlfriend and I was fortunate enough to get the apartment right across from his doorstep.
I think it is a great location and reasonably affordable for the area. Although it is not a top of the line apartment I think you get much more then what you pay for based on other complexes around.
Service was quick on something that we use very frequently. Much appreciated!
If we would overcome the organization problem by training yourself and staff how to make emotional connections with residents, i think everyone would benefit because you can ask better questions and solve problems faster. Would you be against discussing this further?
High price for mid-grade apartments. But I would recommend them just for the brilliant staff!
It was a lovely place with beautiful amenities. The rooms were very spacious, and felt more like a 'home' and less like an apartment.
The community has a great feel and I appreciate the friendliness of the all the staff.
The renovations are awesome. So is the dog park and fitness center!
A nice community feel instead of a high density warehouse feel. The value is good and the remodeled, updated apartments are great.
The units are stunning. The amenities look incredible. Most importantly dog friendly. We really loved the dog park.
The rent is to high and the yearly increases tend to be huge. This place does not foster the desire for good tenets who pay their rent on time to want to remain living here in fact at some point it becomes financially impossible to do so
In certain ways, overpriced. It is to much money for the experiences I have had at these apartments.
This place is absolute trash! They advertise that the units are renovated. That's a lie. I moved in a few months ago to a unit that is not renovated. Wasn't told about it, wasn't even given an option. The grounds is covered with dog crap, broken glass and trash. Everyday I'm looking for a new place to live. The staff just doesn't care about your needs and forget about The lazy maintenance. They don't know how to fix things, they won't even take care of the sidewalks when it snows. There are more resident's with shovels and salt because the maintenance doesn't do their job. But you can see them driving around In their golf carts all day. Have I mentioned that there is trash everywhere?! It may be on the cheaper side of the spectrum, but not by much. I'd rather pay an extra $100 a month more to live in a place that I love and that's clean with a staff that gives a crap. This is the absolute worst apartment complex I have ever lived in. DON'T MOVE HERE. ??
The community was very nice, the amenities looked high quality (very nice workout facility), and the leasing agent was very pleasant and helpful. It was nice! There is another community we might be more interested in due to location and price.
I would be selective on who I tell. Overall, it is a nice community to live in. However, I will alert them to the steep annual rent increases.
Dogs and the plumbing system which causes our shower to fluctuate are negatives.
Front Office staff is wonderful, maintenance guys are very nice, and we absolutely love out apartment.
Eventhough it says that there is a rent special of 500$ off in their own website and also apartments.com, the management is not willing to offer the same when I went on site. They were telling that the promotion is over. Unsure if that's the right way to begin a lease!!
Your new maintenance staff has a n awesome working knowledge of what they are doing. They are awesome to work with! Try to keep them here!
Love it here quiet nice neighborhood with great amenities and amazing staff
We loved everything about the complex and the staff that we encountered there. The covered parking was a bit expensive in our opinion though.
Lots of super loud, annoying dogs and manager did not do what he said he would re: repairs.
Cassie was great! She was very informational, helpful, and friendly!
Parking is horrible. Covered parking is over priced. Or I would have a covered spot
Recommend because they are big units for the price, the property is clean, nice gym and not loud. Would not recommend because of raising cost, water charges are not fair or reasonable for two people when there are multiples of people in the other units and during the summer/spring water was wasted by broken sprinklers and put water in a broken pool and lastly the garbage areas, there is always tons of trash around the dumpsters attracting rats and racoons.
Amenities were good. Dog park was phenomenal. Prompt service to truly emergent needs was appreciated. Office staff is very genial and open. Smoking frequency and abundance was extremely off-putting. The cost is rather expensive for the square footage allotments.
We really impressed by the personal attention from Miss. Star, her professional and charismatic personality help us to feel at home and be well welcome!
I would recommend this community because of the attention to tenants and upgrades going on. The dog park is awesome, Collin and Sydney are amazing and welcoming. I feel safe here and feel like my neighbors look out for each other. And I love the little bunny that lives in our yard area.
This is a good place to live. Good location to stores and shops. Friendly staff and good maintenance.
Would refer others to this apartment complex due to the size and rent price of the apartment homes.
It?s a nice community and it?s quiet and clearly improvements are done all the time
Grounds are not pleasing. Lots of dead grass. Tired of shower changing temp on it's own.
The dog poop issue here is disgusting. I am a responsible dog owner and for 3 years have dealt with it. Stepping in poop is almost an everyday occurrence trying to clean up after my dogs. This is the only reason I wouldn’t recommend to friends. New management is making a positive impact to me other than the poop problem.
I have recommended it to several people already because of the price. My only two things that bother me are the hot water heaters uneven water temp for showering and the amount of dog poop on the grounds.
The grounds are so clean and kept up. The apartment is so modern and fun with the skylight, hardwood floors, awesome master bathtub. It is very roomy and I'm very excited to finish settling in!
The dog park needs work. It was the reason I chose the location of my specific apartment and now I wish I hadn't chosen elsewhere in the complex. Also the kitchen is super small, my refrigerator door doesn't even open all the way and I can't use the second bottom drawer. The dishwasher is also not to great.
Management has changed three times in as many years. Although this group and new owner seem to be investing, only time will tell where I satnd on this.
Not only is management negligent when you have complaints or repairs needed, they lie about what fees and charges will be incurred. Overinflated rent to begin with, and add to it every bogus fee and charge they can. The manager is rude, pushy, and difficult to work with. Neighbors are sketchy and strung out ALL the time. Nothing is done about dog poop all over the grounds and constantly barking dogs. We were only there for five months and were treated terribly the entire time. I've never in my life lived in a more miserable place.
