Property Ratings at Cape Cod Village Apartments
So many great things. Scenery, dog spa, pool, exercise room, trail, large patio, large pond to fish in and lots of wildlife to watch. Clean apartments and updated.
Cape Cod is a nice place to live. Staff has been very friendly and very cooperative. The view is so nice and , especially at night. Many conveniences.
a nice place for any scenario (raise kids, retire etc). I move all across the states due to my job. Living here has been one of the biggest enjoyments for my family. This place has a lot of amenities. The community events are fun and your neighbors are like extended family. The team running the apartments are kind hearted people that genuinely care for their tenants.

Hi there! Thank you so much for your review and feedback. We love our community and all of incredible residents like you. Please let us know fi you need anything!
We,moved from another State ,to Cape Cod Village Apts. They was very patient, courteous and flexible with us. We have nothing but great things about the staff.
It’s not an idea apartment for the price you pay. most of what you pay in rent is because you have fancy pond. Most units are outdated with outdated appliances. Every building has a very small washer and dryer that usually doesn’t work, they cost 1.75 per load. The maintained staff does not fully repair anything they would rather do quick bandaid repairs than do it right the first time.
We lived here for two years. It’s an okay place to live...a little expensive for the area, but okay. When we signed our lease for the second year the cost was significantly more. We wanted to move but did not have enough time at that point as they require 60 days notice. I would say diligently read the lease as they definitely try to screw you when you move out. Also, be aware that they require you to leave a positive review when you move in so many of these are people who haven’t actually lived here yet. I find it interesting that I see the landlord commenting on negative reviews calling them fake...I don’t know how he would know as I have never seen or met him. Also, I was excited to move here for the community, but if you want to get to know your neighbors I wouldn’t go somewhere else. They do month to month leases, so there hasn’t been a couple months to go by without someone new moving in or out. We have had good neighbors and absolutely terrible neighbors. My biggest complaint is that we have had a lot of issues with them shutting off the water, giving apartment tours, have repair people in here, having to moving cars, with no notice or regard for your time. We intended to move tomorrow, but where given an 8 hour notice that the whole pavement in front of our apartment will be blocked off for over 24 hours. I’ve had them give 6 hour notice that the water was shutting off on a day I had an interview. The list goes on and on of the disregard for people’s time especially if you don’t work the typical 9-5.

Hi there - I'm very sad to read about your negative experience with us! We do not require residents to leave positive reviews on review sites but also encourage people to provide us with feedback so we know how to better improve. We love our community and know it's been hard during COVID for our residents to see one another, but we hope that once COVID days are over, our event and party schedule will return back to normal! We wish you the best of luck in your next chapter. If you want to discuss any of your experience further, I'd love to talk to you! hollyce@stewprop.com Hollyce Hammond Director, Resident Experience
Communication with office/staff is very prompt and easy!

Hi Brittany! Thank you for this review. We really appreciate you sharing your experience with others. And yes - our staff are the best! Please let us know if you need anything. Hollyce Hammond Director, Resident Experience
The great: we love the office staff. Very personable and responsive! The amenities cannot be beat. Our dog is very pampered here! The lake community is wonderful! Our 2 bdrm 2 bath unit is spacious and SO MUCH CLOSET SPACE!!! a whole wall of windows that overlook the lake with a huge deck! Heavenly! The not so good: the apartment definitely has some wear and tear. The ceramic tile floors are cracked and the trim has been chewed up by previous puppy guests. The management has done a great job painting the trim - but it will definitely need to be addressed. The bathrooms are very worn. The tubs are very shallow and the cabinetry scratched up. Very clean - but very worn. The noise from the upstairs neighbor has been an adjustment. Not having lived in an apartment before, this may just be an acclimation issue. All said and done we love living here and are so happy to have moved here. We would definitely choose this apartment again!

Our residents are always first - but their fur babies are a pretty close second :) We love pets! And so glad you are enjoying all of that closet space - more places for shoes and accessories! I appreciate the feedback on the areas that need some TLC or upgrades - we keep a running list of projects we'd like to address in the whole community so your feedback is very helpful to know what's a priority for our residents. Thank you!! Hollyce Hammond Director, Resident Experience
We love our apartment! The staff is great. They are very quick to respond to emails or maintenance requests. All of the facilities are kept clean and there is lots to do around the property. Even though it is a larger property it feels quiet being on the lake!

This is the first apartment I've lived in and it really is great! Seeing the pond and animals around is awesome and I absolutely love that they are pet parent friendly which is hard to find. The rooms are spacious and the layout is really nice! All in all I am so glad I chose this place to be my first apartment!!

My husband and I lived at Cape Cod Apartments for one year while looking for a home. We had a nice experience here and did not have any issues. It was also a very dog friendly apartment complex which was one of the reasons we chose to live here. The office staff was always very friendly and quick to respond to any questions or concerns we may have had too.

We lived here in 2011 for 3 years. Moved away for a year, and came back. We’ve been here since April of 2016 and love it even more the second time around. The staff is great, the amenities are superb and over all you just can’t find a better apartment complex to live in and have it actually BE a home. Not to mention Morton is one of the most secure places to live and raise our family. So grateful to have been welcomed back with open arms and smiling faces.

A nice place to live. It feels like home. The manager and staff are all very nice and helpful. Maintenance issues are addressed quickly and the facility is well maintained. We love the pond and the ducks, turtles, and geese. I even saw a fox the other day, that was cool. We moved from a large house and it’s very nice not having to mow grass, rake leaves, and shovel snow. Move in, it’s nice here!

My experience so far has been great. I moved in at the end of August 2019. the gals in the office are beyond nice. Kathy helped me when I moved in and was amazing! The complex is very active. There’s always people running/walking/biking. The clubhouse is also active and holds activities (paint night, movies on the lawn, etc) The lake is so nice to look at and gives a great breeze on hot days- balconies are good size as well for enjoying coffee. I have had only one issue with my dishwasher and they came out and fixed it right away. All together I am happy with my home and will most likely renew my lease if things continue the way they have been

We really had no issues (besides a carpet tear they refused to fix upon us moving in) until our last month here. Our lease was until July and we ended up moving out 2 months early due to AC issues. We had maintenance come and “fix” our leaking AC at the very least 5 different occasions. On of these occasions he took the whole thing apart and went home for the night leaving the apartment at almost 80 degrees. He did come back after we called the emergency line. There was also black mold/mildew (unsure which one, but it kept coming back so I’m assuming mold) in the closet where the AC was leaking. It was cleaned and sprayed several times, but kept coming back. Kathy and Melanie were great (office ladies)! However the owner refused to answer calls or voicemails from us and went through the office ladies instead. We ended paying for two months of rent that we didn’t even live there, but it was better than dealing with maintenance issues every day. Again-office ladies were great! The view was awesome, the pool was nice, & the pet policy is very good. Could use better maintenance staff & a more tentative owner.

I am so glad that you and your husband had a good experience while living at Cape Cod and am really sorry that your stay ended with a disappointment. The staff at Cape Cod strives to respond as promptly as possible to maintenance repairs and unfortunately the team isn?t always able to find an immediate fix. Upon move-in you signed a lease through the end of July 2018 and then moved into your new home before your lease expired. We expect when a lease is signed that the length of the lease will be fulfilled and you did that. I hope that you will continue to remember your time at Cape Cod as a wonderful place to live and I thank you for choosing it for your home. We appreciate all reviews, and appreciate you giving us the chance to improve by providing us with this feedback.
Cape Cod Village is such a beautiful place to call home, even for a short while. My daughters and I enjoyed our stay while here. We frequented the walking path (them with their bikes and me trailing behind on my feet), the pool, and on the deck overlooking the lake and all the wildlife in it. Turtles, fish, ducks, and geese...and we even saw baby geese! Neighbors were quiet and pretty much kept to themselves, but were friendly when we did see them. The view of the lake makes this place feel more like a resort. I wish we could've stayed longer, but all good things must come to an end. As we had to break our lease (and with any place one rents), we had to pay a fee, which was in the lease agreement. Not sure what "hidden fees" others are speaking of. The ladies in the office were extremely accommodating to our situation, and I couldn't thank them enough. We only had one electrical issue, and maintenance came right away. The gentleman was very prompt and got the job done quickly and efficiently. I would definitely recommend Cape Cod Village Apartments. Anna C.

Hi there, thank you so much for your positive comments about Cape Cod Village! Hi there, thank you so much for your positive comments about Cape Cod Village! Jim Stewart, Owner
We lived at cape cod for a year. The pros were the gym and the lake. We took our dogs to the dog park barely because it was just mulch and the fence always blew down. Now for the cons. We lived on the ground floor. The first big storm that happened brought in rain under our sliding doors making the carpet wet. Cape Cod had the carpets professionally cleaned, so we forgave and moved on even though the plaster was chipping off the bottom of the wall and the trim had water damage. This was just the beginning of issues there. I came home one day to find two huge brown water spots on our ceiling and around one of our lights. I immediately told the office. Maintenance couldn't find the leak and took over a month to just paint over it. Then we had water damage in our closet that my fiancé heard the inspector point out when he was home and our apartment was inspected. We then had a leak with our dishwasher and maintenance just took the bottom of the dishwasher off which helped, but made it look ugly. We also had our oven drawer come off the track and they never fixed it even though we mentioned it when we first moved in. We also had our furnace go out on one of the coldest days of the year. They called someone and he apparently fixed it, but by the time I got home for work it was freezing again. The front office was nice and gave us heaters and a gift card. Here's where they get you with moveout fees-they don't really ever go over the lease. They send it to your email and that's it. We weren't aware of a monetary penalty of a 60 day notice policy. Luckily (we believe) we worked it out. I also cleaned the carpets myself and was fined $85 because it wasn't professionally done. Apparently the pet deposit doesn't cover anything. One last thing- if you say you're pet friendly, don't have banned breeds. It completely contradicts what you're trying to portray.
Property Manager at Cape Cod Village Apartments, Responded To This Review
Hi, we regret to hear that you had a negative experience with us, and wish you the best in your new home. And the lease clearly mentioned the 60 day notice to cancel, which is very standard in the industry.
Cape Cod Village was a great place for my family and I. We lived at Cape Cod Village for almost 6 years. The apartment was very spacious, and I loved the walk in closets. The view of the lake is what sold us. Every apartment looks out to the lake through huge windows in the living room. The apartments were very modern with high ceilings and the stainless steel appliances. The amenities were also great! My kids spent almost everyday at the pool during the summer. They keep the pool open longer than what the public pool does, so that was very nice. My kids also learned to fish in the lake they have there. We spent lots of evenings on the patio. The fountain in the middle of the lake is GORGEOUS. It lights up in the evenings, and drowns out any background noise. It's very peaceful. The office staff was always very quick to get back to us if we had any issues. The schools in Morton are phenomenal, and voted very high in the state. It was a great experience for us. We would definitely live there again. I will miss Cape Cod Village and my awesome neighbors. Abby S.

Thanks so much for your kind words. Jim Stewart, Owner
Worse than poor, these apartments are horrible we've only been here for 5 weeks and are desperately trying to get out of the lease. It will probably cost us $3000 but will be worth it. The apartments are old and unkempt repairs take awhile to get fixed and they don't take care of snow and ice. My wife slipped on ice and broke her ankle and management could care less.
Property Manager at Cape Cod Village Apartments, Responded To This Review
I am sorry you are unhappy with our community. We pride ourselves in our snow and ice removal and have never had a resident suffer an injury before. If there is anything in your apartment home that is not to your satisfaction still, please email me personally at info@stewprop.com and I will do my best to ensure the problems are quickly taken care of. Thanks for your business. Jim Stewart, Owner
Property Manager at Cape Cod Village Apartments, Responded To This Review
Hi, we were very concerned when your wife fell, it was unfortunate, but was our first injury on ice that has been reported in my 20 years of ownership. We are sorry that you are moving out, and wish you the best in your new home. Jim Stewart, Owner
Lived here for two years. One of their employees stole my security deposit and when it came time to move out they refused to pay back the, now "missing", deposit. Also, the rent is ridiculously high for what you get. My apartment was always full of spiders and they let people smoke so the place stinks. Do Not Trust This Place--Total Scam and Rip-Off. Do Not Move Here!!!
Property Manager at Cape Cod Village Apartments, Responded To This Review
Hi our community is smoke free: and we don't "steal" resident security deposits. If we kept yours, there was a good reason such as your defaulting on your lease obligations by not paying rent, or leaving your apartment home with damages and unclean. We're sorry you had a bad experience and wish you better with your new place of residence. If you would contact me directly, I would be glad to personally investigate why your security deposit was withheld. Jim Stewart, Owner
Cape Cod Village is AWFUL!!! They will deny repairs need to be made whenever you need something fixed. If they do agree to make repairs it takes forever. My thermostat broke and the heat ran full blast for a week before they even looked at it. They said they'd credit me for the higher heat bill but never did. The rents are also waaay to high for what you actually get. DO NOT MOVE HERE!!!!!
The apartment was dirty and had a lot of spiders. There was mold covering the inside of the washer and some in the bathtub. The owner of the property came to the back porch and screamed at us because we had our dog on our patio. After living there a couple days we received an illegal eviction notice and no deposits back. I believe they are scamming people. I have had 13 years of perfect rental history and never had such a bad experience.
Property Manager at Cape Cod Village Apartments, Responded To This Review
Hi Chelsea, I've reviewed your history, and during the one week you lived here, you never filed any kind of work order, complaint, etc about the condition of your apartment home. What I found was that we had to contact you several times to ask you not to leave your barking dog out on your outside deck when you left....it was disturbing other residents. As I told your husband, you are lucky we did not pursue you for the entire lease amount.
Well, I must tell you I don't know what cape cod the guy lives at. Because, I live here at cape cod and find it to be a beautiful and lovely place. The staff members are always professional and very caring. I've never been treated badly by anyone here. I think the resident with the fire review is only mad and seeking revenge against cape cod over a money issue. Reminding me you can't always belief what you read. I give all staff members an A plus for all their hard work. I've been living here for 3 years and wouldn't want to live any place else. Beautiful place!!! Beautiful people! !!
BEWARE! I thought this was a safe place. Then I nearly died in a fire from faulty wiring & fire alarms that couldn’t be heard. Luckily I smelled smoke & made it out of the building, spending a hellish night shivering outside worrying my life’s belongings would go up in flames. My pregnant wife & I then had to deal with smoke inhalation days later. Management never ONCE inquired how we were doing or notified us about this. Eventually when I asked, they said a resident who tried to repair their outlets started the fire. I knew this resident was a young, single mom apparently living alone. Anything is possible, but it stretches belief - especially since a few weeks later, our own electrical outlets started sparking and stopped working. To top it off, when maintenance came to fix them they joked they had "rigged our place to burn down after we left". Real classy. And beware that buried in their 10-page (yes 10) lease agreement, they'll force you to pay 5-mos rent penalty if you have to move out early & break your lease. I'm not sure that's even legal. The lease is written in a way that obscures this & they conveniently leave this clause out of the renewal agreement but then hold it over your head when you eventually leave. We recently endured a full week of what sounded like World War II above our heads as they brought in roofers, waking us up at 6AM every morning including weekends. Once again, management didn't even warn us. Want to live in fear of your life, deal with constant barking dogs, nasty smelling cooking wafting in and saturating all your clothes, & being shaken down by the owner for every penny you have? Move here. Otherwise, stay far away. I am warning everyone I care about and know about this place now. Realize that you are nothing more than a check in the mail to the owner no matter how good of a resident you have been.
