I moved in about almost 5 to 6 months ago and it has been the most horrible experience ever. I never write reviews but if I can save a family with kids or any decent human being from living here that would be great. I read reviews before moving in but didn't take them serious. They moved in the police department because of how many illegal activities happen and sketchy people are living here. The B building is absolutely disgusting, there is both dog and human urine everywhere. There is blood splatters in the elevator. I work late nights and they have not given me an underground parking space, so you have to walk a mile to park which is very scary at night. It smells like heroine and drugs all day. The management team is not friendly. They say all these false claims in regards to how this building actually is. DO NOT MOVE HERE! There are many low income apartments around this area that are affordable and maintained so much better not to say MUCH SAFER! There are so many complaints and the sketchiest people living here. The fact that the police department had to move in should be the biggest red flag!! Drugs are being sold, people are breaking in. It is scary to walk at night.
Where to begin? Our move-in date was unexpectedly pushed back by over a week leaving a gap between the end of my previous lease and the beginning of a lease here, leaving my partner and I homeless for a week waiting to move in. Since living here, it has been a constant struggle trying to get in contact with management about anything, months waiting for maintenance work orders to be completed, and consistent package theft. Instead of doing anything about it internally management has now chosen to set up a police office where the gym was, but simply for surveillance, not for community safety. Plus they are raising the rent on a LOW INCOME COMMUNITY by over $300. DO NOT LIVE HERE. IT IS NOT WORTH IT.
This is an absolutely disgusting, horrible place to live. I've lived here for almost 1 year and I'm counting down the days until my lease ends. So unprofessional went to the management many many times about terrible smells in the hallway, un clean elevators and trashing overflowing in the hallways and nothing has been cleaned or changed .
The people running this place will lie to you to simply try to make a buck. I was told by the regional manager there would be storage for $30/mo. Not just once but twice. Once I moved in I was told "well that's not in our marketing material." Like somehow that makes a difference. I was told there would be parking for EVs. Yes, there is parking... but no charging stations. I asked if I could have a spot near one of the 3 basic outlets. I was told yes... until they tagged my car with a permanent orange sticker which I then had to pay close to $50 to get professionally removed. Then months after the place opened, they still can't figure out the parking situation. Others are always parking in my spot which I pay $150/mo but management says, there's nothing they can do. Like it's somehow difficult to look up a towing company on the internet. Do yourself a favor and if you see a property owned by FPI Management would of Folsom, CA... don't walk away... RUN!!!
Horrible communication. Never return calls, emails, anything. You can actually stand at their door durning business hours and it will be locked with them sitting inside. When you knock on the window they will yell at you that they are closed. Really? At 3:30pm?
Do not live here unless you want to constantly play cat and mouse with the management office on just about everything. Not only was I provided the wrong address for my own building, but my information also has been repeatedly messed up. They are IMPOSSIBLE to get ahold of so forget any sort of hope for communication between you and the management team. The only person worth talking to and who won't BLATANTLY disrespect you is Brian the community manager. If you go to their leasing office during their open hours whether it be during the week, a weekend, morning, afternoon, evening, etc. They will have their doors locked and will not speak to you. If you knock they will make you feel as if it is your problem that they are behind on THEIR work and that you are inconveniencing them for asking for even just a minute of their time and will not help you with anything. They'll tell you to correct the wrong information THEY gave to you while simultaneously advertising a phone number that they never pick up and do not respond to any voicemails left, an email that they rarely check or respond to, a messaging line that is broken more often than not, and hours posted on their website and door that they don't even adhere to. I am severely disappointed in my experience here and I only just moved in. Not to mention the bathrooms they have available to all their residents is trashed with soda cups and baby diapers and lacks not only the basics like toilet paper but even soap and paper towels. The apartment itself is nice, and you'll have everything you need but you'll have to fight tooth and nail just to get a response about your application or anything really. If you live here make sure you do everything in your power to not ever have to speak to management because they sure do everything in their power to make sure they don't have to do their job and communicate with both potential residents and their actual ones.
They have an income cap that they dont mention anywhere of 50K yearly (at least for 2 people, could be a scale) the phone number they list is incorrect and they didnt have any open apartments despite the website and listing websites saying otherwise.
TL;DR: I have never had such a frustrating experience with a rental office. I'm not sure how this office is run, but in my opinion there is very poor communication on the part of management, and it could be better. Your mileage may vary. Two weeks ago, I scheduled a visit and saw a unit I really liked and could see myself in. I put in an application ($30), and was told that it should take a week to hear back. This was a Saturday. Fast forward a week and I call the verification office Capella uses to check in on my status and was told that my SSN was incorrect and that I couldn't be given any updates due to security standards.. Called the rental office back only to be told that one of the staff members didn't write my number down correctly, but that the process was still on track. I called back today, around 3:30 in the afternoon and was told that my credit check just came back however moving forward was being held up because specific hour and tip information wasn't spelled out in the initial offer letter that I sent to the compliance office. I was told that because Capella is a tax credit entity, they must verify everything you're expected to make in a year, even if you don't receive overtime or tips, and that this has to be expressed in the letter, in the event that they are audited. I called my employer immediately to get this corrected, and sent it back to compliance. I called shortly thereafter to confirm that the office got it, and was told that the original employee that took down my SSN had sent the results of my credit check to my email THIS MORNING. Around 9am or so. Even though the representative helping me said that she could see the email receipt on her end, I received NO email this morning around 9am. Not in primary inbox, and not in spam. She sent the email over, but it was the first one to show up in my inbox all day. She has to be the standout in this story, because frankly I'm not sure I'd be anywhere closer to knowing what's going on without her. If you can manage it, I highly recommend looking at any of the other properties surrounding this one. The other options may be more expensive, but I'm sure the staff communicates with potential tenets better.
Leasing management doesn't respond to emails, texts, calls. The office is closed and no one is available to help for leasing.
