This place is a literal living hell. Since I moved here in December, I've hardly had a week without a MASSIVE problem with my unit. Upon move in, my AC was broken the first week, and faced huge electrical issues that fried my electronics in the bathroom because the wrong type of fuse was used in the electrical box. Since then I've had a family of racoons living in my ceiling that i put in a support ticket for and nothing was done for months until I noticed during summer that my rooms weren't getting cold due to the ducts being ripped out from racoons (hello, high electricity bills!) I've also had LITERAL PEE dripping from my upstairs neighbors into my bathroom which took them several days to fix while I had to constantly clean my bathroom to avoid the smell of urine collecting throughout the unit. Fast forward to when they "fixed it" they never cleaned it out, and my ceiling was stained with urine because of it. Simultaneously, I had my air conditioning unit leaking into my bathtub for MONTHS.. so much so it has literally stained my bathtub with rust. I sent multiple texts, tickets, and emails and nothing was done until the AC unit finally died. On top of all of this, and all the air vents having mold in them, the people who live here make the experience so much worse. Trash is constantly being left in front of my door and behind my balcony from the other residents, who also leave trash bags everywhere in the hallways except for the dumpster and in their valet trash expecting other people to pick it up for them... and nothing has been done. Every morning since people have moved upstairs, I'm unable to sleep past 6am because I hear every single foot step and everything they are doing at all hours of the day because the walls are so thin. My unit constantly smells like cigarettes because people smoke inside their units all the time. They are constantly having to close the pool and facilities because of residents trashing it. Of course I've complained about every single one of these things and the only way I'm able to get out of my lease is if I pay back the promotion they lure you in with. I really hope that management uses this review to make changes to this place because it feels like it has the potential to be a nice place with the right management.. but this ain't it. Don't let the new management fool you. They've yet to respond to any of my maintenance request including something as simple as pest control despite multiple attempts.

If you like having ROACHES crawl on you when you SLEEP or questionable people looking in your car and then running away when you ask them what they’re doing or your WATER TURNED OFF without warning and want to live where the tenants are getting so bad that the gym equipment is STOLEN, then this is the place for you!!! The problems started when I first moved in. They showed me an apartment that had cat pee stains all over it and you could barely breathe when you walked in because the smell was so bad. Then the water was turned off for a few days right after I moved in on thanksgiving with no warning, what a great sign! Then I had a leaking faucet that took weeks to fix even though it was a steady steam and I had to turn off the water manually to keep from leaking everywhere. Everything sticks and leaves marks on the countertops bc they don’t care about how things are done and my counters were ruined after a few days of being here. The trash people come to your door maybe once every two weeks even though you have to pay $30 for them to pick up your trash which causes flies and more roaches. Next, the tenant quality around here is starting to decline and is getting so bad that the gym equipment was STOLEN and most of the staff quit due to threats and now quality tenants are leaving. I have found questionable people looking into my cars and have had to ask them what they’re doing and they run away. When you walk around the grounds there is trash everywhere because people just throw cigarettes and beer cans off their balcony. It took the office 4 months to put a mail door on my mailbox so I had to constantly call usps and find my mail. Now I have roaches constantly all over my apartment. They are crawling in my silverware drawers and where I keep my dishes and crawl on me when I sleep and even though they send someone to spray it doesn’t help! Find another apartment complex!!! It’s not worth it here!!!! They have been reported on and were even in the news about how bad they are but they won’t tell you any of this when you move in!!! Move somewhere else!!
Another weekend of dealing with inconsiderate residents they continue to allow disturbing others. Here we are Sunday afternoon with music/bass blasting all around the complex. Best part is, there is staff working so they can hear it. Do they attempt to locate the source and stop it? Of course not. Their job ends when you sign the lease. Don’t bother them with silly little things like continued blatant violations of their own policies. They just make sure they get their check on the 1st and find unsuspecting new tenants to trick into signing a lease. This is just one of many things (all of the negative reviews are 100% correct….they’ve even appeared on the news several times they’re so horrible). These things are harder to look past and just deal with when you see all the other things mentioned in reviews we deal with. It’s only getting worse because they’re cutting corners on things during the application process out of desperation to rent empty units and it definitely shows. Just stay away! Please don’t let them suck you in. What you get when they’re trying to sell you on renting here is not what you’ll get after you sign on the dotted line.
I lived here for 5 months out of my 7 month lease because of safety concerns and very poor management. We have had an outstanding maintenance request regarding mold in our apartment from when we first moved that has yet to be fixed, even though we put in multiple requests and even spoke a few times with management about it. Within the last few months, the police had to come a few times due to a man pointing a gun at another man in the parking lot in broad daylight and because of violent situations (very physical and verbal altercations) happening in some apartments throughout the day and night that can be heard by many neighbors. These concerns were brought to management’s attention by either us or the police but there has yet to be any action by them to help make our residence safe. I read the reviews before moving here thinking it really can’t be that bad. It is that bad, I promise. Don’t let the cheaper rent/promos fool you.
WORST EXPERIENCE I’VE EVER HAD. My husband and I moved to Austin in July and have had numerous issues from day one. Our bathroom sink has been clogged since BEFORE we moved in. Our dishwasher has NEVER worked. Most of the closet doors are barely hanging on. The pantry is completely open because the door is MISSING. I’ve made several attempts to resolve these issues and nothing has been done. The office RARELY, if ever, answer the phone. Apparently “all of our work orders have been completely”, yet my RING doorbell has NEVER recorded any maintenance men entering the apartment. Not to mention the 12 long days without running water. That’s right no running water. No water to cook. No water to clean. No water to drink. No water to use the toilet. No water to wash your hands. NO WATER. An INCONVENIENCE is an UNDERSTATEMENT! In addition to all of that, there has been absolutely NO running water in my kitchen sink for going on 3 weeks now. I’d go on but I don’t have enough characters left. This place is a joke. Save yourself the hassle and STEER CLEAR OF THIS AWFUL PLACE!!
you can't tell at first, but just walk the grounds, you'll see it. The gym is a joke, missing weights, never cleaned, or at least not on a regular basis, treadmill is broken, the TV's on the equipment don't work, so they just leave remotes and cable boxes next to them, to taunt you with the hope of them one day working. I've been here two years now, nothing's changed. The pool has been closed since before the pandemic. Our walkways are filthy, don't look up, you'll see so many bugs in the light covers that the light can't shine through. We were told over a year ago all this would be cleaned and power washed. Still waiting. As for modern appliances, newly remodeled, if throwing paint on the walls makes an apartment modern, someone needs to educate these people. My stove is at least 20 years old, the floors too, and they are laminate, not wood. This place has a lot of theft both in mail boxes being broken into, cars wheels and car parts are just a few issues. They say they have security. I'll put it like this, they will lie about everything just to get you to rent.

I sincerely wish I could give this place and it's absolutely atrocious management negative stars. Do yourself a favor and skip this place. We had to fight to get our money back after the apartment was flooded after the storm, and I'm still in the dark as to whether or not they gave us all we were owed, because they left me without a receipt. Most of management is rude and standoffish, and does nothing quickly with the exception of squeezing every red cent out of you that they can. I reported them to the BBB, and I hope more people do so. I'll spare you the novel that I could write here and just say that if it can be poorly handled it will be at Falls on Bull Creek.

This was the WORST apt I have ever lived in EVER ! ! ! Poor management, poor maintenance. Handed me keys to a complete mess of an apartment. Plugs don't work, floors not done, bathroom door won't open, ac not working, bathroom filthy, air filter not changed for months and NOT move in ready at 6pm on the day they were suppose to give us the keys and movers coming the next morning. So too late to change movers and no choice left. In the year we lived there something broke every month. Service was hit or miss and they don't care at all about the property. 5 months into lease bank account gets hacked which caused rent to not go through. Next day they send an email at 9am and hand an eviction notice on the door at 10am. Mailboxes broke into and no mail for a month. Water main or line breaks are regular and often. 10th month mold begins to appear in air vents and walls. Which means it was probably there all along. Multiple emails about COVID doesn't matter pay your rent or move. No compassion for their tenants or the community. Comes time to move out and they tried to charge me for carpet cleaning. FYI renting world if its not in the lease it is their responsibility to clean the carpets. Not yours.

I’ve been living here for two years it’s been great. Maintenance responds quickly, office staff is AMAZING they’re so friendly. Love my apartment!! Balcony is very spacious and has a pretty view.

I have lived here for 2 ½ years. I chose this place because of the location and the price. I am a huge nature lover and love hiking. When I got here, I was amazed by how much beauty there was on the property. Part of Bull Creek winds its way throughout the complex. There are deer and all types of birds. This place has the feel of nature but also very close to everything you could possibly want- tons of restaurants and shopping. Close enough to downtown and the lake, tons of hiking right from property. The Property was managed by another company at the time. The buildings were falling apart and the property wasn't maintained properly. It was a jungle. Trees were falling down and everything was overrun. This property was a mess when they took over. It’s been about fourteen months now and they have done so much to rectify the existing problems and upgrade the property. They are tirelessly working on fixing all the problems such as restoring the buildings and decks, total rehab apartments when vacant, painted all the curbs. They have put maps and apartment signage throughout the property. (if ya'll been here you know what a problem it was to find an apartment in this complex before). They’ve upgraded the lot lighting and will be doing the building lighting soon as well I’m told. There is a security company that drives through the property a few times a night. They even upgraded the dog park and we have valet trash pickup to now. Whenever I have a problem with anything in my apartment, the maintenance people are prompt to fix it. I have a small dog who is afraid of men and they coordinate with me to come when I am home so he will be comfortable. The maintenance people are friendly and actually care about fixing the problem. They are very respectful of my space. The staff has been doing many things for the community such as Bingo Karaoke, margarita pool parties, bbq etc. They even handed out backpacks full of school supplies to the resident’s children. This holiday season they’ve made an amazing gift wrapping station with all the frills and there is an awesome coffee area and a nice little exercise area. ! There are very helpful friendly people in the office and they are more than willing to help rectify the problem. Some people think they are the only one who has an issue. I am very happy Kayara came in to clean up the last property owner's mess!

I absolutely LOVE living at The Falls at Bull Creek Apartments. you cannot beat the central location, the price, and most of all the friendly staff!! The apartments are older, however; they are renovated. I had more maintenance issues in a brand new building I lived in downtown! When issues arise, maintenance is quick and responsive. If you are looking for an apartment with character, a fireplace, and ample storage you should some in for a tour. Trish is the BEST!!

I just moved in about a month ago and I am already to move out ASAP. The apartment was in terrible shape upon receipt. Rotted wood under dishwasher, broken closet doors, rotted wood on the balcony, bathtub flooring coming off. Now the drywall on the balcony door is cracking and the living floods when it rains. Emergency maintenance did not respond or reply. Every day, there is a new issue with the apartment. Stay away from this complex if you want a livable apartment.

Stayed here for 2 years and it was hell the whole time. From being told we would be getting a updated apartment, then later moved to the very back of the complex but still was charged for an updated one. To having to have a guarantor even though I we made more than enough and had no broken leases or evictions. Finally moving in and realizing that the whole apartment was pretty much holding on by a thread. The dishwasher was not mounted to the counters. The drawers in the kitchen bottoms where falling out. There was mold in the washer machine area. The worst being the whole apartment was wired wrong, it was so bad that CODE ENFORCEMENT had to come out and cite them for all of the outlets and the breaker being completely burnt out. The windows are not insulated AT ALL resulting in the light bill being over $450 in the summer( even with making sure everything was unplugged and being gone at work for 12 hours or more a day) and never falling below $200 even in the winter. Having to have a portable A/C even with having Central Air because the A/C would not cool the apartment AT ALL BECAUSE THE UNITS ARE OVER 10 years old and having to contact THE TENANT COUNCIL TO FINALLY GET MAINTENANCE TO COME OUT AND FINALLY THEM PUTTING A PORTABLE A/C THAT WE HAD UNTIL THE END OF THE LEASE BECAUSE THE UNITS ARE COMPLETE GARBAGE. Having millipedes crawling everywhere in the apartment.To say these apartments are NOT WORTH BOTHERING WOULD BE AN UNDERSTATEMENT.

Office staff is very respectful, manager is great and responsive to issues. Grounds are well maintained and the creek that runs through the property is beautiful. Great location 2 minutes away from the arboretum 5 minutes away from the domain. Some people put negative reviews on here about repairs but every single issue I’ve had (big and small) has been repaired in a timely manner. I highly recommend you check this place out. I’ve been here for 7 months and I love it.
It’s cheap for a reason. This place is terrible. I’ve had raccoons in my ceiling the entire lease. They have dug in to my AC vents twice. This means fleas were blown all over the apartment. Also had a huge rat come in the apartment. Their solution was to cover the hole and put out a single trap... The management takes so long to resolve anything it’s almost more convenient to wait until my lease is up... Heater went out twice over the winter. Water coming through the window for weeks before it was fixed correctly. It took several tries. Parking is joke. I consistently have to walk 50-100 yards up and down very steep hills. So much for being on the “first floor” This is a beautiful location with great floorplans, but the owners/managers are incapable of making this an enjoyable place to live. The manager’s solution was to offer me to move units. Everyone I have talked to here have raccoons in their walls and has similar experiences with everything else. I can’t wait until my lease is up.
This place is pretty loud due to the age. It's nestled back in the quiet but there are a lot of parties on the weekends. They won't fix mold issues. For over a year they have done the bare minimum as far as fixing black mold and ceiling leaks. The apartments cabinets are also rotting and they will not replace unless you pay for it by way of an extra $1200 per year. Check out reviews elsewhere. This is not a four star apartment. I would rank it two stars because the staff is super nice. Unfortunately we require a good living space more than courteous staff.
I would give zero stars if I could. We had began applying for this apartment 3 weeks in advance, their team assured us we would be getting a fully renovated space, however we weren't able to view the apartment in advance only a model. The day we were scheduled to move in we toured the actual apartment and it was a mess. The tile was coming off the walls, the new counter tops were completely scratched up, a door was missing, others were painted shut. They offered 200 off of the rent, however this doesn't begin to cover the additional cost we now have to pay because of this. We did not move into this complex. This has cost our family tons of time and money. Stay away from this place.
Pest control issues- Even upon requests, pest control REGULARLY fails to come treat the apartments. Management is aware of the issue but still uses the same vendor. Daily, I pick up 15-20 millipedes inside my unit. They are everywhere and will even crawl out of the vents and fall from the ceiling. It's disgusting. I've had problems will ALL of the appliances. After repeated issues, the washer, dryer, and refrigerator have all been replaced; but I have been forced to accept that the dishwasher will never work (if only I could get management to take it out on account of it is a moldy non-functional mess). Moved here for the cheap rent but IT IS NOT WORTH IT.
Moved here in May, nice and clean. They tend to have a small bug problem due to all the awesome trees, but nothing intolerable. Ok maintenance repair time, but needs a way to let tenants know how long before someone addresses the problem. Roomy apartments, and nice balconies.
The location of this complex is awesome! Super convenient to the greenbelt as well as all kinds of shopping and many restaurants. Overall awesome.
These apartments are mediocre at best. I absolutely love the location, view, & pool but the staff is not friendly nor are they helpful with any questions you have. Once you're locked in a lease the friendliness seems to disappear. I hope new management is underway so that the staff can understand customer service a little better, seeing as the tenants are the only reason the apartment staff are employed.
