Property Ratings at Capitol Park Tower
I walked in for a tour… didn’t bring a mask because they didn’t specify ANYWHERE. Tried to deny me a tour because of it even though the lady at the front desk was not wearing one. On top of this there was a man in the lobby screaming through the glass at a property manager and they were NOT dealing with it. They let him just walk away (supposed to be a gated community) to walk around the property and went on with their day. Barely an apology. Obviously due to this interaction of my first three minutes on the property I do not recommend this what so ever.
My fiancé and I lived in the building for two years. I don’t want to write a novel, so here are the highlights: 1) In the fall of 2018, we had a bee infestations. Yes you read that right. On top of cockroaches (which are the top residents of the building) I had bees flying in from a hole in the brick wall outside of my bedroom and entering through my vents. Literally felt like a horror movie as I woke up with 30 bees in my extremely small bedroom. Want to know their solution: “well we can’t send in anyone, so maybe you can buy some bee killer.” After what should have not been a negotiation, they sent someone 2 days later. 2) Condoms in the stairwell. I don’t need to explain the birds and bees, but I can explain that security was so bad that people were hanging out in the stairwells for long (or possibly short) periods of time exposing themselves. 3) They entered my apartment without permission. Someone in the leasing office put the wrong date on the exterminator flyers, so I had to send my dog to dog daycare for no reason. A week later I see a note saying they entered the apartment and sprayed for bugs while my DOG was in there. It took a week to get a pathetic apology from a new leasing agent. It should have been his boss begging us not to start a lawsuit. My dog could have been hurt or someone entering the apartment could have been hurt. Putting people in danger is something Capitol Park Tower seems to do very often. 4) The very sweet man that lived next door passed away one winter. Want to know how long it took to have that apartment cleaned out? Over 6 months. Want to know when the roach problem got really bad? I’ll let you guess 5) This building is not dog friendly. When my fiancé and I moved in, we had high hopes. The location was pretty solid and there were some basic amenities. Currently, they have one other building starting a tent strike due to similar issues. UIP should be embarrassed and sued. My apologies for the typos and possible grammatical problems.
I would NOT rent here. We went for a showing and they asked to hold my license, everyone was happy and cheery when my girlfriend and I were looking for the apartment and after forgetting to give me back my license they were nice enough to offer to drop it off at her work which was nearby. An hour or so later she got a call saying "I don't have time to drop it off today.. We just got an application for that apartment so it is no longer available". They are constructing a second building that won't be up until 2020 at least. The apartment wasn't amazing and not worth the price, but the management and leasing office definitely means we are never coming back. Just an honest review.
The leasing office and management group will purposely mislead you about the quality of life you will have here. They will keep things secret from you until after you have signed already, such as TWO YEARS OF CONSTRUCTION outside my window! They even had the guts to tell other tenants about it but not us because it was going to be outside our window. This place does not have any consideration for their tenants outside of their financial obligation to them and do not practice ethically correct way to treat tenants. DO NOT LIVE HERE. Unless you love cockroaches too.
DO NOT LIVE HERE!!! The management does not care one bit about the residents! All they care about is money!!! They charge $100 if you accidentally lock yourself out of the apartment even if the leasing office is open and it's no problem for them to unlock it AT ALL!!!! THEY DO IT BECAUSE THEY CAN! The Air Conditioning has been out for weeks and it is 20 DEGREES HOTTER INSIDE THAN OUT!!!! THERE IS NO CIRCULATION FROM THE WINDOWS!!! I can't sleep at night because of how hot it is!!! I am getting sick from the heat and getting dehydrated while inside my own apartment! It is UNSAFE conditions!! There is no relief from the heat here!!! They aren't offering anything to the residents for compensation for NOT DOING THIER JOB!!!! THERE IS NO EXCUSE FOR THE COOLING BEING OUT FOR THIS LONG!!!!! They do this crap every year when it gets hot out because they don't listen to or care about their residents!!! This is not a one time occurance!!! This issue also happens in the winter when they blast the heat too high!! Residents can always expect to be sweating in their apartments even while just sitting and relaxing! The building is old and disgusting!!! We have had problems with bugs for weeks!!! The issue was never solved when we reported it!!!! Then they have the audacity to raise the rent by more than $200 per month!!!! This place isn't worth what we were originally paying for it, let alone an extra $200 per month!!!! They have also had problems with flooding from inside the apartment that leaks through multiple floors, broken windows from people throwing rocks at the building, and fires in apartments!!!! There are more things than I can count that are totally wrong at this place!!! And that's putting it nicely...

However, I would like to speak with you regarding the your lockout experience. As an organization, we do not charge for lockouts when the office is open. If there was an error on our part, we would like the opportunity to correct it. We thank you for your patience while the parts needed to recently repair the air conditioning system were ordered, fabricated and delivered. It is my understanding the air conditioning matter has been resolved. When we connect, I would also like to discuss your rent increase as this is a rent controlled community, and rent increases are managed accordingly. Roaches, Roaches, Roaches in the apartments on the 3rd floor and management has done little to nothing to solve the problem. Stay away!!

I have moved here about six months ago.I live in a jr one bedroom,and I love it!It has a huge balcony and windows that go from wall to wall,so it's very bright!!Highly recommend!
great location. near transportation, safeway and drug store
The best features of this place aren't in the building itself, but rather around it. You're a quick walk to three metro stations (and all metro lines except red), blocks from the Mall, there's a big grocery store two blocks away, the waterfront is four blocks, and there's green space all around. It's easy to forget this building is only a few minutes from downtown DC. The apartment building itself leaves a bit more to be desired. It's an older building so there's constantly water shut-offs to fix old pipes, the elevators break down often, and the electronic entry gate stops working at times. Overall, it's ok. There are many fancier, newer buildings in SW, but Capitol Park Tower is much cheaper (for a reason) - though they keep raising the rent.
If you have been researching DC rentals, you know this is a great value, great location, and has great amenities. I have been in DC for 7 years and moved 4 times-hopefully I will not have to move again. This is an easy walk from three metros, has an indoor gym, an outdoor pool, and large apartments with balconies. This year the 4th of July party was at my place, with a clear view of the festivities. I live in a large 2 bedroom, 2 bathroom. It is clean, gated with security, and friendly neighbors. If you live here, you will not regret it.
