Property Ratings at Capitol View on 14th
Stay away from Capitol View and UDR at all costs. I've never seen a sketchier and more incompetent management company. Expect several hundred dollars in additional costs above your quoted rent, including hidden fees and crazy inflated utility costs that are out of your control (not individually metered). Also know that amenities will frequently be out of commission -- a one week gym renovation has turned into over two months without equipment. On top of that, the building is surface-level luxury only. The walls are thin so expect to hear everything going on in your neighbor's apartment. The desk staff are very friendly but that is the only good thing I have to say about this building. There are far better rental options in DC for your money. Stay away!

This management is the worst I have ever experienced. Not only did they leave me stuck with a broken fridge for 3 months (they said it was supply chain issues and then proceeded to renovate the hallways and include fridges) but they also have CRAZY rules for the rooftop/communal spaces. The internet also doesn't work in any of these areas inspire of everyone's complaints. Management is rude and unresponsive unless they want to charge you extra fees. AVOID AVOID AVOID
I lived in Capitol View for over 2 years and would not recommend this community or management to anyone. Throughout my lease, I experienced extremely disruptive neighbors with no action by management, constant filth in the hallways (garbage, dog excrement), general uncleanliness/disrepair (amenities with broken furniture, bad smell in lobby and hallways, etc.), and even a shooting + FBI raid back in 2020. Management is extremely uncommunicative. When renewing my lease, management was extremely unresponsive, and when they did respond, extremely inflexible (even during COVID). The only real redeeming quality of this community is the location . Bottom line- this place BARELY qualifies a luxury building, and charges like it is. Avoid and spend your money elsewhere.
Had I not had such an awful experience at move out, I might tell people to check it out if they were ok paying the pricey rent like we were and could deal w/ a cold Management/Corporate team, BUT when you treat people the way they did to loyal 3 yr residents b/c they aren't going to be seeing their money anymore, you show your true colors in my book. I was disappointed, nickel and dime'd and quite frankly shocked at my exit experience. Resident experience should be a top priority for sustainable business--especially people that were with your community for many yrs. Sadly, not in this case. Shame on me for expecting more.
I moved into this disaster of a building over a year ago under the false pretense that this was a luxury building experience. I was dead WRONG. Be careful, the manipulative leasing staff is all smiles as they get you to sign on the dotted line claiming you don't have to pay hefty security deposit fees, amenity fees, etc but that's because after you move in and realize what a nightmare this building and staff really are, you end up running for the door to get out and that's when they hit you with all sorts of hidden fees they knew they’d be able to nail you with if/when you leave or try to break your lease! I have never seen people try to flee a building so quickly and as often as I have here at Capitol View on 14th Street - a UDR property - many tenants leaving as soon as just a few months into their new leases. Building management trying to be cheap and save UDR money seems to hire the cheapest and most unqualified vendors to handle trash collection, pest control services, etc - within the building. Trash chutes jam up to the 5th floor in the 9-story building for DAYS to the point where tenants can't dispose of their trash - and umm we get charged a monthly trash fee! Then when the trash chutes jam, the actual trash rooms fill up causing horrific rotting smells in the room and hallways, of course are a major fire hazard, and attract pests and rodents. After complaining to negligent and manipulative building management - especially the WORST GAMZE BLAKEY - requests to handle the trash situation were ignored and of course as a result, the rodents and pests showed up in full force with multiple apartments especially mine on the second floor with mice! Never-ending false fire alarms – so many that tenants ignore the alarms now which is SO dangerous! I almost died from ignoring the last fire alarm which was a real fire! This is supposed to be a LUXURY BUILDING that many of us pay a mortgage or TWO for each month. Unacceptable!
4 year resident - smoking is permitted and the place is just not maintained. Management changes every 6 months. There are mice inside and residents (like me) have had to buy doorguards to keep the mice from crawling under our doors. Its sad because it could be a beautiful building if it were maintained.
Let me start off by saying that this property is beautiful, great amenities in a great location. But that’s where the positives end. I toured this property twice and decided to apply and commit to an apartment that was available online after seeing it in person. After a bit of back and forth with the leasing consultants, we proceeded with filling out the online applications and paid the fees. They emailed us rushing us to hurry up with the application because ‘someone was applying within the next 10 minutes’. The lease was signed on our end. A day later, I received an email with the following, “It seems that the resident in apartment XXX has retreated their notice to vacate. They will no longer be moving out of the home.” Although I do not have a law degree, I do know that a notice to vacate is a legally binding document. The landlord (Capitol View) can exercise discretion if the current tenant changes their mind and decide they don't want to vacate after all. In essence, Capitol View decided that their current tenants were worth more than their prospective tenants, as I’m sure the current tenants will proceed on a month-to-month lease. When I spoke to other properties about the situation, the other leasing consultants agreed with my side of the story. One had a similar situation occur to them. Their solution, move the tenants out of the unit that they submitted the notice to vacate but subsequently decided not to leave, to a new unit in the building. Which Capitol View should have done. The leasing consultant informed me to“believe me when I tell you this we went back and forth with management about this.” From my standpoint, if a notice to vacate is submitted, it should be honored. Don’t know what the back and forth would be about, apart from which tenant/prospective tenant can we extract the most money from. They did offer to ‘hold’ another apartment for a few days for us as an alternative. But, after consideration, why would anyone in their right mind want to ‘get in bed with’ Capitol View if they treat you like this prior to becoming a resident? How would you be treated once you are a resident? It wouldn’t have taken Capitol View much to say, ‘hey, our apologies, here let me make it up to you’. There was no apologies, no attempt to remedy the situation. No email nor call to say they made an error. An apology would have been an admission of wrongdoing which clearly they are not willing to accept or admit. UDR, top notch management company.
I've had a roach infestation since I moved in months ago, and management has not addressed it properly. My apartment is not the only one with this problem. As if that weren't enough, amenities are often broken and not a priority for repair. The rent is far too high for this level of service, and you can certainly find roaches in places far less expensive. Run away, you can find much better for the rent. I won't be renewing my lease.
Great staff, nice building with lots of amenities. I have to take away a star because the rooftop is a complete frat party on weekends, especially in the summer, and it's a huge pain. You don't pay a lot of money to deal with that constantly. Also, possibly a plus or minus, depending: the apartment stays around 73-79 degrees, which is great in the summer, but I have to run my air conditioning at night year-round. This makes the apartment really dry and I can't open a window because the only opening "window" I have is a door to my Juliet balcony, which doesn't have a screen and is also above the HVAC system and trash area (no smell, thankfully, just noise). I also get the feeling, based upon the itemized charges on my bill, that they are nickel and diming us. Finally, and thankfully this seems to be resolved now, one or more of the elevators is pretty constantly out of service. This isn't that big of a deal, except that the stairs are nowhere near the elevators. Other than that, the appliances are nice and new and the residents are friendly. The floor to ceiling windows are also great; I love all of the light.
Capitol View on 14th is not just any apartment, it's a community, and a one stop shop for anything you might need. From the fantastic roof top, including the perfect sized roof top pool, to the gym which includes a yoga room, business center, and grocery store conveniently located on the first floor. I absolutely love the start up locally owned companies also located in the building including Elevate gym and Love and Faith cafe, both of which I visit on almost a daily basis. The appartments are much larger than expected for a metropolitan complex, stylish, and all appliances are up to date. There are frequently community wide events including roof top grill parties, Oktoberfest, etc. The staff are always friendly and accommodating. Last but not least the building is equipt with free Starbucks coffee every morning!
The building as the name implies Capital View on 14th has great views for many of it's units with amenities that sound impressive: roof-top pool, grills, fire pit, gym, free coffee & professional staff. The key pillar there being professional staff. What sours the experience is lack of working elevators functioning consistently, leaving you to a long wait, or grills that never operate after bringing it to the attention of mgmt. several times (long term residents claim this has been going on for years), a gym without a working A/C. Consistently several key amenities in the building don't seem to operate at any given time. Management's approach is reactive, not proactive in any sense and often memos are sent at the last minute or after the fact. If you are looking for full service, well managed property and responsive staff, look elsewhere.
Choose this apartment for the location, but love the extras it has. The pool is small but relaxing, the gym is great, and there is coffee in the mornings! Also, so far, its super quiet!
