DO NOT MOVE HERE! If I could leave 0 stars I would - The main issue is the laundry. Not only is it outside the apartment, but it's constantly breaking down. We’ve wasted time and money that we never got back. You have to search for a machine that works, and when you come back thinking your clothes are done, you find out it stopped working, so you have to pay again and wait even longer. The same thing happens with the dryer. - Another issue is security. We live near the parking lot and see homeless people all the time, one time we saw a homeless sleeping just a few feet from our door. We’re also close to the dumpster, and we constantly see non-residents in their trucks coming to dump their trash. Also, we see the police and fire trucks here all the time. - Service requests take forever—weeks, sometimes—to get resolved. - The utility costs are way too high. I get that it's split by the building, but it’s still a lot compared to other places. And on top of that, we can’t control the air conditioning. Our apartment is way too hot to be paying over $100 a month. - We’re on the ground floor with a big patio, but instead of being a plus, it’s a pain. People living above us keep throwing down their trash and their pets’ waste. It smells terrible all the time. - There’s no covered parking, and if you want it, $50 a month is ridiculous when it’s included at other places.

I have lived at this complex for over 5 years, and have been paying my rental insurance with the same carrier and have not canceled it. This new management company Harbor Management Group took over and started charging me monthly for rental insurance even after my renewal of the lease with the same carrier. Granted I should have caught this sooner, but once I tracked my statements I had been charged fees totalling over $90 dollars after 8 months. I simply asked to get reimbursed considering I had proof that the I have been paying rental insurance since the beggining of the lease. They refused to reimburse me and told me it was impossible and claimed that they didn't have my documents on file. Once I showed them proof that my insurance has been paid throughout the life of the lease they still refused to remiburse me . I was told charges where going to stop once they uploaded my document. Now I have another month that has been added to my bill, and have brought this to their attention and they still refused to remimburse me. I would presume that after being a resident for so long they would make a consideration at good faith, but it seems they don't appreciate loyalty for their tenants.
DO NOT LIVE HERE! Management does not show any concerns for residents. Cockroaches, no a/c, kitchen leaks, stolen packages, awful internet.. it’s a really really bad place to live and I would advise to move literally anywhere else.
Do not move here if you value your belongings. The amities might seem amazing..the troubles are way worse…I’ll make a list: 1) stolen laundry 2) thin walls (loud noises) 3) not gated 4) pool and hot tub cleaned everyday but still looks dirty. **Jets on Jacuzzi broken.. 5) no access to gym if you work real 9-5 job 6) management doesn’t listen to tenants. 7) rent prices don’t match the way you are treated. 8) washers and dryers never work. 9) good luck using the common area that also doesn’t work. 10) they find any reason to fine you. 11) if you get home late at night and want to get your mail…no lights by the mailbox. 12) again no gym after 6pm and not before 9am 13) cold all the time or hot all the time with no temperature control unless u completely have them shut it all off like I did. (And still pay for it) 14) they only clean the first floor and not any others.
Feel free to read this email we sent to the manager *At move-in, we noticed roaches and fruit flies. The unit was treated and with the warm weather the bugs went away. They are now back. There was a maintenance request put in on the 1st of this month for roaches and fruit flies via a phone call. We then visited the office and requested treatment. There has still been no treatment. *The fridge- repeat issues. Several work requests have been called in and put in with office staff in the last 7 months. There were at least 4 different occasions where the fridge was not working (once for 11 days!) We have lost over $500 worth of groceries. It seems that the fridge is cooling now but when they brought in the newest fridge( over a month ago) the light was not working. A part was to be ordered. The light is still not working. The fridge fan is broken and loud. It wakes us up constantly. *Garbage disposal and all drains are always backed up constantly, we always have slow drains(which can lead to fruit flies). * Screen door is incredibly rusted and keeps popping off track doesn't close properly.Big hole. *Caulking of Bathtub has a big crack in it, water constantly goes under and it's starting to smell(mold?) * The bathroom drawers are still broken from move-in and are different colors of wood. We were told by maint. that they were out of that color and would order more. Nothing has been done * Laundry room- We have called and put sticky notes on all of the washers and dryers. Half are broken and do not drain properly. *Portal- we have no access to pay rent or put in work orders. The links that we have been given do not work. *Our dog and I were attacked by 2 Rottweilers that live on the 2nd floor of building C. The dogs were off the leashes. We were knocked down and traumatized. Other neighbors have complained about this man not leashing his dogs. Has a 30 day notice been given, the man contacted, isn't this a leash violation? * There is a large amount of broken glass and litter surrounding the complex at all times Very unsafe for dogs. We have been patient and are asking for help. We have reached out to the Corporate office as well. We want to finish out our lease but these issues are making living here unbearable. We are college students that are working too hard to pay expensive rent each month to live like this.
DO NOT MOVE HERE ! don’t let the location and show apartments fool you, this is the worst place to live. Since management has changed, everything has became even worse. Our fridge was broken for over a week and every time we call, no answer. put in a request, nothing. After leaving multiple voicemails and even going in person, our fridge is still broken. The last time we put in a request for the fridge, they came in and said it wasn’t getting cold enough “because the ceiling fan wasn’t on” and that it’s “hot in arizona” ?? and then it breaks down completely not even a week later. we have lost hundreds in groceries over the months we’ve lived here and haven’t been able to eat since there’s no where to keep our food. we have begged for compensation as we are two broke college students, we can’t even get a call back or any sympathy. Don’t get me started on the laundry room, I have never seen it cleaned since the new management has taken over, half of the washer don’t drain properly, half of the dryers are broken, trash everywhere. half the washers and dryers have sticky notes from other residents saying they’re broken. Went to pay rent for the first time with new management, the “link” to pay rent was never emailed over. The entire apartment complex was forced to go and get a money order in order to pay rent, last minute, without giving us a balance. We asked the lady in the office what our rent was for the month, all we received was a snippy “well what was it last month, just pay that” and was told to get a check and come back. Roaches in our bathroom, when we called they said they couldn’t get an exterminator out for a few days and to just plug the drains in the mean time. Pay monthly for valet trash, half the time they don’t take it or come hours late and wake us up with their squeaky trash cart, ever heard of WD-40? DO NOT MOVE HERE, I am counting down the days until our lease is up. this has been nothing but a mental battle since moving in.
I’ve lived here for about 6 months now and signing a lease here has been my biggest mistake since living in AZ. First off, I put in multiple requests for them to turn on the gas fireplace that they said would be turned on when I moved in. It was yet to be turned on, so I was freezing in a 63 degree apartment every night for weeks. They’re ALWAYS working on the plumbing so you’re going to have multiple days out the month without water. Sometimes without warning. The complex is so trashy all around. There is broken glass everywhere, not too safe for me to walk my dog in what’s claimed to be such a “pet friendly” complex. Half the time, poop bags aren’t filled for anyone to pick up their dog’s poop. Luckily, I carry my own. But, what are we paying a pet deposit and pet rent for? The least they can do is provide some poop bags so there isn’t dog poop EVERYWHERE. It smells awful, like sewage and dog pee no matter where you go. I gag walking out of my apartment. Get used to gnats swarming your apartment no matter how clean you keep your place. The stairs leading to my apartment are literally broken. Flood lights not being serviced, exposed wiring from the outdoor lights. So many obvious hazards and accidents waiting to happen. There isn’t in unit laundry, so you have to use the community laundry facilities they have. But, if you leave the laundry room for 5 minutes, someone is guaranteed to come in and steal from your laundry out the wash or dryer and put it with theirs. My roommate and I both have stuff missing from doing laundry just once. My roommate literally caught someone stealing clothes out of her washer…. Not to mention, it’s not free to wash, so you’re paying to wash here and to lose some of your clothes each time. If you’re a woman, BEWARE. So many creepy men will be eyeing you down, suspicious women questioning you about who you’re living with. I have not felt safe here and I don’t think I ever will. If I could get my roommate and I out of this lease I would in a heartbeat but unfortunately that’s probably not an option for us.

this was the absolute worst experience of my life, i still have nightmares. 1. lets discuss how i was walking to my apartment one day and stopped and watch maintenance walk past a rat burrowing into the wall. i screamed and started recording, and maintenance laughed and said if i dont bother him he wont bother me. ????? its a rat in our apt complex and thats your response?????? 2. turning on the sink first thing in the morning and having roaches come pouring out. literally 4 roaches just running up the side of my sink. i covered my sinks every time i slept and left my apartment after that. 3. i could hear the people 4 doors down at all times and everyone inbetween that. i could hear their baby crying, them taking a deuce in the morning, everything. 4. the heating/cooling system is a GEM LOL. it was mid november and my apartment wouldnt go up over 64 degrees, i emailed the front office and they let me know they can turn the heat on for my apt but i wouldnt be able to use the air conditioner at all because you can only run one at a time. the office controls the temp of your apartment. 5. washers and dryers are always broken, they take your money and dont start so you have to pay like 6 times, and theres always something wrong with 10/12 washer and dryers in the laundry room. people help themselves to your clothes. came back to my dryer being open multiple times. 6. lots of creepy men. i lived alone as a girl and i would come in from work and guys would follow me all the way to my sliding glass door after i asked them to leave me alone several times. i would open my front door and walk around the corner to guys just standing around and then id get followed wherever i was walking to. 7. all the good reviews on here are from brand new tenants because they email you 5373836 times asking you to leave a 5 star review the week you move in, before you discover the place is literally falling apart and you made a mistake. 8. my entire ceiling above my bathtub was removed and left untouched for over a week and i contacted maintenance everyday and was told id just have to wait. i could not shower in my apartment the first 3 weeks i was there. 9. packages will get stolen. doesnt matter if you get to the office 10 minutes after its arrived. if youre not on top of your receiving packages, it will get stolen. 10. if youre gonna live here you better get insurance because homeless drug addicts like to punch in the glass on first floor apartments to steal stuff for money

This place has flooding all the time. My apartment has flooded 3 times in the past month and they did not dry the floor after the fact which led to bathroom smelling like human waste.

When I initially moved in i did not have hot water for the first two weeks of living here, I sent two requests to fix what was going on with the shower before Someone came to fix it and even still the spout is constantly leaking water. There is a HORRENDOUS cockroach problem, which I again had to contact the office twice to fix, and the third time I saw the exterminator.. he had told me that the office said that it was a rat problem, so he only put out rat traps. I had to actually pay for, and treat the apartment on my own And even after that I found a TWO 3” cockroaches under my couch..After that, the 'A/C' went out for 1.5 months the reply I got was that it was a chiller system, and it just wasn’t going to get any cooler. So I went out and got a portable And with my portable air conditioner running.. it is 86 DEGREES in my apartment with the highest being 89 degrees. My 'brand new' refrigerator went out and spoiled ALL of the food I had inside of it. Instead of just replacing the broken fridge.. they went and just put a SECOND one in my dining room, effectively blocking my pantry, knocking everything off my walls, and leaving it for close to a week at this point. Then the ceiling was leaking 3 streams of water that took 5 days for them to come out and look at, it caused mold in my couch, my bed, and me physically ill. If that wasn’t bad enough, they STILL won’t let me out of my lease or pay for ANY of my damages, and the staff won’t even just apologize. They just handed me a card for their lawyer. Please avoid this place. Don’t make the same mistake I did.

I had to steam clean the floors, scrub the shower about 3 times to feel safe showering in it, and the cabinets had what I initially thought was grey texture to them, which I found out later was actually mass amounts of dust on them. I did not have hot water for the first two weeks of living here, I had to send two requests to fix it, and even then the spout is still constantly leaking water. I had to actually pay for, and treat the apartment on my own because the complex couldn’t figure out how to get rid of them. After that, the 'A/C' went out. I called about 1 month ago to ask if they could turn down the A/C because it was 80 in my apartment.. the reply I got was that it was a ‘chiller system’, and that was as cold as my apartment was going to get (I was told on move in it would stay between 73-75). So I went out and got a portable air conditioner. A couple days after that, I get an email saying the chiller system has gone out.. and now.. with my portable air conditioner running.. it is 86 DEGREES in my apartment in the middle of July.. The hottest its gotten? 89 degrees.. it has been like this for a month.. and honestly, if that wasn't bad enough my 'brand new' refrigerator went out and spoiled ALL of the food I had inside of it. Instead of just replacing the broken fridge.. they went and just put a SECOND one in my dining room, effectively blocking my pantry, knocking everything off my walls, and leaving it for close to a week at this point. And the icing on the cake? I have been trying to get ahold of them about breaking my lease and no one has responded, in the last 2 weeks. I’m currently recovering from ankle reconstruction surgery and I cannot go down to the office to speak to them in person, and no one will get back to me. So please, say clear if this apartment complex. They were literally on the news a couple weeks ago for failing to provide air conditioning to their tenants.
Great location wise. Convenience store is awesome. Management is rude. Roach and rat problem. Outdated appliances. $25 for lazy trash valet with no access to dumpsters. Laundry room is always full or broken down.. No hot water for first 20 min. Terrible parking. Old tenant mail piles up. The doors have been painted so many time they stick. As someone who grew up in the neighborhood it’s the most terrible place to live for blocks. 60 day notice. Outrageous month to month. Budget remodels. The list goes on...and on
They have poor follow up skills. The agent couldn't verify rental history. I called the previous landlord and received contact information on 1 call. Now it has been more than a week just getting my forwarding address for my holding deposit. Better business bureau will know about this.

The new management here are snakes. Hidden rent fees that they refuse to explain. Rats in some of the buildings. They are charging me absurd cleaning fees (in excess of $600). For instance, 125$ for drip pans. What? They don’t care about the tenants. The grounds aren’t kept up. The amenities are a joke. Laundry machines break daily (they charge you for them of course). I became close with the other tenants as we would all commiserate together over our hatred of Capri. If you’re wondering why there are so many available apartments, it’s because people got wise to them. It’s really a shame that an Arcadia institution has become such a horrible place to live. MOVE ANYWHERE ELSE.
I've been travelling for work for the last 9 years and therefore I have resided in at least 15 apartment communities. Capri on Camelback is BY FAR the worst apartment community I have ever resided in or even heard of. I read all the negative reviews before hand, but made the poor decision of signing a 4 month lease with them anyways because of the price and location. DO NOT make the same mistake i did! For one, the listed prices are just to grab your attention. By the time you leave that place you can expect to pay at least $1,000 on top of all the other hidden fees. Capri has definitely mastered the art of scamming their tenants. It will seem all fine and dandy until you are approaching the move out process. Then you will realize why they are known and backed by reviews as the absolute WORST apartment community in arizona, and in my experience, the worst apartment community nation wide. Do not fall victim to them.

First they charge you for little things every month, what ever they tell you what the cost is add $200. Second the staff is horrible they lose all the important information like the move in sheet,or your renters insurance information then threaten eviction because they lost that information. They never get back to you and the hang up on you when they don't like what you are saying, you have to complain to corporate to get anything done. The pool is always closes in the summer for a few weeks and the laundry card machine beaks and you can't put money on your card.

This apartment complex was a nightmare. The staff are rude, and the grounds and property are not maintained and are disgusting. There is very little green space or walkable area in this complex and it constantly smells like dog urine and feces. The laundry facilities are also not maintained and smell pungent both in the laundry rooms and in the washers and dryers themselves. I could not wait to move out of this complex and the only reason I stayed for 2 years was because moving is so costly and because I lived 5 minutes from where I worked. The fire alarms constantly go off in the middle of the night and there was a fire in 2 of the buildings and a year later they are still blocked off with caution tape and not finished. Cockroaches roam around the grounds at night and the air system is all connected so you may come home to your apartment smelling like smoke, weed, other people's cooking, garbage, etc. Overall I would have not chosen to live here if I could do it again and I would absolutely not recommend this place to others. The rent is cheap but I promise you can find a comparable complex that is nicer than this.

I have not and did not live here but I applied to live here by paying the $50 management fee and the must pay $100 administration fee. Cheri was the staff member that contacted me via email and she was very standoffish and generally unfriendly. I was moving across country and applied for a lease that was open starting 1/29/2016 with a set rent of 880 a month. Then after explaining that I was not going to be able to be in town until the following saturday, they said that if that was my new date the new monthly rent was now $940 because of high demand. I find it quite ridiculous that waiting another week would cause my rent to be raised $60, after I had paid over $150 to apply. This $880 was also after the original rent was 776 when I had originally called. The management staff that I talked to was terrible, and were not understanding at all about my situation. It is very disappointing to me as I was basically dead set on moving in, even after reading reviews on other websites about the terrible management staff. Also, Cheri said she had talked to her assistant manager and that I was to make a decision that day whether I was moving in that date or not. Take your money elsewhere.
I've been living here for the past two years now and it's basically the perfect fit. Everything is functional, but if we need any maintenance they come out either the same day or on the next. The apartment is spacious and the layout is amazing. Plus the view of the city is wonderful! Capri on Camelback is on top!
Capri is a great place to call home. Amenities are great, the staff is friendly. Very responsive to any concerns you have. Very clean complex and perfect location. Definitely would give this a full 10 stars.
My husband and I love living here! We've been here for about 2 years and it's been very excellent so far. Plus we're so close to everything!

Location is great, right in the Biltmore area. Central Phoenix so about 20 min to anywhere you need to go . Apartment is nice not bad, nice size, clean, quite and a good price. Parking is AWFUL! They are very small spots and not many, you can pay for parking for an extra $15.00 covered spot and extra for the garage parking. Another way for them to make money. There are a few covered parking in the front, but the Office staff usually parks there during the day, which is not fair to the people living there. Also the buildings are pretty old and sometimes phone service for AT&T is not the best. There has been 2 fires only like a month apart!! Just check out the place before you move in, and try and park in the back. Also hard to get internet and cable set up, they have a contract with only 1 company that is not the best. Happy hunting
This apartment complex's location is amazing! The apartments are very nice as well. The downsides are the parking isn't the greatest and I've lived here two months and there have already been two fires.

I love this place , I have a cozy little studio here and I have no complaints! If I have a maintenance issue , I can file it online and they will come the next day and fix it! The pool is so relaxing and they even have a convenient market next to the leasing office in case I forget something at the store. Gym and hangout area are really nice as well. Located about 12 minutes away from Scottdale and the airport I love this area !
